We are pleased to continue the tradition of our Coming Home magazine. Its raison d’être is to provide a glimpse into the world of property through the unique homes we market, and through the eyes of our expert teams who help many people with property assets of all types across the West Country.

This year has already seen some significant milestones for our firm. From the exciting new chapter for our Antiques department, which, formerly based in Taunton, has relocated to Sedgemoor Auction Centre, as well as celebrating the launch of new residential sales services at our offices in Redhill, near Bristol, and Ivybridge, Devon. We also celebrate our staff at Sedgemoor Auction Centre who were honoured to win the prestigious Farmers Guardian ‘Mart’s the Heart’ award.

We’re delighted to share that Andrew Clements (2) has become the newest Partner in the firm. Having joined as a graduate in 2010, Andrew was promoted to Associate in 2020. He focuses on auctioning dairy, calves and machinery at Sedgemoor Auction Centre, which was crowned Auction Mart of the Year 2023 by industry experts (read more on page 25).

There is much to celebrate within our Taunton Development Land and Planning Department, as Stephen Baimbridge (1), Andrew Preston (5) and Mark Richards (6) have been promoted to Planning Partners.

Stephen joined GTH as an Associate in 2020 and is a chartered member of the RTPI (Royal Town Planning Institute). During nearly seven years at South Somerset District Council he fulfilled a variety of roles culminating in being the council’s Chief Planner and lead specialist of all its built environment services.

Andrew joined GTH in 1992 as a graduate in land management, qualified as a Professional Associate with RICS in 1997 and became an Associate in 2013. Andrew has considerable experience in planning, working with corporate and private clients in promoting residential, commercial, agricultural and leisure developments throughout the South West.

Mark joined GTH in 2022 as an Associate. He is a chartered member of the RTPI and an experienced planning consultant. Mark has worked on a wide variety of development projects ranging from barn conversions, to the promotion of strategic land and renewable energy schemes on behalf of landowners, developers and institutional clients.

Also from the Development Land and Planning team, Laura Polley (4) was promoted to Associate. Having joined GTH in 2018, Laura provides planning assistance to clients on a range of projects. Her career started as a Junior Planning Officer at Somerset County Council in 2014, after graduating from Plymouth University. See a case study that Laura was involved with on page 35.

Valuation surveyor Ania Packman (3) was also made Associate. She began her career as a graduate surveyor for Allsop LLP in London and, having gained a master’s in property valuation and law, qualified as a member of the RICS in 2005. Ania works out of our Yeovil office, specialising in a wide range of commercial and residential valuation work.

EXTENDING OUR REACH

They may be geographically at either end of our extensive network across the West Country, but our Redhill, Bristol, and Ivybridge, Devon, offices have much in common.

Following the opening of agricultural professional services offices in both locations, it very soon became apparent that there was untapped demand for residential sales services. So, at the start of 2024, Redhill launched its estate agency team, closely followed in the spring by Ivybridge’s expansion.

The office at Chancellors Pound, Redhill, Bristol, opened in 2021 with the team specialising in a range of professional services, as well as increasingly popular property and land auctions.

Tom Rawlings, Residential Manager in Redhill, has a passion for North Somerset and for excellent customer service. It was a natural move for Tom, who lives in the area and has spent 10 years working in the busy Bristol property market.

Meanwhile, experienced estate agent Jon Curtis-Hawker was appointed as Residential Sales Manager at Erme Court, Ivybridge.

The start of 2024 saw an exciting new chapter begin for our antiques department.

The Somerset Auction Rooms (formerly The Octagon Salerooms), relocated to Sedgemoor Auction Centre, North Petherton. The venue was already home to the monthly antiques & interiors sales (formerly the general sale) and now hosts the full calendar of antique auctions.

HIGHLIGHT SALE

Ernest Neuschul

A range of works by the Czech expressionist artist Ernest Neuschul were warmly received when offered in our specialist sale.

