Desmone is organized into 7 design studios. We aim to complete projects by adopting principles found in the “agile” methodology. This methodology allows us to scale our human resources as project demands increase while maintaining a relationship with the team the client starts the project with.
The Visioning process discovers who you are, regardless of project size. In various forms of data collection, we uncover your unique motivations for the project and empower all participants to communicate their emotional, financial and spatial goals. Together, we create a strategy which serves as the foundation for all phases of the design process, promotes quick decision making, and has a profound effect on the ultimate form of the project.

Originally built in the 1930s, Coover Hall educated and trained students to work in the drafting, metal-working and auto mechanics industries. As the world approaches its fourth Industrial Revolution (Industry 4.0), California University of Pennsylvania aimed to transform the facility for students studying mechatronics engineering technology, industrial technology, art/ graphic design and technology education, where students can work with 3D printers, laser engravers, a digital flatbed cutter and a small-format CNC milling machine.

OVERVIEW
The 30 Million Workforce Development & Training center will be an addition to CCAC’s Allegheny campus which is part of one of the oldest and most culturally significant neighborhoods of the City of Pittsburgh. The juxtaposition of locating a 21st century workforce training center on the site of old “Millionaires Row” conveys an incredible story, not just about the North Side, but about the rapidly evolving economy of Western Pennsylvania. The Workforce Development & Training Center will add another chapter to this story by providing learning environments that readily adapt to constantly evolving industries and technologies.
The new building will offer programs in culinary arts, advanced manufacturing and information technology. The goal of this center is to match skills with high-demand jobs to prepare students for the workforce of the future. The construction is expected to complete by Fall 2022. The new building will feature shared classrooms, collaboration space and an innovation lab, as well as an outdoor plaza with seating and a penthouse level. Desmone has designed a LEED Silver project that celebrates CCAC’s commitment to sustainable development and that contributes to the initiatives of the Pittsburgh 2030 District. The brick and limestone building will have two first-floor entrances and, because of the sloping site, one third-floor entrance.

Edinboro University Learning Commons is an interior renovation of 12,515 SF on the second floor of the Baron Forness Library. Spaces included within the renovation are the Writing Center, Test Center, Career and Adult Student Services, International Student Services, associated offices, a conference room, and a shared tutoring and classroom space complete with a folding partition.

The renovation will have all new finishes and ceiling treatments thr oughout to provide a modern ambience. The wall separating the Learning Commons and Library serves as a feature wall to create a playful space with added color. Glazing was used within the feature wall to provide transparency between the learning commons space and Library.

This facility serves as the main dining facility on campus which seats 345 students, in addition this facility has a media lounge and other collaborative seating spaces for students. Desmone recently completed the pre-planning for a new culinary school expansion for the Indiana University of Pennsylvania Puxsutwaney branch campus. Indiana University of Pennsylvania Academy of Culinary Arts is recognized nationwide for its high quality.

The 40,000 square foot project includes five separate teaching kitchens, one bakeshop, full service fine dining mock restaurant, lecture halls, offices, student spaces and other culinary ancillary spaces. The project is currently undergoing fundraising is hopeful to begin construction in 2023.

In October 2010, Desmone Architects completed the renovation to the entire 9th Floor of the William Pitt Student Union at the University of Pittsburgh. Originally constructed in 1897 as the Schenley Hotel, the 9th floor is now used by Residence Life, Pitt Arts and Student Volunteer Outreach. Renovations include offices for these programs, study lounge and conference room.

Desmone is working with Westmoreland County Community College to design a new general education branch campus in Indiana Pennsylvania. The new educational building is 22,000 square feet, 14,000 of which Westmoreland County Community College will occupy. The new facility which is replacing their aged, outdated and outgrown facility near by includes six smart classrooms, two high-tech computer labs, manufacturing lab, as well as chemistry and biology laboratories. The largest program to be housed in the new facility is for WCCC’s associate degree Nursing program which provides the academic and clinical preparation to start a career in entry-level nursing positions.
Upon completion of the associate degree program, graduates are eligible to sit for the National Council Licensure Examination for the RN (NCLEX-RN) leading to the licensure to practice nursing.In addition, licensed practical nurses (LPNs) can continue to climb the career ladder by enrolling in the Nursing Advanced Standing to AAS for LPNs Program. The space allocation for the program includes a new nursing simulation lab, allied health lab, lecture spaces and ancillary teaching labs.

The building consists of 197-units, 489-beds, on-site covered structured parking with 148-spaces, a fitness center overlooking the city, and an outdoor courtyard. Performing both Architecture and Interior Design Services, Desmone designed a mix of 3-bedroom, 2-bedroom, 1-bedroom and studio apartments that optimized floor area utilization while maintaining generous public spaces for residents.

