Greetings Dobson Ranch,

I am honored to be your new president and look forward to building upon what we have accomplished! Thank you to the homeowners and the board of directors for putting your faith in me to carry out the duties that come with this position.

We recently welcomed our new mayor Mark Freeman, our district 3 City Councilman Francisco Heredia, and many others from the city to the Los Altos Recreation Center for our annual City of Mesa breakfast, which overlooked one of our beautiful lakes. Our employees did a fantastic job of setting the scene with an outdoor breakfast on a gorgeous day next to the lake. Steve Burns, our general manager, and I provided an introduction before Mayor Freeman, Councilman Heredia, and several others from the city brought us up to speed on what they have been doing. You are welcome to watch and listen to the speeches as they were sent out in an email that should have arrived in your inbox on May 2nd. We look forward to continuing our longstanding relationship of over 50 years with City of Mesa in a mutually beneficial way.

The board has worked together over the past year to decrease costs, increase efficiency, and move forward in a positive direction overall. Much credit belongs to our previous president, Sam Javelosa, and we are grateful he was willing to serve in that role. While we will move forward focused on accomplishing the important tasks in front of us while maintaining and improving our community, we truly cannot achieve what we need to without the value that is added by some of our homeowners that aren’t on the board. For example, Michelle Masters has been on our Budget and Finance committee for quite some time now and recently took over as chair once Spencer Jarvis stepped aside after his long-term leadership of that committee. Tim McElrath has led the Master Planning Committee for years and we are thankful for the time and effort put in by all three of these committed volunteers. These are only a few of the many volunteers who dedicate their time and effort to making sure Dobson Ranch is a great place to live.

We look forward to welcoming others who are willing to serve by volunteering on committees that work together with our board of directors. Thank you again to our homeowners and the board of directors for putting your trust in me as your president. We look forward to continued success and making sure Dobson Ranch is a wonderful place to live!

The Power of Prevention: Why Community Maintenance Matters

Every community thrives on a solid foundation, not just in spirit, but in structure. From the park benches we relax on to the roofing above our recreation centers, every component of our neighborhood needs care. That’s where preventative maintenance comes in.

Preventative maintenance is the ongoing process of inspecting and caring for our buildings, amenities, and grounds before problems arise. It’s not about fixing what’s broken, it’s about preventing the break.

Why does this matter to you as a homeowner?

First, it protects your investment. Regular upkeep extends the life of our most expensive assets, roofs, plumbing, lighting, HVAC systems, and saves the community from costly emergency repairs or special assessments down the road. A well-maintained community is also more attractive to potential buyers, keeping property values high. As the old adage goes, “an ounce of prevention is worth a pound of cure”. By getting eyes on community components and enacting routine maintenance we can ensure that components meet their recommended useful life and replace components before they fail.

Second, it ensures safety. Inspections and timely repairs help identify hazards like cracked sidewalks, faulty lighting, or water damage before they become serious risks. Case in point, during inspections of our playgrounds, two were found to have unsafe conditions. We are actively pursuing solutions to get those playgrounds open again and preventing future closures.

Third, it fosters a sense of pride. A clean, well-cared-for environment creates a welcoming atmosphere, encourages community engagement, and strengthens the bonds between neighbors. It is the goal of the Board of Directors and the management team for Dobson Ranch to live up to its slogan as “The best place to live.”

What you don’t see… yet.

Behind the scenes, your community management team is proactively implementing a comprehensive preventative maintenance program. This includes:

• Routine inspections of critical infrastructure such as roofs, HVAC systems, lighting, and playground equipment.

• Component tracking using reserve studies to prioritize maintenance and forecast long-term funding needs.

• Customized maintenance schedules for the recreation centers, lakes, pools, and landscaped areas, based on their unique needs and usage patterns.

• Vendor partnerships with licensed professionals to ensure timely and high-quality upkeep of all common area components.

• Annual reviews and updates to the maintenance plan to keep it aligned with evolving community needs and industry best practices.

These efforts are part of a longterm strategy to maintain, protect, and enhance our shared assets. Through thoughtful planning and consistent execution, the management team is working to ensure the community remains safe, beautiful, and financially secure for years to come

So, the next time you see fresh paint, or hear about a completed project, know that it’s part of a bigger commitment: to protect, preserve, and enhance the Ranch.

WATER AEROBICS

Water aerobics classes are open to all.

These classes are the best in many ways. First, they are in the morning and it starts your day with a great workout. Secondly, it keeps you cool in our hot summers. During the workout, we use floatable dumbbells, and pool noodles. There are weekly tabata exercises that work our joints, hearts, and happiness with friends.

Time: 7:30-8:20 am

Cost: $3.00/day, or you can buy a 2-week punch card for $24.00

This morning class will get you ready for the day. The class consists of exercises done in shallow water. Your movement will get your heart rate going without all the jolting. Expect to have fun while working out.

Starting in 2025, registration will be through RecDesk, however, payment will be made directly to Becky Hasler as an Independent Contractor.

As we head into the warmer months, I want to thank you for being such an active and thoughtful part of our community. Whether it’s showing up for local events, supporting neighbors in need, or making sustainable choices at home, Dobson Ranch continues to lead by example. I’ve got a few exciting updates to share with you this month. Let’s take a look at what’s happening in and around our neighborhood!

Summer Reading Family Book SwapDobson Ranch Library

Summer is the perfect time to spark your imagination— and there’s no better place to do that than right here at our Dobson Ranch Library! I’m excited to invite you to a special event to kick off the Summer Reading Program: the Family Book Swap, happening on Monday, June 2, 2025, from 1:00 to 3:00 PM.

Bring your gently used books and trade them in for something fresh to read! Whether you’re a parent, teen, or preschooler, there’s something for everyone:

· Kids Need to Read will be on-site offering new books for children and teens, from prereaders to high school students.

· The Mesa Public Library will also have a great selection of gently used books for adults.

It’s a great way to refresh your home library, connect with neighbors, and keep your family reading all summer long. Hope to see you and your family there!

Mesa Hydration Donation Campaign

Mesa’s 19th Annual Hydration Donation Campaign is underway to save more lives during Arizona’s extreme heat season. Last year was the hottest on record, and this summer is shaping up to be just as extreme. The risks for our most vulnerable neighbors, especially those experiencing homelessness, are real and urgent. That’s why we’re stepping up now through September 30 to provide life-saving water during these scorching months.

This year, our goal is ambitious: 500,000 bottles of water and $40,000 in online donations. These resources will go directly to those who need them most—and we can’t do it without you.

· Residents can donate water at various drop-off locations throughout the City. The complete list of locations is available at www.mesaaz.gov/H2OMesa. · Cash donations are also accepted by United Food Bank.

Dobson Ranch has always been a caring and connected community. I know that, together, we can make a powerful difference this summer.

New Higher Incentives Make Grass Conversions A WinWin

Have you heard the exciting news? Mesa is now offering an incentive of up to $2,100 for future grassto-Xeriscape landscape conversions. If you are thinking about removing your grass, now is the time to act! Replace your water-thirsty grass with beautiful, lowmaintenance plants and trees that provide cooling shade, attract pollinators, improve air quality, and cut your water use! Visit mesaaz.gov/xeriscape to find out if you qualify. Please note that you must apply and be approved BEFORE you remove your grass. This incentive is not retroactive.
