What was the inspiration for the Witheriff Group?
We wanted to deliver a tailored property experience for both buyers and sellers, focusing on prime beachfront and coastal real estate. Our goal was to have the flexibility to tailor our services to suit individual owners and buyers’ needs.
How long have you worked in the industry?
I have worked in the industry for 20 years, commencing my career with a large corporate office in Brisbane. Here, I honed my skills in process and system-based service across all sectors of the commercial and industrial sectors. My goal then was to move to the Tweed Coast region to focus on transferring those skills to the residential market. This year marks 9 years working in this beautiful region.
What changes have you seen in the industry during that time?
I’ve experienced some major changes with the increased usage of social media, targeted marketing strategies and interaction with buyer’s agents. I’ve seen the need to offer a more personalised approach for both buyers and sellers, focusing on their individual needs and aspirations.
Which areas does the Witheriff Group cover?
Our primary focus is on the Kingscliff and Casuarina areas, however we do occasionally service the surrounding regions of Cabarita, Cudgen, Bogangar and Pottsville for specific clients.

What trends are you seeing in the market? What are your expectations for the rest of the year?
We are experiencing more buyers coming to our open homes. There are a lot of young families and older retired couples interested to settle in this region due to the wonderful lifestyle, improved amenities and infrastructure, such as the new Tweed Valley Hospital. With interest rates dropping, we expect that property prices will increase and days on market will reduce, as there will be more competition in the market.
What is the most exciting suburb to watch right now and why?
There are some exciting new unit developments and new housing under construction in Cabarita and Bogangar,
as well as existing older homes being upgraded, so I think these will be the suburbs to watch over the next 12 months.
What are your favourite things to see and do in Tweed, Byron or Southern Gold Coast?
We have the best of both worlds with the diversity of farmland, hinterland and beaches being within very easy reach. We are spoilt for choice with the award-winning restaurants and cafes in the Tweed region. The Tweed Regional Gallery is a must for art lovers, with its regular exhibitions and the permanent Margaret Olley display. Farmers markets and roadside fruit stalls are scattered across our communities. Husk Distillery is a family run business and offers a fabulous day out with great food, drinks, music and distillery tours. This has become a destination for people from Brisbane, Byron Bay, Gold Coast and locals alike.

Loan Market Excel Finance Broker
Adam Wallace-Harrison explores how to unlock your home equity to invest, renovate and build long-term wealth.
If you own property in Australia and have built up equity, you’re sitting on one of the most effective tools to grow your wealth — without needing to sell or save for years.
Let’s look at a practical example:
• Property value:
$1.5 million
• Loan owing:
$500,000
• Equity:
$1 million
• Usable equity at 80% LVR:
$1.2 million – $500k = $700,000
That $700,000 can be accessed through a loan split or equity release. Here are three smart ways to use it.
1. Renovate to increase property value
Renovations can significantly boost your property’s value, rental appeal, and long-term equity position.
Let’s say you use $150,000 of your available equity to upgrade the kitchen, bathrooms, or layout.
A well-targeted renovation could increase your home’s value to $1.8 million or more — potentially unlocking even greater usable equity later.
If it’s your home, keep in mind this loan portion is not tax-deductible. But you are investing in a lifestyle upgrade and potentially improving future borrowing power.
If it’s an investment property, certain renovation costs may be depreciable or deductible, so speak to your accountant before starting.
2. Invest using equity
Another strategy is to use part of your equity—say $400,000–$500,000—to invest in income-generating assets like shares, ETFs, or even a second property.
Because the loan is used solely for investment, the interest is generally tax-deductible. You’re leveraging your existing asset to build a second stream of wealth without needing upfront capital.
This strategy is ideal for long-term investors looking to diversify beyond real estate, or for those aiming to grow their asset base while maintaining cash flow.
3. Implement a debt recycling strategy
Debt recycling is a structured way to convert your non-deductible home loan into tax-deductible investment debt over time while building your investment portfolio.
Here’s how it works:
1. Split your loan so you have a separate facility for investing. 2. Use equity to invest in incomeproducing assets.
3. Apply investment income (and surplus cash) to reduce your home loan.
4. Reborrow the paid-down portion to invest again.
Over time, you replace your home loan with deductible debt, grow your investment portfolio, and potentially reduce your tax bill.
Debt recycling suits investors with stable income, a long-time horizon, and a focus on wealth building over decades not months.

Equity is more than just a number on your statement — it’s a resource. Whether you’re upgrading your home, investing for the future, or restructuring your debt, unlocking that equity, smartly and strategically, can accelerate your financial goals.

