For those contemplating selling, our feature article includes a QR code for an instant property estimate, providing you with quick access to valuable information. Boxing Day is reported by realestate.com.au as the busiest day of the year for buyers looking at property on their platform. Once Christmas lunch is done and buyers are sitting back to relax, property searches go into overdrive. Be sure to take advantage of the holiday season with a strategic campaign if you are thinking of selling now or in the first quarter of 2025.
Across Australia, the property market is experiencing a transition period, with the annual pace of growth decelerating. The cooling is more pronounced in regions that previously reported explosive growth rates, underscoring a return to more sustainable levels of appreciation. In contrast, the Noosa Hinterland has bucked these trends, showcasing remarkable resilience and continued demand.
Hinternoosa is achieving standout results. Most recently with properties such as 27 Mountain St, Pomona and 183 Sudholz Rd, Verrierdale going under contract in just 6 and 13 days respectively, the latter drawing 53 inspections and 7 offers. Furthermore, properties like 21 Saunders Drive, Cooran and 18 Ponderosa Drive, Cooroy also saw swift results, going under contract within two weeks of listing. Demonstrating our commitment to our clients and proactively working with our buyers, we achieved an off-market sale in Cooroy and another in Doonan this last month as well. Hinternoosa continue to outperform the market in general. For example, in Cooroy our strategic campaigns are achieving 7% more for our sellers in 24% less days on market compared to market averages over the last quarter, highlighting the impact of our effective marketing strategies and deep understanding of local dynamics.
Our property management team at Hinternoosa deserves special recognition for their continued excellence. This issue discusses recent results that reflect our team’s commitment to delivering value and satisfaction in property management, alongside important updates on tenancy law changes that may affect property owners and tenants alike.
We are also thrilled to celebrate Hinternoosa’s recent recognition as finalists in the Real Estate Institute of Queensland (REIQ) Awards for Excellence. Despite not securing a win this year, being named as finalists in both the Medium Residential Agency of the Year and Agent of the Year (Alisa Wythes) categories underscores our dedication to excellence. This acknowledgment from REIQ is a testament to the hard work and commitment of our team, reflecting all that we strive to achieve for our clients and our community.
Thank you for your continued support, and here’s to a summer holiday season filled with festivity, discovery, joy, and shared successes in the Noosa Hinterland.
Sincerely,
Sirah Robb Noosa Country Style Editor Hinternoosa Director and Principal
In Queensland, Christmas brings sunshine, warm days, and ideal weather for outdoor celebrations. With Cotswold’s versatile furniture and a few cosy touches, you can create a stylish, inviting space for festive gatherings. Here are some tips from Cotswold to capture the essence of a Queensland Christmas in your outdoor area.
Transforming your outdoor space into a welcoming, festive retreat is easy with thoughtfully selected furniture pieces. With Cotswold’s versatile range, along with a few cosy touches, you can create an inviting, stylish setting for family gatherings, long lunches, or casual evenings under the stars. Let’s explore some ways to style your outdoor area to capture the essence of a Queensland Christmas.
Dining outdoors is a Christmas tradition in Queensland, and with Cotswold’s Avalon stacking armchairs, your guests will enjoy both comfort and style. These chairs feature a warm, natural teak frame paired with a rope seat, creating a welcoming, relaxed look that suits any outdoor setting. The Avalon chairs are stackable, making them easy to store and set up when needed, ideal for gatherings of any size.
Pair these chairs with the Linear dining table, also crafted from durable teak, for a classic yet modern outdoor dining arrangement. The table’s sturdy build and spacious surface make it perfect for festive spreads, and its natural wood tones beautifully complement the Queensland landscape. Alternatively, for a sleek and modern touch, Fast’s All Size dining table with Zebra chairs offers a versatile design that can seamlessly adapt to any outdoor theme, blending durability with a contemporary aesthetic.
For a true outdoor oasis, consider creating a cozy lounging area where friends and family can relax in comfort. The Kodo cocoon by Vincent Sheppard offers a delightful option for those wanting to unwind in style. Its cocoon-like shape and plush cushions make it an inviting spot to sink into after a big meal or to enjoy a quiet moment with a glass of wine. Designed for durability and comfort, the Kodo cocoon brings a sense of luxury to your outdoor space and is perfect for long, lazy Christmas afternoons or casual evening gatherings.
