Celebrating 25 years of Noosa Country Style

noosa COUNTRY STYLE

Editor's Letter

Summer has arrived with its signature sparkle - and these balmy days bring with it more time for early morning bushwalks, late afternoon beach swims and relaxed BBQs with family and friends.

It is also that time of year when there is an unmistakable sense of celebration in the air. Beyond the joy of Christmas, however, another milestone is being saluted: 25 years of Noosa Country Style. What began in 2000 as a local property magazine has evolved into a publication that has beautifully captured the spirit, stories, and lifestyle of our treasured hinterland.

In honour of this, long-term Hinternoosa team members reflect on their own memories. Jeanette Catalano reminisces how the real estate landscape may have dramatically changed since she joined the agency in 2003, except for one critical factor: buyers and sellers still crave a personal connection when making such an important life decision. Heather Fleming adds to this, recalling the privilege of supporting clients from behind the scenes, while Kess Prior ponders the evolution of buyer’s needs from a quarter of a century ago to today.

We even share a timeline of our agency’s journey since launching in 1989 - including when wild weather took our roof in 2012. So, with summer being storm season, local business io2 Insurance Group shares a helpful checklist in this edition for Sunshine Coast property owners to review ahead of any potential threat.

Additionally, with higher humidity and rainfall, ‘tis the season for an insect influx. Rural and semirural properties are particularly prone to pest infestations. Luckily, Laguna Pest Control (who were just recognised as winners of the SCBA 2025 Large Business Sustainability Award) offer customers peace of mind with a treatment that is both highly effective and environmentally conscious.

For those who are craving an end-of-year escape, our article on travel will literally open you up to new horizons. ThirdHome invites luxury homeowners to trade time, not money, for world-class stays. It is travel with heart, where your home becomes your passport to global adventures – perhaps even a villa in Tuscany or a chalet in Aspen! Or if you plan to spend your holiday at home, why not give it a glow up? From heat-reflective roofs to sun-smart paintwork, Prestige Home Transformations can help your home shine as brightly as our beautiful weather.

This is often the time of year too when we reflect, refocus, and reset. For those in business, Grenfell Murray lays out the blueprint on how to keep your enterprise thriving 25 years on. Or if you have been contemplating personal health and fitness goals, why not sign up for the 2026 Noosa Ultra-Trail. Now in its fifth year, it has evolved into one of Australia’s

premier festival-style trail running events. Plus, with six distances ranging from 15km to 100km, the event caters to everyone from first-timers to seasoned ultramarathoners.

And of course, reflection continues as we look back over the property market. Nationally, we saw a notable resilience across the country, with annual growth surging 6.2%. In fact, industry data revealed Australian home values have soared a staggering 50.6% over the past five years. Brisbane continues to shine too, surpassing Melbourne as the second most expensive capital, with values up 10.8% year-onyear. Lifestyle appeal, low supply, and infrastructure investment are fuelling this momentum as Queensland prepares for the 2032 Olympics.

Locally, our market mirrored this confidence. Over the past 12 months, the dedicated Hinternoosa team achieved an average 9% higher sale prices and 17% faster results than other local agencies. And since the last edition, we have facilitated over 100 open homes and private inspections each month. Properties across Cooroy, Boreen Point, Black Mountain, and Cooroibah recorded swift sales, (some off-market) and many received multiple offers, like 33 Queen Street, Cooran, going unconditional in just 11 days. Auctions procured impressive results too. Six registered bidders battled it out for the keys to 374 Kenman Road, Traveston, while 21 Standfield Lane, Black Mountain attracted three pre-auction offers and eight registered bidders on the day.

Finally, all there is left to say now is thank you. Through market shifts, technology changes, and global adversities, we are proud to have shared, inspired and grown with every edition - and to have the chance to do what we love in a community we treasure. As the festive season unfolds, may your days be filled with joy, laughter, and cherished moments with those you love. From our Hinternoosa family to yours, we wish you a safe and happy Christmas, and a bright start to the New Year.

Sincerely,

Laguna Pest Control Wins Large Business Sustainability AwardA Win

for Noosa Hinterland Homes This Summer

Laguna Pest Control has once again proven its leadership in the pest management industry, taking out the 2025 Large Business Sustainability Award - an inaugural category at the Sunshine Coast Business Awards. This recognition follows Laguna’s consecutive wins in 2023 and 2024 for Trades and Services, firmly positioning the company as Australia’s most awarded pest control business.

This latest accolade reflects more than just business excellence; it highlights Laguna’s commitment to environmentally responsible pest management - a value that directly benefits homeowners and properties across the Noosa Hinterland and the wider Sunshine Coast region.

