Turning Over a New Leaf This Fall – For Dobson Ranch, It’s All About the Green
When most people think of fall, they picture shorter days, crisp air, and the vibrant colors of changing leaves. But in the world of community management, one color stands out this season: green. As leaves fall, budget sheets rise, and the Board of Directors at Dobson Ranch is diving into “budget season” – a time dedicated to analyzing and projecting the funding needs of the association for the coming year. Their goal? To create a fiscally responsible, forward-thinking budget that supports and enhances the quality of life within the community.
For homeowners, there’s an easy way to help trim expenses while also giving back to the environment: going paperless. By opting to receive billing statements via email instead of traditional mail, homeowners can reduce costs, simplify communication, and support environmental sustainability.
Switching is simple. Log into your City Property homeowner portal, select “Go Paperless (Statements),” click “Change Delivery Method,” and choose “Email” over “Mail.” This small step conserves resources, helps streamline association operations, and contributes to a leaner budget for Dobson Ranch – ultimately creating a greener and more efficient community for all.
So, as you enjoy the cozy vibes of fall, consider turning over a new leaf. A little change on your part can make a big impact for Dobson Ranch.

MESSAGE FROM THE PRESIDENT
The World Health Organization and the U.S. Surgeon General have recently focused on social health and its impact on health and well-being.
“Social isolation and loneliness are widespread, with an estimated 1 in 4 older people experiencing social isolation and between 5 and 15 percent of adolescents experiencing loneliness (WHO, Social Isolation and Loneliness).
Our collective experience of the COVID pandemic raised our awareness of the impact of social isolation and loneliness as risk factors for our health. Moreover, “research shows loneliness increases the risk of heart disease by 29%, dementia by 50%, depression by 77%, premature mortality by 29%% and diabetes by 49% (U.S. Surgeon General Advisory on Healing Effects of Social Connection and Community, 2023). Or “Being socially disconnected has a similar effect on mortality as smoking up to 15 cigarettes a day” (Vivek Murthy, U.S. Surgeon General)
On the other hand, “having strong and secure relationships not only increases our happiness but also our longevity by roughly 50 percent”. ( How Social Connection Supports Longevity, Carly Smith, Stanford, 2023). We are wired as a species to connect with others and survive and thrive based on the degree of support we receive from family, friends, and the community.
So, how is this relevant to our Dobson Ranch community?
If you wish to strengthen your social connections and increase your sense of belonging, health, and well-being, there are many opportunities to build bonds of friendship and support.
We have multiple clubs based on shared interests that host events and shared experiences that further enhance social connections and bonds. (www.DobsonRanchHOA.com)
These Clubs offer many choices and forums for fostering social connections. Some are also focused on providing fun, sports, and wellness activities like Pickleball, Line Dancing, Cycling, hiking, etc. The Retiree’s Club continues to have strong participation, fellowship, and monthly activities. The Community Club has sponsored many events, including Coffee with Neighbors, significantly increasing community participation.
In addition to the Clubs, there are many activities and wellness classes, including water aerobics, dance, tennis, bunco, bridge, etc. Becky and Chuck have led Water Aerobics for years to create and sustain social connections and friendships. I am deeply grateful to the Leaders, Volunteers, Staff, and members of all our Clubs and Activities for providing opportunities to build and sustain social connections and health.
I welcome and encourage your creativity and initiative to expand our Clubs and Activities further. We are a diverse, inclusive community that can benefit from your talent, skills, energy, and advocacy.
Together, we can build on these initiatives to be the Community of Choice in the Valley of the Sun.

NEW BOARD
SANDRA ROGERS

By way of an introduction, my name is Sandra Rogers, and I am an RN (Registered Nurse) and an attorney who is now, luckily, retired. My nursing days were spent in the PICU (Pediatric Intensive Care Unit) at Phoenix Children’s Hospital, and I was a flight nurse with Samaritan Air Evac.
Most of my time as an attorney was representing hospitals and medical professionals. I have two sons and four grandsons, so I am definitely a “boy mom.” My favorite things about living in Dobson Ranch are the lakes, trees, and beautiful parks. It is great to be in such a central location, close enough to the airport and downtown Phoenix events and even closer to good neighborhood restaurants and businesses. My entire family lives in Mesa, so I enjoy abundant family time.
As a new Board member, I have learned how complex it is to manage and maintain Dobson Ranch and all it has to offer. I hope to encourage open and honest communication with our residents. I also encourage my fellow board members to focus on moving forward and finding solutions to improving our community. I believe that the Board must be fiscally responsible, with an emphasis on maintaining our lakes, parks, and facilities. It is important to listen to residents, consider their concerns, and find a way to honestly and clearly explain what can and cannot be done by the Board to address those concerns. I look forward to continuing to learn about Dobson Ranch, its history, and its current needs. I also look forward to getting to know more of my Dobson Ranch neighbors and encourage everyone to get involved in whatever way they can.
KATELYN NOBLE
It is a privilege to introduce myself to you as one of the newest members of the Board of Directors. My name is Katelyn Noble, I am originally from the state of Washington but have lived in the Tempe/Mesa area since I was a child. I attended McClintock High School, Mesa Community College and also worked at a nearby life care community for many years.
Being so familiar with the area, my husband and I chose to make Dobson Ranch our home when the opportunity came to move. We moved here in 2019 and have since had two children. Taking walks by the lakes, playing at the different parks, and participating in community events are some of the things that made us fall in love with the ranch. We feel so fortunate to live in such an established community that prides itself on maintaining the grounds and making improvements while also being one of the more affordable HOAs.

