Enhanced Student Experience with a Multifaceted Renovation + Addition

Melissa High School proudly chose Crossland Construction when in need of a significant addition to the school. This project was multi-faceted, including a gym addition, a café addition, a Performing Arts Center (PAC), and a storm shelter. This 63,000 SF addition enhanced the school on many levels.

The gym addition was designed to include a full basketball court with additional basketball courts, creating a space that could also be used for volleyball. In addition, the new facility boasts telescopic bleachers, scoreboards, two locker rooms, and multiple coach offices. The café was completely renovated, with decorative wall paneling, a curtain wall, special flooring, and a coffee bar with additional kitchen equipment.

The newly enhanced PAC exemplifies craftsmanship and attention to detail, with 1,000 auditorium seats, decorative stretched fabric throughout the audience chamber, decorative wall panels, porcelain tile floors, and bathrooms complete with decorative ceramic tiles. Additionally, Crossland added a lobby complete with terrazzo flooring, a catwalk, dressing rooms, playrooms, and 70-foot tall ceilings throughout the performance space.

Our team brought this design to life by successfully handling all coordination between the multiple additions, protecting all the original school property, and the challenge of bad weather. Pulling from our experience and thinking strategically, the team was able to save the school money by repurposing many of the materials of the original space, helping to keep costs down.

Another phase of world class education space

Phase three of Melissa High School includes a 250,000 SF addition that will adjoin a new CTE/Academic facility to the existing building. The new academic wing will be located on the north side of the existing academic building, along with a new student parking lot. New CTE facilities will include spaces for Technology labs, a Broadcasting studio, Fashion Design, IT Networking, Graphic Design, Engineering spaces, Health Sciences, Law Enforcement, a potential credit union branch location, and maker-space fabrication labs.

Phase three of Melissa High School also offers a new rehearsal gym that doubles as a storm shelter. This rehearsal space is home to color guard, drill team, and cheerleading teams. Serving grades 9-12, the facility holds 3,500 students.

Hands on learning is redefined in new, innovative facility

Frisco ISD partnered with Huckabee and Crossland to expand and renovate the Frisco ISD Career & Technical Education Center. This new expansion is set for completion in 2024, which means more than 7,500 students can benefit from what these programs have to offer at the CTE Center afterward.

These innovative programs include the additions of: vet tech classrooms, a floral lab, an architecture build lab, architecture/animation labs for health science, and the renovation of the AV sound control rooms for virtual learning.

Fine Arts Expansion Soars to New Heights

As part of McKinney ISD’s 2021 bond initiative, Crossland Construction was selected as Construction Manager at Risk to deliver targeted upgrades at McKinney Boyd High School, enhancing the campus’s fine arts and student support facilities. With a total project budget of approximately $3.25 million—including design fees, permitting, testing, and contingencies—the construction package was established with a guaranteed maximum price of $2.93 million, approved by the district in July 2024.

The scope of work features a 2,400-square-foot addition built within the school’s existing courtyard, providing new locker rooms and storage designed to support performing arts programming more effectively. In addition, 3,000 square feet of existing instructional space, including classrooms and a dance studio, are being comprehensively renovated. The design by Corgan Architects emphasizes modern, flexible environments with improved acoustics, lighting, and functionality, while expanded storage and support spaces improve the logistics of fine arts operations.

Construction officially began in late July 2024 and is scheduled for completion in mid-August 2025, following accessibility certification and final inspections. Once complete, the project will deliver a seamless addition that blends with the existing campus while significantly elevating Boyd High School’s fine arts infrastructure. By modernizing rehearsal and instructional areas, streamlining support spaces, and aligning with McKinney ISD’s vision, Crossland is proud to help provide students with facilities that foster academic achievement and creative excellence.

Joshua ISD Upgrades Propositions B & C

Proposition B: Cafeteria & Kitchen Renovation and Expansion ($8.9M)

The existing cafeteria and kitchen, built in 1983, are outdated and undersized, serving only 400 students per lunch period and creating congestion and safety concerns. The kitchen’s split-level design forces staff to move supplies up and down ramps, compounding safety risks. Infrastructure and equipment—including electrical, plumbing, and food service systems—are deteriorated, with many components at the end of their useful life. The project will modernize all major systems, replace failing equipment, and reconfigure the layout to increase capacity, improve safety, and enhance operational efficiency.

Proposition C: Career & Technical Education (CTE) Facility Renovation & Expansion ($29.5M)

This project includes a 26,000 SF renovation and a 31,000 SF addition to the CTE wing, consolidating all CTE programs into a single, modern facility. The current CTE spaces, last renovated in 2003, are undersized and lack the safety, ventilation, and equipment needed to meet industry standards. Upgrades will include new commercial kitchens for Culinary Arts, an expanded Cosmetology salon, updated Health Science labs, and specialized spaces for Business, Computer Science, Construction Technology, Forensics/Criminal Justice, Engineering, Arts/A/V Communications, and Education. This consolidation will free up core academic space in the main building for future classroom growth. These improvements will resolve long-standing deficiencies and position Joshua High School to deliver safe, relevant, and future-ready educational experiences for all students.

Crossland Construction is partnering with Lake Dallas ISD for the first time to deliver comprehensive campus-wide improvements. The project includes significant additions and renovations, such as an upgraded fine arts facility, a new CTE building, and a fine arts addition.

Crossland’s award-winning, nationally recognized safety program is built on Education, Engineering, and Enforcement.

All employees receive a minimum of 40 hours of annual safety training, including OSHA 10 for all field workers and OSHA 30 for superintendents and supervisors.

