Project Overview
Our Role:
Akt was engaged by Backhouse Housing Limited to assess daylight and sunlight impacts for a 102-unit residential scheme with integrated retail space. Our work focused on responding to concerns raised by a neighbouring objector from Anstie Court, an assisted living facility. We produced a supporting DSO report demonstrating that the scheme was largely compliant with relevant guidelines, and we are now awaiting further instruction regarding Rights of Light.
Objectives:
• Assess daylight and sunlight impacts on neighbouring Anstie Court Assisted Living Scheme
• Provide technical clarity in response to objections raised
• Produce a comprehensive DSO Supporting Report
• Ensure scheme compliance with BRE guidance
• Prepare for possible ROL assessment and next steps pending client instruction

Akt was appointed by Backhouse Housing Limited in relation to a 102-unit residential scheme, including 267m² of Class E retail space. Our involvement focused on daylight and sunlight (DSO) matters raised by a neighbouring objector associated with the adjacent Anstie Court Assisted Living Scheme.
Akt carried out a detailed assessment and compiled a supporting DSO report. Results were largely compliant with relevant guidelines, and we are currently awaiting instruction regarding potential Rights of Light (ROL) analysis.