For seventeen years, I worked in accounting, starting at an entrylevel position and working my way up to department supervisor. I have experience with account reconciliations, collections, budget management, team leadership, and vendor relations, but above all, customer relations and hospitality were valued the most. Learning to listen and receive feedback, exploring different ways to resolve conflict, and helping wherever possible were essential to success. I am hoping that this skill set will make a positive contribution to the Board.
I chose to apply for a position on the Board because I want to serve my community in the most impactful way possible and help represent the interests of our residents. In my experience, when you see a potential solution to a problem, wanting to act on it immediately is typical. Being directly involved in the decision-making process was how I felt real change could be made. This structure has a purpose, and seeing the positive direction the association is moving toward, and the teamwork that’s getting us there is uplifting.
There are many aspects to running such a large community, and I learn something new every day. I’m very excited to have joined this team and look forward to collaborating with my fellow community members.

FAIRYTALE DANCERS

Children will be introduced to dance through their favorite fairytales during this positive and encouraging class. Dance can build self-esteem and improve motor skills. As the holiday season approaches, I’m thrilled to announce the return of our Annual District 3 Toy Drive! This year, we’re once again joining forces with East Valley Firefighter Charities (EVFF Charities) and Dobson Ranch Golf Course to bring joy and smiles to children in need at Banner Children’s at Desert Medical Center.
This community-driven effort allows us to come together and make the holidays brighter for young patients and their families. I believe in the power of generosity, and your donations have the ability to lift spirits and spread hope during what can be a challenging time for these children.

You can drop off new, unwrapped toys at Dobson Ranch Golf Course, located at 2155 S. Dobson Rd. Whether it’s a stuffed animal, a puzzle, or a football, every gift will make a meaningful impact. We’re accepting donations now through December 8th! Let’s make this year’s toy drive the best one yet. Together, we can brighten the season and make a difference in the lives of children who need it most. Thank you in advance for your generosity and support!

GET TO KNOW YOUR HOUSEHOLD WATER USE - IT’S EASY & FREE!

Sorry about the “False Fall” start to last month’s article. Little did I know that as I was writing praises about the double-digit weather in September it was going to rise up to 113 again…and again. However, it did not go above 100 yesterday, it’s not even in the 90s today, and rain is predicted this weekend. This should be the official start of fall, à la Valley of the Sun style.

Recently I spent some time on the City of Mesa’s Know Your H20 Water Calculator. The calculator estimates how much water a household needs and I figure I should walk my talk since I wrote about the calculator in August. It’s a great tool and I encourage you to give it a try (especially if you like pie charts!).
First, I went into My Utility Account Login on the City of Mesa website, mesaaz.gov. (Yes, I had to reset my password on the “My Utility Account Login.” OK, truth be told, I had to look up my User Name as well). Once I was logged into my account, I was able to see my household water use for the past 2+ years by selecting “Usage” on the left. Only water use from the last calendar year is needed for the calculator.
Next, I went to the Know Your H20 Water Calculator. I answered a few questions about my home; is there a pool, landscape type, number of occupants, etc. Then I entered my monthly water usage from last year, remembering that each TGal = 1,000 gallons of water. Instantly, the water calculator figured out my estimated water use based on the answers to the questions and compared it to my household’s actual water usage. The calculator is so cool, it made a colorful pie chart of my total indoor water use. With the information, a bar graph was created with my actual water use, the red
line, and compared it with the estimated water use, the blue bars. (See the “Know Your H2O Water Calculator” example below/ to the left/right).
Happy to report that our actual water use was below the estimated water use in 2023. However, who knew taking showers can be the largest water use for a household?
My family members are now all more aware of the time spent in the shower, and we are all striving to shorten the length.
So, this month’s water saving tip is to get to know your household water use. Mesa has a great tool that is easy to use to help you learn how much water you are using. And it’s free! Remember, knowledge is power. It’s easier to start saving water if you know where to begin.
