We are thrilled to announce a series of significant promotions to further strengthen the firm.

Simon Havens - Chairman

Simon Havens, Partner and Head of Residential Sales, has taken up the reins as Chairman: “I am immensely proud to have been made Chairman of this fantastic firm which continues to go from strength to strength. GTH is widely recognised as one of the most prolific firms of property professionals in the West Country, offering a diverse and specialist range of services.”

We’re delighted to share that the firm has gained three new Partners. Robert Baker, Joseph Hughes and James Wotton.

Robert (1) was brought up on a dairy farm on the Somerset Levels and joined the firm’s Burnham-on-Sea office in 2014, subsequently moving to head up the agricultural department at Redhill, Bristol, in 2022.

Joseph (2), is a chartered commercial surveyor and RICS registered valuer. Following a varied property career, he joined GTH in 2017 and specialises in the acquisition, disposal, letting and valuing of all types of commercial property.

James (3) started in 2014 as a graduate surveyor in the Sedgemoor Agricultural office and Honiton office, and subsequently obtained his CAAV and RICS qualifications. In 2023, he returned home to lead GTH’s Ivybridge team in South Devon and can also be found on a Saturday at the livestock market at Sedgemoor Auction Centre.

Welcoming them to the partnership, Simon Havens said: “We are delighted that they are joining the GTH partnership, it is a well-deserved promotion and just reward for their dedication and commitment over the years.”

In addition, Chris Holt has been named Property Management Partner and Olivia Saunders and Owen Setter were promoted to Associates.

Chris (4) has spent two decades in the property industry. He joined GTH in 2019 and is responsible for the day-to-day performance of the block, estate and commercial management team. The department has expanded enormously and it now manages three times the number of properties since he joined.

Olivia (5) joined GTH in 2017 and has since developed her career in Property Management. She has subsequently obtained Assoc RICS followed by an industry specialised qualification with the Institute of Residential Property Management.

Which brings us to Owen (6), who, having worked in the property industry since 2009, relocated to Somerset and joined the firm in 2017. He has held positions as a Residential Sales Manager in both Yeovil and Langport, and now leads the partnership’s expanding New Homes team.

Simon is delighted with their continuing success, saying: “These new roles are well deserved and I send my congratulations to them all.”

In addition, we regularly enrol individuals onto our apprenticeship scheme, providing an opportunity to gain practical experience and real-world training.

Recently four members of staff celebrated after gaining their fellowship of the CAAV. Mollie Gillard, Ryan Doble, Annie Haxforth and Zubin Tucker have all earned the right to put FAAV after their names following a gruelling exam process.

Ryan Doble achieved the top mark in the CAAV practical exam in the South West and is planning to take his RICS exams this year. Whilst Mollie Gillard has been successful in obtaining both her CAAV and RICS membership and Henry Worle has also gained his RICS qualification.

There are also a number of apprentice residential negotiators who have joined the ranks of our estate agency branches throughout our network of offices. The apprenticeship lasts at least one year and comprises a placement in an office with mentorship from both GTH staff and the associated college. By combining real-world experience with coursework, it provides a fantastic gateway into the industry and in turn offers the opportunity for further career progression on completion of the apprenticeship.

This new generation is not only ensuring the continuity of our firm’s values but also driving its growth and adaptation in an increasingly competitive market.

Tree planting

Since partnering with Tomorrow’s Forests, we have planted 390 trees and offset 98 tonnes of CO2 at Charlotte’s Wood near Cheddar, North Somerset.

We are long-term sponsors of St Margaret’s Hospice’s ‘Glorious Gardens’ event (top). Visit spectacular private gardens through the summer, all while raising much needed funds for the hospice.

Sporting fun

It’s been a pleasure to support teams at the grass roots level, sponsoring kit for local teams including Minehead AFC U11 Girls and Ivybridge Town FC. We continued our longterm support of Sherborne’s Communfit organisation, sponsoring many events during the year including a colour run, triathlon and the Camelot Challenge. We have also entered teams into various charitable matches and friendly games with other professionals.

Air Ambulance

Our local air ambulance crews provide a critical service to our rural communities. We have been long-term supporters and have been delighted to meet some of the crew.

Richard Webber and Ollie Webb met the Devon Air Ambulance team (above) and Vicky Keating visited the Dorset & Somerset Air Ambulance base. She noted: “They receive no funding from the NHS or Government and rely totally on individual and corporate donations. It was really interesting to hear all about the services that they provide, and they are all truly inspirational, humble people who left me in complete awe of what they do.”

Although the idea of ‘instant cash for gold’ may seem appealing, selling by auction remains the tried-and-tested way to achieve the best result for your items.

“It’s tempting to assume that any online marketplace or cash offer from a distant dealer will deliver the same results, but that’s simply not the case”, said Peter Rixon, Associate and Specialist Valuer.

Our expert Jewellery Consultant, Deborah Cole, who has over 20 years of experience as a Gemmologist and Diamond Grader, has provided four items for consideration.

