With a bold and striking aesthetic, this stunning Casuarina residence has been designed to complement its idyllic location, only moments from the beach.
Known as ‘Beton House’, which means ‘concrete house’ in Danish, this sleek architecturally designed property is the creation of renowned Byron Bay architect Harley Graham from HGA Studio.
As you enter the home through its grand double doors, sophistication meets practicality with open-plan living and a concrete theme that continues from the exterior, cleverly integrated throughout.
This strategic design is evident in the light-filled kitchen, with top-of-the-range features such as a custom concrete island and benchtops that contrast with Victorian Ash timber veneer cabinetry. Here you will also find premium Fisher & Paykel and Miele appliances.
Alongside this space sits a dining and living room, incorporating a cosy fireplace and soaring 3.6-metre-high concrete ceilings. The design further highlights functional and simplistic living, while embedding quality materials and luxury at every opportunity.

Floor-to-ceiling glass provides uninterrupted views of the outdoor entertaining space, which includes a north-facing pool, courtyard and alfresco areas.
A hallway leads to a bright and spacious master bedroom with built-in and walk-in robes, and an ensuite featuring a unique concrete bath, shower and double vanities.
The remaining three bedrooms are located on the other side of the main level, designed with privacy in mind and catering for multi-generational living. These rooms feature wool carpets and built-in robes.
Nearby sits a contemporary main bathroom along with a laundry and outside drying area, spaces that continue the bespoke concrete design.
Further entertaining options await downstairs, with a large media room providing the perfect setting for your own

private cinema experience, while a stylish whiskey bar offers a great place to relax and unwind.
Also located on this lower level, you will find a home office, along with every car and motorcycle enthusiast’s dream – a five-car basement garage.
The benefits of beachside living are at your doorstep, with north-facing frontage just steps to Casuarina Beach, dual street access and a convenient outdoor shower.
The residence offers endless opportunities to entertain and you don’t need to venture far to get out in nature or enjoy the benefits of popular cafes, shops and restaurants.
Embracing its beachside location, the concrete essence of ‘Beton House’ brings a new level of unique luxury living to Casuarina, thanks to a grand and functional design and impressive high-quality materials.

Coastal Buys talks to Amir Mian, founder of Amir Prestige, about his real estate journey and the latest market trends.
What was the inspiration behind founding Amir Prestige?
I founded Amir Prestige because I wanted to reimagine what luxury real estate could mean. To me, “prestige” isn’t just about multimillion-dollar homes—it’s about delivering world-class service, record-breaking marketing, and exceptional care for every property, no matter the price point. I’ve always believed that every home has a story worth celebrating, and every client deserves the very best. My inspiration came from wanting to set a new standard in the industry, one where results, integrity, and relationships come first.
How long have you worked in the industry?
I’ve been a real estate agent for over 30 years. In that time, I’ve seen the market evolve in so many ways, but my passion has always stayed the same: helping people move into the next chapter of their lives while achieving the very best results for them.
Which areas do you cover and where are your offices located?
We have seven offices across the Gold Coast and in Northern NSW. These regions are some of the most desirable in the country, and I feel privileged to work in such stunning and diverse markets every single day.
Tell us about your Byron Bay office. When did you establish it and how successful has it been?
We established our Byron Bay office in 2023, and it’s been a phenomenal success from the start. Byron is such a competitive and iconic market, but we’ve achieved huge sales there in a short period of time, including a