Training covers crane operation, rigging, signaling, concrete quality, fall protection, excavation safety, confined space, flagger procedures, MSHA, CPR/First Aid, and more.

Crossland’s safety plan focuses on Education, Engineering, and Enforcement. Employees receive site-specific orientations, daily planning, and weekly meetings. Safety gear is required, with regular drug/alcohol testing. Subcontractors are prequalified, and bonds are needed for contracts over $50,000. Drivers complete Smith Driving Classes, and vehicles are GPSmonitored. Incentives include Safety Vacation Days, $250 for hazard reports, and rewards for perfect inspections. Milestones like two million hours without a Lost Time Accident are celebrated.

Crossland’s national award-winning education program includes a state registered apprenticeship for carpenters and ironworkers, with 40 hours of annual training for all employees. Training includes crane, rigging, signaling, ACI certifications for concrete crews, Walmart SWPPP stormwater certifications for superintendents, CPR and First Aid for onsite leadership, and AWS certification for welders. Fall protection, confined space safety, excavation safety, flagger procedures, and MSHA training are provided as needed. All employees receive OSHA 10 training, offered free to subcontractors, and superintendents must complete OSHA 30 and annual OSHA refreshers. Forty best practices

covering safety, quality, and production are continuously taught, with employees graded on their abilities. Foremen, F.E., superintendents, and project managers take Lean and leadership training. Drivers complete an 8-hour Smith Driving Class on defensive driving.

Early Bid Packages

We use our time and yours wisely. There may be some parts of the project that we can perform earlier or use our selfperform capabilities to save time. We’ve found we can often get started earlier than our clients anticipate to maximize the project schedule. We also avoid delays by starting the procurement process earlier for critical path items and materials.

DESIGN + PLANNING MEETING PROCESS

Upon selection, our project team has a kickoff meeting with you. We’ll listen closely to your wants and needs and pull from our past experience to make sure your project is set up for success and getting the best value for your construction dollar.

We continue to attend design meetings until construction documents are finalized. Our job is to protect your vision while offering the best solutions for your budget. Keeping safety, cost, schedule, and quality all top of mind, we will make sure we help steer the project in the right direction.

It’s common to update the budget at three design phases, at a minimum: schematic, design development, and construction document. We also can update the budget in real-time if there are design changes made. Everything is completely transparent, so the entire team understands direct construction costs and indirect costs like fees, general conditions, and project requirements. In addition, we also present a total program budget, including the soft cost, to ensure the team fully understands the cost breakdown.

The project manager and superintendent are both involved during the preconstruction phase to help ensure the project is set up for success, making a smooth, easy transition into construction.

We will communicate progress, challenges, and everything in between to the Owner throughout the entire project.

We are known for never bringing problems to our clients without solutions. We will always bring suggested solutions so you are able to make informed decisions.

Provide monthly progress PDFs with photos and updates

The entire project team is involved throughout preconstruction, making for a smooth transition into the construction phase.

We create a site-specific logistics plan that identifies all hazards and creates a safe environment.

� Communicate

The Superintendent is in charge of the site-specific safety plan. He will let everyone know about disruptions and planned activities. He will also hold weekly Safety Toolbox talks with all jobsite workers.

2 WE DRIVE THE SCHEDULE BY :

� Efficiently coordinate and utilize our resources

� Provide 3-6 week look ahead schedules throughout project

� Maximize equipment usage from our own $45M in-house equipment fleet or rentals

� Empower our superintendents with the authority to commit resources as required to finish projects on-time

� Analyze delays, take corrective action by adding more staff, bringing in additional subcontractors, or proceeding with the work using a time + materials agreement workers.

ABOUT ROCKY

Rocky’s introduction to Crossland came from a pheasant hunting trip with Mike Crossland. The two kept in touch over the years, and when the opportunity arose to come work for us, he took it. He started as a project manager, but it didn’t take long before Mike considered him for the open division manager position upon his retirement. In less than ten years, Rocky won our prestigious Red Iron Award given out to one individual each year. This coveted award represents all of the qualities of our late founder. We are proud to say Rocky is one of our best. When Rocky isn’t hard at work, he enjoys spending time with his family and his kiddos—hunting, fishing, and golfing when he can. Derek has spent his entire 17+ year career with Crossland Construction. As a Columbus, KS native, he went to Pittsburg State University and started with Crossland through our longstanding internship program. In the years after, he has diligently worked his way up the ranks to a Senior Project Manager in the Prosper Division prior to his promotion to Division Manager, VP.

Drew Worth will serve as your project’s Estimator. His experience has equipped him with the knowledge necessary to accurately analyze your project’s scope and to develop concise bid packages.

When crafting these bid packages, Drew will be responsible for accurately and descriptively communicating the scope of work for all trades. He will also offer clarifications and, if required, communicate any necessary addenda or additional transmittals to ensure all parties are clear on the work to be performed.

Drew will take both local and regional subcontractor and supplier markets into consideration, advertising and encouraging bid participation as required by all state and municipal statutes. On bid day, Drew will gather all bids and analyze them to ensure all bids are complete. At the conclusion of bid day, Drew, along with your senior project manager, will make their recommendations to you, the Owner, regarding the subcontractors they believe will bring your project maximum value.

As Project Superintendent, Ryan is on-site every day managing and overseeing your project from start to finish. Ryan is extremely knowledgeable about how every piece of your project fits together and how his team can best serve you.

He is responsible for documentation of the job site, inspections, communication with his team, managing subcontractors, and making sure all materials are on site, on-time.