The prices for the items range from a budget friendly £45 to an astonishing £55,000, with the medium range items fetching £4,000 and £7,000. Are you able to guess which items match up with their prices?

Useful indicators to consider when assessing the items are the age, metal of the rings, the lustre and size of the stones or whether there are any inclusions. These can all help in reaching a decision on the quality and value of any item.

1. Medieval iconographic finger ring

This gold ring dates from the 15th to early 16th Century and features an octagonal bezel carrying a depiction of St George and the Dragon. It has been engraved in shallow relief and retains remnants of coloured enamel.

2. Solitaire ring

A 9 carat gold ring, claw set, with a round cut stone. Hallmarked 375 London, dating to 1981 and weighing approximately 3.1 grams.

3. Solitaire ring

A 9 carat white gold ring, claw set, with a round European cut stone. This dates from the late 19th to early 20th Century.

4. Cluster ring

An 18 carat white gold ring with a platinum shank, a round brilliant cut centre stone and ten surrounding cluster stones. This ring is Mid Century, around the 1970’s and weighs approximately 4.7 grams.

The Royal Institution of Chartered Surveyors (RICS), established in 1868 in London, has evolved into a global entity with operations across six regions outside the UK. While the exact origins of professional surveying are unclear, the need for expert valuation, development and property management has existed for centuries.

As long as there have been land and property transactions, there has been a demand for professional surveying services. This enduring need ensures that surveying will remain a respected profession well into the future.

The methods and technologies in surveying have dramatically transformed over time, and this evolution is set to continue. Digital technology and automation are already supplanting many traditional processes.

So, what does the future look like?

Today’s surveyors are tasked with analysing what they observe, and technological advancements enhance their ability to collect and assess data effectively. Traditionally, condition surveys relied on visual inspections, limiting the scope of what surveyors could identify. Furthermore, virtual reality (VR) and augmented reality (AR) offer exciting new methods for client reporting. Imagine experiencing a 3D representation of a property inspection, allowing clients to see defects first hand before making purchase decisions.

Will sustainability and energy efficiency play a role?

Sustainability and energy efficiency are also becoming increasingly significant in surveying. Questions surrounding optimising energy use in properties, constructing eco-friendly homes and renovating older structures are pressing. As new technologies emerge to meet green targets, surveyors will need to hone their skills in more specific types of property construction and adapt their expertise in response to new regulations and community expectations concerning environmental impact.

Peppercombe Beach, Bideford, North Devon (April)

The walk to Peppercombe is a journey full of nature and charm. It includes passing through woodland, babbling streams, quaint bridges, thatched cottages and meadows. The rich green valley is alive with an array of flowers and wildlife which change with the seasons.

Peppercombe beach is a hidden gem, framed by dramatic red cliffs that stretch far and wide, which feels like a world apart. The stream that winds through the woods ends its journey in a small waterfall that tumbles onto the beach. When the tide is out, a sandy shoreline emerges, dotted with rock pools teeming with marine life. The solitude here is complete, offering an escape from the busyness of modern life.

Lynton & Lynmouth Cliff Railway, North Devon (July)

My photograph was taken at the top of the Lynton & Lynmouth Railway, the highest and steepest waterpowered railway in the world, where passengers travel in Victorian railway carriages designed in the 1890s. If the weather is nice we like to take a picnic and sit on the rocks along the shore, admiring the beautiful scenery the area has to offer. Both Lynton and Lynmouth offer lots of fun packed activities for the whole family, including the annual Lyn Valley Classic Car Show.

Once again, the land morphs into mirrors, shades of pink and blue, on its glimmering surface, glide swans and gulls, a peaceful view.

As my family home is in North Curry I’ve very fond memories of being in the open landscape of flat wetlands and rhynes. This has largely remained the same since childhood but changes dramatically with the seasons, particularly the backdrop of dramatic skies and spectacular sunsets. ANOTHER YEAR OF COMMERCIAL SUCCESS

Last year our firm’s commercial department had another record year, with transactions completed throughout Somerset, Devon and Dorset, despite enthusiasm from investors and the property market tending to follow the health of the economy. This shows that our expertise across the West Country continues to attract demand from investors and occupiers, regardless of the market conditions.

In total around 187 lettings and sales transactions were completed in 2024 across a wide range of different commercial properties. These included investments, shops, offices, industrial premises, HMOs, storage yards, development land and many others. Additionally, our valuation and landlord & tenant departments have been particularly busy providing advice to clients as they plan for the future and negotiate new leases.

It is unfortunate that the office market in the South West has not seen significant rental growth for a number of years and prime retail has struggled for a number of reasons. Values within the industrial sector appear to have levelled off following strong growth over a number of years and it seems that the challenging market conditions are likely to continue during the course of this year. However, as last year has already shown we are still attracting buyers and tenants alike. This shows that no matter the market conditions businesses are continuing to look towards the future, whether this is for short or long term expansion or consolidation.