Leading the Way in Sustainable Pest Management

Operating in a region defined by its lush greenery, wildlife corridors, and subtropical climate, Laguna Pest Control understands the delicate balance between effective pest control and environmental protection. The Large Business Sustainability Award recognises businesses that demonstrate innovation in reducing their ecological footprint - and Laguna’s approach stands out.

Through the use of eco-friendly treatment methods, low-toxicity products, and integrated pest management techniques, Laguna ensures pests are controlled without compromising the health of families, pets, or local ecosystems. The company also invests in staff training, waste reduction, and energyefficient operations, reinforcing that sustainability and superior service can go hand in hand.

What This Means for Noosa Hinterland Properties

As summer approaches, pest activity typically surges across the Hinterland - from termites thriving in damp timber to ants, cockroaches, and spiders seeking cooler indoor spaces. With higher humidity and rainfall, rural and semi-rural properties are particularly prone to pest infestations.

Laguna’s award-winning sustainable practices mean Noosa Hinterland homeowners can enjoy peace of mind, knowing that their pest control treatments are both highly effective and environmentally conscious. It’s an approach that not only protects homes but also supports the long-term health of the local environment - including native flora and fauna that make this region so special.

Setting the Standard for the Industry

Laguna’s continued recognition at the Sunshine Coast Business Awards reflects its dedication to raising industry standards. By integrating sustainability into every level of its operations, the company is demonstrating that pest control does not have to come at a cost to the environment.

For residents and businesses alike, this means access to services that are smarter, safer, and more sustainable - ensuring that pest prevention this summer aligns with Noosa’s broader commitment to environmental care.

A Local Business Making a National Impact

What began as a local family business has grown into a nationally recognised leader in pest management and sustainability. Laguna’s success story is not just about trophies and titles - it’s about setting an example for how regional businesses can thrive by putting the planet, their people, and their community first.

As the Noosa Hinterland gears up for another warm and busy summer, Laguna Pest Control’s latest award is a timely reminder that the future of pest control is not only effective - it’s sustainable.

Celebrating

25 Years of Stories, Style and the Hinterland Spirit

There is something truly special about the hinterland. It’s natural beauty, spirit and serenity have long attracted those seeking a blessed lifestyle - and for 25 years, Noosa Country Style has been telling the stories of those who call this remarkable place home. Now, as we celebrate a quarter of a century in print and 36 years in business, it is the perfect moment to pause and reflect.

Launching in 2000, Noosa Country Style has since evolved from a local property publication into something far greater - a beautiful showcase of hinterland lifestyle, design, community and connection. In 2019, it was lovingly refreshed and in 2022, we embraced the digital era with its first online edition.

Like the magazine, Hinternoosa has a deep passion for this place we are fortunate to call home. From our humble beginnings in 1989 as a team of five in Garnet Street, Cooroy - when the median house price was just $70,000 - to our office today at 30 Maple Street, our journey has been one of growth and gratitude.

We have weathered wild storms - including the one that took our roof in 2012 - and global ones too, like COVID-19 and the 2007 GFC. Through it all, Hinternoosa has not just survived but thrived.

For long-standing team members like Jeanette Catalano, the evolution of real estate has been equally remarkable. “The internet was in its infancy, and if someone was dreaming of a tree change or a slice of the Noosa Hinterland, they had to ring the local agency directly to find out what was actually for sale. There were no instant alerts, no scrolling

through listings at night, no comparing properties with the swipe of a thumb,” she recalls. “Back then, relationships were the heartbeat of the process. Buyers would often spend the day with me, hopping into my car as we wound our way through country lanes, sharing stories and getting a true feel for the community. The search was slower, more intentional, and deeply personal. Every inspection felt like a small adventure, and trust was built one conversation at a time.”

It is this same people-first philosophy that underpins everything we do here - and everything Noosa Country Style celebrates in its pages. Heather Fleming, who has supported hundreds of clients behind the scenes in her 16 years with Hinternoosa, sums it up beautifully: “The most meaningful part of my role is supporting agents and their clients through some of life’s biggest transitions. It has genuinely been a privilege.”

Of course, hinterland living has changed over the decades. “Twenty five years ago, buyer needs were more simplistic. The focus was on land to grow with, fresh air to breathe, and a home that offered comfort over design. Water tanks, a good shed, room for the kids to roam and a patch of garden were the true luxuries,” explains long-standing sales agent, Kess Prior. “Today’s buyers want beauty and functionality in equal measure, craving homes that support wellbeing, productivity and a closer connection to nature.”

hinternoosa.com.au

From the early days when the magazine featured primarily property listings, to today’s elegant blend of storytelling and lifestyle, Noosa Country Style has mirrored the journey of the region itself - one of transformation, yet steadfast in character. Sirah Robb, Director and Principal of Hinternoosa since 2018, is honoured to have shared in this lasting legacy too. “For 36 years, we have helped people find their place in the hinterland - and found our place in the community. It has been incredible to see this journey featured in print through the Noosa Country Style over the last 25 years,” she fondly reflects. “Celebrating this 25-year milestone is a huge achievement and its longevity is a testament Scan here to instantly find out where your property sits in the market

to all who have contributed to the magazine’s success.”