record-breaking $22,000,000 sale in Coopers Shoot. It’s incredibly rewarding to see the Amir Prestige brand thrive in Byron and to know that our approach—high-quality marketing, strong client relationships, and deep local knowledge—resonates so well.
What can a vendor expect when engaging Amir Prestige to sell their property?
When you engage Amir Prestige, you can expect nothing less than the very best. We deliver the highest quality marketing, with every property presented in a way that creates maximum impact. We also give our vendors access to our exclusive database of over 250,000 qualified buyers, which creates genuine competition and energy around each campaign. Most importantly, we tailor our approach to each client, so they feel supported and confident throughout the process.
What sets Amir Prestige apart? What sets us apart is our ability to consistently deliver outstanding results on a large scale. This winter alone, we sold over $110,000,000 under the hammer and over $300,000,000 overall.
“SEEING
THE JOY, RELIEF, AND EXCITEMENT ON MY CLIENTS’ FACES WHEN WE ACHIEVE THE BEST RESULT POSSIBLE— THAT’S WHAT MOTIVATES ME EVERY SINGLE DAY.”
- Amir Mian
How would you say the market is performing?
The market right now is extremely active, with both interstate and local buyers, and we’re seeing demand from people upsizing, downsizing, and investing. It’s an exciting time, and the momentum only seems to be building.
What are your expectations for the spring selling season?
I believe spring is going to be even busier. With such strong results in winter—over $110,000,000 sold under the hammer—buyer demand is carrying through, and confidence is high. I’m expecting the spring season to deliver even more opportunities for both buyers and sellers.
What do you enjoy most about working in real estate?
Seeing the joy, relief, and excitement on my clients’ faces when we achieve the best result possible—that’s what motivates me every single day.

Rose & Jones Buyers Agent
Kurt Sorensen reveals how to navigate the Northern Rivers and Gold Coast property markets this season.
The property markets in the Northern Rivers and Gold Coast are buzzing and buyers need to be strategic to secure the right home. With stock levels still low, competition remains strong — making timing, planning and professional guidance more important than ever.
Spring is traditionally a busy period for property, with buyers actively searching and sellers more likely to list. As we move towards the Christmas season, activity often ramps up even further, creating a competitive environment for the best properties.
One positive for buyers is the current lower interest rates, which can make a meaningful difference to affordability and borrowing power. For first home buyers, the recently announced 5% deposit scheme starting in October opens up exciting opportunities to enter the market sooner than anticipated.
Here are a few tips for buyers navigating the region:
1. Act early and stay informed
With limited stock, properties can move quickly. Being ready to inspect and make offers promptly is key.
“ONE POSITIVE FOR BUYERS IS THE CURRENT LOWER INTEREST RATES, WHICH CAN MAKE A MEANINGFUL DIFFERENCE TO AFFORDABILITY AND BORROWING POWER. FOR FIRST HOME BUYERS, THE RECENTLY ANNOUNCED 5% DEPOSIT SCHEME STARTING IN OCTOBER OPENS UP EXCITING OPPORTUNITIES TO ENTER THE MARKET SOONER THAN ANTICIPATED.”

2. Engage a local buyer’s agent
Understanding the nuances of suburbs, market trends, and offmarket opportunities can give you a competitive edge.
3. Plan your finances carefully
Lower interest rates and deposit schemes are great, but ensure your budget covers ongoing costs and potential market fluctuations.
4. Think long term
Focus on properties that meet both your lifestyle and investment goals; location and future growth potential are crucial.
Whether you’re looking to buy your first home or upgrade to a familyfriendly property, being strategic now can pay dividends.
With spring momentum and the leadup to Christmas creating a competitive market, preparation and guidance are key to securing the right property in the Northern Rivers or Gold Coast.

Queensland Government says community views were prioritised
Plans for Stage 4 of the Gold Coast Light Rail project that would have connected Burleigh Heads to Coolangatta, have been scrapped by the Queensland Government.
The decision follows a review by the Crisafulli Government and community consultation, which saw 5,600 submissions made and packed town hall events.
The government cited community opposition, as well as probable time and cost blowouts, among the key reasons for the decision.
Instead of light rail, the Queensland Government will deliver enhancements to bus services and will direct the Department of Transport and Main Roads to undertake a multi-modal transport study for the region.
Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie thanked the Southern Gold Coast community for voicing their views.
“This is about ensuring transport infrastructure projects are delivered in partnership with local communities to protect what they value most in their community and their lifestyle,” Deputy Premier Bleijie said.
Member for Currumbin Laura Gerber said the decision was back in the hands of the community.
“Following a packed town hall and thousands of community submissions, the message is clear, with our proper consultation the community has finally been heard,” Ms Gerber said.
Gold Coast Mayor Tom Tate has expressed his disappointment in the decision.
“We’ve been on this journey since 2009 and in my view, it’s still the one project and now it’s truncated and other solutions have to be found,”
Mayor Tate said.
“The optimum solution is the Light Rail to continue all the way to Coolangatta, and I think it will happen one day, but that day is not today.”
Work continues on Stage 3 of the Light Rail project, which will connect Broadbeach South to Burleigh Heads.
Passenger services are anticipated to begin in 2026.

