South Canberra is the country’s best region in which to raise children, but expect to pay more to secure a home there.
New and expecting parents who want to live in those suburbs with the best childcare and childhood development services should be prepared to pay a premium for property.
Health insurance comparison service iSelect has analysed the best regions in Australia for raising a family, ranking them based on factors that include childcare costs, performance of local healthcare systems and the number of available childcare places.
“Starting a family is an exciting journey, but it also comes with many decisions around access to support services in your area and how to plan for your child’s future,” says iSelect general manager Andres Gutierrez.
“Our research shows that the availability and affordability of childcare can vary significantly across Australia, as can healthcare quality.”
The regions analysed were based on the Australian Bureau of Statistics SA3 regions, and iSelect’s research revealed the top 10 were spread far and wide, from CottesloeClaremont in Western Australia to the Kenmore-Brookfield-Moggill region in Queensland.
In addition to the financial burden of raising a child, parents would need to pay a premium to live in these suburbs, as houses in all of the top 10 regions on the list are above the combined-capital median price of $1.17 million, according to Domain data.
The SA3 region of South Canberra, which encompasses Red Hill, Griffith and Forrest, is considered the best place in which to raise a family, with the best childcare availability of any
region across the nation, according to iSelect. However, the Domain House Price Report shows that the region’s median house price is $1.93 million, significantly higher than Canberra’s median of $1.04 million.
However, despite the higher house prices, the quality of life offered to families makes buying in the area worthwhile, says agent Janae McLister of Belle Property Canberra.
“There’s a lot of access to everything,” she says. “There are multiple ovals and sports every afternoon. There’s the Manuka pool for summer.”
Plus, McLister adds, the public transport is “incredibly good”.
She says a large diversity of property types, from small apartments to massive period homes, generally accommodates buyers with budgets at both ends of the scale.
The median unit price is $664,944, which is seen as a much more affordable alternative, while the median weekly rent for a house is $930, and for a unit, it is $610.
Buying in Canberra’s south
The Inner South, in particular, has some of Canberra’s most desirable suburbs, offering proximity to top schools and popular attractions.
Mario Sanfrancesco of Blackshaw Manuka says interested buyers should enter the market prepared with the knowledge of recent sales on specific streets, since price points can vary significantly within each suburb.
“Buyers are not just buying a house [but] a lifestyle and, usually, for the long term,” he says.
“Homes that attract strong interest can receive many offers and transact quickly, [so] if borrowing, buyers need to be financially ready with pre-approval.
“A good relationship with a conveyancing solicitor, who can review contracts on short notice and provide advice [is an advantage].”
For young families on a more limited budget, popular suburb choices include Narrabundah or Deakin. Buyers typically look for well-maintained or renovated homes in desirable school catchments, with open-plan layouts, entertaining areas and outdoor spaces for children.
“For families with older children, high demand is seen in Red Hill, Forrest and Yarralumla … for larger homes with recreation items, such as pools, entertaining, and multiple living and breakout areas,” Sanfrancesco says.
Families with schoolchildren often want plenty of storage, mudrooms, large rumpus or media rooms, and bedroom zoning between parents and kids.
Sanfrancesco says the past 12 months have favoured buyers, but lowered interest rates and tightening stock levels are rapidly favouring sellers.
“Now is the time to buy into the area,” he says. “Demand remains strong for quality homes with architectural interest, generous land size and excellent school proximity.
“Sellers who invest in presentation, marketing and take advice on strategy are achieving the best results. Overpriced or under-prepared properties are facing more buyer scrutiny.”
The Inner South is a “prestige market with discerning buyers, which sets a high bar for sellers”, he adds.

The former property of acclaimed painter Russell Drysdale is a piece of Australian art history.
Some houses are designed, but the most memorable ones are composed. This coastal retreat was once the home of the eminent Australian landscape artist Sir Russell Drysdale and his wife, Maisie Drysdale. It was built six decades ago for the couple by their friend – and another master of his craft – architect Guildford Bell.
Finished in 1966, Bouddi Farm sits on the NSW Central Coast and coalesces
gracefully with its bush setting. The 4.6-hectare property adjoins the Bouddi National Park, which is about 70 minutes’ drive from Sydney.
The property consists of three buildings enmeshed in their bucolic surroundings: the heritage-listed fourbedroom main house; Drysdale’s painting studio, which is a treasured part of the estate and has remained nearly untouched; and a residence called Cloud House.
The latter three-bedroom cottage was constructed during the Drysdales’ era for Bouddi Farm’s caretaker and boasts a tranquil view over the Brisbane Water estuary.
It has since operated successfully as boutique accommodation.
Drysdale spent the last decades of his life living and painting at Bouddi Farm, and passed away in 1981.
The current vendors, Gordon and Lucille Sandes, bought the property from the Drysdale family about 25 years ago and undertook a sympathetic restoration. Bell’s modernist signature
has been honoured by keeping the home’s robust and earnest finishes, such as bare brick walls, cool floor tiles and warm banks of timber on the ceilings.
The swimming pool, set amid verdant lawns and with a bougainvillea-draped pool house, was also rebuilt last year.
“It was a considered restoration, not a renovation, and if the Drysdales were to visit the property today, they probably wouldn’t notice anything had changed,” the Sandes told Domain.
Listing agent Lea Turner from Ray White Killcare says the residence is a regional landmark, a key component of NSW’s architectural history and significant to the Drysdale legacy.
“The home still celebrates Drysdale, his love of the bush, the horizon and the intense Australian skies – of being immersed in uninterrupted landscape,” Turner says. “When the current owners purchased Bouddi Farm, the property wasn’t in good condition, so they embarked on a major yet sympathetic restoration.
“They were careful to remain true to all aspects of the original design and architectural intent
“The house was designed to blend seamlessly into its natural surroundings, so it embraces the land rather than dominates it, which was obviously Guildford Bell’s architectural style and matches Drysdale’s love of the open landscape.”
Drysdale’s landscape
Drysdale’s paintings of outback Australia and its unruffled inhabitants diverted from the previous lush and abundant depictions of regional Australia, according to National Gallery of Victoria Australian art curator Beckett Rozentals.
Rozentals says that, in 1944, the artist was commissioned by the Sydney Morning Herald to tour western NSW with journalist Keith Newman and illustrate the impact of the drought. The experience stayed with him and informed his work.
As such, Drysdale’s own home was never going to impose on the environment. Decades on, it remains true to its surroundings.

Sir Russell Drysdale is one of Australia’s most groundbreaking artists. He was born in England in 1912, emigrated to Australia in 1923 and was educated at Geelong Grammar School.
In 1954, he represented Australia at the Venice Biennale, alongside Sidney Nolan and William Dobell, and in 1960, he became the first Australian artist to be given a retrospective by the Art Gallery of New South Wales.
“Drysdale’s work paved the way for more nuanced and complex portrayals of the Australian landscape,” says Beckett Rozentals, a curator of Australian art at the National Gallery of Victoria.
“His work helped to raise the profile of Australian art on the global stage.
“Drysdale conveyed an understanding of the stoicism of people living in drought-stricken areas, many of whom were still feeling the financial impacts of the Depression.

“Bell and Drysdale crafted a design that remains timeless, and the heritage listing honours the care that has gone into conserving this place,” she says.

next custodian, Turner says. “Some are looking for a place to pursue their creative lifestyle, with or without subsidised income from the short-stay accommodation opportunities with Cloud House.”
