SITE ASSESSMENT/DEVELOPMENT

BGE has served some of the country’s most respected developers and industries to create thousands of acres of successful projects. We bring creative ideas that meet project goals while being cost-sensitive and sustainable. BGE maintains solid relationships with local, state and federal agencies in the regions we operate. Our industrial clients’ projects range from single-tenant industrial buildings and significant industrial developments on undeveloped rural land to barge facilities on the Houston ship channel and adjacent waterways.

UTILITY COORDINATION

To further ensure the seamlessness of your project, BGE provides in-house surveying services. Delivered with technical and legal precision, this team-based support gives our clients a distinct advantage. This uninterrupted workflow ensures everyone is on the same page, quickly and efficiently coordinating efforts. Our surveying and mapping professionals are attuned to the latest industry technology, like robotic total stations, digital levels, electronic data collectors, real-time and static GPS capability and unmanned aerial systems. With these advanced tools, you can be confident in the accuracy and quality of the service we provide.

At BGE, our team is skilled in identifying and resolving utility conflicts, saving your project time and money. We facilitate communication with affected utility agencies early to alleviate utility conflicts. BGE experts stay up-to-date on local, state and federal guidelines. WATER AND WASTEWATER

IMESON PORT CENTER

Location: Jackson, FL

Client: Chalmers Property Co.

Details: 118 acres 1.4 million square feet of warehouse space across 12 buildings

BGE’s client owns a 78.5-acre site with an existing 91,200-square-foot warehouse. The client utilizes the warehouse and site as the Headquarters for the ACWR. BGE provided master planning services and advised the client on maximizing buildable area, maximizing transload storage, streamlining transload operations by assessing truck maneuverability and scale locations, and phasing construction activities to minimize operational impacts. BGE assisted with developing cost opinions for ACWR to utilize in submitting for grant funding through the Federal Railroad Administration (FRA) Consolidated Rail Infrastructure and Safety Improvements (CRISI) Program, North Carolina Department of Transportation (NCDOT) Freight Rail Diversion Program (FRDP), North Carolina Southeast (NCSE) Product Development Fund, and North Carolina Railroad Company (NCRR) Build Ready Sites. BGE provided full civil engineering services, developed three sets of construction documents, and coordinated with NCDOT to shift the ACWR rail crossing of Highway 211 east to accommodate construction of the Candor Headquarters Main Spur

BGE provided planning, civil engineering, landscape architecture, and traffic engineering services for the design and permitting of the Imeson Port Center development, a multi-phase development on 118 acres with almost 1.4 million square feet of warehouse space across 12 buildings. The project required master planning and engineering, mass grading plans for early clearing of the first three phases, and final engineering for the multiple phases of construction. The permitting process also involved a successful variance request through FDOT’s Access Management Review Committee for a new full-access median opening.

Client: Rockingham County Economic Development

Details: 103 acres

The client owns a 70-acre site in Midland, North Carolina. BGE professionals provided master planning services and advised the client on maximizing buildable area, maximizing transload storage, and streamlining transload operations by assessing truck maneuverability and scale locations. BGE professionals provided full civil engineering services, including wetland impact exhibits, construction documents, stormwater management design, two road crossing designs, and construction administration. The design provided an 1,850-linear-foot asphalt access road, a 150,000-square-foot pad-ready site for a future, rail-accessible industrial development, truck scale, scale house, and rail transload yard with 120-railcar capacity.

BGE’s client owns a 103-acre site in Reidsville, North Carolina. The design provides a 286,000-square-foot pad-ready site for future industrial development. BGE’s client will utilize the site to market Rockingham County to industrial companies.

BGE provided full civil engineering services, including NCDEQ permitting, construction documents, grading, erosion control, stormwater management, and construction administration. BGE also provided master planning services and advised the client on maximizing buildable area by assessing the Unified Development Ordinance, site topography, existing utilities, and site access.

SHOPTON RIDGE EAST

Location: Charlotte, NC

Client: Prologis

Details: 105 acres

BGE provided master planning services for this 105-acre site and advised the client on maximizing buildable areas by assessing the Unified Development Ordinance, wetlands, site topography, and site access. The master plan included 1,200,000 square feet of industrial building space, one cross dock, two singleload docks, and 247 trailer parking spaces. BGE provided full entitlement services to rezone the property to develop as proposed. BGE is providing full civil engineering services, including construction documents, stormwater management design, and landscape plans for onsite improvements and offsite road improvements to adjacent NCDOT roadways.

The project also requires improvements to the existing roadway. BGE’s engineering team identified 20 SUE “Level A” locations. BGE worked with Center Line Locating to provide hydro vacuum excavation (soft digs) to facilitate utility verification for horizontal and vertical data. BGE staked each location in the field. Center Line Locating planned lane closures and coordinated approval from NCDOT prior to commencing work. Center Line Locating completed the project in two days. BGE surveyed each utility as they were uncovered and provided accurate horizontal and vertical locations to the engineering team.

CHARLOTTE COUNTY TRANSIT FACILITY

Location: Charlotte County, FL

Client: Hall Darling Deisgn Studio

Details: 3 acres

BGE provided final design, permitting, and construction administration services for the site work associated with a new 5,885-s.f. Transit Station building for Charlotte County Government (End Client). In addition to the new building, the project also consisted of a new employee/ guest parking lot, secured transit vehicle spaces, stormwater management areas, and utility infrastructure. BGE was a sub-consultant to Hall Darling Design Studio.

The project included all aspects of site design, including drainage, floodplain management, paving, utility, and landscape design coordination for the site work improvements. The approximately 3-acre property was previously occupied by the Charlotte County Public Works Department, and a large portion of the site was utilized as a storage yard. The existing buildings/

structures, storage materials and parking lot areas needed to be demolished or removed as part of the proposed site improvements.

Throughout the design phase of the project, BGE regularly attended coordination meetings with the Architect, County, and Construction Manager (CM) to help facilitate communication, coordinate design efforts, and provide valuable feedback on value engineering ideas and budget status. BGE adjusted the site work design plans as needed to reflect the cost savings measures approved by the County during the GMP development process.

The project was completed on time and within budget.

This project was unique in that the Federal Grant that helped fund the improvements required an exclusive “Buy American” requirement. BGE modified the site work specifications as needed to meet this requirement and helped check that the “Buy American” requirements were met during shop drawing reviews during construction.
