Set back behind a thick privet hedge with a generous front drive that would accommodate several parked cars, the interior is equally impressive and flooded with natural light. “It is extremely light and airy inside as there are so many huge windows,” attests the owner. “We fitted bi-folding doors on two sides of the new extension to the kitchen with its large roof lantern overhead so you can really connect the inside and outside – perfect for summer entertaining and in hot weather.” Flooring is either smooth limestone, engineered oak and new carpet in the living room and upstairs, and has underfloor heating laid throughout the downstairs as well as in two upstairs bathrooms. All the internal doors are new panelled oak veneer.

The stunning L-shaped kitchen dining family room offers oodles of space with bespoke handmade Shaker-style units in the cooking and breakfast bar area neatly fitted into one end where an open doorway leads into a walk-in pantry, next to which is the utility room.The pantry contains an integrated American-style fridge freezer, shelving and further units provide more worktop – all in a practical but beautiful composite stone - and an abundance of storage.

“I have been so pleased with our chosen layout. The walk-in pantry provides an abundance of space to hide those unsightly but necessary kitchen items, all of which are easily to hand but out of view keeping the kitchen worktops beautifully clear,” she enthuses. Behind the island in the kitchen area a sleek all electric Smeg range cooker with a five ring induction hob, two ovens, a grill and useful storage draw. In the island a neff diswasher is integrated and a Belfast sink with a Quooker boiling water tap. The utility room with a Belfast sink, large storage cupboard, worktop space and direct access to the garden is a great space for laundry all of which can be hidden away behind a closed door when entertaining.

A study and a snug lead off the kitchen to the front of the house, the snug with a log-burner in the fireplace. Another lovely reception room - the dual aspect living room - has a cosy feel with a carpet and also contains a log-burner, this one brand new; however, it is still a sizeable room full of light stretching front to back with a big bay window and window seat overlooking the garden.

Upstairs, there are four double bedrooms, the master particularly generous benefitting not only an en suite shower room but a dressing room too fitted with hanging space, shelving and drawers. The adjoining workshop and garage are excellent assets with a great amount of storage above, the spacious garage having double doors at both ends. “We have boarded out the area above the garage and workshop and there’s an automatic folding ladder at the press of a button for access; there’s electric light up there too – it’s a great space for storage,” says the owner. “The garden is low maintenance with predominantly lawn at the back with a raised patio in one corner that captures the sun and is a lovely place to sit in the evening.” The sunny, very tranquil garden is barely overlooked and completely enclosed bordered by fencing and hedging with pretty silver birches along the rear boundary; a timber garden shed also makes an excellent log-store.

“The proximity to Oakham, Stamford, Rutland Water and the A1 make this such an appealing location, and the village is a not a route through to anywhere so it is particularly quiet here. The renovation and work on the property has only just been completed so it really is in immaculate condition,” concludes the owner.

The beautiful conservation village of Exton is composed of pretty stone cottages, many thatched, the others with Collyweston slate roofs, surrounding a traditional picture book village green with a very attractive 18th century pub, The Fox and Hounds, which serves excellent food. There is also a village hall, farm shop as well as the multi-award winning Hambleton Bakery selling mouth-watering wares. Exton has its own very good primary school, as does nearby Cottesmore, and for secondary education the village is not far from much sought-after state and private schools the latter, for instance, in Oakham, Uppingham, Oundle and Stamford.

The Exton Park Estate is a haven for walkers and cyclists with a myriad of footpaths and bridleways enabling people to venture from Exton to Greetham and Empingham using the Viking Way and other paths some of which are private tarmacked roads. Its proximity to Rutland Water – about a 10 minute drive - is also a bonus for outdoor and water pursuits, whilst the glorious Georgian town of Stamford is a similar distance in the other direction with the A1 even closer for access to the North and South.
