Construction commenced in August 2022 and was halted for three months during the 2022/2023 winter as record snows and freezing temperatures swept through the Spokane Valley.
Brinkmann and the owner performed a winter conditions cost analysis after temperatures stayed in the single digits for several weeks. The owner ultimately decided to delay the project to save on winter conditions costs. The Brinkmann team remained committed to finding innovative solutions to navigate these challenges and deliver the project on time while saving over $1 million in potential winter conditions costs.

EXPO AT FOREST PARK
This development brought living and retail to the Skinker-DeBaliviere area, helping drive economic growth and strengthening the community while improving access to transit in the area near Forest Park.
The Brinkmann team worked with the owner and design team to redesign several aspects of each building, saving nearly $6.1 million. The Brinkmann team did not stop looking for ways to save money once construction started. The team has found an additional $1.7 million of value engineering during the construction process.
_UNDER CONSTRUCTION
Brinkmann is beginning construction on a 325,000 SF, 19-story multifamily tower with 370 units in downtown Phoenix. The first floor features 3,500 SF of retail space, co-working areas, a bike storage room, food and package delivery rooms and a dog park. The fifth floor includes an amenity deck with a pool, spa, grill, and lawn/green area. The tower is being built in downtown Phoenix in an area known as Roosevelt Row.
Brinkmann was selected to work with the design team to ensure the target project budget was achieved for this five-story, 73,000 SF affordable housing condominium development in the heart of Denver’s Art District on Santa Fe.
The developer partnered with Urban Land Conservancy as well as Elevation Community Land Trust to in a effort to provide income restricted condominiums to the Denver market. It is one of the first of it’s kind within the City of Denver. The La Tela condos are income restricted exclusively for households earning up to 80% of the area median income.

RISE ON CHAUNCEY
Located in the heart of Purdue University’s campus life, the Rise on Chauncey is a 458,000-square-foot student apartment development recently completed by Brinkmann Constructors. With 16 stories and 283 fully-furnished units, the Rise on Chauncey is West Lafayette, Indiana’s tallest building and offers floor plans ranging from studio to four-bedroom for a total of 675 beds. This complex project was completed in 19 months to allow move-in for the fall 2019 semester.
When budget issues arose in the design phase, CA Ventures came to Brinkmann Constructors to help get the project back on track because of Brinkmann’s proven performance on several other CA Ventures projects. By providing alternate design ideas and using unique construction techniques, Brinkmann was able to reduce the cost of the building and saved the project from termination.
VERVE BOISE
The Verve Boise project is a three-story wood framed student living apartment building atop a below-grade structural concrete podium parking deck. The project includes 175 student apartments, ranging from one to five bedrooms per unit, with each bedroom having a private bathroom. Prior to starting construction on the below-grade parking, this site proved challenging as it required relocating an existing irrigation canal into a new underground 42” concrete pipe. The new location of the irrigation pipe required an existing hillside to be reshaped with a new 12’ structural retaining wall constructed of augercast piles and shotcrete facing.

This 472,000 SF, six-story wood-framed student apartment project will bring 200 units and 628 beds to Flagstaff. It includes a 184,000 SF, three-story below-grade parking garage, 15,300 SF of indoor amenities and 16,400 SF of outdoor courtyards. Approximately 5,400 SF of retail/fitness space is also included.

When bad weather threatened to derail the proposed construction schedule, the Brinkmann team quickly pivoted to think of a solution that could get the crew working, even through the rain and snow. The original construction schedule placed the assisted living and memory care building first. With a steel-framed foundation, the cold and snow made starting here impossible. The Brinkmann team shifted the schedule so work on the foundation for the wood-framed independent living facility could start immediately. When the weather cleared, construction began. In the end, this strategy allowed Brinkmann to absorb all weather delays.

AMBULATORY SURGICAL CENTERS
The more than 100 ASC’s Brinkmann has built provide surgical and anesthesia services for a variety of medical procedures in a convenient, comfortable atmosphere for both patients and doctors. Brinkmann provides turnkey services for each of the ASC’s which typically include multiple operating rooms, care service facilities, preoperative and recovery areas. Virtually all of these facilities are supported by central medical gas system, emergency electrical back-up system, and multiple-zoned HVAC systems providing multiple air changes per hour.
The facilities are constructed in both existing office or retail space, or as ground-up buildings.
OFFICE
The new headquarters consists of two buildings, including a four-story office headquarters, two-story parking garage, banking branch and tenant commercial space. The structure includes post-tension concrete with a curtain wall facade and design/build MEPs.
The first floor of the building features a state-of-the-art “innovation hub” where First Bank employees will hold large meetings, host social events, eat lunch and collaborate on projects. The Brinkmann team received TCO for the building six weeks ahead of the contractual completion date due to their hard work, dedication and unwavering commitment to success.
CLINICA FAMILY HEALTH
Working as the client’s advocate, Brinkmann identified budgetcutting solutions and delivered the project in 13 months despite over $500,000 in design changes. The Brinkman team assisted with coordination throughout the project, ensuring that all went smoothly with vendors, budget, and schedule. Through value engineering and design assist services, Brinkmann delivered the facility the client envisioned without sacrificing time or money. For example, during preconstruction, the Brinkmann team saved the client nearly $300,000 by offering multiple value engineering items that were incorporated into the project.

This $250 million family resort and entertainment district spanning 25 acres is a collaboration between SkyView Partners, Tegethoff Development, and Fred Ross, owner of Big Thunder Marine. The project includes a 12-story, 600,000 SF full-service Marriott Hotel with 400 rooms, featuring below-grade parking, a conference center, spa, outdoor pool, fitness center, pickleball courts, and restaurants. Adjacent to the hotel is a 50,000 SF enclosed waterpark with a retractable glass roof.
Phase one of this project, expected to open in the summer of 2024, will include an amusement park on nine acres with roller coasters and family rides, a 170-foot-tall ferris wheel, several retail and restaurant buildings along with an 800-space parking garage. The development also includes 200 public boat slips for easy access to the property.
This seven story, 153 unit hotel is located in the up and coming River North (RiNo) District in Denver. The ground level includes a lobby, lounge, fitness center, public bar and restaurant, administrative offices and back-of-house space. The second level includes amenity space, including meeting rooms and outdoor terrace.
Located in the One North development, North Kansas City’s emerging mixed-use district, the 135,000 square-foot project consists of the two-branded hotels each with approximately 100 rooms each connected to a 15,000 squarefoot convention center. These two premier hotel brands in one project provide a unique property that meets the needs of today’s customers while adding to the continued economic growth and revitalization of One North and North Kansas City.

This Genesis dealership is one of Brinkmann’s many projects for longtime client Asbury Automotive Group. As one of the country’s few “new build” Genesis dealerships, the project included a sales showroom, a customer lounge and a full-service shop.
This ground-up dealership is the first generation for prototype building for the new Acura brand image in the country. The exterior skin material was imported from Spain and it was the first time this material has been installed to this scale in the U.S.
The project included a full service ship and a sales showroom with floor tiles imported from the Netherlands.
