Situated in the old part of Yaxley, a Conservation Area, The Old Bakehouse was originally built as two cottages in 1780. Over time, it has been sympathetically altered and extended into one large family home retaining some of its period heritage with its original timber frame exposed as a feature in the inner hallway and study. “In the past, the property had its own bakery in the garden, which is fascinating as our surname is Baker and my business is Bakehouse Communications which I operate from the office in the garden,” divulges the owner. “There was only one name for the house – The Old Bakehouse!”

The owners have lived here for eleven years carrying out various changes including transforming the kitchen breakfast room by adding an impressive contemporary extension on the side; now a vast, light, open plan space, it has plenty of room for dining and relaxing, and bi-folding doors onto the terrace at one end. As the owner states, “Inside, we have stamped our personality on the property with the creation of a major family space at the rear of the house. Here we can pull back the bifold doors and enjoy breakfast in the Spring and Summer, whilst in the winter months we can cosy down in front of the log-burner in the snug in the front of the house.” With so many reception rooms there is great versatility; for instance, if required, a fifth bedroom might be created, especially with the downstairs cloakroom nearby.

As the owner attests, “Our home has been a great place for entertaining our friends in the village with many little seating areas dotted around the garden and one main space with its own covered dining area and bar. The garden has been designed by myself into a series of rooms which children and adults love to explore as it intriguingly unfolds when meandering down from the house.”

The garage, studio, office and bar area have electricity, including broadband, and a water supply – there is a sink here, which means that it wouldn’t be difficult to introduce a bathroom/WC should someone wish to create an annex (subject to the necessary consents) or as guest accommodation.

The large village of Yaxley is well served with a small shopping centre, a doctors’ surgery and three highly regarded schools. There is also a friendly village pub, a dentist, a florist, a library, two supermarkets, a lovely church dating back to the 13th century, and a park, all within walking distance. It’s just five minutes’ drive from the A1, with the city of Peterborough a 10-minute drive with a fast train service of 46 minutes to London Kings Cross making it ideal for a commute. Hampton shopping centre is even closer. “There is a really good sense of community here in Yaxley,” declares the owner. “Yaxley is a lively place full of genuine people, and with lots going on; a period property, home to the old RAF club, is currently being renovated into a wine bar and restaurant, with several other quite new eateries in the village. We are moving as we want to downsize and fulfil a plan to build our own home for retirement, but we want to stay local as the village has so much to offer and we have such lovely friends around us.”