Images released of luxury beachfront apartments
A new luxury beachfront development in Kingscliff has sold more than 70 per cent of apartments off-the-plan within weeks of hitting the market.

Known as REYA, the four-level development at 246 Marine Parade, will feature seven two and threebedroom luxury villas, including halffloor residences and a penthouse.
Newly released artist’s impressions reveal a modern coastal aesthetic with ocean views from the balconies of some of the beachfront villas.
Witheriff Group agent Shaun Carney said five of the apartments have been sold, with only two ground-floor residences remaining.

“We sold the penthouse within 48 hours of listing it online,” Mr Carney said.
He said the majority of purchasers were locals who were downsizing, as well as Brisbane-based buyers looking for a “lock and leave”.
“REYA really offers the ultimate lifestyle package with access to the beach and the shops. It is beachfront in Kingscliff, walking distance to the amazing cafes and restaurants and still close to key infrastructure like the Tweed Valley Hospital and Gold Coast Airport,”
Mr Carney said.

Porch Envy Founder Angelina Fox explains how adding plants to your coastal home can create relaxing and enticing spaces, and how to achieve the perfect oasis.
In the world of coastal living, luxury plant styling is more than just a trend; it’s an essential element that connects indoor and outdoor spaces, creating a relaxing oasis that reflects the beauty of the surroundings. As homeowners seek to elevate their coastal retreats, at Porch Envy we have noticed two prominent styles emerging: the lush vibe of resort style and the elegance of modern Mediterranean aesthetics. Each offers a unique approach to plant styling that enhances coastal architecture.
Resort style is all about creating a tropical paradise that invites relaxation and leisure. The key to achieving this look lies in the careful selection of vibrant, lush and colourful plants that thrive in coastal environments. Palms, strelitzia, cordylines, gymea lily and flowering tropicals are ideal choices.
We create our signature pot clusters with plants of varying heights and textures to add depth and interest to the design. Tall, dramatic feature plants serve as focal points, while

lower-growing plants, such as colourful cordylines and succulents, fill the spaces below. The interplay of light and shadow created by the foliage adds to the ambience, making every corner of the space feel inviting.
In addition to plants, resort style design often emphasises outdoor living spaces. Large planters filled with lush greenery on porches, decks and pool areas create impact, while comfortable seating arrangements surrounded by greenery set the perfect scene for entertaining and unwinding.
Modern Mediterranean Plant Styling: A Timeless Elegance
Modern Mediterranean plant styling embraces a more structured and sophisticated approach. This style draws inspiration from the sundrenched landscapes of coastal Italy, Greece and Spain, featuring a palette of earthy tones with a focus on simplicity and elegance.
Key plants in this design aesthetic include olive trees, flowering plants, cacti and succulents, which not only thrive in coastal climates but also create a sensory experience. Terracotta pots and stone planters complement the natural beauty of the plants, adding rustic charm, while crisp white pots are increasingly used to modernise the look.

In modern Mediterranean design, arrangements are more curated and less layered than in resort styling. Grouping plants in clusters with an emphasis on symmetry creates a sense of order and tranquility.
Bridging the Two Styles
While resort and modern Mediterranean styles may seem distinct, they can also complement each other beautifully. The key is to maintain a cohesive colour palette and design language that flows seamlessly from one style to the next. Luxury plant styling for coastal homes offers endless possibilities for creating stunning spaces that reflect the beauty of the coast. Whether you gravitate towards the lush, vibrant elements of resort styling or the timeless elegance of modern Mediterranean design, the right plants can transform any coastal home into a luxurious retreat.