The design maximizes buildable use of the site while providing ample natural light into the interior spaces and the two central third-floor courtyards. Capitalizing on a strictly limited budget, the design team worked throughout the project to strategize primary locations for investment into finishes and furniture while finding high quality design.

Brewers Block is located at the convergence of 3 Pittsburgh neighborhoods, next to Pittsburgh’s oldest brewery, and once home to Sunshine Biscuit Company, which was built in 1917.
Brewers Block will consist of 377 market rate units across three residential buildings (2 new ground up buildings and 1 renovation), 2,300 SF of groundfloor retail space over 40,000 SF of indoor/outdoor amenity space and Pittsburgh’s first privately funded Activated Alley. The Project will have 316 garage parking spaces and over 100 bicycle storage units.

The Park, a new multi-family mixed-use project will be a landmark building for the Southside Works. The project activates the surrounding site, reinforces the connection to the river and trail, and enhances the neighborhood’s vitality with its innovative approach to a “live-work-play” development. The project introduces 246 units as well as offering tenants a wide range of functions and entertainment options, such as a rooftop pool, curated remote work spaces, electric vehicle charging stations, and a new fitness and meditation center.
The building massing responds to the natural form of the site and celebrates the city skyline’s views to the west, hillside bluffs of Oakland to the north, wooded slopes to the south and the river. The building includes outdoor amenity terraces with direct access to the adjacent South Shore Riverfront Park and the Three Rivers Heritage Trail. Some apartment units are directly accessible from the heritage trail giving the residents a unique experience. The Park will be a vibrant addition to the Southside Works neighborhood.

The seven-story, 273,000 square-foot building is planned to have a mix of studios, one- and two-bedroom units in the heart of the Gateway District, sandwiched between Erie Court and Bolivar Road.
The lower floors would be primarily parking and resident amenities with the chance with upper floors looking over the cemetery and towards the ballpark. The front of the building would sit along the Bolivar Road sidewalk while the back of the building would be broken up, allowing different views for residents. Amenities such as the pool deck, party room, and fitness center are all prominent spaces within the building.

TRYP Hotel occupies a 100-year-old vocational school building in the heart of Pittsburgh’s vibrant Lawrenceville neighborhood. The TRYP Team’s vision resulted in the first large-scale development to truly echo the diversity found in Lawrenceville.

Each TRYP hotel’s design and amenities are an extension of the place it calls home. Although there were many challenges and obstacles that came with repurposing the old infrastructure of the Washington Trade School, the design team was inspired by Century’s vision of a boutique hotel reflective of the Lawrenceville neighborhood.

Influences of Lawrenceville’s history and inviting design were incorporated into several areas of the building including the patio, interior colors, and a recreation of the original 1930s floor plan. The original design and play on colors and texture enhance the hometown and neighborhood feel of the hotel.
The rear Shop Building along Almond Way was removed as well as the Auditorium/Gymnasium Annex which was part of the 1930s building along 40th Street. By removing these buildings, a new corner entry was designed to access the hotel lobby creating a vehicular drop off and parking for hotel guests.
The original details of the historic building have been preserved with care and, combined with the work of local artisans, provide a true neighborhood experience. The building’s story unfolds around every corner. Century Equities partnered with Desmone and other local designers, chefs, and artists to create a new Lawrenceville standard in a historic landmark.

The Industrialist.

Two hundred sixty feet high, typical of turn-of-the-century skyscrapers, this 1902 work by Osterling is highly ornamented with alternating bands of reddish-brown brick and white terra cotta. The top looks like a Venetian palace, with a massive cornice, stone balconies, and an elegant colonnade. The Arrott Building is currently under construction to be transformed into a 19 story hotel while preserving all of the beautiful features of the building, with 124 guest rooms and suites featuring brass fixtures and luxe textiles.

A crafted bold hotel experience based on imaginative amenities and authentic service. The Industrialist boasts vibrant social spaces like the lobby lounge, 1,200 square feet of meeting space, fitness center and the Rebel Room, a modern restaurant influenced by downtown movers and shakers.






