We are extremely excited about the opportunity to be your Construction Manager for the new Caring Hands Healthcare Clinic. Our team has been aware of this project since its inception in 2021, providing initial budgets as needed. Over the years, we have developed a strong working relationship with AIP, collaborating on numerous projects throughout Oklahoma.
Our experience in McAlester is especially relevant. We recently completed the new Middle School and Event Center just yards from the proposed project site. This proximity has given us a deep understanding of the local ground conditions, site logistics, and construction challenges unique to this area. Our familiarity with the site and our established relationships with local subcontractors and suppliers will allow us to deliver a seamless and efficient construction process.
We would also like to highlight the involvement of Matthew Gleeson, Director of Healthcare Construction, who has been instrumental in our previous healthcare projects and will continue to play a key leadership role on your project. Matthew’s expertise and commitment to quality will ensure that your vision for Caring Hands Healthcare Clinic is realized to the highest standard.

We’ve combined our Oklahoma City and Tulsa divisions, so the current projects listed here include work from both teams. By bringing together our builders from across the state, we’re able to draw on a wider range of experience and resources. This means you get a team that’s collaborative from day one, with strong communication and high accountability—built around your priorities, not just a single office.

Delivering on a shared vision for better healthcare
Crossland is honored to have partnered with Cherokee Nation on the new Salina Clinic, a 112,000 square foot facility designed to bring expanded healthcare services to the Salina community. This state-of-the-art clinic now provides a wide range of care, including physical therapy, imaging, laboratory, pediatrics, primary and specialty care, behavioral health, optometry, pharmacy with both drive-thru and walk-in access, a wellness center, and a demonstration kitchen, all thoughtfully designed to serve Cherokee citizens for years to come.
From preconstruction through completion, we appreciated the opportunity to work closely with Cherokee Nation and Childers Architect to maximize value and ensure a smooth delivery. Early on, we collaborated to eliminate an underground detention system, reducing cost and complexity, and worked with ONG to expedite the relocation of a high-pressure gas line, efforts that kept the project on schedule.
Throughout construction, our self-perform teams drove quality and schedule, and when structural steel delays arose, we proactively supplemented manpower to keep things moving forward. We were also proud to support Cherokee Nation by coordinating medical equipment, IT systems, and FF&E, helping streamline vendor communication and ensuring the facility was ready to open on time.
This LEED Silver certified project represents more than a successful build. It reflects a strong partnership built on collaboration, shared goals, and a commitment to the Cherokee people. We value the trust placed in us and look forward to the opportunity to serve Cherokee Nation again on future projects.

Renovations lead to 2x capacity
Adding an endoscopy suite to the Saint Francis Springer Clinic would allow them to more than double their scheduled procedures. Crossland Construction was chosen to manage this lower level renovation to their building in Tulsa, Oklahoma.
The suite included 10 pre-procedure rooms, eight endoscopy procedure rooms and 12 Post-Anesthesia Care Unit (PACU) rooms. The endo suite was constructed with stateof-the-art scope processing and cleaning rooms, where various procedure instruments are processed. The new suite was furnished with standalone medical gas systems and dedicated emergency power. The exterior portion of work included a 30-foot retaining wall clad with limestone, which can also be found throughout the Saint Francis Health System campus. A smaller retaining wall, wrapped with the same stone, divided the main drive and parking lot. A new canopy cantilevered over the main entrance to the clinic and was wrapped with architectural metal panels. Colored concrete can be found at the patient drop off zone and in the walkways from the parking lots.
All work had to be completed while keeping a fully functioning hospital clinic open and operational, which meant crews were required to perform loud construction before 7am or after 9pm. There were also several ceiling clearance limitations and gas pipe hurdles that required specialized contractors, who were located and utilized. Overall, careful planning and well-qualified subcontractors made this project a success. The new endoscopy suite allowed Saint Francis Health System to more than double their scheduled procedures in this area.

Expanding Access and Doubling Capacity
The new $14.6 million, 36,000 SF Behavioral Health Center at Porter Health Village in Norman, Oklahoma, significantly enhances access to behavioral health services. This freestanding 48-bed hospital, located on the Norman Regional Porter campus, effectively replaces the existing 20-bed unit and doubles the inpatient capacity for behavioral health patients.
The building's exterior combines glass, metal panels, and wood-look soffits and wall panels, with strategically placed lighting that highlights these finishes during early morning and nighttime hours.
Inside, the hospital features standard hospital-grade finishes, including easily cleanable surfaces, LVT flooring, and wall protection, complemented by ligature-resistant lights, HVAC grilles, plumbing fixtures, and furniture—elements essential for patient safety in mental health facilities.
This rigorous effort culminated in successfully completing a vital healthcare facility that significantly expands behavioral health services for the community in south central Oklahoma, a result we take great pride in.

