October was an exciting month filled with new initiatives, community connections, and celebrations across the Doug Tarry Homes team.

We also had the opportunity to support several local organizations this month, including the St. Thomas Curling Club. The St. Thomas & District Chamber of Commerce, along with Doug Tarry Homes, organized a wonderful event welcoming new physicians to our community at Eagle Ridge. Doug Tarry Homes was proud to host and connect with the many talented professionals who now call St. Thomas home.

In keeping with our commitment to celebrating excellence, Suzie had the honour of presenting the Doug Tarry Award to Parkside Collegiate Institute graduate Nelson Ayenil, recognizing leadership and community spirit among local youth.

We were also thrilled to see the completion of Project Tiny Hope, where 16 residents were welcomed home to 21 Kains Street — a true community milestone made possible through the collaboration of Doug Tarry Homes, Sanctuary Homes, and countless partners, businesses, and volunteers.

And we’re proud to share some exciting recognition — Doug Tarry Homes received the 2025 OHBA Award of Distinction for New Low-Rise Green Building for our Eagle Ridge – Northgate model. This honour highlights our continued dedication to innovation, sustainability, and quality in homebuilding.

October also brought a bit of fun and team spirit! Our staff showed off their Blue Jays pride during the playoff run (#WeWantItAll), and we hosted a Realtor Appreciation Event to thank the wonderful real estate professionals we work with — and to introduce our latest promotion.

Lest We Forget — Remembrance Day in St. Thomas

As the leaves settle and November rolls in, our community takes a quiet moment to reflect. On November 11, St. Thomas comes together at the Veterans Memorial Garden to honour the brave men and women who served and sacrificed for our freedom.

Our city holds a proud history of service — more than a thousand residents from St. Thomas and Elgin County answered the call during the First World War, and many more have since followed in their footsteps. The Cenotaph on Moore Street stands as a timeless reminder of their courage.

ACCORDING TO SEPTEMBER 2025 LSTAR

DATA:

• The average home price across the region was $622,805, down about 2.9% year over year.

• The MLS® Home Price Index benchmark price for a “typical” home stood near $562,300, a modest 8% decline from 2024.

• The sales-to-new-listings ratio has dropped to 31.4%, firmly placing the market in buyer’s territory.

• The region now has approximately six months of housing inventory, compared to under three months last year — meaning buyers have more time and choice than at any point since before the pandemic.

SPECIFICALLY IN ST. THOMAS, THE MARKET REMAINS STABLE WITH MODEST PRICE ADJUSTMENTS:

• The average sale price in recent months has hovered around $570,000, nearly unchanged from last year.

• Active listings have grown more than 15%, while median days on market have stretched to about 25–30 days, giving buyers space to make thoughtful decisions.

ARCHITECTURAL RESTRICTIONS

At Doug Tarry Homes, our architectural guidelines ensure compatible, high-quality home designs that enhance the streetscape and promote harmony between neighbouring houses. We emphasize reducing the visual impact of garages while encouraging covered porches, detailed front elevations, and welcoming entryways. A diverse mix of home types, sizes, materials, colours, and rooflines is required to avoid repetition and maintain visual interest. These guidelines support the creation of attractive, cohesive, and well-designed communities. To maintain visual diversity and avoid a repetitive streetscape, a major requirement is that identical elevations must be separated by a minimum of four lots and must feature distinct exterior colour palettes.

Recipe of the Month

INGREDIENTS:

crust:

1 cup graham cracker crumbs

1 tablespoon sugar

1/4 cup butter, melted

filling:

2 packages (8 ounces each) cream cheese, softened

2 large eggs, room temperature, lightly beaten

1-1/4 teaspoons ground cinnamon

1/2 teaspoon ground nutmeg

Directions

topping:

2 cups sour cream

2 tablespoons sugar

1 teaspoon vanilla extract

12 to 16 pecan halves, chopped

3/4 cup sugar

1 can (15 ounces) pumpkin

1/2 teaspoon ground ginger

1/4 teaspoon salt

1. In a small bowl, combine the graham cracker crumbs and sugar; stir in butter. Press into the bottom of a 9-in. springform pan; chill.

2. For filling, in a large bowl, beat cream cheese and sugar until smooth. Add eggs; beat on low speed just until blended. Stir in the pumpkin, spices and salt.

3. Pour into crust. Place pan on a baking sheet. Bake at 350° for 50 minutes.

4. Meanwhile, for topping, combine the sour cream, sugar and vanilla until smooth. Spread over filling; return to the oven for 5 minutes. Cool on rack for 10 minutes. Carefully run a knife around the edge of pan to loosen; cool 1 hour longer.

5. Refrigerate overnight. Remove ring from pan. Top with chopped pecans. Refrigerate leftovers.

A message from our President

Earth, Wind, Fire and Water. The first three are a great funk and soul band from the 70’s and 80’s. Add the fourth and now we are talking about the potential for catastrophic weather events. Anyone who follows either me or Doug Tarry Homes, even a little bit, knows that our company has done a good deal of work on wind resiliency over the years.

We did some great work down in Puerto Rico after hurricane Maria, and more locally here in the St. Thomas area we’ve partnered with Western University and the Institute for Catastrophic Loss Reduction. Most of our efforts have been around wind and keeping roofs on in a high wind event. However, we are also involved with advancing building codes on flood, fire and comfort.

Why is comfort such an important part of our effort? Because the extreme loss of comfort is death, and we must be aware of the potential risk to the occupants of the residences we build. Codes are important and the work that building inspectors do to ensure the safety of the occupant is critically important. However, codes are not keeping up, and both the homebuilding and the insurance industries are recognizing that what we build must be more durable.

As homes are built tighter and the climate warms, it’s not enough to look at how we can keep our roof on. We must also look at how to keep our homes from overheating and our walls from rotting due to poor moisture control. That’s why a more holistic approach to how we build is crucially important in our efforts to create more resilient homes. It is also reassuring that industry is taking notice, even if governments might be a bit behind in their actions. Over the last month I had the pleasure of attending the EEBA Summit in St. Paul, Minnesota, the “Leading from the Front” event in Denver, and the CHBA fall meetings in Ottawa. What did they all have in common? The topic of resiliency was a major discussion, especially around how we as the building industry can work better with our insurance providers. It is not a question of whether there will be a major weather event in the areas we serve, but when.

The “Leading from the Front” event was especially interesting, as I was the only Canadian homebuilder at this invite-only roundtable that featured some of the top high performance home builders as well as some of the largest public builders in the USA. It was a much needed dialogue.