Lighting plays a key role in creating a warm, festive atmosphere for outdoor celebrations, and the Maya solar lamps are an elegant solution. These portable, solar-powered lamps provide soft, ambient lighting that adds charm and coziness to any setting. Arrange a few around your dining area or scatter
them throughout your garden to create a magical glow as the sun sets. With no cords required, they’re easy to move and position wherever you want a touch of illumination, making them perfect for spontaneous gatherings and last-minute decorations.
Enhance the natural beauty of your outdoor setting with simple, festive touches. Adorn your dining table with a centerpiece of native Australian foliage, like eucalyptus and bottlebrush, for a seasonal look that celebrates local flora. Woven or linen table runners, earthy-toned napkins, and glass lanterns or candles can add an extra layer of warmth and make your outdoor dining area feel truly special.
Whether you’re hosting a Christmas brunch or an evening gathering, Cotswold’s outdoor furniture, paired with the right lighting and decor, can help you create a space that captures the relaxed, joyful spirit of a Queensland Christmas. So invite your loved ones, set the table, and let the festive outdoor celebrations begin!

Local garden and landscaping industry experts Sarah Hansen and David Callachor, owners of The Yard and Doonan Valley Garden Centre, share their thoughts on the future of gardening and landscaping in our region.
As we look ahead to 2025, the predictions for gardening trends in Australia continue to focus on creating outdoor living spaces that are beautiful, sustainable and supportive of local biodiversity. The Sunshine Coast region is unique in that there is very little we can’t grow here – we live in the northernmost tolerance for many temperate plants and the southernmost for many tropical plants. This provides the perfect foundation for creating vibrant gardens and liveable outdoor entertaining spaces embracing a range of different styles.
Mediterranean gardens ... or the newly-coined term, ‘ModernTerranean’, continue to be among the most requested aesthetics. These gardens generally contain olive trees as a key feature supported by whimsical greys and greens from herbs including rosemary and thyme, natives like westringia and succulents like crassula and kalanchoe. Levels, depth and density can be enhanced with clusters of pots. Topiary and citrus trees may also feature, reminiscent of Tuscan hillsides, while the inclusion of cacti calls out to the wild landscapes of the Puglian coast.
Here on the coast, tropical gardens, recalling memories of holidays in Asia and the South Pacific, will always play a dominant role – particularly as our climate gets hotter and wetter. The key tropical plants are fast-growing and exotic, with flowers that are both bold and brash (such as on heliconias), and delicate and fascinating (such as those of medinillas and ornamental gingers). The variegated and coloured leaves from calathea, croton and cordylines create all-year interest, ensuring there is never a dull moment.
The rise of sustainability and acknowledgment of the important role of pollinators in both our local ecosystem and our food supply chain has led to something of a revival in cottage style gardens featuring both traditional and native plants. Cottage gardens are relaxed and whimsical, featuring dense plantings of both edible and ornamental shrubs and flowers. While this style has its roots in England, the concept translates well to our local environment as dense plantings help suppress weeds, while flowering plants and shrubs support pollinators. This emphasis on creating biodiversity-friendly gardens designed to attract bees, butterflies, and other beneficial insects also reduces the need for insecticides.
All these styles can and should incorporate some of our native plants but for the purists there is no going past a totally native garden. Native can broadly mean native to Australia but also indigenous – that is, native to the local region. Not all native plants are indigenous to our region and many natives from more arid and temperate areas are actually not suited to our hot, wet climate. But if you choose those that are and incorporate a water feature or bird bath, you will find that your garden will become a sanctuary for the native fauna in no time.
Edible gardens – The cost-of-living crisis is a term I’m sure we’ve all heard enough of in 2024, but it doesn’t seem to be going anywhere. One way people are managing their grocery budget is by turning parts of their backyards into market gardens, from throwing a few herbs into a pot to going all out with raised garden beds.
Water features are also common in all garden styles and we have an abundance to choose from across The Yard and Doonan Valley Garden Centre.
The key to the success of your preferred garden aesthetic starts at ground level – preparation of the soil and consideration of drainage issues. At The Yard we stock and blend a range of soils, mulches and fertilisers to build the foundation for your garden’s success. Tell us your vision and we will make sure you have the right ingredients to bring it to reality.
