Adam Wallace-Harrison about the benefits of using a mortgage broker and his views on the current market.
How long have you worked in the mortgage broking industry?
I’ve been a mortgage broker for nine years but involved in the finance industry in some capacity for 20 years. We opened our office in the local area back in 2017.
What services does Loan Market Excel offer?

Without a doubt, it’s the joy of helping
customers enter the property market. Buying a property can be a long and overwhelming roller coaster of emotions for many. By talking to clients and gaining a clear understanding of their needs and objectives, we can start to map a plan so they have clear and tangible targets as to what they need to do to start their property journey.

We work on behalf of the customer to review over 60 lenders’ products to ensure they are at the best possible rate with the most effective loan structure. What is a buyer’s agent?
Whilst a new concept for most, the role of an exclusive buyer’s agent or advocate has existed in the Australian property market since the 1990s and is commonplace in other markets around the world.
In simple terms, a buyer’s agent is engaged by prospective purchasers to represent their best interests in a property transaction, by assisting with the sourcing and acquisition of different property types for either investment purposes or for those looking for their next home.
Essentially, their role is to secure the right property for the best possible price and terms on behalf of their client. A common misconception is that only the wealthy should, and can afford to, utilise the services of an expert buyer’s agent, however, their skill set can help any buyer type across all price points, even first home buyers.

are agents and agencies who cover specific regions or areas, and others that offer a nationwide approach, typically assisting investors.
What does a buyer’s agent do?
Different agents or agencies will offer varying service types and associated fee structures, with the most common service offering a ‘Full Service’ type where the agent assists the purchaser from start to finish.
This should involve searching and sourcing options for their consideration, leaning on industry relationships and local insights to generate opportunities that the typical buyer might not gain access to, inspecting properties on the client’s behalf and carrying out extensive due diligence on those that meet their requirements.
Analytical research should form and provide clear assessments of value when considering a property, as well as advice around rent potential and outgoing costs for those looking for an investment asset.
Other research items like development searches, flood and fire risk assessments, as well as the
usual building and pest reports and contractual requirements, should all be overseen and handled on behalf of the client to ensure they are educated and making informed decisions.
An experienced buyer’s agent will establish the most appropriate path to try to secure any property, whether it be a private treaty sale, auction campaign or off-market negotiation. A buyer’s agent will work with their clients through to settlement, assisting with any post-contract obligations and handling pre-settlement inspections.

MANAGING TWEED’S FUTURE GROWTH
Preparing for housing growth
Kingscliff and Cabarita are among a number of areas being considered for future housing growth, according to the latest stage of Tweed Shire Council’s Growth Management and Housing Strategy.
Residents are now invited to have their say on a draft Options Paper, which considers how the Council will manage growth, housing and employment over the next 20 years.
It is anticipated that Tweed’s population will grow by between 13,000 and 30,000 people by 2041, with an increase of more than 12,000 dwellings and 11,000 jobs needed to accommodate this growth.
Other areas slated for additional housing include Tweed Heads South, Tweed Heads West, Banora Point, Terranora, Hastings Point, Pottsville West, Murwillumbah, as well as rural areas of the Tweed.
Tweed Shire Council Director of Planning and Regulation Denise Galle said community feedback has played a vital role in shaping the draft Options Paper to date.
“We need to plan for a future that is adaptive to growth and change while respecting the beautiful attributes of the Tweed,” Ms Galle said.
“This plan is about increasing the diversity of options to address future growth. Some of the possible changes include higher density living in some zones, change of land use, rural village expansion, review of greenfield sites and more housing diversity.”
This is the third stage in the preparation of Council’s Growth Management and Housing Strategy, which will help inform Council priorities in relation to housing and employment until 2041.
Council is holding a series of information sessions and inviting residents to have their say and make a submission by Friday 22 March.

Tweed Valley Hospital Open Day
Community members are invited to explore the facilities at the new
$723.3 million Tweed Valley Hospital before doors officially open on Tuesday 14 May.
A Community Open Day is being held on Saturday 16 March from 10am to 2pm at the hospital campus at 771 Cudgen Road, Cudgen.
Attendees will have the opportunity to walk through the emergency department, maternity services, intensive care unit, cancer services and the outpatient department. There will be activities for children and refreshments available.
Regional Health Minister Ryan Park said it was a wonderful chance for people to familiarise themselves with the new hospital before it opens.
“This much needed redevelopment is providing a massive healthcare boost to Northern NSW and I’m excited to see its long-term impact on the community,” Minister Park said.

State Government seeks feedback on short-term accommodation plans
The NSW State Government is seeking community feedback on a new discussion paper as part of its review of short-term rental accommodation.
Among the feedback being sought is the adequacy of the Short-Term Rental Accommodation (STRA) planning and regulatory framework, and potential policy options including incentivising property investors to make properties available for long-term rental accommodation.
Minister for Housing and Minister for Homelessness Rose Jackson said all options are on the table.
“We’re determined to do everything we can to tackle the housing crisis and put every part of the housing market under the microscope for options to encourage a greater supply of long-term rental accommodation,” Minister Jackson said.

Property and interest rate predictions for 2024.
Before 2023 becomes a distant memory let's review the year that was, then look forward and see what we can expect for 2024.
The RBA has kept the cash rate steady at 4.35 following inflation dropping from 4.9% in October to 4.3% in November.
In 2023 despite experts warning house prices would nosedive, nationally, median house prices shot up by 8.2%, and unit prices tagged along with a 5.7% bump.
2024 predictions
Factors such as population growth, interest rate changes and economic growth attracting investors could play a role in prices in 2024.
The probability of a rate cut this year is now far higher. If this does happen, it is likely to fuel property growth.
A little closer to home, beachside holiday destinations such as ours are slightly more affordable than they were a few years ago. This is mainly due to people who bought during the pandemic selling in recent times, driving down prices. However, it may not last long with housing shortages a problem in many of these highly desirable parts of the country. This coupled with the proposed launch of the Tweed Valley Hospital means we should see a strong year of growth.
I Let's see what's possible
Cash rate in 2023
The cash rate increased 13 times since May 2022 - increasing by 4.25 percentage points. Taking rates from 3.10% in January to 4.35% by the year's end. That's 1.25 percentage points that was then passed onto interest rates and your home loans.
2024 predictions
The big four have all predicted the cash rate has hit its peak. The predicted cash rate in December ranges from 3.60% up to 4.10% with further cuts predicted by economists through 2025.
Home loan interest rates in 2023
According to the RBA, the average home loan rate before the cash rate increases in May 2022 was 2.86%. By November 2023 it was 6.39% The average home loan in 2023 was $642,555. On a 25-year term paying principal and interest, that's a difference of $1,292 a month with the monthly repayments today being $4,292.
2024 predictions
It is hard to predict where interest rates will be by the end of the year, however, if we look at the cash rate predictions by the big four of cuts between .75 to .25 percentage points and apply that to the average interest rate in November of 6.39%, it would bring the interest rate to between 5.64%-6.14%, if the lender passed on the cash rate cuts in full.
Whilst we're not seeing a cut in the cash rate yet, we are seeing lenders compete hard for your business. So don't wait for the reserve bank to cut rates.
