In the heart of a charming village only a couple of miles southwest of Stamford and about a mile from the A1, in a conservation area, there stands a very quaint abode built on a gentle hill with its unusually shaped, acre garden full of intrigue, providing glorious views of the fields and wooded hills beyond. This delightful property is made up of two separate stone dwellings but linked by virtue of an inspired, glazed vestibule laid with tessellated, Victorian tiles – and has a wonderful higgledy-piggledy arrangement of architecture with tall stone chimneys and gables including a curvaceous Dutch gable, stone mullioned windows some in stained glass, and gothic-arched doors, all under rooves of Collyweston slate.

Although originally dating to the 1600s when it was a one-up onedown cottage, it has had extensions in the 1880s and the 1900s now presenting as a quite substantial home.

The main house comprises four double bedrooms, all upstairs, two with en suites and a family bathroom serving the other two, a huge drawing room, a dining room, a kitchen breakfast room, a garden room and a lovely big hall with an equally spacious landing above. The cottage or annex – once the coach house – also enjoys a large hall which doubles as a dining area, a spacious, light sitting room which had been a bedroom in the past hence the handy bathroom off it, a galley-style kitchen and a garden room with sliding doors onto the garden. Upstairs, a generous landing leads to a second bathroom and a wonderful, commodious bedroom with three windows to the west and two over the garden to the east. Here, stepping through a window, you have access to a large, flat roof with parapet which can provide an ideal spot for sunbathing!

The property has been the much-loved home of the owners for the past twenty-seven years, who introduced several changes such as joining what were two reception rooms to create one beautiful, light-filled drawing room retaining the old parquet floor, a feature which continues into the similarly elegant and spacious hall. They also connected the two dwellings; in fact, when it became available, they purchased the old coach house which had been previously sold off, to provide an annex. Masterfully linking the two, the glazing in the vestibule, with its French doors onto the garden, cleverly incorporates the old ironwork tracery, and the reclaimed floor tiles are a perfect inclusion. They also added the glazed garden room and the swimming pool.

Some period features make this an exceptional property. It was once owned by the village stonemason – whose work included a great deal on the church – with the initials ‘W’ and ‘P’ for William Perkins (and presumably an ‘M’ for his wife) highlighted in the stained glass in the tops of old trefoil windows above the dining room French doors. Despite some grand features, comfort and homeliness seem uppermost. Old fireplaces, including one (now sealed off) in the kitchen, combined with overhead beams and exposed brick, lend a cosy feel in winter, and the many connections with the garden are perfect for summer living. The house has been well maintained with a recent addition of extra insulation in the roof.

ANNEX

Outside, the secluded, peaceful garden is a delight. Vehicular access is along a gated, gravel drive under an archway adjoining the neighbour, which leads to two large, double garages beyond which is the swimming pool. A natural stream with water that runs off the field on the other side of the road appears near this area and splits into two channels providing the sound of running water. When the owners first came here the garden was quite bare but now, having planted a huge array of trees such as cedar, oak, beech, apple, plum, and greengage, amongst many others, it is now a mature, magical, verdant space of sun and shade with mown paths leading to different garden rooms tempting you to explore or pick the autumn harvest. Stone walls are a feature and a beautiful colonnade awaits fresh new planting.

The indoor heated swimming pool has been a great benefit to the owners, in daily use. The pool has a liner which look like mosaic-tiles and is surrounded by non-slip matting. It is at a constant depth of around 3’6” making it excellent for supervising young children.

Closer to the house, a paved terrace directly off the garden room and close to the kitchen, is perfect for eating outside. The annex has been a versatile dwelling, sometimes rented to stallholders for events at nearby Burghley – suggesting AirBnB a possibility – or as a home to adult grandchildren. It might be ideal as a granny annex particularly if the sitting room became a bedroom again.

Easton on the Hill is a lovely place to live. Extremely friendly, with lots of activities, a monthly social event is centred around the green when everyone brings their own drinks and nibbles. There’s a shop and post office, a village hall, a nursery school, a cricket club, a well-attended church and a thriving pub. There are beautiful surrounding walks in peace and quiet and yet the village is on the A43 and very close to the A1. Glorious Stamford is less than a 10 minute drive away for everything you need including excellent schools and a train station, whilst Rutland Water for outdoor leisure pursuits, is 20 minutes drive away in the other direction. Peterborough is also about a 20 minute drive and has fast trains to London taking about 50 minutes making commuting very attractive.
