Project Overview

Our Role:

Following 18 months of dedicated and collaborative work, we successfully secured planning consent and arranged Rights of Light insurance cover inception for the 360 Bristol development.

Our role covered the entire process – from early-stage feasibility and strategic advice, through to coordinating specialist consultants, managing rights of light risks, and engaging closely with the local planning authority. The result is a wellconsidered scheme that unlocks significant development potential, with risks effectively mitigated to support delivery with confidence.

• Deliver a compliant and optimised PBSA conversion scheme (402 units

• Secure planning consent including Non-Material Amendments (NMAs)

• Provide daylight/sunlight (DSO) analysis for neighbouring properties and internal units

• Undertake comprehensive rights of light risk assessment

• Advise on and procure suitable ROL insurance

• Maximise development potential through strategic roof extension

• Support seamless project progression toward a September 2026 operational date

Acting on behalf of AV South Plaza BV Developments (c/o Melburg – Real Estate Investment Managers), EKM supported the transformation of an existing commercial building into a major PBSA (Purpose Built Student Accommodation) scheme comprising 402 units. The project includes a three-storey rooftop extension and will deliver a total development area of 180,000ft².

With a projected net value of £110 million and an anticipated operational date of September 2026, this scheme represents a significant investment in the Bristol city centre landscape.

EKM provided ongoing support throughout the planning process, including rights of light (ROL) risk assessments, DSO modelling for neighbouring properties and internal spaces, and the successful procurement of ROL insurance cover. To date, EKM has secured £101,000 in fees for its contributions to the project.
