t would be fair to say that many people come to Gungahlin for the convenience of living close to the town centre, but they often end up staying for the sense of community found in this suburb.

It’s bordered by Gungahlin Drive, Gundaroo Drive, Horse Park Drive and Manning Clarke Crescent, but when you take a second look, you’ll soon realise there’s more to it than meets the eye.

Sure, there are plenty of shopping options; restaurants, clubs and pubs (make sure you check out Cypher Brewing); and sporting facilities, from the aquatic centre to football grounds. But the residential areas also have much to offer.

From high-rise unit developments to boutique townhouse complexes and freestanding family-size homes, Gungahlin appeals to all kinds of buyers.

Stone Gungahlin agent Jess Smith says it’s a real mix.

“First-home buyers, upsizers looking for family-friendly spaces and downsizers who love the convenience and accessibility of the area are all looking at Gungahlin,” she says.

She says open-home traffic is solid, and early offers are becoming increasingly common. According to Domain data, the median house sale price has increased by 29.2 per cent over the past five years.

At least, that’s how it seems when staying overnight as a guest of Jamala Wildlife Lodge, located at the National Zoo & Aquarium.

The setting is beautiful, isolated on the outskirts of Yarralumla, nestled between the Molonglo River and the Arboretum’s forests, although it is conveniently located just 15 minutes from Canberra Airport.

Within the lush surroundings of the zoo grounds, you are plunged into a thrilling safari experience, one where some of the most magnificent animals on Earth become your intimate dining and bunking companions.

This is a big part of what makes Jamala unique and attracts thousands of visitors from all over the world, says general manager Amanda Mead.

“You completely forget you’re in Canberra, that’s the beauty of it,” she says. “There are some wonderful zoo accommodation experiences around Australia, but there is nothing [quite] like Jamala.”

As a recent visitor – and someone who has safaried in Uganda – I would argue this is about as close to an authentic experience as you can get.

From the moment you arrive, it’s as though you’ve passed through a veil to Africa with privileged access to its emblematic wildlife.

the garden terrace, infinity pool and a black-and-white colobus monkey habitat. Sculpted from glass, stone and timber, the seven-room lodge is one of three distinct accommodation precincts offering a luxurious stay amid plush African-themed interiors, each with its own unique animal experience.

Following afternoon tea, our friendly and knowledgeable guide, Sabrina, took us on a walking tour past a wide variety of habitats, pointing out the zoo’s resident families and conservation efforts for endangered species.

Funds raised from animal encounters and Jamala Wildlife Lodge directly support animal conservation in the wild and other welfare programs.

Mead says the vision is for guests to immerse themselves with the animals and come away with a greater understanding of conservation.

“It’s another part of what our guests love and appreciate – that their Jamala stay goes towards helping these beautiful animals,” she says.

The hands-on aspect was certainly a lot of fun. Our group fed curious, eager deer in the open-range section and was introduced to a two-tonne rhino who sidled up to the fence for a pat! This gentle giant lingered longer than expected, providing an extra special moment to marvel at his powerful presence up close.

Giraffe Treehouse, there was another incredible animal encounter in store –feeding our charming new room-mates, Skye and Khamisi. They freely roamed about their habitat and could be seen and heard from the balcony munching on branches at all hours of the night. With the occasional sounds of other zoo wildlife drifting over, it’s a surreal pleasure to gaze upon giraffes mere metres from the lavish comfort of your room. One of my dinner companions summed it up later that evening, saying: “It’s all so hard to believe”.

lions, whose sleeping den adjoins the rainforest cave where Jamala guests exclusively dine throughout their stay. Once a more casual banquet affair, dinner is now an event in itself, with four gourmet courses served with your choice of drop. had been eyeing off a stay since COVID, and all were keen to return.

Mead says they’re hoping to build on Jamala’s success by continuing to offer an outstanding guest experience.

“As part of our 10-year birthday celebration, we will be opening up our loyalty program for our guests who encourage people to come and book with us because they’ve had such a wonderful stay,” she says.

A public display of construction

What better way to market a home-building firm than to show potential customers the quality of your work in an actual house?

Newly arrived in Bega Valley, NSW, couple Jaimee and Tim Sorensen knew they’d have to market their business, Rensen Constructions, to locals a little differently to stand out.

The pair decided to take the concept of “show, don’t tell” literally and built a $2.495 million display house as a marketing strategy to advertise their construction skills.

“A lot of the reason for us coming down [to Bega] wasn’t just to sell people a home plan … but to understand how we can maximise this for them and get the greatest lifestyle achieved for them as well,” Jaimee says.

The 49 Wumbalwarra Drive display house has garnered lots of attention from potential buyers, despite being priced well above Bega’s $620,000 median house price, says listing agent Stuart Cook of LJ Hooker Bega.

“There’s a lot of interest in it in the sense that it’s a new offering for our area from a design and quality of build [perspective],” he says.

As building and construction costs continue to rise, she says it has become more challenging for builders to stay competitive while making a profit.

Building a display home as a marketing strategy was a considerable risk, but it paid off with new clients signing the duo up to build their dream homes, Jaimee says.

“After we built this home, we have got three new house builds already locked in, with another two potential as well,” she says.

“So, it has served its purpose in terms of attracting new business opportunities.”

The property has been crafted to take advantage of breathtaking panoramic views over the Bega Valley and Biamanga (Mumbulla Mountain).

It features four spacious bedrooms, with the main bedroom having a sleek walk-in wardrobe with custom cabinetry and an en suite. The living and dining space has floor-to-ceiling windows that look out to the incredible scenery and invite in plenty of natural light.

“We have utilised the natural slope of the block, so the house appears unassuming from the road and then has a full glass-front entrance ... to show the green rolling hills and Mumbulla Mountain,” Jaimee says.

Cook says the property is “one of the best houses in Bega Valley” and will likely break regional sales records. Cook says there is a broad range of price points for land and property in the area.

Recent sales include a $2.3 million house and a $2.6 million farm. Jaimee and her husband do not expect to profit from the property sale. “It was a massive gamble by us, but so far, we’ve been really fortunate with the response and the business opportunities that we’ve been able to generate,” she says. The property is available for viewing by private inspection.

Aubergine restaurant in Griffith was a Canberra fine-dining institution for some 14 years, and there are, no doubt, many foodies still mourning its passing.