Among some of our successful agreements secured in 2024 was the letting of a number of buildings to a range of occupiers at Wellington Business Park, adjacent to Junction 26 of the M5 motorway, totalling 90,000 sq ft, achieving as much as £9.50 per square foot.

We also sold two large industrial investments at Cheddar Business Park totalling 20,000 sq ft for £1,665,000, let units at Crown Industrial Estate in Taunton, sold buildings in Minehead and completed sizeable landlord and tenant instructions in Yeovil.

Back in 2011 Robin Hutson (pictured on the left with his wife, Judy) the man behind THE PIGs opened the first PIG in the New Forest. “The lightbulb moment came when I saw the walled garden. NOW IS A GREAT TIME TO SELL AT AUCTION

We are reflecting on an outstanding year of property auctions which saw a range of agricultural land, residential and commercial property go under the hammer.

Our traditional in-house local property auctions are augmented by a livestream service enabling the widest possible audience for the property showcased. Property auctions provide sellers with the certainty of a sale – once the gavel comes down, the sale is sealed. The process also helps buyers with a clear timeframe for the whole process.

It is becoming an increasingly popular way of selling land and property as the procedure is relatively straightforward, with all the necessary legal and administrative matters in place prior to the start of the sale.

Auctioneer, Valuer and Partner, Rob Baker explains the pros of selling at auction: “Although it’s usually considered to be reserved for fixer-uppers and unwanted properties, this isn’t true at all. Auctions provide a fast route to achieving a sale for those looking to sell quickly. They have become a lot more accessible with live streaming and online options, meaning there are more buyers for each property.

Auction remains a fantastic method of sale for many types of properties, including residential, agricultural and commercial. Whilst not all properties would be suited to auction, it can be an excellent opportunity to realise and maximise the value of an asset that otherwise may well sit empty until any compromises can be surmounted.”

Prices of note achieved in 2024 included £199,000 for a single parcel of 9.93 acres of land at Fiddington, near Bridgwater. This was well in excess of the pre-sale guide and equated to £20,000 per acre.

Meanwhile 2 acres of attractive amenity pastureland at Croscombe, near Wells, sold for £66,000 – dwarfing its £25,000 guide price.

A spacious three bedroom farmhouse in a stunning, peaceful location at Benville, near Corscombe, Dorset, with approximately 8.63 acres of permanent pastureland and lakes was another of 2024’s highlights. It attracted a good deal of interest, and sold for well in excess of its guide price. The gavel falling at £559,000.

The property was subject to an agricultural tie – meaning it must be occupied by people engaged in farming or a similar rural enterprise. However, this restriction did not deter buyers and again shows the versatility of an auction sale for achieving competitive prices.

A commercial investment of flats in a converted church at Hatch Beauchamp, near Taunton, sold for £270,000 – again in excess of the guide price.

One of the more unusual sales was of Willow Cottage, a beautifully renovated home, which was wrecked by fire and left uninhabitable for a number of years. Despite its sorry state and lack of planning consents, it sold for an impressive £202,000£52,000 above the pre-sale guide.

2025 will see the Renters’ Rights Bill being rolled out across the UK, but what will this mean for landlords? On February 4th 2025, the Bill passed its Second Reading in the House of Lords, with the subsequent stages yet to be scheduled. Current predictions suggest the Bill will be introduced later in the year.

Key updates in the Bill include:

Notices: Landlords will now be required to give tenants four months’ notice instead of two, while tenants will need to serve two months’ notice before vacating.

Rent Arrears: Landlords will be restricted from serving notice for rent arrears until three months’ rent is overdue, increasing from the current two months. The notice period has also been extended from two weeks to four weeks.

Section 21 Notice: (Form 6a) will be abolished, and the Section 8 Notice will undergo updates that include new mandatory and discretionary grounds. When issuing any notice, landlords will need to provide supporting evidence, regardless of the grounds used.

Selling or Moving In: A new Ground 1 or 1A form must be issued if a landlord wishes to sell their property or take possession. This notice cannot be served within the first 12 months of the tenancy, and landlords cannot re-let the property for 12 months post-eviction (the restricted period). Failure to adhere to this could result in penalties up to £7,000 if the property is marketed during the restricted period.

Compliance: Landlords must register their properties on a new Private Rented Sector Database before marketing them. Fees for registration have yet to be disclosed, and failure to register can lead to fines of up to £7,000 for first offences and up to £40,000 for repeat violations.

Pets: Landlords will be prohibited from unreasonably denying a tenant’s written request for a pet. Tenants can challenge refusals through a first-tier tribunal. While there will be reasonable grounds for denial (e.g. a top-floor flat with no lift), discussions between landlords and agents will be essential on this matter.

Assured Shorthold Tenancies (ASTs): ASTs will be eliminated and all tenancies will begin as periodic with no fixed terms.

There is obviously a lot more to look at within the Bill. This is a brief overview of what we know will be coming in at some point in 2025. It is vital that landlords who manage their own properties are aware of the Bill as fines will be implemented should you fail to comply with the new regulations.