The saleroom at Sedgemoor was transformed into a gallery for the occasion which drew bidding from across Europe, particularly online from within the Czech and Slovak Republics.

It proved to be a sell-out or ‘white glove’ affair as all 46 lots were bought for a total of £47,300.

Gracing the front cover of the catalogue, an abstract reclining nude ‘The dream of Miss Universe’, painted in 1964, fetched the joint top price of the day, selling for £3,200.

Another figural piece, ‘The Grandmother’, from 1943, was bid to £1,900, while ‘Female Guitar Player’ saw the hammer fall at £1,600.

The pop-art inspired ‘Three unclothed mannequins’ (pictured below), a large bright canvas completed in 1964, also sold for £3,200.

Part of the appeal lay in the fact that the stock was all fresh to the market, with an outstanding provenance, having come directly from the family of the artist.

SURVEY & VALUATION

PROPERTY VALUATIONS EXPLAINED

Our RICS (Royal Institution of Chartered Surveyors) registered valuers have vast experience in providing a range of valuations depending on individual requirements and life circumstances. Here we set out to explain some of the common types of valuation they carry out and when you might require their services.

Taxation - Probate / Inheritance Tax (IHT)

In cases where inheritance tax is applicable, it is most likely that you will be advised to obtain a formal RICS valuation for the property and its contents.

This valuation is important as it accurately determines the market value of the deceased person’s assets, ensuring that the correct amount of tax is applied. The property or properties are inspected by a qualified and experienced RICS registered valuer who will provide an objective and impartial opinion on the market value at the date of death.

It’s important to note that valuations specifically conducted for inheritance tax purposes are commonly but inaccurately labelled as “probate valuations”. Probate is the overarching legal process and the purpose of the valuation is to ascertain the precise amount of inheritance tax payable once probate has been granted.

Capital Gains Tax (CGT)

A capital gain is simply where the value of an asset that you are disposing of has increased (gained) in value since it was

originally acquired. Due to the nature of property, prices over the years have generally increased and therefore, for example, the value of a standard property purchased in 1990 will likely have a higher value today. Capital Gains Tax is usually paid over a threshold and also may vary on other personal factors so it is worth getting appropriate advice or checking the Government website for up-to-date guidance. Similarly to Inheritance Tax valuations it is important to ensure that you are paying the correct amount of tax upon disposal of a property to prevent any unwanted problems from the HMRC further down the line. A RICS registered valuer will inspect and report on the value of your property to provide an accurate valuation for this purpose if needed.

Divorce / Matrimonial Settlements

Should you need an impartial and objective professional opinion on the market value of your property then our RICS registered valuers can assist you with this. Our experienced valuers will deliver an accurate market valuation of the property, ensuring that both parties understand the value clearly.

Loan Security / Bank Valuations

When you approach a bank for a loan, the lender’s priority is ensuring the safety of lending you money. This is where the need for a loan security valuation is required – its purpose is to verify whether the requested loan’s value is secure.

In this process, many banks will only accept a valuation report from a RICS Chartered Surveyor who must adhere to the strict standards outlined in the RICS Valuation Global Standards (The Red Book). The surveyor will consider factors like the property’s location, condition, and the local real estate landscape and will analyse this data alongside recent sales of comparable properties when providing their valuation.

The surveyor’s comprehensive report covers a range of aspects – from evaluating planning permissions to estimating future value and assessing the property’s environmental impact. At GTH we deliver precise valuations for residential and commercial properties, as well as land. This ensures you can make an informed decision about the safety of the loan.

Shared ownership / Help to Buy / Mortgage redemption

You will most likely be required to get a professional RICS ‘Red Book’ valuation if you are paying back your Help to Buy loan (if selling or redeeming the loan) or if you want to sell or staircase your shared ownership property. Our valuers regularly conduct specialist valuations for properties under these schemes and we will be very happy to assist you.

