How long have you worked in the financial services industry?
I’ve been working in the financial industry for 15 years. I previously worked in trades and other industries, but due to the pressures of labour intensive work on the body, I decided to give this a go and have loved it ever since. I have been in the local area for 35 years, and went to school and raised my three children in the area. I have been involved in many fundraising activities over the years, coaching my children’s sporting teams, and enjoying time with family living in the area. I am regularly at the beach or you can find me on top of one of the mountains or on a bush trail. This is home for me and I have so many great friends and connections in the community, I wouldn’t be anywhere else.
What are your views on the current local market?
We’ve seen a massive influx of people moving up from Sydney and Melbourne, which has pushed property prices up considerably. It’s a difficult one to read at the moment, though overall, I think it’s very

strong for people already in the market, and it will get busy from now until the end of the year with spring usually being a popular time for people to be looking at buying.

The Tweed offers buyers multiple different options from units to acreage properties, with a brand new hospital, access to a major airport in Coolangatta, and a major city only an hour and a half away in Brisbane. It’s a great location for people looking for a relaxed lifestyle.

DA-approved site set to attract interest
A large parcel of land near Casuarina’s main shopping precinct has hit the market, with approvals in place for a four-storey boutique apartment development.
The 7,354 sqm site at 6 Grand Parade, Casuarina, adjacent to the Casuarina Town Centre, which includes Coles, and The Commons Casuarina retail precinct, is approved for 78 units.
Colliers Residential Director Troy Linnane said they were expecting the site to attract significant interest from local and national developers.
“Casuarina is among the most sought-after areas for homebuyers on the Tweed Coast offering easy beach access and close to urban
amenities, including the new Tweed Valley Hospital,” Mr Linnane said.
The site is owned by regional developer Azure, which is moving out of the apartment market to continue its expansion into townhouses, where it has a $1.5 billion pipeline of projects.
“This site provides an extremely rare opportunity for residential developers to take advantage of a well thought-out project with development approvals already in place,” Colliers Residential Director Brendan Hogan said.
The project received development approval in March this year.
The site is being sold via an expressions of interest campaign, conducted by Colliers, which closes Wednesday 18 September at 4pm.

Marine & Pearl development progressing
Construction is underway at a luxury apartment site in Kingscliff, known as Marine & Pearl.
The collection of 24 apartments is located between Pearl Street and Marine Parade along Kingscliff Beach, and offers one, two, three and four bedroom units and a penthouse.
In July, the first sod was turned to mark the start of works on the $66 million apartment complex.
The project, by developer Allera, is due to be completed late next year, and 13 apartments have already sold.
Selling agent Nick Witheriff from LJ Hooker Witheriff Group, said the project would bring a new level of luxury to the Kingscliff area.
“Once complete, these 24 exclusive oceanside residences will be the first of their kind with expansive ocean and hinterland views and meticulously crafted,” Mr Witheriff said.

CABA Residences build commences
Work has now started on another Allera development called CABA Residences.
Sales for the luxury development at 2-6 Tweed Coast Road, Cabarita Beach,
commenced in July, with prices starting from $2.95 million.
Demolition has been completed by Alroe Constructions, which has been appointed as head contractor for the project.
The apartments are being sold by LJ Hooker Witheriff Group’s Nick Witheriff and Maddison Road’s Matt Nielsen.

Do you know the difference between repricing your current loan versus refinancing? Are you wondering if your loan is as competitive as it could be? Here is an explanation for the two processes which we hope you find helpful.
Repricing is the process whereby we, as your broker, can negotiate with your current lender to see if you could get a better rate with the knowledge of what their competitors are offering and what pricing discounts can be achieved. The structure of the loan remains the same and it is only the variable rate that could be negotiated (if you have a split loan). It is also possible to do this for both Owner Occupied and Investment loan purposes.
The positive outcome for repricing is that it is a relatively small amount of information required and the only thing that changes is the amount you pay in your repayments when it’s adjusted to a new rate.
The constraints are that you’re limited by that one lender’s decision and the structure of your loan doesn’t change.
If you do a refinance , this is where your loan is transferred to a new lender, generally to take advantage of a more suitable structure, loan features or lower interest rate. This could enable you to consolidate other debts, change the loan term or access equity to free up cash for renovations or other purchases. There can be fees involved in this process, so we crunch the numbers to determine if it is worthwhile refinancing.
The benefits of refinancing are that there is the ability to compare a broad range of lenders, there is more flexibility in changing your loan to suit your goals and some lenders are still offering cash back incentives to new customers. There is quite a lot more involved in this process, as it is treated as a new application and there may be exit fees. But don’t let it deter you, it would be far more worthwhile to get the outcome to reach your financial goals for no cost to you and in return for a bit of your time.
