Chicago Luxury Market Soars The Chicago luxury market is having it’s best year yet as it sets an all-time sales record in the third quarter.

The city tallied 424 luxury home sales in the third quarter, a 19 percent increase year over year. It also accounted for more than half of the 790 luxury homes sold in the region in the third quarter with luxury sales increasing 6.6 percent over the year, according to the Re/Max Luxury Report for the Chicago metro area. The increase in luxury sales can be attributed to a few notable aspects. Many buyers spent the last few years on the fence about buying a home as the market came back around. However, once extremely low interest rates began to rise and home prices increased, more buyers felt inclined to enter the market. “The recovery of the economy has really kicked in this year,” says Brian Kasal, CEO of FourStar Wealth Advisors, an investment advisory firm in Chicago. “It had been slow for nine years, but now that we’re really seeing a growing economy, folks feel free to spend.” Some of the most popular areas for highpriced homes include the Gold Coast, Lincoln Park and North Shore suburbs. In fact, one new Gold Coast condo tower, the No. 9 Walton, recorded 13 sales of $4 million or more at the end of August, including this year’s top price of $12.1 million. In addition, four properties in Chicago and the suburbs went for $12 million or more, the market’s all-time best year for $12 million-and-up sales. While in Lincoln Park, eight houses have sold for at least $4 million, along with a

five-year-old mansion on Burling Street, holding this year’s record for a single-family home at $11.9 million. Jena Radnay, a Properties residential real estate agent who represented two homebuyers who paid at least $10 million this year, commented on buyer optimism, “People are cashing out, saying they’d better get that house now before they get any older.” Amenities are particularly important for empty nesters moving from the North Shore into the city, according to Radnay. “They’re giving up their beaches and quiet, treelined streets,” she said. “They want to trade that for a high level of service in the building.” The drastic increase in demand has also lead to a noticeable decline in the time it takes to sell a home. It’s gotten to the point that within hours of a property being listed, it’ll be sold. PR strategy has also shifted by marketing certain properties as “coming soon” to create excitement even before it has been marked for sale.

What are your favorite design trends for the holidays? One of my favorite trends is the rustic woodsy look. Since farmhouse style kitchens have become popular, there has been a shift to adding rustic wood elements to create the look of years gone by. If your house is more contemporary, adding some wood will warm it up. Most family gatherings revolve around the table. What are some tablescapes that are catching your eye this year? I am seeing a lot of layered tablescapes and I love them. Create layers using a mixture of patterns with solid colored plates and glasses. Not only does it make the table more festive, but it’s a great way to pull in the colors of ornaments and ribbon that adorn the rest of the room. Don’t be afraid to mix patterns and colors while keeping the look cohesive. What is a design element that you believe is essential to creating a cohesive holiday look? To create a cohesive design, it’s important not to use too many colors in your decorations and be sure that the colors work well together. Pick two or three colors and a metallic, and use those colors in the same room and an adjacent room if it’s an open floor plan. If you use multiple shades of a color count that contains one color, be sure to add different textures for variety. What fall/holiday trend should be retired? For me, a trend to be retired is what I call “clutter”. When setting up a vignette, I use the theory: less is more. I prefer a cleaner look rather than an uncluttered look as it draws more attention to the items on display.

Omakase Takeya is one of a few new Edomae-style sushi restaurants popping up around the city. I have never done omakase before so after dining at this restaurant, I was blown away by the whole experience. Omakase means “I’ll leave it up to you” in Japanese, so the chefs prepare extremely fresh pieces of fish flown in from Japan. Every bite of the 16-course meal was even more mouth-watering than the last. What’s the most unique restaurant in Chicago that is a must try? If you’re looking for a one-of-a-kind experience, look no further than the buzzworthy Alinea. It’s definitely something to experience when celebrating a special occasion. Where is your favorite place for brunch and why? Beatnik, in Ukrainian Village, is currently my favorite spot for brunch. It has a Boho chic vibe with eclectic décor. In addition to the cool vibe, the menu is just as unique. There are many creative flavors in the dishes that blend together seamlessly.

CHICAGO’S MODERN TWIST With DII Architecture DII Architecture pushes the boundaries of design to achieve the unachievable. Lead by Jereme Smith, his team strives to fuse modern, creative spaces with functionality, using the highest quality standard. Smith’s design firm consistently experiments with layouts and materials to construct inventive designs that stand the test of time. We caught up with Smith to discuss the design firms latest projects and how he’s shaking up Illinois’ architecture.

What are some of the current projects you’re working on? Two large remodels with multiple room, vaulted ceiling concepts, a 7,000 square foot complete renovation in Lake Forest, a Kinder Academy school expansion and two new home designs to be built next year. When facing projects that have many limitations, like the Tudor Home, what is your process for delivering a finished product your clients will love? In this case, we really had to push and pull the design, stretch limitations and literally go beyond

what was possible. The two cantilevers required design commission and zoning approval. Extra communication is also required for a highly crafted and custom project - between the clients, city, and contractors. We also worked and reworked countless floor plan layouts to arrive at the organized and efficient solution, which also created the ‘destination balcony’ at the end of a long, wide hallway, which pulls you through the different spaces. What are a few architectural trends you’ve noticed this year in the Chicago area? In general, I’m not a fan of trends unless I think they have solid design merit or will stand the test of time. That said, I am seeing the color black used for exteriors and interiors. We are implementing this in a couple projects. Black has a neutral quality like white or stainless steel, and Jereme Smith

here do you draw inspiration before you begin a big project? Context, whether it be the city, neighborhood or the existing building. The site, including surrounding buildings, trees, landscaping and topography. The clients wants and needs, and research.

What is the design philosophy of DII Architecture? It displays multi-disciplinary design in architecture, interiors, and functional art with the aim of transforming ideas, however improbable, into realizations. We are very flexible with each project’s approach and throughout the process, because every client and project is different. Considering we are a true design and build company, the design and construction phases overlap, so pre-construction work can start before the final drawings and design is completed design work, material selections, and details continue until the end of the project. What sets your firm apart from others? We view every project as a team with a triangle being the owners, builder and DII. We are extremely dedicated to the clients and project to the final hour; making changes when warranted along the way. We have found a high level of success, all working together and striving for the same goal and final product.