Expert Witness / Single Joint Expert

Occasionally expert advice is required for matters such as disputes over land or property. We have RICS professionals within our team who are able to provide their expertise across a wide range of property related matters, including residential, commercial, agricultural, lettings and more. Note that we are unable to survey properties that we sell as this would be a conflict of interest.

Insurance Purposes / Building Cost / Reinstatement

Our surveyors are trained to undertake Reinstatement Cost Assessments (re-build costs) for insurance purposes. They will visit your property to assess all aspects before using the Building Cost Information Service (BCIS) to establish an estimated cost to reinstate the property in order to ensure that your re-build value remains correct and up-to-date. These assessments are usually made based on a total loss or of such substantial damage that the entire property will require demolition and re-building. If your property is an unusual construction type or if it is Listed then you may need to obtain the services of a chartered building surveyor or quantity surveyor.

The Mart’s the Heart Awards generated over 400 nominations from readers of Farmers Guardian, with over 8,500 votes on the shortlisted markets, auctioneers and market cafés. With so many deserving nominees, the team were humbled to have been nominated, let alone win and receive this recognition.

The team are proud of the service they give to vendors and purchasers alike, along with extremely high standards of welfare for livestock in their care. The popular Saturday sale makes it one of the largest one-day markets in the country, offering 100 dairy cattle, 800 store cattle, 300 stirks, 400 calves, 1,500 store lambs, 1,500 cull ewes, 250 breeding sheep, and 100 pigs… all on the same day!

Bespoke lairage for stock, especially those travelling long distances, is part of the Sedgemoor ethos, ensuring animals arrive in the best possible condition. Due to Sedgemoor’s convenient location on Junction 24 of the M5, the market acts as a gateway to the West Country for buyers from around the UK. Also at Sedgemoor, the Derek Mead Health Room provides busy farmers and agricultural workers the opportunity to receive health checks. Staffed by a NHS nurse, this dropin service, can also offer support for emotional health and wellbeing. Most recently it was the venue for free prostate tests provided by the Derek Mead Health Room charity and Bridgwater Agricultural Society.

West Country Walks

Step into a world of wonderful walks, enthusiastically guided by staff here at GTH. Whether it’s a woodland ramble, a meander through the manicured grounds of a stately home, or a yomp across windswept cliffs, there is sure to be a walk that you might like to experience for yourself. So, grab your walking boots and follow along!

NEROCHE FOREST

Buckland St Mary, Chard

For me there is nothing better than a healthy, relaxing, mindful walk in the woods. For those of us who live in the old South Somerset area, one of the best known destinations is likely to be Neroche Forest and its surrounding woodland. Managed by Forestry England and Somerset Wildlife Trust they are part of, and surrounded by, SSSIs and the Blackdown Area of Outstanding Natural Beauty (now National Landscapes).

Once booted up you can simply enjoy a leisurely stroll, admire some long distance views, or contemplate the significance of the Iron Age fort on the top of Neroche. Equally, you could challenge yourself to a more gruelling romp along well marked routes. Solo outings can be very relaxing and blow away the cobwebs, whilst family gatherings tend to build enduring memories, especially when caught on camera. My grown up kids still enjoy regularly visiting the scene of some of their best childhood memories on the Blackdowns.

Dog lovers also favour the area for its everyday scenery and wildlife, even when disrupted by the occasional blanket of snow. If you enjoy foraging for wild food, then there are wonderful opportunities to collect fungi which appear from the summer into the winter (and all year round for the more accomplished mycology enthusiast). Nuts, especially hazelnuts and chestnuts can be found in abundance at a few readily accessible spots. Birdwatchers are spoilt for choice all year round when it comes to locations, habitats and the variety of species found on the hills.

And after all the effort it’s hard to resist the lure of one of the many local Inns for a well-earned pint and a plate of hearty fare.

KNIGHTSHAYES COURT Tiverton

One of my favourite weekend activities is getting out and exploring the Somerset and Devon countryside with my husband and our two children. We are lucky enough as a family to be National Trust members.