As Hinternoosa looks to the future, we remain grounded in the values that brought us here: culture, clients and community. The same values that have made Noosa Country Style the beloved publication it is today. And while the real estate landscape has of course changed dramatically since the first issue dropped, one thing has never changed: our passion for helping people. Whether you are searching for simplicity, style or something in between, we are here to guide you home.

How do you make sure your business is prospering after 25 years?

Being in business is a lot of responsibility. Your employees rely on you to pay them regularly so they can pay their mortgages, and your family rely on you to be profitable so you can provide for them. How do we best set up your business to make sure you are not only surviving, but thriving for over 25 years.

Step 1:

The boring bits

Make sure your business keeps up with all the boring bits. BAS lodged on time, and paid on time. Numbers up to date, super paid on time, payroll tax, creditors, staff entitlements, and of course bank debts.

Not everyone enjoys this aspect of running a business, but the first success in business is the discipline to keep on top of these things at all times.

Step 2:

Profitability and cash flow

Make sure you know your margins, your break even point, how much it costs you to provide your goods and services.

You need to know these details to be able to manage and improve them.

Do you have a budget? This should be for all income, and all expense items.

Do you measure yourself against your budget? What is going well, and what is dragging you down? It is very important to work on your profitability, and this leads to healthy cashflow.

Once you have the profitability and cashflow humming along, it is time to work on step 3.

Step 3:

Personal financial success

There is no point in investing all of yourself into your business, being successful, and making healthy profits if you do not get the right benefit from all your hard work.

Do not use your profit to just keep feeding the debt treadmill of new equipment and new vehicles. You must develop a very controlled and tax-friendly way of extracting the cash flow from profits and using them to build wealth outside your business.

Pay off your mortgage, invest in additional super, buy your premises…every family will have different goals, but they must lead towards growth assets that can sustain you when you no longer work full time.

The discipline and planning for this lifetime goal is onerous, so contact us to find out how to make it work for you and your family.

Is Your Noosa Property Ready for Storm Season?

As summer builds, so too does the risk of severe storms along the Sunshine Coast – and the message is simple: being prepared now means you have more control over the outcome later. For property owners on the Sunshine Coast – whether you are safeguarding a family home, an investment unit, or a commercial building – smart action today can prevent panic tomorrow. Your policy is your safety net, but only if it’s up to date.

Here’s a storm-ready checklist, for both residential and commercial properties:

1. Review your insurance cover

- Confirm your rebuild value (for homes) or replacement cost (for businesses) is realistic.

- Check your policy includes storm, hail, water ingress and business interruption (for commercial) cover.

- Note your excess, claim process and emergency contact info.

- Update your sums insured if you have added new fittings, equipment or renovations.

2. Check your property’s vulnerabilities

- Inspect your roof, gutters, downpipes and drainage – a fast storm can exploit weak links.

- Check your property for anything that could become a projectile during a storm.

- Trim overhanging branches and check trees near powerlines.

- Clean gutters and ensure outlets drain freely.

3. Prepare your emergency kit

- Have a torch/headlamp, batteries, first-aid kit, bottled water and power-pack.

- Photograph and document your property, contents, equipment (for commercial or strata) – in case of damage, this speeds up your claim.

- Save your insurer’s 24/7 emergency line (that’s us,

we are here for you) and local emergency services: Queensland Fire and Emergency Services (QFES) and Bureau of Meteorology (BoM) warnings.

4. When the storm is approaching

- Park vehicles undercover or on high ground.

- Secure or store loose outdoor items, trampolines, furniture, signage – anything that could become a projectile.

- Close and lock all windows and doors; ensure blinds or curtains are drawn.

- Stay inside during the peak, away from windows and glass.

- Unplug non-essential electronics and turn off main utilities if advised.

5. After the storm passes

- Only enter your property when it’s safe and authorised by emergency services.

- Take photos/videos of damage before clean-up.

- Call your insurer immediately to notify and start the claim process.

- Keep all receipts for temporary repairs, cleaning or accommodation.

- Watch for scams – unscrupulous contractors may knock on your door offering quick repairs. Always check credentials and talk to your insurer first.

We are local, on-call and committed to supporting homeowners and businesses across the Sunshine Coast this storm season. Let’s face the weather together – with the right insurance.