2 Doughboy Square.
OVERVIEW
Two Doughboy Square, the former Pennsylvania National Bank Building, has been the home to Desmone since 1993. When Desmone relocated its offices to the Lawrenceville neighborhood, at a time it had fallen into an economic depression as a result of manufacturing decline. Slated for demolition, Desmone renovated and then occupied the historic Pennsylvania National Bank building (erected 1902) while partnering with local economic development corporations to assist in the revival of the surrounding community.
Nearly 30 years later, Lawrenceville has rebounded into a thriving cultural, economic, and inclusive neighborhood. After outgrowing the original 7,500 square foot headquarters, as a result of growth, Desmone planned a 15,000 SF office addition and renovation to the historic bank building. The progress of the Lawrenceville neighborhood, and Desmone’s commitment to design that helps people thrive, made the pursuit of WELL Gold Certification was a natural fit. The Desmone’s office location in Pittsburgh embodies the region’s ability to remake and revitalize itself.

“Strength in Numbers” Alloy 26 is a cutting edge 50,000 square-foot coworking space located in Allegheny Commons on the North Side of Pittsburgh. The over-arching goal of this project was to help our local entrepreneurs thrive.

Alloy 26 is located in the heart of “Nova Place” on Pittsburgh’s North Side. The history of Nova Place is one that can be found in many cities across the US. Built in the 1950’s, this complex, once called Allegheny Center, was created to revitalize Pittsburgh’s historic Allegheny City.
The complex housed 2 professional buildings, 4 high rise apartment buildings, and eventually a shopping mall. By the 1990’s many of the mall’s stores were closing and the mall began to transform into an office complex, but building never fully regained its identity as an active center for commerce.
With the introduction of Alloy 26 into the mall building, the plan is to harbor Pittsburgh’s burgeoning high tech entrepreneur and creative community in their early stages of development so they can eventually grow an move into other areas of Nova Place. Alloy 26 thus becomes the source for future regeneration for the complex.

Motional, an autonomous vehicle company was operating out of three separate buildings. The goal in moving to Mill 19 was to consolidate all 200 engineers under one roof. Aptiv is one of three tenants in the three-story structure constructed under the steel skeleton of Mill 19, a former bar mill. Relocation to Mill 19 gives them the opportunity to potentially double the size of that team in the coming years, so potentially to go from 200 here to up to 400 engineers.
The scope of this project was to complete an interior renovation into an ideal space for this company. To ensure a successful outcome it was important to work with multiple teams to create an environment that fosters collaboration and rapid workplace demands. The space includes multiple conference spaces, intriguing graphics and an open office area which includes workstations, open collaboration booths, phone rooms, various huddle and meeting rooms, and a snack grab-n-go.
Beyond the workstations is a large kitchen, catering community station, and social lounge to support office mobility and camaraderie among employees. It was important for the space to promote an atmosphere where employees can continue to transform the future of transportation worldwide.

This project involved renovating an existing automotive building to a coworking space. The design is inspired by the vision of The Beauty Shoppe and the preservation of the historic qualities the building possesses. While repurposing the old infrastructure, the design team was able to create a modern industrial space. To celebrate the vibrant Lawrenceville neighborhood, large window openings were included to provide an abundance of natural light while connecting the users to the community.

Matthews International has occupied the building on Penn Avenue for over 50 years, but this project came at a critical time for the organization. The company was shifting focus, adding and merging departments and expanding their vision. This renovation was to be reflective of not only those changes but a benchmark for future endeavors. We were challenged to design an environment that is immediately inspiring yet a canvas for the designers to showcase their ongoing work. Instead of simply designing an empty box, we created an extremely flexible backdrop that could transform for various uses and showcase the client’s work. Key design factors of this project were to express the personality of each division of the company, increase natural light throughout all spaces, salvage existing materials, add transitional areas to accommodate various numbers of people, and remain fully operational during the renovation.

We partnered with RIDC and Carnegie Robotics to transform a building in Pittsburgh’s Lawrenceville neighborhood into a world-class robotics innovation and production facility.
The former Heppenstall Steel Mill once located in the Lawrenceville section of Pittsburgh once forged countless axels, shafts and propellers from 1889 until 1979. After 30 years of the site being defunct, the majority of the site was demolished however, one building remained - a 29,000 square foot high-bay building with heavy cranes. Carnegie Robotics wanted a space that could not be duplicated in new construction.
While minimal changes were made to the exterior of the building, converting an ex-factory building into a high-tech robotics facility brings unexpected conditions and hurdles, but from the start, the design team truly understood the problems they were trying to solve when transforming this building.

The design team added more windows for offices and fiberglass roof panels to allow light to filter into the building. A new “building within a building” was then constructed, containing three 8,000-square-foot levels. The result is a blend of old large-scale industrial space with highly functional tech space and a large degree of flexibility.
Ultimately, the Carnegie Robotics needed space to design, build and test its products. The success of this project accomplishes that. Since moving into their new home, Carnegie Robotics has won clients, recruited new employees, and continues to do the great work they do.