The Tulsa, Oklahoma Warren Clinic Springer Building is a healthcare facility that features more than 40 physician offices. This project is a three story structure totaling 97,300 square feet with a full-sized basement. Crossland constructed new suites/clinics for specialty doctors, new ceilings in all corridors, and additional restrooms on all floors.
Our team performed extensive mechanical, electrical, and plumbing work and replaced the roof. We removed and replaced all 190 windows. Extensive exterior demolition also took place; exterior additions included a storm drainage system, a new parking lot, sidewalks, parking lot entrances, a new drop off canopy, and roof overhang structures at every end of the building. The success of this project prompted Saint Francis Health Systems to enlist Crossland in three additional renovation phases.

Enhancing patient services with $39M expansion
Saint Francis Cancer Center in Tulsa, Oklahoma, a leading cancer facility in the Midwest, expanded its services with a $39 million, 87,000 SF project to accommodate its growing patient base. The expansion enhanced oncology services, including radiation oncology, infusion treatment, and physical therapy, featuring private treatment bays with TVs and temperature controls for a more comfortable patient experience. Exterior finishes included a striking metal panel façade, an ambulance canopy, and sunshade louvers, while the interior showcased decorative glass walls and wood veneer panels that contribute to a healing environment.
Collaboration with KKT Architects was crucial in addressing design challenges and ensuring quality, allowing the project to stay on schedule and within budget. Unique challenges included redesigning infusion treatment areas, which required eight modifications, and managing the demolition of the north lobby near active treatment spaces to minimize disruptions. Careful planning and execution allowed the structural steel crew to seamlessly integrate new systems with the existing structure. The project held personal significance for the project manager, whose family member would use the new facility, emphasizing the deep impact of the work on patients and their families. This project not only expanded healthcare access but also underscored the importance of compassion in construction.

ABOUT AARON
Aaron came to Crossland fresh out of college in 2012. In his senior year at OSU, he had full intentions of accepting a job offer in Dallas. However, he decided to meet with Crossland. “After my interview, I was overwhelmingly convinced to reject my other offer and come to work for Crossland,” states Aaron. “I wanted to be a part of something big, and I knew Crossland was growing and had a family environment that I wanted to be a part of.”
With Aaron’s eagerness and leadership qualities, it didn’t take long for him to quickly climb the ladder. In less than a decade, he’s been promoted four times. Currently, he holds one of our most significant positions, running our Oklahoma City Division.
When Aaron’s not working, he enjoys spending time with family and doing anything outdoors - golfing, mountain biking, and hunting, to name a few.

