Preconstruction Approach for Dakota City Insect Ingredient Production Facility

Executive Summary

Our dedicated preconstruction team is well-equipped with the resources, personnel, and technology necessary to begin work for the development of a state-of-the-art 66,000 ton per year insect ingredient production facility adjacent to the Tyson Beef Processing Facility in Dakota City, NE.

We prioritize early design & engineering engagement to establish a strong foundation for project success. Our team is experienced in rapidly mobilizing for preconstruction efforts, including cost estimating, scheduling, constructability reviews, value engineering, and procurement planning. By leveraging our proven processes and industry-leading tools such as BIM, Revit, Procore, Power Project, Modelogix, and Winest, we ensure a seamless transition from pre-construction to construction.

Project Understanding

Our approach is tailored to address the complex needs of a facility that will incorporate temperature sensitive environments, a comprehensive water filtration system, and other specialized manufacturing processes. We recognize the importance of integrating these elements seamlessly to support the facility’s operational efficiency and safety standards.

1 Early Engagement and Feasibility:

Immediate mobilization of our design and preconstruction team to validate the project scope, budget, and technical requirements, ensuring alignment with the strategic goals of the joint venture between Tyson Foods and Protix. Crossland will establish project design, schedule, and milestones.

2 Cost Estimating and Budget Validation:

Utilization of advanced tools like Proest to provide precise cost estimates across multiple design phases. Our initial focus will be on ensuring that the $180-200 million budget aligns with market conditions and project specifications.

3 Value Analysis:

A proactive approach to assess and recommend materials, systems, and construction methods that optimize cost, efficiency, and performance. Special attention will be given to sustainable practices and long-term operational savings.

4 Technical Assessments and Constructibility Reviews:

Detailed analysis of the proposed designs to ensure technical viability and optimal integration of manufacturing systems. This includes rigorous constructability reviews to identify potential challenges before construction begins.

5 Scheduling and Phasing:

Development of a detailed construction timeline with strategic phasing to minimize disruption and align with key project milestones. Crossland will develop a phased package approach including project milestones to avoid any weather or long lead time delays with the civil and foundation scope of work. Power Project and Procore technologies will be used to maintain stringent control over timelines and resource allocation.

6 Subcontractor and Supplier Engagement:

Early engagement with trusted subcontractors and suppliers to refine costs, secure early procurement of critical materials, and finalize subcontractor agreements. This step is crucial for mitigating risks related to material availability and pricing volatility.

7 Permitting and Compliance::

Assistance with navigating local regulations and securing necessary permits. A dedicated team will handle regulatory compliance, ensuring that the project meets all local, state, and federal guidelines. Crossland Realty Group will manage economic incentive reporting and compliance, and/or bond issuances.

8 Safety and Risk Management::

Emphasizing safety with a targeted EMR of 0.34, our approach integrates comprehensive training, site-specific safety plans, and adherence to OSHA standards, ensuring a safe work environment throughout the preconstruction and construction phases.

Real Builders at Work: Bartlett Soybean Plant Project

The Bartlett Soybean Plant in Cherryvale, Kansas, is a true testament to the hands-on craftsmanship of Crossland's self-performance crews. This $32 million facility is not just an industrial plant; it's a complex operation that will handle approximately 45 million bushels of soybeans annually. Crossland is self-performing 95% of the scope, highlighting the grit and dedication our teams bring to the job site every day.

PROJECT SIMILARITIES

Heavy Water Usage:

Design and construction for 1M Gallon Per day

Heavy Power Requirement: site required a dedicated substation

Clean Process: design scope included the treatment of raw material to produce bio fuel products, including bulk tank storage.

From pouring over 25,000 cubic yards of concrete to setting more than 4,000 anchor bolts, every crew member has played a crucial role in bringing this project to life. Superintendent Ryan Rakestraw praises the team's dedication, saying they've "knocked it out of the park." Our crews didn't just manage the build—they lived it – from the ground up – to the elevated decks.

The camaraderie among the team was essential to the success of the project. Carpenters, operators, and apprentices all stepped up, tackling everything from concrete pours to installing siding. For many, like carpenter mentor Joshua Mitchell and apprentice Autum Chism, this project has been a learning experience filled with mentorship, hard work, and a sense of accomplishment as they saw their contributions shape the plant day by day.

Crossland's hands-on approach and team spirit have made this project a standout. The Bartlett Soybean Plant is more than a project—it's a testament to the power of teamwork, craftsmanship, and the drive to build something extraordinary.

J-M is the largest commercial farm in Oklahoma, and they’re also a life-long Crossland client. The latest J-M’s project Crossland built was six new pasteurization tunnels that house the farm’s innovative compost conditioning process. Using the Design-Build delivery method, we learned the composting process from the owner and tours of similar facilities in Canada and Europe.

PROJECT SIMILARITIES

Ambient condition sensitive product beds, construction methods for working in operating plant

Heavy Power Usage

The pandemic prevented travel for the European engineers J-M had scheduled to assemble much of the machinery on-site. Our team absorbed more responsibility to build the equipment. Eventually, J-M was able to get an overseas technician to help trial run the system. He said it was one of the easiest startups he’s ever had. This is a great validation of our values and determination since he’s worked on systems in China, Canada, and all over Europe.

One of the largest manufacturing plants in Texas

The Knauf Insulation plant in McGregor, TX, is one of the largest manufacturing facilities in Texas, spanning an impressive 600,000 SF. Situated in the heart of Central Texas, this state-of-the-art facility represents a monumental leap forward in production capacity for Knauf Insulation. The project exemplifies innovation, utilizing tilt-wall construction for the first time to increase the speed of construction and reduce overall costs. This technique allowed Crossland to meet the demanding timelines while maintaining exceptional quality.

PROJECT SIMILARITIES

On-site Water Treatment

Step down heavy power distribution throughout plant

Complex process mechanical BIM design

One of the most striking features of the facility is its size—some of the concrete panels used in its construction measure an astonishing 75 feet tall and weigh 230,000 pounds. These panels are among the largest ever produced by Crossland, adding to the project’s complexity and scale. The transformation of the 200-acre property from a former fairground and cow pasture into a thriving manufacturing site for 160 employees working around the clock is nothing short of remarkable.

This project also highlights the strong partnership between Crossland and Knauf Insulation, two family-owned companies that share core values of integrity, character, and a commitment to quality. Both companies prioritize people and products over profits, making this collaboration a natural fit. The Knauf plant marks one of the largest manufacturing buildings Crossland has ever completed, further solidifying its reputation for thinking outside the box to save time and money while delivering exceptional results. This project is a testament to the vision and values that drive both companies forward.

Inside, the facility combines painted tilt walls, custom wood walls, graphics, and glass railings at the atrium lobby. The building also includes specialized HVAC, industrial compressed air, and automated cooling and extraction systems.

The project faced significant challenges, including: Major MEP design changes and equipment requirements in the final months, affecting cost and schedule. Weather delays, requiring careful re-sequencing of the construction process to meet tight timelines for global equipment deliveries. Complex utility deliveries to support advanced equipment, involving coordination with multiple contractors.

Despite these obstacles, Crossland completed the facility on time, aligning with the owner’s needs and delivering a high-quality manufacturing plant that supports Green Bay Packaging’s advanced operations.