Most weekends we try to go to a different property to get some fresh air and exercise. Choosing a favourite was tough! One of our favourite walks is Knightshayes Court near Tiverton.

There is always lots to do for the children with plenty of trees to climb and slopes to roll down. They love spotting the fish in the pond and jumping in puddles when it has been raining. There are often different themed trails and activities such as at Christmas, Easter and during the summer holidays. My son loves following the trail maps and leading the way.

There are beautiful views across the ha-ha and the countryside back towards Tiverton, and the woodland walk is very tranquil with a wide variety of trees and plants. We often walk around the woodland and the kitchen gardens but there is a circular parkland walk for those who like a longer walk and have a bit more time.

No visit to a National Trust property is complete without a cup of tea and a piece of cake in the Stable Caféwhich is often well earned after a good walk!

STAPLE HILL

Blackdown Hills

This downhill walk is designed to be family friendly on ‘little legs’ and ‘tired legs’ following a New Year’s Eve party or similar exertions! For this walk, you will need two cars as the walk starts from Staple Hill car park, between the Eagle Tavern crossroads and The Holman Clavel pub.

The walk starts from a Forestry Commission designated car park and traverses North West, partly on stone tracks along the top of the escarpment known as Staple Hill, and then partly through the conifer woods.

In places, there are far reaching views to the North, over the Taunton Vale, looking towards North Somerset and the Mendip Hills. After 850m or so, the path meets up with a bridle path running East to West. Take a right turn (East), down a steep hill which has seen many biking casualties! Beware of the gate lower down the track, which then signals the end of the bridle path and the start of Underhill Lane, which is a single track dead end road leading all the way to The Greyhound pub at Staple Fitzpaine.

For those wanting to go a little further to work up a thirst, there is a detour off to the left, after walking about 250m down Underhill Lane. Follow the East Deane Way to the West, then North, through Staple Park Wood, then back to the East, past Staple Park Farm, at which points the path runs into the public highway all the way to the Greyhound pub.

Once refreshments run dry, the second car is needed to drive back up to the car park to retrieve the first car!

Long Sutton - Somerton Circular Walk

This is one of my favourite Spring time walks where you see lambs, daffodils and bluebells and all the hedgerows and trees springing into life. This walk is stunning on a crisp, bright Spring day with amazing views and pretty villages.

This walk starts at Polham Lane, Somerton, and heads out towards Knole using country lanes and footpaths – just outside Somerton (Highbrooks Road) you pick up a footpath which passes through a beautiful small coppice area. When you reach the hamlet of Knole you walk past the beautiful Knole Mill and the Mill Stream and plenty of ‘chocolate box’ cottages. You can either stick to the country lane and head towards Long Sutton or go up to Knole Hill where you have beautiful views towards Ilchester, Stoke-sub-Hamdon and Martock. Knole Hill is a good stop off point for a drink and a snack!

Once through Knole you pass The Devonshire Arms in Long Sutton which is another good refreshment stop. It’s also worth having a look at the lovely parish church located on the village green. The walk continues along Shute Lane, at the end of which you head along a footpath which takes you through a beautiful orchard. You then walk along Mundys Court Lane heading back towards Somerton through another pretty woodland area which is so peaceful then along Windyridge Lane, where you have more stunning views across Somerton towards High Ham and Compton Dundon. At the end of Windyridge Lane you head back into Somerton along Sutton Road and back to your starting point.

The walk is about 8 miles in total – if taking a dog then for the majority of the walk it would need to be on lead due to livestock and country roads.

WESTWARD HO!

to Greencliff and Abbotsham

Should you feel the whole 630 mile South West Coastal Path from Minehead to Dorset is going to be slightly too much of a challenge, then the stretch from Westward Ho! to Greencliff and Abbotsham is a fantastic (and much shorter) alternative. Start off by parking at Seafield Car Park in Westward Ho! and join the footpath immediately from here. This walk is a perfect example of both coastal and rural scenery for roughly 5.5 miles, with the slight possibility of spotting some dolphins along the way, however, the sight of sheep is more guaranteed!

