MEET VIKKY MORRIS FROM THE RENO AGENT

Coastal Buys talks to Vikky Morris from The Reno Agent about the benefits of engaging a renovation coordinator.

What led you to a career in the property industry?

Growing up with a master builder grandfather, I have been involved in renovations for most of my life starting with a large family renovation at the age of 12, followed by an additional four family home renovations. My first own home renovation was at the age of 23 and I have been renovating houses ever since. Over a decade ago, I left a successful corporate career in the health industry to focus on my passions in life and what makes me happy. I was able to take all of my corporate skills and blend them with my core passions to renovate many properties for both myself and clients.

What services do you offer as a renovation coordinator?

When a client works with The Reno Agent, they can expect to have help and support throughout the whole renovation process. My objective is to remove any fear, uncertainty and doubt for my clients, whether that’s working through thoughts and ideas, finding designers and draftsmen, getting through approvals or understanding

how to be an owner builder. I also help find the right tradespeople, manage the sequencing of works and source goods and materials to complete jobs on time and to a budget.

What do you enjoy most about working in this industry?

There’s just so much I love about this industry. It’s the ability to bring renewed life into buildings to make them wonderful homes for families. It’s understanding what my clients really want and what will make them happy, as well as bringing together passionate and skilled individuals to work as a cohesive team on a united goal. I love the process of coordinating both the tradespeople and timelines to stay on a deadline and a budget, whilst being creative and solution driven to deliver beautiful homes.

What can clients expect when they engage your services?

When I initially meet with clients, I have a three-phase approach of ideation, formulation and execution. I use this to understand everything about what they’re looking for and to know their visions, their dream for their renovation, their fears and the level of support they desire. Every client and their renovation is unique. Once we have

agreed on objectives, we work more into the detail of how that will be coordinated, how I can help them manage each step to reduce the negative impacts on their time and day-to-day lives and to create a budget guide. I will source all other individuals who are required to execute the renovation and will advocate on my clients’ behalf from start through to completion. Most importantly, I want my clients to enjoy the process, be able to express their dreams and realise their goals to make a genuine positive impact on their lives and lifestyle.

RENTS HIT RECORD HIGHS

Eliza Owen explores how rents are accelerating in the Tweed Valley market, while value growth is easing.

Home value growth across the Tweed Valley region eased slightly in the three months to May. Dwelling values did increase a further 0.5% in the period, but this slowed from a rise of 2.5% in the three months to February.

Notably, some of the desirable coastal spots of the Tweed Valley have seen a slowdown in growth, with values steadying in the house segment in particular. Bogangar home values were down -1.4% in the three months to May, led by a -2.8% fall across the house segment. In Casuarina, home values rose 1.1% in the three months to May, comprised of a 2.3% increase in unit values and a 0.8% increase in the house market. Casuarina has a particularly large gap between the median house and unit value across the region, of around $1.3 million, which could be diverting more interest to the relatively affordable unit market.

In Kingscliff, median dwelling values were recorded at $1.3 million in May, including $1.7 million across houses, and $853,000 across the unit segment. Dwelling stock as a whole has seen a slow, steady uplift of 0.9% through the year to date, but as with Casuarina and Bogangar, growth has been faster in

the more accessible unit market. Unit values increased 3.3% in the past three months to May, while house values were relatively steady with a 0.2% uplift.

The trend of unit value increases outpacing house values in these markets mirrors the trend in some major cities where affordability is becoming increasingly constrained, such as Brisbane. High interest rates, low consumer sentiment, lower household savings rates and high cost of living pressures may be placing a limit on growth in some higher end parts of the Richmond Tweed area.

Rent growth rises in the regions

While capital growth is showing signs of easing, rent value growth across the Tweed Valley region has picked up through the year to May, with rent values sitting 9.2% higher over the past 12 months.

This followed an extended upswing in rents of 39.9% between June 2020 and February 2023, and a modest 2.8% fall in rents between February and August 2023. Rents have since hit fresh record highs across the region, and are currently 47.6% higher than where they were at the onset of the pandemic in March 2020. This is the equivalent of a $260 increase in weekly median rent values, from $545 to $805.

Of around 150 regional SA3 markets analysed in regional Australia, median rent values across the Tweed Valley region rank 13th nationally, and 2nd in regional NSW. The highest median weekly rent value in regional NSW is the Richmond Valley – Coastal market,

at $814 per week. The highest median weekly rent values across the Tweed Valley market was in the suburb of Casuarina ($1,034 per week), where rent values have lifted 6.1% in the past 12 months.

The pick up in rent growth across the Tweed Valley market follows a trend that is being seen in many parts of regional Australia. At the national level, annual rent growth was 6.9% across regional Australia in May, up from 3.7% in the 12 months to September last year. In other words, regional Australian rent values are not only rising, but they are rising more quickly than at the end of last year.

The reasons for higher rental demand in the regions may include a ‘spillover’ from capital cities and other major regional centres, where rental markets generally remain over-heated amid a temporary spike in net overseas migration. The combined capital cities rent growth was 9.1% in the year to May, including 8.5% in Sydney, 8.6% in Brisbane and 8.0% in the Gold Coast. This is also broadly in line with internal migration trends, with CBA and the Regional Australia Institute reporting an uptick in movers from cities to regional Australia in the March quarter of 2024.

While rent values have seen strong uplift over the past year, growth in dwelling values across the Tweed Valley have risen slightly faster, at 10.2%. This has resulted in gross rent yields ticking slightly lower across the dwelling market year-on-year, by 5 basis points to 4.24%. However, with the slowdown in capital growth setting in across some Tweed Valley markets, gross rent yields may start to stabilise.

