On the outskirts of the highly sought after village of Moulton, a few miles east of the Georgian market town of Spalding in the South Lincolnshire fens, is an almost brand new property built in a very appealing traditional style.

At the time of purchase it was not completed which allowed us to add our finishing touches such as design the kitchen and choose the rounded corners and cupboards (all at a premium). We upgraded some of the appliances and installed remotely-controlled underfloor heating in the tiled hallway and kitchen-diner.”

Darker premium carpets were chosen to create a contrast with the cream-coloured walls and light brick of the fireplace. As the owner divulges, “We have enjoyed the beautiful views, extraordinary sunrises and sunsets due to its orientation – east facing at the front and west at the back. Also, we think its proximity to the pond adds an element of natural beauty and attracts an abundance of wildlife: we’ve had a variety of creatures live near our garden, from a family of moorhens to a family of ducklings, muntjac deer, rabbits, woodpeckers, kingfishers, and the odd fox - they’re all part of daily life here! We’ve also found the addition of a coach house, or annex, has made it so much easier to have friends and family around, as they have remained independent whilst visiting and spending time with us; to some friends it became very much a ‘holiday cottage’!

The owners have relished being part of a small community. “The small village feeling has been evident from the start. On the day we moved in, neighbours from the village stopped to say “welcome to the village”, which was truly heart warming,” he says. “We have loved the fact that we can walk to the centre of the village on a summer evening and enjoy the local amenities, including a welcoming pub, and the historic Moulton Windmill (the tallest in the country), living history since 1822! There is also a post office and a butchers’ as well as the very picturesque All Saints Church, built in 1180. We work and carry out our daily life in Spalding, just 10 minutes away (Baytree Garden Centre 5 minutes, McDonald’s 7 minutes!) and Peterborough is only 25 minutes on the back roads through Moulton Chapel.” For those with children, there is a superb primary school in the village, and the excellent 11+ state grammar schools – The High (for girls) and The Grammar (for boys) in Spalding - have free buses passing by.
