This highlights that while the national sector is recalibrating after the heady growth of previous years, locally we remain in a fundamentally robust market.

A Stronger Economic Foundation Is Emerging Australia’s broader economic outlook is strengthening. Supported by a stabilising labour market (with unemployment at a healthy 4.1%), targeted government assistance for first-home buyers, and two interest rate cuts already implemented this year, buyer confidence continues to soar.

This is further influenced by broader economic conditions, including easing inflation and a shift in global trade dynamics following recent US tariff changes, which have positioned Australia as an increasingly attractive supplier. These combined factors are particularly significant for the property market: lower borrowing costs and reduced inflation are easing household budget pressures, encouraging buyer activity –especially in lifestyle-driven regions such as the Sunshine Coast.

Adding to the proactive outlook, leading financial economist Chris Joye has also commented on current trends in interest rates, tariffs, our Australian dollar, skilled migration, stock markets and easier lending. Joye’s commentary has respected forecasters of the real estate industry predicting a 12% rise in our national property values over the next 9 to 12 months.

National Snapshot

Australia-wide, house prices are rising, albeit at a more modest 5% this year. While affordability remains a constraint, buyer appetite is being

shaped by strong population growth, an undersupplied market, and a lack of forced sales. Add to this soaring construction costs and longer build times (which continue to restrict new housing supply) and the result is a tight supply-demand balance. This underpins property values, particularly in highly desirable areas like the Noosa Hinterland.

Interestingly, investors - particularly those from New South Wales - have become more active in Queensland, accounting for nearly a third of search activity for Sunshine State properties. Brisbane’s unit prices now mirror those in Victoria, prompting further interest from southern buyers who see value in Queensland’s lifestyle offering and long-term capital growth potential.

Sunshine Coast Snapshot

On the Sunshine Coast, price growth has been more subdued compared to Brisbane, largely due to the push for staff to stop working from home and return to urban offices.

However, we have witnessed sub-markets showing a similar pattern: growth of 10 – 20% through 2023, a peak in late 2024, and a measured pullback in early 2025. The Noosa Hinterland stands as an exception - a steady performer with minimal price deviation and increasing prestige buyer interest. Demand remains high, and growing in particular for homes in the $2,500,000 plus range.

At Hinternoosa, we have witnessed this remarkable activity firsthand. Of our six offmarket sales so far this year, half were prestige properties - a clear sign of strength at the top end of the market.

Can you tell us about your journey into construction and what inspired you to start Walt Construction? Walt Construction began after years of working on our own projects and delivering high-end multi-residential builds for developers in Brisbane. With a background and degree in project management, my goal was to create a more professional, streamlined building experience - one that truly values process and precision. Since then, Walt has grown significantly, and that growth has allowed us to bring our expertise to more clients throughout the Noosa Hinterland. Our greatest strength is our team. It’s not uncommon for me to stop by on a Saturday or after hours and find someone still on site, fine-tuning the details. That level of care and commitment is what sets us apart. Can you highlight a particularly memorable project you have completed in our region? We have just finished a project in Noosa Waters. It was a major renovation which we are extremely proud of but we are always looking to do even better. We have just kicked one off in Doonan we think will be a masterpiece, designed by an architect doing some amazing work. I am most looking forward to the collaborative approach the owner and architect are taking. It will deliver a unique project for the area.

What are some common challenges clients face when starting a custom-build project?

The best way to avoid challenges is to involve a builder right from the start. When we’re part of the concept stage, we can guide the design to suit your budget from day one. It becomes a collaborative process - balancing your vision with real-world construction costs - so you’re not just getting a great design, but one you can afford to build. We also help with things like planning approvals, managing consultants, and timelines, so you’re not navigating it all alone. The most valuable advice when building a dream home in the Noosa Hinterland?

Design for the land, not just the floor plan. The Noosa Hinterland is stunning, but every block is different - slopes, views, access, bushfire zones, and council overlays all come into play. Trying to force a cookie-cutter design onto a unique site often leads to unexpected costs and compromises. Work with a builder early in the process - before you commit to plans - so you can design something that suits your land and budget. It will save you money, time, and headaches down the track, and you’ll end up with a home that truly fits its environment and works for your family.

What do you love most about living and working in the Noosa Hinterland?

The lifestyle the area offers my family and I. Living on a farm in Cootharaba feels a million miles away from the hustle and bustle but it’s only half an hour and you’re on a beach or in the surf. The community, especially around the Noosa Hinterland. You always run into someone you know and we love that small community feel.

New Statutory Seller Disclosure

From 1 August 2025, all sellers must include a Sellers Disclosure prior to the submission and execution of a contract of sale. This is a new statutory seller disclosure regime under the Property Law Act 2023 (Qld).

This new disclosure has been designed to improve transparency and consistency in property transactions, ensuring buyers receive key information about a property before they sign a contract.

Under the new laws, a seller must provide a buyer with the following before the buyer signs a contract:

h a completed and signed Form 2

Seller Disclosure Statement; and

h all prescribed certificates relevant to the property.

These documents must be accurate and up to date at the time they are given to the buyer and the disclosure statement must be signed by the seller.

This new law applies to all contracts entered into on or after 1 August 2025, regardless of when the property was listed for sale.

The new disclosure laws give buyers the opportunity to review important information about a property and helps buyers to make informed decisions before committing to a contract.

Buyers should also be aware that the disclosure statement does not cover everything. For example, it does not include information about:

h flooding or other natural hazard history

h structural soundness of the building or pest infestation

h current or historical use of the property

h current or past building or development approvals for the

h limits imposed by planning laws on the use of the land

h services that are or may be connected to the property

h the presence of asbestos within buildings or improvements on the property

Buyers are encouraged to make their own inquiries about these matters before signing a contract as they may not be able to terminate the contract if these matters are discovered after signing.

Seller’s failure to comply with the disclosure requirements can have serious consequences. If a seller does not provide the disclosure documents before the buyer signs the contract, or if the documents are inaccurate or incomplete in relation to a material matter, the buyer may have a statutory right to terminate the contract at any time before settlement.

Buyers should carefully read the Form 2 and all of its attachments.

The disclosure statement includes a warning that buyers may not be able to terminate the contract if they later discover issues that were disclosed but not understood.

If anything is unclear or concerning, buyers should always seek legal advice before signing a contract.