CABA Residences hit the market

Sales have commenced for a new luxury apartment complex in Cabarita Beach, with prices starting from $2.95 million.

Known as CABA Residences, the exclusive development, at 2-6 Tweed Coast Road, Cabarita Beach, consists of 15 three-bedroom apartments, two three-bedroom penthouses, two four-bedroom penthouses, as well as a unique ground floor penthouse with its own pool.

The apartments, by developer Allera, are being sold by LJ Hooker Witheriff Group’s Nick Witheriff and Maddison Road’s Matt Nielsen.

“This is the most anticipated blue chip development site in Caba and one

of the postcode’s most sought-after addresses,” Mr Nielsen said.

“It’s perfect for those seeking luxury, low-maintenance living embellished with resort style living in sprawling floor plans.”

Construction is due to commence in August/September with completion estimated for early January 2026.

Funding for infrastructure upgrades

Tweed Shire Council has welcomed a recent NSW Government announcement to fund major infrastructure upgrades for the Tweed Coast.

More than $23.2 million will be spent to duplicate the Tweed Coast Road

to four lanes from the M1 to Cudgen Road intersection, and to establish eight hectares of structured open sports fields at Depot Road (adjacent to the Kings Forest development).

The grant funding is being delivered as part of the NSW Government’s Accelerated Infrastructure Fund.

“The Tweed is going ahead in leaps and bounds, creating exciting opportunities for residents and local businesses alike,” Tweed Shire Council Mayor Chris Cherry said.

“This $23 million in funding will see our capital works program average at more than $100 million per annum over the next two years, on top of the $385 million in flood restoration work already underway.”

‘Palms on Cylinders’ sells

A luxury beachfront home with an eight-car basement garage has joined a string of $8 million plus sales on prestigious Cylinders Drive in Kingscliff.

Known as ‘Palms on Cylinders’, the five-bedroom property at 83 Cylinders Drive was sold via LJ Hooker Witheriff Group’s Nick Witheriff and Peta Hunt for $8.35 million.

Set on a 1,012 square metre prime beachfront block, the residence, designed by leading architect Jayson Pate, previously featured in Coastal Buys magazine as house of the month.

Mr Witheriff described the sale as an “amazing result”.

“It’s a testament to the location, quality of finishes and the architectural design,” Mr Witheriff said.

He said the buyers, a family relocating from Sydney, were attracted to the “privacy, freedom and space” that the home provides.

“From the lift and basement car park, to the floor plan with generously sized bedrooms and separate study, it had everything they wanted.”

The property made headlines and set a Tweed Coast price record when it last sold in 2021 for $6.75 million through the same agent - a $1.6 million increase in less than three years.

In April, 37 Cylinders Drive, Kingscliff sold for $8.95 million via Witheriff Group, who also sold 15-17 Cylinders Drive, Kingscliff for $8.97 million in 2022 and 59 Cylinders Drive for $8 million last September.

Powderfinger lead guitarist sells hinterland sanctuary

A home fit for Australian rock royalty is now off the market, with Powderfinger’s

lead guitarist Darren Middleton selling his six-acre property at Farrants Hill in the Northern Rivers region.

The six-bedroom masterpiece, which enjoys ocean and hinterland views, sold for $3.5 million.

Middleton bought the property at 22 Farrants Road, Farrants Hill in 2021 and invested more than $1 million dollars on renovations.

Coastal Property Collective real estate agent Greg Costello said the property was purchased by a young family.

“They are relocating from the Sunshine Coast,” Mr Costello said.

Enjoying a tranquil hinterland setting, the unique home features soaring cathedral ceilings, a fireplace with a limestone feature wall, oak cabinetry, Taj Mahal Quartzite benchtops and a custom made Italian ‘Ilve’ oven.

“It has ocean views over Cabarita and Hastings,” he said.

“It is pretty amazing. It’s built out of materials used in the Teneriffe Woolstores in Brisbane. It’s got all these beautiful timbers running throughout the house.”

Middleton is relocating to Melbourne to be closer to family.

ART ON THE MENU

Looking for local art to style your coastal home? You might find it in places you least expect. Pipit Co-owner Yen Trinh shares how their award-winning restaurant put art on the menu.

Since 2020, Pipit chef and fellow co-owner Ben Devlin and I have been exploring “Gyotaku” — a Japanese art method from the 1880s, which was traditionally used by fishermen to document and display the fish they sold.

Each print is made using rice paper and water-based inks.

In this same traditional spirit, Pipit applies printmaking to its menu of fish, crab, squid and vegetables.

It captures the restaurant’s focus on seasonal, local and sustainable produce. Each print links a local farmer, supplier and a related menu dish. It’s another way to be inspired by food and the natural landscapes around us.

The prints are displayed on the restaurant walls and diners can also purchase the art. It’s a thrill that some of our diners have the prints in their coastal homes. The minimalist black and white look works in lots of decor settings.

The art process also influences how chefs further look at and respect all ingredients.

Ben explained: “the printing process forces me to slow down, look closer, and observe textures, shapes and anatomy I might not have otherwise noticed before, when I was just cutting it up for cooking”.

The artworks also reflect some of the low-waste ethos of the menu, where all parts of animals are used and maximised. The best example can be seen in squid. The squid ink can be directly used in both cooking and in printmaking, as it prints as a dark colour.
