FIVE NEW DEVELOPMENTS

Here we take you on a tour of some of the exciting New Homes Developments that my team and I will be working on over the course of this year.

Covering such a large and diverse area of the West Country, we are privileged to work with incredibly varied schemes which provide something for everyone looking for a brand new home in the West Country.

1. Sun Houses, Yelland Sun Houses by Devonshire Homes is a beautiful, contemporary development of 49 homes located in Yelland, close to the highly desirable village of Instow on the North Devon coast.

Each of the homes has been designed to make the most of the environment they sit in, with each property on site benefiting from South facing gardens and glazing, creating wonderfully light, contemporary homes.

2. Lovens Orchard, North Newton

If you’re looking for a home with a little more space around it, Lovens Orchard could be for you. A small site with just three open-market homes in the peaceful environment of North Newton. A short hop from both Taunton and Bridgwater, the homes at Lovens Orchard come with the possibility of an additional paddock for the new homeowners to enjoy.

3. Falkland Court, Somerton Falkland Court is a truly unique development of just nine homes, sited on the former Marconi Radio Station at Somerton.

Steeped in history, the radio station played an important part in the Falkland Islands War, hence the name of this stylish development which is constructed of local materials, with many of the plots enjoying original features from the 1920s build.

4. St. Mary’s Green, Ashill

It’s been almost three decades since a development of new homes was built in the Somerset village of Ashill. Conveniently located between Ilminster and Taunton on the A358, this small site of just 10 homes by Somerset developer Summerfield Homes is perfectly situated for those looking for connections via the A303 and M5.

Gascoigne Park, Milborne Port

5. Gascoigne Park, Milborne Port

Sitting on the edge of the beautiful Dorset village of Milborne Port, Gascoigne Park is close to both beautiful countryside and the characterful town of Sherborne. With a selection of family-ready homes, this site is perfect for families looking for accessibility to Sherborne’s respected schools and access to some of Dorset’s most stunning countryside.

Peace Of Mind For Landlords

The private rental market is a bustling sector with a constantly changing set of new rules and legislation for landlords to keep on top of.

Where once landlords might have chosen to manage buy-tolet properties themselves to maximise profits, the constantly changing regulations mean this is a less attractive option.

Time and knowledge are key to a landlord embarking on managing their own properties, but there are plenty of pitfalls for the unwary.

To be a “hands on” landlord it is essential to keep up-todate with the latest letting law along with health and safety requirements. Likewise you need to be available 24/7 to deal with leaks or problems at the property, chase up non-payment of rent; the list goes on…

Far easier to put the care of your precious investment in the hands of experts. This is particularly true if you live some distance from your property or are letting out your home while you are abroad.

Today’s tenants expect a swift response to their concerns and issues dealt with in a timely fashion. If the heating packs up who are you going to call? A qualified letting agent will have a list of reliable tradesmen who can respond quickly to a call out.

Property legislation is constantly changing and membership of ARLA Propertymark ensures that members are informed and knowledgeable about the latest legislation.

Crucially ARLA Propertymark protects consumers and their money by holding members accountable and empowering customers with knowledge and advice.

The professional body aims to reassure all of those renting and letting out property that agents who display the ARLA Propertymark Protected logo offer a better service and financial protection for their clients than the alternative.

As well as offering a fully managed service for landlords, Greenslade Taylor Hunt is also a member of this professional body.

Many landlords don’t realise that letting agents are not regulated. To avoid potential pitfalls it is vital to engage one that belongs to a professional body committed to driving up standards in the industry.

Amy Davidson MARLA, Associate and Senior Lettings Manager, heads up the Lettings team in our Taunton branch. She notes: “With constant legislation changes in the residential lettings industry it should always fill landlords with confidence when using a qualified ARLA member to manage their business.”

A qualified letting agent will ensure all the legal obligations are met and if anything should go awry, both tenants and landlords have access to an ombudsman free of charge.

LANDLORD CHECKLIST.

Make sure that the letting agent you appoint...

• is a member of the Association of Residential Letting Agents (ARLA), the Royal Institution of Chartered Surveyors (RICS) or the National Approved Letting Scheme (NALS); organisations that keep members upto-date with the law and best practice

• has client money protection;

• offers easy-to-read terms and conditions that clarify what the landlord and tenant are responsible for;

• gives clarity on fees charged;

• carries out regular property inspection checks.

It is worth remembering that any agent fees charged are currently tax-deductible.
