Almost at the top of the hill in the centre of the little farming community and village of Owston set amidst glorious rolling Rutland countryside, is an immaculate, three bedroomed property dating back to the 1700s. Beautifully restored, modernised and maintained, this peaceful place affords wonderful views over farmland with a charmingly landscaped, sheltered garden capturing the sun.

In the words of one of the owners: “When we purchased the property, it was empty and had a faded elegance - apparently it had been lived in by a ‘Lady’ whose family had connections with the Royal family! The original part of the house believed to date back to the 1700s and had been extended in the 1970s - you can still see faintly where the original front door used to be and the old outside wall is now an internal wall forming part of the hallway and it’s really solid!”

The rendered building under a slate roof is very attractive with the old stone quoins kept visible on one end, with a wide stone path flanked by dwarf hedging welcoming you up to a Georgian style portico over the front door. The tarmac drive on the right leads through iron gates to a parking area and the double garage at the back.

“We’ve installed electric driveway gates and garage doors - both a little luxury but so worth it!” remarks the owner. As soon as you drive in, you can appreciate the stunning, split-level garden with its backdrop of mature trees, and the undulating hills beyond.

Inside, the house is light and airy enhanced by the neutral décor with old overhead beams painted white, and with considerably large, double-glazed windows. A feeling of understated luxury and comfort is generated by a wall to wall carpet underfoot throughout, apart from in the kitchen and utility areas where it gives way to tiles. Living spaces are in abundance with not only a very large reception room stretching front to back, but a generous sitting room and dining room to the front, and a brand new fitted kitchen leading into a conservatory. The main reception room is the favoured spot for the owners in winter being cosy around the Esse log-burner which is set into a very attractive stone fireplace. In summer the French doors, fully glazed either side, that open onto the rear terrace are perfect for throwing open in summer.

A new, handmade, classically-styled kitchen has only very recently been fitted and creates a superb cooking area that adjoins the conservatory, with its 180 degree glazing and, sensibly, a solid roof so you can enjoy the garden without roasting! As the owner informs us, “The new Alexander Lewis (Market Harborough) kitchen was added in July 2019 - the old kitchen was looking a little tired!

New underfloor heating and tiled floor went in first, then the gorgeous handmade units, stone worktops, SMEG range cooker [available under separate negotiation] and all built-in Miele appliances. It’s made it a beautifully light and airy room to enjoy entertaining in, and flows beautifully with the conservatory and French doors out onto the patio.

This is one of our favourite rooms now, especially in the summer when we can have the doors open and really enjoy the garden.”

From the hall, with a utility room and lavatory off to the right, you venture up the stairs where an arched window brings in much natural light and provides a lovely view of the garden. Two very large bedrooms are at either end of the house, both dual aspect enjoying windows to the front and back. There are vaulted ceilings throughout the upstairs, and this is particularly high in the master bedroom suite, its dramatic effect being one of the ‘wow’ factors that struck the owners when first viewing the house. The spacious and luxurious suite includes a dressing room lined with wardrobes and drawers, illuminated from a skylight, that leads to the en suite bathroom with a large fitted shower, pedestal washbasin, lavatory and bidet. The second bedroom also benefits from a large en suite, this one with a fitted bath with shower over. The third bedroom, to the front, is a double, and there’s a small study with built-in storage at the top of the stairs.

Outside, the gorgeous garden is a true asset to the property. The house and terrace stand above, creating the perfect view to enjoy it and the countryside beyond. Wide steps from the terrace lead down onto a sweeping lawn that gently slopes away to a beautiful pond featuring a little Monet-style bridge, near which is a classical stone bench under the trees. Stout evergreen hedging acts as good screening from the neighbour on one side, whilst lapboard fencing forms the boundary with grazing for horses on the other. Flower beds are filled with mature shrubs and plants, and several seating areas ensure there’s always a spot to capture the sun. The owner enthuses, “Another wow factor was, of course, the stunning garden and the views across the open farmland and rolling hills. We had a Crane summerhouse built in April 2019 and this gets the evening sun and is a lovely place to sit and enjoy the garden.” They also added the pretty iron gazebo on its round patio offering further seating choices.

Owston is only five miles to Oakham with Rutland Water just beyond, and less than ten to Melton Mowbray. The A1 and Stamford is about fifteen miles to the east, similarly to Leicester to the west. “The village and surrounding countryside are truly special being mostly farmland with no major roads,” says the owner. ”The house is especially peaceful and all you can hear most of the time are the birds singing. Gates Farm Shop and Garden Centre are a stone’s throw away and a favourite place to visit. Owston’s 12th century church opens for monthly services and community events such as Harvest Festival and Christmas, and the villagers also organise regular get-togethers based around the Village Hall which is conveniently next door - so not too far to walk home!” She concludes, “When we leave we will miss the exceptional peace and quiet here in this idyllic location.”