You can branch off quite early on this walk and head up through Kipling Tors, where you’ll find an old hut known locally as ‘The Look Out’ providing stunning panoramic views to Hartland Point and Saunton.

Back down the footpath towards Greencliff, there is a mix of terrain and should this walk be done in the winter months, I would recommend wearing footwear you do not mind getting muddy! My favourite time of year for this walk is summer, especially when the sun is setting, disappearing behind the sea.

There are three options when you reach Greencliff; you can either go through the local village of Abbotsham and loop back around to Westward Ho! by going up over Abbotsham Cliffs and via an area called Cornborugh, or turn back and retrace your steps instead. The third option is to carry on, where you will find yourself at Portledge. However, it’s worth remembering that you still have to walk back!

All routes end with an opportunity to have a drink and a snack at the pub.

DUNDON BEACON

Compton Dundon

Living in Somerset means I’m spoiled for choice when it comes to spectacular walking routes. But one of my favourites is the walk up to Dundon Beacon in Compton Dundon.

Dundon Beacon was once the site of an Iron Age hill fort, standing high above the surrounding and low lying Somerset Levels. Although most signs of the ancient fort are no longer obvious (at least not to me!), the raised defensive ramparts around the edge of the plateau are still there for all to see and provide a wonderful point from which to look out for miles across the surrounding landscape.

It’s a fantastic place to visit at any time of year, but the spring and summer months are particularly special when the plateau is covered in beautiful wildflowers. It’s also rich in wildlife with birds, butterflies, rabbits and lots of other creatures easily seen. And best of all, with very few visitors you often feel like you have the whole place to yourself.

The walk up to the beacon from the village is fairly steep and can be slippery in places when it’s wet. But I promise it is absolutely worth the effort.

If you’re feeling particularly energetic I would also highly recommend the nearby walk up Lollover Hill to the West. Again you will be rewarded with amazing views across the Levels towards the Bristol Channel. Enjoy!

CASE STUDY: BARN CONVERSION

There is no doubt that barn conversions have a timeless appeal. Often featuring large spaces with vaulted ceilings and appealing structural beams, if developed in the right way, they can provide spacious and unique homes. For those who have a hankering to remodel their own barn, occasional gems do appear on the market. But what if you have a barn or outbuilding that could be ripe for development? That’s where our expert planning and architectural teams can help and here is a recent real-world example of just that.

THE BRIEF

Our client appointed GTH to provide planning and architectural services to secure full planning permission to convert their redundant farm buildings to provide two detached dwellings. The barns are of traditional construction situated within the Blackdown Hills Area of Outstanding Natural Beauty.

THE PROCESS

GTH held initial pre-application enquiries with the local planning authority who supported the principle of converting the barns to residential use subject to addressing flood risk concerns and securing an appropriate design. A team of consultants and surveyors was appointed to assist with the application. This included a topographical and measured building survey and a structural survey of the barns. An ecologist undertook the preliminary ecological appraisal and bat emergence surveys, and an environmental consultant provided a flood risk assessment to demonstrate that the properties would be safe from flooding.

Our lead architect prepared the plans for the proposed conversions and secured a design which provides for two detached two storey dwellings. The removal of a modern agricultural building provides space for parking, gardens and landscaping.

THE RESULT

Our team provided both planning and architectural services to prepare the proposed plans for the development and to submit the planning application, and worked with the planning officer to successfully secure full planning permission for the conversion.

GTH DOMINATES WITH COMMERCIAL DEALS

For the 14th year running our commercial team has clinched the prestigious EG/Radius Most Active Agent Award.

Once again, the firm has dominated the commercial property sector in Somerset with deals done with business investors from the county and beyond.

Among agreements secured in 2023 was the sale of West Quay House, Northgate, Bridgwater, to an investor who plans to convert the property into a hotel. The agents were quoting a guide price of £800,000 for the property.

