What areas do you cover?

Having worked in the industry for close to 20 years, I love it. The business is enjoyable because I have a real passion for real estate and helping people. In my formative years, I focused solely on doing deals and winning awards. At this stage of my career, however, I still enjoy selling. I get a real buzz from imparting my knowledge and experience while growing a vibrant and positively

BUYERS OPTIMISTIC BUT SHORTAGES PERSIST
Rose & Jones Director and Buyer’s Agent Oliver Dunstan provides an insight into the current market and the sentiment among buyers and sellers.
What has been the general market sentiment heading into 2025?
A large portion of the market, both buyers and prospective vendors, chose to hold off on major decisions during the back end of 2024. They opted to monitor market conditions closely, particularly in the first quarter of 2025, before taking any action.
What are buyers expecting in terms of market conditions this year?
Most buyers are optimistic, expecting more stock to become available. Additionally, they anticipate more potential interest rate drops, which could increase their spending power and instil more confidence regarding their financial situation moving forward.
How has vendor sentiment been influenced by market conditions?
Many prospective vendors have been hesitant to sell or list their properties due to uncertainty about where they would go after the sale. Like buyers, they want to see how the market and

Has the expected increase in market stock materialised?
Since the start of the year, we have only seen a slight uptick in overall stock levels, which aligns with typical summer market figures for the Gold Coast and Northern NSW.
How is the supply and demand affecting the market?
There remains an imbalance between supply and demand across most price points. However, the average days on market for sellers and the time buyers are spending in the market remain elevated compared to recent years. This is due to a lack of quality stock and buyers’ unwillingness to overpay. Vendors with unrealistic price expectations may struggle to achieve a result unless they adjust their pricing to meet the market.
Which market segments are expected to see the most change in 2025?
Strong assets will continue to draw competition and secure good prices in 2025. Specifically, we expect the $1.5 million to $3.5 million price point to experience the most change, as this segment was most adversely affected
by the rapid rise in interest rates in recent years. We also expect properties priced under $1 million to experience significant growth, driven by affordability factors nationwide and an increase in investor demand. Offshore and interstate buyers are recognising the value in the Gold Coast and Northern NSW markets, particularly due to the attractive lifestyle offerings in these regions, which bode well for future growth prospects, as well as strong rental yields.

SURFING WORLD CHAMPION’S BEACH HOUSE HITS THE MARKET
Beachfront estate set for auction
Australian surfing legend Mick Fanning has listed his beachfront property in Bilinga on the Southern Gold Coast.
Known as ‘Rolling Seas’, the sevenbedroom, five-bathroom, three-car property is located on a 1,030 sqm double block at 291 Golden Four Drive, Bilinga in Queensland.
Originally home to a handful of beach shacks, Fanning purchased the site in 2011 and transformed it into a Hamptons-inspired retreat with a three-level main residence and a two-level guesthouse.
“As soon as I saw the view, I was instantly sold,” Fanning said.
“Sometimes you walk into a house and feel like you can’t touch anything. I wanted people to walk in and feel at home, especially when you get up the steps and see that view.”
Kollosche Real Estate Agent Troy Dowker said the property was incredibly unique.
“There’s nothing else like it,” Mr Dowker said.
“This is an ideal offering for a lifestyle enthusiast, whether you choose a swim, a surf or a beach walk, imagine waking up and walking straight out onto the sand from your own home.”
Fanning lived at the home before converting it into a high-end holiday rental. It enjoys sweeping ocean views with direct beach access, as well as an infinity pool, yoga studio, wine cellar and media room.

Record sale price for Marine Parade
A property, which is home to awardwinning restaurant Taverna in Kingscliff, has sold for $7.05 million.
Located at 22 Marine Parade, Kingscliff, the 911 sqm property includes a sixbedroom house perched on a hill with
sweeping ocean views, as well as the restaurant premises.
Witheriff Group Director Nick Witheriff said it was the site of Kingscliff’s first convenience store.
“It’s the highest sale price ever achieved on Marine Parade. It’s an iconic property and it deserves the result,” Mr Witheriff said.
“A Melbourne-based family bought it to renovate it and use it as a holiday home, while the vendors are downsizing in the area.”
Popular restaurant Taverna will continue to operate at the premises.
22 Marine Parade, Kingscliff previously sold in March 2018 for $3.2 million.
Funding boost for health worker accommodation
Health workers are set to benefit from additional funding for housing in Tweed, Grafton and Lismore.
The NSW Government has announced a $34.2 million investment to attract and retain more healthcare workers.
The funding, part of the $200.1 million Key Worker Accommodation program, will secure approximately 120 dwellings across regional NSW.

Our summer auction night was a great success, with more than $42 million worth of property sold as part of the event.
More than 100 people gathered at Salt Bar in Kingscliff to see 14 properties go under the hammer. We had seven properties sell prior and on the night, with a further four sold postauction and three in negotiations.
We are really proud that $70,000 was raised on the night for a very special charity, Hundred 4 Harper.
Hundred 4 Harper was founded by Helena and Lee Dowdall, whose three-year-old daughter Harper, tragically lost her life to brain cancer. Their charity now raises vital funds for scientific research into childhood brainstem cancers, the most deadly childhood cancer.
Generous local businesses, including Loan Market Excel, Compass Buyers Agency, Salt Property Management (Salt PM), and Raes on Wategos, donated prizes as part of the fundraising effort.
There was spirited bidding for a prize that included myself and auctioneer Justin Nickerson selling a home commission free.
