How much more can $11 million generate?

I file resi pubblici riguardano diverse questioni, da un giudizio pessimistico sulla possibilità per l’esercito ucraino di riconquistare porzioni consistenti dei territori occupati da Mosca ad un’analisi dei dissidi all’interno dell’apparato statale e delle forze armate russe. Inoltre i leaks evidenziano che Washington spia costantemente lo stesso presidente ucraino Volodymyr Zelensky oltre che molti dei paesi considerati alleati.

Dai file emerge anche che l’intelligence statunitense prevede un lungo stallo nel conflitto che quindi potrebbe continuare ancora a lungo, visto che nessuno dei due schieramenti ha la forza militare per imporsi sull’altro.

Tra i documenti più interessanti ci sono quelli che confermano la presenza, in Ucraina, di forze speciali di vari paesi aderenti all’Alleanza Atlantica.

Non si tratterebbe quindi di grandi numeri, ai quali vanno però aggiunti alcune migliaia di membri delle diverse forze armate dei paesi occidentali e di altri paesi che combattono agli ordini di Kiev con le insegne della Legione Internazionale.

A questi vanno poi sicuramente aggiunti tecnici e istruttori inviati di volta in volta dai paesi che donano o vendono armi di ultima generazione all’Ucraina; la maggior parte del lavoro di addestramento all’uso dei dispositivi può essere realizzato anche nei paesi di origine, ma spesso l’ultima fase non può non prevedere la presenza sul campo degli istruttori stranieri. Infine, ci sarebbero gli uomini inviati ufficialmente a rinforzare la sicurezza delle rappresentanze diplomatiche operanti a Kiev e che in realtà si dedicherebbero ad altro.

The main question, now that this last remaining “jewel” of the Italian community of the Inner West is about to be handed over to private interests, is how many apartments or commercial premises can be built in the site located at 25-27 and the connecting strip at 33 Norton Street.

Available planning information states that the Italian Forum Cultural Centre is classified Zone B2 - Local Centre. Any development under the current use can develop "a range of retail, business, entertainment and community uses that serve the needs of people who live in, work in and visit the local area".

The zoning also accommodates "residential development that complements and pro- motes the role of local centres as lively town centres in Inner West".

Any new development should strive to achieve "high architectural, urban design and landscape standards at street level". The building of home occupations on the land of the Cultural Centre are permitted without consent and the floor space ratio of 1:1 allows developers to maximise building output and profitability on the site.

It is estimated that no less than 30 units may be built above the Cultural Centre and the connecting strip on 33 Norton Street, originally intended to be Co.As.It.’s Italian Learn- ing Centre and for which an application for development of a four-storey building was withdrawn in 2021. Given that the median price for a unit in Leichhardt according to realestate.com.au is $900,000, the projected income from the redevelopment of the Italian Forum could hit as much as $27 million dollars for the lucky “mysterious developer”.

Meanwhile, the 5,000sqm+ car park is also up for sale and according to a concerned stakeholder, should the same developer also purchase the car park it would give one single entity control of 75% of the Owners Corporation to push through their own plans.