A London investor bought a unit at Blackdown Business Park, Wellington, which was guided at £845,000. He has subsequently divided it into smaller spaces to rent out, showing the demand for industrial rental space. Another interesting deal was a letting agreement for gym operator, Bodyworld, to move to larger premises in Venture Way, Taunton, to expand the business. This space runs to around 20,000 sq ft. The gym installed a first-floor mezzanine floor backing its belief in its health and leisure offering.

HOW TO PACK FOR THE MOVE

You may be crossing the days off the calendar until you finally get the keys. Paint palettes and carpet cuts become your new friends, and you can’t help but scroll through interior inspiration while watching the telly.

You’re so close to putting to bed the part of your life that is filled with searching for the right home, cleaning for viewings, arranging the school pick up to slot in with the convenience of a potential buyer. But before you know it, a new challenge begins.

One of the biggest downfalls people encounter when they move is that they don’t leave themselves enough time to pack properly. The weeks count down and boxes remain empty, until that last minute panic. Late nights are suddenly spent by throwing all of your belongings around in no real order until the day arrives when it comes to unpack and you find that the kitchenware is littered between linen.

But there is an easier way.

Here are our five tips on how to pack properly for your move:

1. Plan

You may think that packing is easy in theory, and perhaps it is. But one way around the dramas that may begin to unfold is to plan ahead. When your house sells and a date is agreed, book your movers. This will help to avoid any clashes in your busy lives and make sure that when you move, so do your belongings. However, you don’t want to leave it until this stage to start planning. As soon as you know you’re serious about making the move, and your property is listed, start to plan out your approach to packing. Don’t forget - you also need to get your hands on packing materials, so thinking ahead will mean you have more time to source cheap, environmentally friendly packing options!

2. Work backwards

It’s no use packing up all your crockery on day one to discover the next night that you’re going to have to eat straight from the saucepan for the next few weeks. This is why planning is essential, because you should work backwards in terms of priority. Starting early is useful so that you don’t feel like you’re spending every spare minute on the task. So begin with those decorative china plates that you don’t

use often, or the books that you’re unlikely to read for a while. Leave the important saucepans, the kids’ favourite toys, and work clothes until the very end as you are very likely to continue using these on a daily basis.

3. A little goes a long way

Rather than spending five hours a night packing in the week running up to your big move, spend 20 or 30 minutes a day, or just a few hours a week from when you put your house on the market. Packing the unimportant items will save you more time when things start to get more stressful as the days disappear. But remember; don’t leave a room with a tower of boxes blocking that beautiful mantelpiece if you have a viewing! Keep your progress in tidy piles, preferably in garages or cupboards for when you have potential buyers visiting.

4. Be ruthless

A common mistake people make when moving is that they pack everything with the idea that it will be easier to sort when you unpack it at the other end. Truth is, it makes much more sense to sort through your belongings before you pack them all away, especially if you are running out of time! Work through room by room, and make four piles; donate, sell, keep and throw away. Sorting through your things beforehand can help you make a few pounds too because anything that’s got value you can sell. Items that are in good condition, but a little too worn or old to sell - donate to charity. And finally, anything that is beyond donating - either throw it out or recycle. You’ll be left with the important things in your life that will find a place in your new home. Being ruthless is the only way to sift through quickly, so remember, if it’s not been used or worn in six months, or has no use anymore, maybe it’s time to move it on.

5. Keep it tidy

Packing can be hectic. It’s not just packing for a week in the sun, you will be packing up your whole lives. On top of going about your normal life, and trying to do a thousand other tasks; coming home to boxes and bubble wrapped floors can be a nuisance. When you’re packing, try to keep an order. Rather than having multiple boxes half-filled, try to fill a box or two at a time, label them with their contents, and store them neatly to the side. This will help avoid having chaos in every room, and make it easier when it comes to the big day.
