The layout is very versatile with the kitchen, with its island and breakfast bar, linking under a wide archway into what is currently a sitting room but could be a dining room; a door from the kitchen opens into one end of the huge living room where the owners have a dining table, and where there is easy access through French doors onto an enclosed decked area outside. The range style cooker is all electric with an induction hob, and central heating is oil-fired but with an electric immersion for hot water.

The owners have lived at Bank Farm for seventeen years coming here from more densely populated Hertfordshire to enjoy the space and peace, as well as providing an ideal home for their horses. They have made a great deal of improvements to the house including fitting the two log-burners, refurbishing the bathroom, redecorating throughout and, about three years ago, renewing all the windows, gutters and fascias, and reroofing the garage. They also laid all the new flooring downstairs.

Outside, the stable blocks, which form an L-shape around a gated yard area, are conveniently close to the house, so too, the almost twenty feet long building currently used as a gym but perfect as a home office as it has electricity, wi-fi and is properly insulated. There are four stables in all, two especially generous with a large tack room in between which still contains the old saddle racks from days gone by, and another tack room adjoining the other block. Behind the stables is a huge hay barn nearly forty feet by twenty feet with double doors at one end and a gated entrance at the other. The paddocks amount to about two and a half acres, and the menage is 40m x 20m with a rubber surface over sand.

“There are plenty of walking and riding opportunities off-road here; about a mile away we have access to an area with lovely lakes, and on the other side of the Nene there is a nature reserve,” informs the owner.

The property nestles in a sheltered spot with mature trees, shrubs and hedging creating a little enclave, a haven for wildlife and hundreds of birds - a truly magical place. “We have created different sections in the grounds which are leafy and secluded,” says the owner. “A path takes you along a woodland walk around the perimeter – great for exercising dogs – and we see so many birds, especially in winter when the trees are bare: there’s a resident barn owl and little owls, and we see and hear kingfishers along the water where there are also swans with cygnets, and lots of migrating birds. The views from the house stretch across the landscape in all directions, again especially in winter, it really is very beautiful.”

The location is superb if you want a peaceful country lifestyle but within easy reach of a town and city. Whittlesey is only a mile south with everything you need including schools – there are two Ofsted rated Good primary schools and a Good secondary. Another Good primary is the Duke of Bedford a couple of miles north in Thorney, whilst the city of Peterborough also has excellent schools. Being just a fifteen minute drive to the station, a London commute is perfectly feasible with fast trains to Kings Cross taking around 50 minutes, and a Waitrose is right next door to the station! There are good road links too with the A1 on the far side of the city and the nearby A47 a direct route into Norfolk to the east.