‘Copperstone’ sale sets new Bangalow record
The luxury Bangalow estate known as ‘Copperstone’ has sold for circa $30 million.
Owned by Tom and Emma Lane, the 48-acre property in the Byron Bay hinterland was purchased for $3 million in February 2021 and transformed into an equine estate with Spanish, Argentinian and Australian design inspiration.

Selling agent Kim Jones of Kim Jones & Co, marketing through The Range Estates, said there was an “insane” amount of enquiries on the property.
“Copperstone has sold for a smashing record price, more than 40 per cent above the last suburb record,” Ms Jones said.
“The Lanes, although sad to see it go, are very happy with the new custodians who are a lovely family. The Lanes are pleased it’s going to someone who
will love and appreciate it as much as them. They live in the city and they really wanted a country escape that was turnkey and a luxury home they could really enjoy.”
The sprawling property was featured as the Cover Home for the Autumn edition of Coastal Buys.
“It’s so special and there’s a lot of love in that home,” she said.
Ms Jones said she was unable to comment on the price or any other details of the sale.
The previous Bangalow price record was 84 Fowlers Lane, Bangalow, which sold for $15 million last year.

Surfing world champion’s beach house sells - Bilinga market heats up More than $23.5 million has exchanged hands in two recent mega sales in Bilinga on the Southern Gold Coast.
A beachfront property owned by Australian surfing legend Mick Fanning sold prior to auction for $16.05 million in a record sale for the region.
Kollosche Real Estate Agent Troy Dowker said they had more than 125 enquiries and 28 inspections at 291 Golden Four Drive, Bilinga. The residence, also known as ‘Rolling Seas’, was sold to a local buyer.
“It’s a benchmark sale which would certainly give the area a lot of confidence. We’ve had a lot of extremely positive feedback from owners that have a vested interest along there on the beachfront and they’re certainly ecstatic with the result,” Mr Dowker said.
Fanning is said to be “very delighted” with the sale.
“Ultimately there can only be one buyer and the buyer that secured it and took ownership, they had a strong appetite to acquire the home prior to auction, so we facilitated that deal just prior to the Easter break.”
Mr Dowker said the sheer scale and size of the property was what attracted the new owners.
“Obviously the land component, the frontage, the width was very attractive and appealing. A large main residence and the additional guest house was also a draw card. The main living area being elevated on the first level with
the pool and the heart of the home in that specific first level, where it overlooked the ocean aspect and captured the coastal views, was also a major drawcard for them.”
In another major sale for Bilinga, a prime beachfront development site at 70 Pacific Parade has sold for $7.5 million.
The 503 sqm property, which was also sold by The Troy Dowker Team at Kollosche, had been in the same family for more than 40 years.

A new luxury development slated for Grand Parade in Casuarina has been described as “Double Bay meets Casuarina”.
With a collection of 16 two-storey penthouses and eight ground-level commercial lots, the exclusive development, known as ‘Venetia Casuarina’ is set to bolster the popular precinct.
The apartments, at 9 Grand Parade, are now being sold off the plan by Maddison Road and Witheriff Group.

What is venetian plaster?
Venetian plaster is a putty-like mixture typically made from crushed limestone and powdered marble. It can be applied in many ways, from traditional polished finish through to undulated, vein textures. The product can be tinted to almost any colour and shade — from dark moody blacks to strong elegant whites, the possibilities for its finish are endless.
What is microcement?
Microcement is a wet blend of cement and polymer aggregates, designed to give the look of cement or venetian plaster, only with more flexibility and versatility than both these methods. Using an epoxy or acrylic resin based formula for strength, the product is typically sealed to create a 100% waterproof finish.
Benefits of venetian plaster
Venetian plaster is derived from natural minerals and even once dry, maintains a stable breathability over time. The breathable product purifies moisture levels in the air creating a
resistance to the formation of mould and bacteria.
Benefits of microcement
Microcement is a strong and durable product that gives the illusion of depth and movement of natural stone and cement finishes in just a few millimetres of thickness.
Its seamless finish can go over most substrates including existing tiles, which is a huge time and mess saver in bathroom renovations. The product’s ability to achieve 100% waterproofing makes it great in all wet area walls and floors, even kitchen splashbacks and rangehoods.
Which product to choose
The easiest way to decide between venetian plaster and microcement is understanding the requirements of the area.
If the walls are purely for decoration, and are considered low traffic areas (meaning they should only be copping fingerprints and the odd wipe down) venetian plaster is usually the better option. It gives a more natural finish than microcement and in my opinion is more of a showstopper. However, if it is strength and durability you are after, microcement is going to be the better option. Its sealers make it waterproof and scratch resistant making it ideal for floors, benchtops and shower recesses.
It can be tinted to most colours, and is always sanded between coats to ensure a beautifully smooth finish is achieved.