Estimating + Budget Adherence
Crossland Construction excels in budget management and will collaborate with you and the architect to implement cost-saving strategies when unforeseen expenses arise. We maintain a comprehensive historical cost database, allowing us to draw from a wealth of information for accurate cost estimation. We will provide real-time cost forecasts and valuable insights. Our estimating team, led by the Pre-Construction Manager, ensures cost efficiency based on construction document components. The Project Manager oversees Trade Contractor pricing, methods, material research, and value engineering. Construction Management allows for us to coordinate with your design team from day one which results in precise budget control.
How It Benefits You: Accurate estimates and careful cost management mean you’ll know what to expect and can trust your project stays on track. Why It Matters: Staying on budget reduces stress, avoids surprises, and ensures you get the most value for your investment.
Value Engineering (VE)
Crossland utilizes our history of self-performed work and construction knowledge of similar facilities to assist the owner and design team in the value engineering. We first find the best product and material options with application, installation, and execution in mind during this stage. Then we present any alternative solutions to you, recording your selections and their impact on the budget and schedule. We believe it is our responsibility to provide complete value engineering through the entire pre-construction phase. We will continue to provide ideas and cost saving opportunities. We will make you aware of all available savings opportunities.
How It Benefits You: We help you find cost-saving solutions without cutting corners, so you get the best quality for your budget. Why It Matters: Smart choices now mean your project is efficient, durable, and built to meet your needs for years to come.
Bid Package Development
The participation of subcontractors is crucial for the success of your project, and we are committed to working closely with them. Our bid and trade packages are tailored to suit the specific requirements of your project, ensuring clarity and precision while avoiding scope and trade gaps and complying with state and local regulations. We recognize the value that local subs can bring to a project and strive to provide opportunities for their participation. When creating our packages and advertising for local sub-participation, we keep this in mind, ensuring that the project benefits from the expertise and knowledge of the local community.
Constructibility Reviews
Crossland provides specialized constructibility and peer reviews to ensure quality and minimize issues during construction. By identifying plan or specification concerns early, we reduce change orders, RFIs, and ensure more accurate subcontractor bids. Our team—including estimators, project managers, superintendents, safety experts, and trade representatives—conducts detailed, page-by-page reviews of design documents with all stakeholders present. These reviews take place before bidding and include input from interested subcontractors, even if their work isn’t guaranteed. This collaborative approach refines the plan, fosters consensus, and sets the stage for a smoother, more efficient construction phase.
How It Benefits You: We get key parts of your project moving sooner, keeping everything on schedule and avoiding delays.
Why It Matters: Early planning means smoother progress, better pricing, and fewer surprises down the road.
How It Benefits You: We catch potential issues early and involve subcontractors upfront, leading to fewer surprises, fewer costs, and more accurate bids. Why It Matters: Better planning leads to a more efficient project, helping you stay on schedule and within budget.
SCHEDULE ADHERENCE
Crossland relies on the Critical Path Method (CPM) for efficient schedule tracking. This method involves creating a detailed list of project activities, estimating their durations, and identifying dependencies. CPM calculates the longest path of activities to project completion, helping us pinpoint critical tasks that impact
project timelines. With this information, our managers prioritize tasks and make strategic decisions to ensure on-time project completion. Crossland is well-known for consistently delivering projects on schedule and within budget, earning the trust of our clients.
The strengths of Crossland are exemplified in their ability to maintain schedules, promote safety, collaborate as team members and be flexible when faced with challenges. Crossland provides exceptional staff that stays involved and accessible throughout the project.”
COST CONTROL / CHANGE ORDERS / CONTINGENCY
It is important to note that Crossland will never initiate a change order—these are owner or architect driven. As an extension of the architect and owner, Crossland secures the contingency fund, solicits subcontractor change order estimates, and rigorously reviews prices for fairness, ensuring transparency and efficiency. Here’s an overview of our approach:
COST CONTROL
• Accurate Estimation: Detailed, reliable cost estimates from the start.
• Smart Budgeting: Funds allocated for labor, materials, and contingencies.
• Cost Tracking: Real-time monitoring to stay on budget.
• Transparent Reporting: Regular updates on spending and any changes.
• Value Engineering: Costsaving ideas without sacrificing quality.
CHANGE ORDERS
• Proactive Identification: We identify and evaluate potential changes early.
• Impact Assessment: We assess how changes affect cost, schedule, and goals.
• Detailed Documentation: All changes are clearly documented, including scope and cost.
• Client Approval: No changes proceed without your review and approval.
• Centralized Tracking: We maintain a centralized log accessible to all relevant stakeholders.
CONTINGENCY FUNDS
• Separate Contingency Funds: Both the contractor and owner have dedicated contingency funds built into the budget.
• Flexibility for the Unexpected: These funds cover unforeseen needs without disrupting the project timeline or budget.
• Owner’s Assurance: Any unused owner contingency funds are returned at project completion.
Project management approach
COMMUNICATION PLAN
Our approach to collaboration centers on early and continuous engagement with the project team, especially the Owner’s Representative, to ensure the CMAR services scope is seamlessly aligned with the Owner’s FF&E and OS&E scope. From preconstruction through closeout, we prioritize open communication, proactive coordination, and joint planning to align goals, optimize value, and manage schedule impacts. Our team works closely with all stakeholders to address long-lead items, monitor construction progress, and ensure quality and craftsmanship meet expectations. We stay engaged postconstruction to support training, handover, and warranty, reinforcing our commitment to lasting partnerships and a successful project outcome.
ESCALATION MANAGEMENT
Due to timing of the project and relatively short turnaround, we don’t foresee any pricing escalation
challenges that may arise from a larger project with typical estimating pricing progression from budget to proposal.
QUALITY CONTROL & QUALITY ASSURANCE
Quality Control is managed by our on-site superintendent and quality control inspectors, who conduct regular inspections to assess craftsmanship and verify that materials are installed according to approved submittals and shop drawings. The project manager oversees overall quality assurance and coordinates with trade contractors, while design team representatives help ensure alignment with design intent and verify materials. We believe quality control is a shared responsibility and invite you to visit the site and join our meetings, as your feedback and attention to detail are vital to achieving a highquality result that meets everyone’s expectations.
QUALITY CONTROL
Monitoring Quality Control is led by our on-site superintendent and quality control inspectors and ensures a thorough assessment of craftsmanship and material installations, contributing to project quality.
• Craftsmanship/workmanship assessment involves regular on-site inspections throughout construction.
• Detailed review of materials installation in accordance with approved submittals and shop drawings.
Key Personnel:
On-Site Superintendent and Quality Control Inspectors
• Conduct on-site inspections.
• Verify craftsmanship and adherence to approved submittals.
Project Manager:
• Oversee overall quality assurance.
• Coordinate with trade contractors for compliance.
Design Team Representatives:
• Collaborate to ensure alignment with design intent.
• Verify materials per approved submittals.
We firmly believe that ensuring quality control involves the owner as well. We extend an invitation for you to visit the job site and participate in our meetings. Your feedback and discerning eye for quality are as invaluable to us as they are to our team. By collaborating closely to achieve a high-quality product and sharing a commitment to excellence, we ensure that everyone’s objectives are met satisfactorily.
WARRANTY WORK AFTER COMPLETION
As the project nears completion, we diligently oversee the final tasks, documentation, and quality checks. Our team ensures that all deliverables align with specifications and regulatory standards. We’re focused on building lasting connections, not just wrapping up one project. The Crossland team is here to have your back long after the work is done.
If you run into any warranty issues, you can reach out to your contact person from the project team – that could be your Project Manager or Superintendent. They’ll handle things quickly, bringing in extra help from subcontractors or suppliers if needed. Being your local General Contractor, Crossland is just a call, text, or email away for any issues that arise after completion.
DOWN PROGRAM
We prioritize innovation in client service to propel our company forward. This approach is particularly relevant in serving healthcare clients, where understanding their needs and providing tailored support for their building programs is important to us.
Constructing healthcare facilities demands meticulous attention to patient and staff safety, necessitating proactive risk management and heightened precautions at every project stage. Key factors include minimizing construction impact, hazard identification, and thorough cleanup to uphold patient well-being. Recognizing the importance of patient safety, Crossland developed the DOWN program, going beyond ICRA Standards to address Dust, Odor, Water, and Noise—the primary construction elements affecting patients. Bailey Martin, with expertise in epidemiology, joined the team to enhance this initiative. She ensures compliance with hospital-issued ICRA permits and collaborates with healthcare Superintendents to establish priorities in the DOWN plan, ensuring protection of the care environment from the project’s outset.

