This award-winning project consists of five stories of multi-family residential living units and an HEB on the ground level. Phase I included demolition of an older apartment complex and future phases will incorporate mixed-use components of office space, retail/ commercial space and more residential. For Phase I, BGE provided general site civil engineering services, subdivision platting, surveying and traffic engineering services, including working with the City of Houston’s Joint Referral Committee to abandon existing public water lines throughout the development.

32-STORY RESIDENTIAL TOWER, RETAIL, PARKING
BGE provided civil engineering, site planning, subdivision platting, surveying and traffic engineering services for this 32-story residential tower and retail complex in the bustling River Oaks entertainment district. The project included demolition of an existing shopping center, design of public and private water lines, wastewater lines, storm sewer system, grading and drainage plans. BGE also designed an improved Driscoll Street and created a mid-block pedestrian crossing along West Gray. BGE coordinated with the City of Houston to obtain approval to place decorative pavers and lighting within the public right-of-way of the revamped Driscoll Street.

East River is an extensive, 146-acre mixed-use development located east of downtown Houston. The project began with the owner’s land planners to develop a master plan for the ultimate development. East River will eventually include multiand single-family residential housing, office space, retail space and entertainment venues where occupants will live, work and play within a vibrant community. BGE prepared a traffic impact analysis for the entire development and a master drainage study to ensure the proposed development will not adversely impact the conditions of Buffalo Bayou. The Phase I development entails the abandonment of very old public facilities through the City’s JRC Process, construction of public roadways, water lines, sanitary sewer collection, drainage facilities, power, gas and telecom facilities.

ACCESS TO PUBLIC TRANSIT AND MAJOR HIGHWAYS
BGE provided site civil engineering, site planning, surveying and traffic engineering services for a 21-story residential tower and multi-level parking garage located in the central business district of downtown Houston near Toyota Center. The project included the design of public and private utilities, including water, wastewater, storm sewer, grading and drainage plans.

RETAIL SPACE AND PRIVATE POCKET PARK COURTYARD
BGE provided civil engineering, site planning, subdivision platting, surveying and traffic engineering services for a 32-story residential tower, first floor retail and multi-level parking garage near Market Square Park in downtown Houston. The project included the design of public and private water lines, wastewater lines, storm sewer system, grading and drainage plans. The property was occupied by a surface parking lot, which was demolished to construct the development.

DIRECT ACCESS TO BUFFALO BAYOU TRAILS
BGE provided civil engineering, site planning, subdivision platting, surveying and traffic engineering services for a 22-story residential tower and multi-level parking garage located along the banks of Brays Bayou in the sprawling Texas Medical Center area. The project included the design of public and private utilities, including water, wastewater, storm sewer, grading and drainage plans. BGE also designed an underground flood mitigation basin to provide compensating mitigation for elevating the site out of the floodplain in addition to obtaining a Letter of Map Revision (LOMR) to remove the property from the FEMA floodplain maps.

ACCESS TO PUBLIC TRANSIT AND MAJOR HIGHWAYS
BGE provided civil engineering, site planning, subdivision platting, surveying and traffic engineering services for this mid-rise residential project in the midtown area. The project involved working with the developer over a long period to purchase the many individual parcels to build the land area needed to construct the development. BGE provided multiple boundary surveys during this accumulation period. The developer joined the Midtown Redevelopment Authority to build a public underground parking garage to serve the adjacent new Midtown Park. The project included the design of public and private utilities, including water, wastewater, storm sewer, grading and stormwater detention.

BGE provided civil engineering, site planning, subdivision platting, surveying and traffic engineering services for this mid-rise residential project near Memorial Park. The project involved applying to the City of Houston to abandon an existing backlot storm sewer easement and prepare plans to relocate the existing public storm sewer to make way for the proposed development. The project included the design of public and private utilities, including water, wastewater, storm sewer, grading and stormwater detention. BGE designed the stormwater detention under the building within a structural vault.

RETAIL ON GROUND FLOOR
BGE provided civil engineering, site planning, subdivision platting and surveying services for this 6-story mid-rise residential project in Spring, TX. The project included the design of private utilities, including water, wastewater, storm sewer and grading. BGE completed the grading and drainage plan to adhere to the stringent green initiatives of the Springwoods master-planned development to reduce sediment runoff after construction to enhance local water quality.

LOCATED IN HEIGHTS DISTRICT NEAR MEMORIAL PARK
BGE provided civil engineering, site planning, subdivision platting and surveying services for this midrise residential project in Houston. The project involved obtaining approval for an encroachment agreement to allow an overhead bridge to connect the two buildings across Center Street. This bridge allowed the developer to park all residents on one side of the project. BGE assisted with designing public and private utilities, including water, wastewater, storm sewer, grading and drainage.

For this recently constructed project, BGE provided civil engineering, site planning, subdivision platting and surveying services for a garden-style residential project located along the west side of Woodland Hills Drive adjacent to the Groves Subdivision in Harris County, Texas. The project included the design of public and private utilities, including water, wastewater, storm sewer, grading and drainage.

22 BUILDINGS ON 10.46 ACRES
Arrabella Apartments encompasses 22 apartment buildings spread over 10.46 acres located along IH 10 in west Houston. For this project, BGE completed civil engineering, site planning, subdivision platting, surveying and traffic engineering services to upgrade the adjacent Day Road. BGE coordinated project design with the design team of architects, MEP engineers, structural engineers, as well as the client. There was also organization with private utility companies, the City of Houston Public Works and Code Enforcement departments, and the City of Houston Planning Department to obtain approvals for construction.

SURFACE PARKING
PRE-K LEARNING FACILITY ONSITE
Edison Lofts is an affordable 4-story, multi-family development with surface parking located in Southwest Houston. With an onsite pre-K learning facility, the residents are given an opportunity to provide a safe environment for young children as they go to work. BGE provided civil engineering, site planning, subdivision platting, surveying and traffic engineering services. The development’s public spaces are powered by an array of solar panels placed within the detention basin, which are elevated above the design’s high-water level during heavy rain events. BGE also provided engineering support to the client to obtain tax credits from the State of Texas to supplement construction funding for the development.

17 GARDEN-STYLE BUILDINGS
PART OF VINTAGE PARK MASTER-PLANNED COMMUNITY
BGE provided civil engineering, environmental, subdivision platting, surveying and traffic engineering services for a 17-building, garden-style multi-family development within the Vintage Park master-planned community. BGE completed a combination detention, floodplain mitigation and wetlands mitigation bank within the basin designed to serve multiple communities, including the Broadstone apartment site. BGE worked with the project team and obtained approvals for design from Harris County Engineering, Harris County Flood Control and the U.S. Army Corp of Engineers.
