A truly charming property built in the late 1700s in a mixture of yellow stone and brick, the main part under a pantiled mansard roof, stands in the attractive and friendly village of Rippingale, just off the A15 about five miles north of Bourne in Lincolnshire. The accommodation is extremely flexible: it could be used as a three bedroomed house with an adjoining one bedroomed, ground floor annex, or as quite a substantial four bedroomed house with several reception rooms. Combined with the generous, well stocked and mature, private garden at the back this is a highly desirable property.

The owners came here for the quietness of the village and with such easy access to Stamford from where they originated. The house is full of character with an abundance of overhead beams and many cottage style doors with Suffolk latches. At the front, the enclosed porch opens into a large reception hall with an open fireplace within an exposed brick chimney breast, and the staircase ascending at the back of the room. This space used to be a dining room, whilst what is now a dining room was once a playroom. Both these areas have been laid with Amtico flooring. The almost twenty-six feet long living room is a lovely space with an open fireplace in the centre, and a glazed door opening onto the south facing garden to the rear.

The sunny, triple aspect kitchen leading straight through from the entrance hall, has been fitted with a new, bespoke, oak kitchen by Shirebrooks of Stamford. Worktops are solid granite; there is a double butler sink, an electric rangestyle Britannia cooker, and an integrated dishwasher and fridge. Beyond the kitchen, a door leads into a rear hallway from where you can access the garden, and doors lead off into a downstairs lavatory, a utility room and a walk-in pantry. Further along you find the annex which has sliding patio doors onto the garden from a reception room, a double bedroom with a wall of fitted wardrobes, and a spacious bathroom with a large walk-in shower as well as a separate fitted bath. Upstairs, the bedrooms and bathrooms feature lovely old walls, partially vaulted ceilings, timber beams, several fitted cupboards, and dormer windows. The bedrooms are good sized doubles, and the spacious family bathroom has a separate large shower and a fitted bath. Another upstairs bathroom has a shower, lavatory and washbasin.

The sunny, secure garden is glorious, mainly laid to lawn and enclosed by a beech hedge with a backdrop of some mature trees. It has a wonderful selection of shrubs and plants including evergreens for year round interest.York stone slabs create an attractive little terrace directly from the living room, and there is a small pond beside the annex, a greenhouse, a timber garden shed, and a separate double garage from the gravel drive at the front.

The location of the property is very handy being so close to the A15 giving good road links to many local towns. It’s a ten minute drive to Bourne, and about half an hour to Stamford and Grantham, and even less to Spalding. The village of Rippingale is a very friendly and lively place to live with plenty of things going on.Very few people know that the original inspiration for The Archers came from Rippingale, even down to the name of the local pub around which the village revolves: The Bull! This is a large, family run, traditional village pub serving food and with accommodation.
