A very handsome, 3 storey, 6 bedroom, Georgian house dating to the late 18th century stands in the little village of Gedney, just outside the small market town of Long Sutton in Southeast Lincolnshire, close to the borders of West Norfolk and North Cambridgeshire. Grade II listed, the typically symmetric Georgian façade being of particular interest, the property is surrounded by a sizeable, secluded garden enclosed by hedging and featuring a number of mature trees.

The Old Manor House has been a much loved home for a family of four for the last 30 years. “It has been the perfect place to raise our boys with so much space for them both inside and out, and the local schools have been excellent,” say the owners. The sunny and spacious house has very generous, finely proportioned rooms with high ceilings, the original timber sash windows on the facade, period fireplaces and two pairs of French doors opening onto the south-facing terrace. The front door and the French doors have overlights (or glazed panels) above to enhance the amount of natural light that floods inside. The property is presented in exceptional order throughout.

The ground floor has three large reception rooms – a formal dining room and a sitting room with a working fire, flanking the front entrance hall, and a study beyond in a later, single-storey extension. All the rooms face south so are exceptionally sunny and bright. Behind the hall, past the downstairs WC, a very spacious kitchen occupies probably the oldest part of the house with a wealth of original beams overhead, although the ceiling remains high. Murdoch Troon, a highly-regarded local Lincolnshire firm, fitted the bespoke, painted timber kitchen with its oak worktops and double Belfast sink. A Belling range-style cooker is for serious cooks with its many gas burners (the property is on mains gas) and electric ovens, and a dishwasher is concealed behind a unit door. A large utility room with a sink, leads off the kitchen which has

a door into the adjoining double garage. Here, a walk-in storeroom is within the garage and a door opens onto the rear garden.

Venturing up the carpeted, central staircase as it turns and arrives at a landing, the feeling of light and space continues where you find three large double bedrooms, a bathroom and a separate shower room and WC. A walk-in airing cupboard is in between. The principal bedroom has an abundance of bespoke, built-in timber wardrobes, cupboards, drawers and a vanity area. The second flight of stairs leads to the three bedrooms in the eaves which are also of huge dimensions, the rear one with a dormer window to the west.

Outside, the garden is especially private and secluded with lawns to the front and back. A gravel drive leads through double timber gates in the boundary wall and up to the house with plenty of space for parking in front of the adjoining garage at the back. Mature trees such as silver birch, a cedar and a willow are some of several in the front garden whilst beds are well stocked with shrubs and perennials. A Virginia creeper clothes the facade particularly resplendent in late summer and autumn as it turns to glorious reds. A paved terrace runs along the front of the house, ideal for al fresco meals or for just soaking up the sun, with a further gravelled area behind a dividing wall. Behind this stands a separate brick-built workshop and store.

The location has excellent road links being close to the A17 for reaching Norfolk and on to its beautiful coast to the east and for travelling north in the other direction. Peterborough is around 35 minutes away for the A1 South and where fast trains to London King’s Cross take about 45 minutes. All the local market towns contain attractive Georgian architecture having prospered greatly in that era. Local supermarkets include a Co-op in Long Sutton, a Tesco in Holbeach and various ones in Wisbech and Spalding. Spalding is particularly pretty straddling the River Welland, and Wisbech has the National Trust property, Peckover House on the beautiful North Brink overlooking the River Nene. A wide choice of excellent schools is in the area being in catchment for the grammar schools in Spalding (20 mins) – the High (for girls) rated Outstanding by Ofsted, and the Grammar (for boys) rated Good, with Holbeach Academy only 5 minutes’ drive, also rated Good. School buses come almost past the door. For private education, there is a preparatory school, Ayscoughfee Hall, in Spalding and the independent Grammar in Wisbech (15 mins) for both Junior and Senior levels.
