One of the Largest Manufacturing Plants in Texas

Crossland partnered with Knauf Insulation to build one of the largest manufacturing plants in Texas — a 600,000-square-foot, state-of-the-art facility in McGregor. Located on a 200-acre site formerly used as fairgrounds and pasture, the transformation into a full-scale, 24/7 manufacturing operation is nothing short of remarkable.

Speed, Scale, and Precision

To meet aggressive timelines and budget goals, the facility was constructed using tilt-wall techniques. This approach not only accelerated delivery but also helped reduce overall costs. Some of the concrete panels stood 75 feet tall and weighed up to 230,000 pounds, making them the largest panels Crossland has ever produced. It was a bold structural solution that paid off in time savings and construction efficiency.

This project reflects the strength of Crossland’s relationship with Knauf, two family-owned companies that prioritize people, product quality, and long-term value over short-term gain. With aligned values and a shared commitment to excellence, the partnership was a natural fit.

Results That Set a Benchmark

The McGregor plant marks one of the largest manufacturing buildings Crossland has delivered to date. It is a powerful example of how innovation, collaboration, and the right construction methods can create facilities that support both operational goals and workforce needs.

A Super Plant Built for Advanced Manufacturing

They call it a “Super Plant” and for good reason.

At 650,000 SF, Green Bay Packaging’s new Fort Worth facility is one of the largest and most sophisticated manufacturing operations in the region. Built on a 46-acre site, the $61 million facility includes 560,000 SF of manufacturing floor space and 52,000 SF of multistory office and mixed-use areas. The project features 32 docks, a rail spur and rail dock, state-of-the-art machinery, and automated conveyance and extraction systems to support high-output manufacturing.

Purpose-Built with Precision

The exterior was constructed primarily with tilt-wall panels and enhanced with ACM, metal paneling, architectural louvers, and custom sunshades. Inside, the gallery-style office showcases skylights, wood feature walls, glass railings, and branded graphics, creating a professional space designed to impress.

Specialized features include advanced HVAC systems, industrial compressed air, and automated cooling systems, all built to accommodate a complex equipment package sourced from Italy, Germany, Japan, and Korea.

Solving Big Challenges

This project came with challenges that matched its size:

Late-stage design changes for key mechanical, electrical, and plumbing systems added complexity. Crossland worked closely with owner-hired equipment vendors and coordinated utility needs to maintain critical installation timelines.

Unpredictable weather caused site delays, but our team resequenced activities and got key spaces dried in so the owner’s equipment could be delivered and set on time.

MEP scope clarity was limited early on. We partnered with the owner in the final project months to ensure power, cooling, and utility demands aligned with their operational goals.

Delivered with Integrity

This was not our first project with Green Bay Packaging. Crossland previously completed their 566,000 SF Tulsa facility, which served as the foundation for this next step. The success of that initial build helped set the standard, and the trust that carried through to this “super plant” in Texas.

Together, both projects highlight our ability to deliver large-scale, highly technical manufacturing spaces through collaboration, flexibility, and unwavering attention to detail.

Delivering Nearly 3 Million SF at Intermodal Logistics Center

Crossland recently completed a milestone project for longtime partner NorthPoint Development—three massive coreand-shell tilt-wall facilities at the Intermodal Logistics Center in Fort Worth, Texas. Spanning nearly 3 million square feet, this $118 million industrial development was delivered between October 2021 and November 2023.

Each building was customized for tenant-specific needs, including tailored electrical systems, office suites with highend finishes, and prefabricated canopies. Exteriors featured storefront glazing, ACM panels, and signature tilt-wall construction to ensure long-term durability with a clean, modern appearance.

Overcoming Real-World Challenges

Despite facing historic weather events, pandemic-related supply chain issues, and mid-project tenant revisions, the Crossland team maintained momentum. Strategic coordination, flexible field management, and proactive communication kept each building on track and on schedule.

Expanding Industrial Capability with MSHA-Certified Expertise

When ILC Resources set out to double the size of its finegrind limestone plant in Jasper, Missouri, Crossland stepped up to deliver a safe, efficient expansion, and gained valuable Mine Safety and Health Administration (MSHA) experience along the way.

Specialized Safety and Certification

This project required compliance with MSHA safety standards, which differ from traditional OSHA-regulated construction. To meet the requirement, our crew earned MSHA certifications prior to mobilization, equipping us to complete the work safely and efficiently.

Project Scope

The $4.9 million expansion included two new pre-engineered metal buildings, one 30,000 SF and the other 10,000 SF, each standing 70 feet tall. Crossland self-performed the

earthwork, concrete, and steel erection, while coordinating installation of owner-supplied crushers, conveyors, and other rock processing equipment.

Collaborative Approach

Although the project followed a hard bid delivery method, we partnered closely with the structural engineer to design the buildings, foundations, and equipment integration. Our collaboration helped streamline construction and reduce potential rework or misalignment.

Outcome and Impact

The plant expansion increases ILC’s production capacity and allows for the addition of new jobs in the Jasper area, supporting both local economic development and the company’s long-term growth goals.

Lewisville Facility & Fleet Maintenance

Expanding for Growth and Efficiency

The City of Lewisville selected Crossland to deliver its new $14.5 million, 34,000 SF Facilities and Fleet Maintenance Facility—a major step forward in supporting the city’s growing infrastructure needs.

Designed for Efficiency

This high-performance facility includes 14 service bays, five bays for heavy equipment, vehicle lifts, workstations for mechanics, a fuel oil storage area and station, and an elevated mezzanine for added functionality. The building also houses administrative offices and meeting rooms, ensuring all departments are supported under one roof.

The structure features a durable concrete tilt-wall exterior with inset reveals, paired with structural steel framing, tile accents, and metal panel siding for a clean, modern look.

Problem Solving in Action

During construction, our team encountered a major challenge: a failing retaining wall near an adjacent pond. Rather than letting this issue derail progress, we collaborated closely with the design team and civil engineers to explore cost-effective solutions. The final decision was to remove the wall entirely and stabilize the area with a base of compacted aggregate, saving time and maintaining budget alignment.

Client-Focused Outcome

This project became a valuable learning experience, reminding our team of the importance of understanding water tables and site conditions early. Most importantly, the end result was a modern, fully functional facility that city staff and leaders were proud to call their own.

Ivan Crossland, Sr. started this company with his wife, ten kids at home, and a vision grounded in optimism, integrity, and action. That mindset carried him, and Crossland, through every challenge and milestone.

He built more than a business. He built a culture that still defines us today.

We’re still family-owned and operated. We’ve grown to four companies, 11 offices, 1,900+ team members, and we continue to rank among the top construction firms in the nation.