Bailey’s educational background enables her to understand and address client concerns regarding additional safety precautions, which is crucial for client trust.
The recent pandemic has heightened her value, as she ensures compliance with new policies across nine healthcare construction sites. Bailey actively participates in webinars on COVID-19 and shares this knowledge with Superintendents, supporting infection control staff at healthcare facilities during this crisis. The success of the DOWN program showcases Crossland’s innovative approach to adapting to client needs and enhancing their building programs.
HEALTHCARE EXPERIENCE
CROSSLAND’S DOWN PROGRAM LOCAL SERVICE
KNOWLEDGE + EXPERIENCE MAKES THE DIFFERENCE
Healthcare + Community: When it comes to relevant experience; Crossland cannot be beat. Between our longstanding relationship with Saint Francis Hospitals, and our extensive healthcare experience, there is no construction company more qualified to build for you. We’ve built over 250 healthcare facilites in the past five years and would be honored to continue that success by building your project. Our construction and healthcare professionals are ready and available to build for the Iowa Tribe of Oklahoma on this great project.
DOWN PROGRAM
Crossland understands that healthcare construction is different. Preventing Healthcare Acquired Infections (HAI) from construction and renovation activities and maintaining Infection Control Risk Assessment compliance is our number one priority. We believe that safety should always come first – and this includes the safety of patients, staff, and visitors who are present in the facility during construction.
In 2019, Crossland developed the DOWN Program to help hold our employees and subcontractors to higher standards while working in healthcare facilities. DOWN stands for Dust, Odor, Water, and Noise, which are the four main ways that construction can impact patient care and safety. The DOWN program is what separates Crossland from other contractors. The program includes various areas that help assure our clients that we take precautions at every step of the project, from pre-planning to completion.
real builders—DELIVERING Real value.
Faster problem-solving. More control. Fewer surprises.
We’re a hands-on builder— not just in how we lead, but in how we work. Our self-perform capabilities allow us to control critical scopes like concrete, steel, and earthwork, which helps keep your project on schedule, on budget, and built to a higher standard. It’s not the right fit for every job, but when it is, it gives us the flexibility and field expertise to solve problems early, reduce risk, and add real value where it counts.
4 MILLION square feet of Concrete poured per year
2.7 MILLION square feet and 5K tons of Steel erected
More predictable schedules & budgets
We’ve poured millions of square feet of concrete and hung thousands of tons of steel, with our own crews. That gives us tighter control of the schedule and allows for more accurate, confident budgeting from the start.

We don’t leave critical scopes to chance. With in-house tradespeople on-site, we ensure the work is done right, safely, efficiently, and to spec, every time.
fewer delays, more solutions
If a subcontractor falls behind or drops out, we don’t wait. We step in with our own skilled teams to keep things moving and protect your schedule.
proactive problem solving
Our field crews and preconstruction team work together to identify risks before they hit the jobsite. From weather to logistics, we plan ahead, so you don’t have to play catch-up.
