Project Overview

Our Role:

Akt was engaged by Backhouse Housing Limited to assess daylight and sunlight impacts for a 102-unit residential scheme with integrated retail space. Our work focused on responding to concerns raised by a neighbouring objector from Anstie Court, an assisted living facility. We produced a supporting DSO report demonstrating that the scheme was largely compliant with relevant guidelines, and we are now awaiting further instruction regarding Rights of Light.

Akt was appointed by Backhouse Housing Limited in relation to a 102-unit residential scheme, including 267m² of Class E retail space. Our involvement focused on daylight and sunlight (DSO) matters raised by a neighbouring objector associated with the adjacent Anstie Court Assisted Living Scheme.

Akt carried out detailed technical light loss assessment and compiled a supporting DSO report.

Akt. investigated the original established light levels within neighbouring Anstie Court to ascertain whether this building was designed to meet the relevant BRE criteria at the time of planning consent in 2012. The purpose of this was to establish if Anstie Court was considered to be a ‘bad neighbour’ from a daylight and sunlight perspective that could potentially thwart neighbouring development due to its own poor design.
