Graduating from first-home buyer to next-home buyer status is not all confetti cannons and celebratory selfies in front of oversized sold stickers.
Instead, upsizing from a unit to a house is becoming increasingly difficult.
The latest Domain House Price Report reveals that the price gap between a unit and a house is nearly double in most Australian capital cities. In Sydney, the median house price is $1,645,444 compared to $812,863 for a unit – a $832,681 jump.
“For somebody who has purchased a unit and they want to purchase a house as their next property, it can probably feel like starting again,” says Domain chief of research and economics, Nicola Powell.
Beyond the price gap between a unit and a house, the disparate capital growth between the two has this cohort of buyers stuck. “When you are a first-time buyer, and perhaps you’re looking to purchase a unit or apartment, we have to remember the units and apartments don’t see the same rates of capital growth as houses,” Powell says.
In the past five years, Melbourne’s median house price has risen $136,271 compared to units’ capital growth of $15,206 in the same period.
In Sydney, the median house price has soared by $510,000 compared to units, which grew by $73,7000, according to Domain data.
Next-home buyers are finding it increasingly difficult to upsize from units to houses as the price gap widens between the two.
For those first-home buyers who purchased a unit and are looking to upsize to a house, this capital growth is not enough of a stepping stone to make the full leap.
The reality for many is that selling and buying costs alone would likely absorb any capital growth from the unit –leaving little for the house deposit itself.
Lack of appreciation
Nicole Campbell, a partner mortgage broker at AXTON Finance, regularly works with Melbourne-based first-
home owners who have outgrown their property and are looking to upsize.
“I’ve got quite a few first-home buyers who thought they were doing the right thing five years ago by buying an apartment, getting in the property market, and five years later it’s only appreciated by 10 grand,” she says.
“They had all of the best of intentions, but because the property hasn’t appreciated, they’re sort of stuck.”

“It’s ensuring that you are purchasing in the location and the right type of apartment or unit to create the foundations for better capital growth,” she says.
“That might be you choose or opt for an apartment that has a bit of a heritage – art deco as an example – or it’s more of those low-rise apartments.”

So, what are the options for the market’s seemingly forgotten middle children?
Campbell says next-home buyers are increasingly considering “rentvesting”, moving further out or staying put in their properties longer until something more affordable is available.
Buyer’s agent Rhiannan Jenkins of Sourced Property works with next-home buyers across Sydney who are facing similar challenges. To adapt to these challenges, she says next-home buyers are purchasing houses needing repair to make the jump from unit to house.

“They are compromising on the level of finish, so whether that means they can move into something functional and practical, but it does need an update or it’s going to need some work over time”.
For the often stuck next-home buyer to become “unstuck”, Powell believes we need to ensure “we have a number of steps on the property ladder so somebody can transition to upgrading to their next home.
“We need the right amount of houses and the right amount of configurations and property types available to allow that first-time buyer to then upsize into their second home.”

Kambah, Canberra’s largest suburb in area and population, sits between Mount Taylor and the Murrumbidgee River, and is the northernmost suburb of Tuggeranong.
The first homes were built in the 1970s for pioneering young families lured to the boundaries of the capital, close to bushland but with easy access to the major town centres.
Now, 50-odd years later, it still holds the same appeal.

Toowoomba coffee-lover Jason Lilienstein was loyal to his Italian coffee machine for 17 years. That was before the upgrade.
Now, he says, a new Synesso espresso machine graces his kitchen.
“It’s cottage green and stainless steel,” Lilienstein says. “I find it nice to look at, and just making a coffee on that gives me so much pleasure.”
Pinterest helped put “cafecore” – the cafe-decor-in-the-home aesthetic – on the map last year with its Pinterest Predicts trend forecast.
Not only is it a stylish addition to any kitchen, but as consumer advocate CHOICE highlighted in its calculations last year, you can save thousands of dollars by making your coffee at home –helpful in a cost-of-living crunch.
Studio Minosa founder and interior designer Simona Castagna says her clients are increasingly interested in designing interiors that enhance the experience of making and enjoying coffee at home.
“Before, it didn’t really come into the scope of works, but now everyone talks about coffee,” she says.
Wayne Gao, co-founder and director of interior design studio Furnishd, recently collaborated with Tecture Architecture
on a dedicated coffee nook within a kitchen.
The set-up includes a pocket-door cabinet that reveals (or conceals) the coffee station.
Gao says banquette seating and floating shelves displaying beautiful coffee paraphernalia can enhance the cafe sensibility in a residential space.
“A mix of natural materials – like timber, stone and linen – instantly creates warmth, while sculptural stools, vintage-inspired lighting and textured ceramics can give that effortless cafe aesthetic,” he says.
“Soft ambient lighting, a curated stack of design books and even a wellchosen playlist playing through discreet speakers can complete the feel.”
Studio Minosa is a three-time winner of the kitchen design of the year award in the Housing Industry of Australia’s Australian Kitchen and Bathroom Awards, and most of its designs “have consideration for where the coffee machine goes”, Castagna says.
“Whether it’s hidden or whether it’s a … whiz-bang beautiful machine that they want on display,” a beautiful home coffee station needs to be functional, she adds.
“One client, in particular, has a beautiful coffee machine – a fully
chromed, free-standing, plumbed machine – downstairs by his pool kitchen. He uses that machine every morning.
