The Dovecote is a fine, substantial, traditional style dwelling in mellow yellow stone that is more new than old but provides all the appeal of both. It stands overlooking south Lincolnshire’s open fields and distant woods in the hamlet of Cawthorpe, just north of Bourne. An attractive place, there are four Grade ll listed buildings here. The Dovecote was listed up until 1972 as it was owned by and in the curtilage of Cawthorpe Hall. Even when work converting it to a dwelling occurred around 2007, planning constraints were such that any extensions were only permitted from one wall, hence the wraparound nature of the property today. This was in fact very fortuitous as it created a much appreciated, sheltered suntrap of a paved courtyard accessed from four sets of double doors from three separate reception rooms as well as from the back door into the ancillary part of the house.

The current owners were attracted to The Dovecote for a great number of reasons. “We bought it for the sheer amount of space and connection with the outside, the outlook, the proximity to Bourne woods for dog walking, the quiet, rural aspect - it’s on a no through road to only a few houses - but also the closeness to local facilities in Bourne, as well as Stamford. There are good rail links at Peterborough and Grantham too,” states the owner.

The five bedroomed house is exceptionally spacious and light, downstairs in particular. The single storey entrance hall, providing a link between the old dovecote to the new building, has French doors onto the courtyard, as does the sitting room, currently used as a playroom, in the dovecote with its incredibly thick walls. This has been laid with

contemporary porcelain tiles creating a unity with those in the modern extension, and has a staircase leading up to the fifth or guest bedroom with its own en suite.

Outside, in a nod to the building’s original incarnation, and presumably because of planning stipulations, what might be thought of as a chimney projecting from the middle of the roof, is the old dovecote cupola (also known as a lantern or glover) now sealed off and clad in lead.

The capacious entrance hall leads to a cosy (despite its size) and carpeted, triple aspect sitting room to the front, where the current owners installed a log-burning stove, and to a superb, massive, open plan kitchen/diner/living room at the back. This triple aspect, L-shaped space is nearly twelve metres long at its maximum, and benefits three pairs of French doors onto the rear garden to the West, and two more pairs onto the central courtyard creating a fabulous living area and especially good for summer – or winter – entertaining. “The fantastic kitchen, true heart of the home, is a great entertaining space plus the sheltered courtyard which is a suntrap for family gettogethers and barbeques, really brings the outside in. It’s also a warming winter home with the Aga in the kitchen and log-burner in the lounge,” enthuses the owner.

The classic, clean-lined kitchen has granite worktops, and oak on the big island. “The oil-fired, two oven Aga has an electric companion alongside it – very useful in the summer or if entertaining or at Christmas, likewise there are two integrated dishwashers and two sinks,” the owner affirms. “I also love the pantry which is a fantastic space!”

Continuing on round the back is a utility area with a utility room, a boot room, its second downstairs lavatory, and an enormous dual aspect office with French doors opening onto the garden, that adjoins the back of the double garage. There is underfloor heating throughout the downstairs.

Upstairs, although modern, accommodation partially occupies the roof space so has character with some dormer windows and rooflights, indeed the stunning master suite with its walk-in dressing room next to its spacious en suite, has two West facing pairs of French doors that open to reveal Juliet balconies. As the owner

attests, “We have lovely views over open fields to the woods beyond, huge skies and big sunsets from the house and the garden, which is a great space for the kids to run around and play cricket on the lawn.”

The property is presented in immaculate order and tastefully decorated in quality paints. “We have recently decorated throughout in a muted and calming colour range; it’s a mixture of Farrow & Ball and Little Greene paints giving a country feel,” says the owner. “As well as creating the boot room, we have installed full fibre broadband via a leased line.”

The good sized garden is entirely enclosed by fencing, and some hedging, making it secure for dogs and young children. Low maintenance being mostly laid to lawn, it has well stocked beds along sloping banks on two sides of the house where gravel gives way to paving for alfresco dining at the back.

The location of The Dovecote is excellent for schools, state and independent. Bourne, less than five minutes’ away, has a good co-ed Grammar School, Witham-on-the-Hill is only ten minutes’ away, there’s Stamford Junior School, and Copthill, just east of Stamford.

Bourne is good for shopping with Sainsbury’s, M&S, Tesco and Lidl, many coffee shops and a leisure centre. The owner concludes, “It’s a quiet location but you wouldn’t know that Bourne is on your doorstep. It’s really convenient for Stamford and all that the town has to offer. There are great road and rail connections, with the A1 nearby, plus connections to London and the North from both Peterborough and Grantham. Above all though, we’ll miss the space and the outlook.”
