OVERVIEW

Kaufmann’s Grand on Fifth brings new life to this iconic 13-story high rise, formally known as the Kauffman’s building. These modern apartments are located in the heart of downtown Pittsburgh atop several retail and dining options.

These units include floor to ceiling windows, open concept floor plans, and amenities that can’t be beat. These amenities will include a rooftop that offers a view of the cityscape with a restaurant and bar deck overlooking an infinity pool.

As part of the re-development under the clock, Target plans to build a new miniature store, which will anchor the redevelopment of the Kaufmann/ Macy’s building on Smithfield Street. The small format store, which will occupy about 20,034 square feet on the first floor, is expected to include a CVS pharmacy, groceries, as well as some underground parking.

OVERVIEW

Brewers Block is located at the convergence of 3 Pittsburgh neighborhoods, next to Pittsburgh’s oldest brewery, and once home to Sunshine Biscuit Company, which was built in 1917.

Brewers Block will consist of 377 market rate units across three residential buildings (2 new ground up buildings and 1 renovation), 2,300 SF of groundfloor retail space over 40,000 SF of indoor/outdoor amenity space and Pittsburgh’s first privately funded Activated Alley. The Project will have 316 garage parking spaces and over 100 bicycle storage units.

The development utilizes ample courtyard and green space to promote healthy activities and interaction, while combining public and private spaces for socialization and reflection. The Project also includes the renovation of an existing warehouse structure to accommodate new apartment units and rooftop pool deck.

The building consists of 197-units, 489-beds, on-site covered structured parking with 148-spaces, a fitness center overlooking the city, and an outdoor courtyard. Performing both Architecture and Interior Design Services, Desmone designed a mix of 3-bedroom, 2-bedroom, 1-bedroom and studio apartments that optimized floor area utilization while maintaining generous public spaces for residents.

The design maximizes buildable use of the site while providing ample natural light into the interior spaces and the two central third-floor courtyards. Capitalizing on a strictly limited budget, the design team worked throughout the project to strategize primary locations for investment into finishes and furniture while finding high quality design.

OVERVIEW

The Park, a new multi-family mixed-use project will be a landmark building for the Southside Works. The project activates the surrounding site, reinforces the connection to the river and trail, and enhances the neighborhood’s vitality with its innovative approach to a “live-work-play” development. The project introduces 246 units as well as offering tenants a wide range of functions and entertainment options, such as a rooftop pool, curated remote work spaces, electric vehicle charging stations, and a new fitness and meditation center.

The building massing responds to the natural form of the site and celebrates the city skyline’s views to the west, hillside bluffs of Oakland to the north, wooded slopes to the south and the river. The building includes outdoor amenity terraces with direct access to the adjacent South Shore Riverfront Park and the Three Rivers Heritage Trail. Some apartment units are directly accessible from the heritage trail giving the residents a unique experience. The Park will be a vibrant addition to the Southside Works neighborhood.

The seven-story, 273,000 square-foot building is planned to have a mix of studios, one- and two-bedroom units in the heart of the Gateway District, sandwiched between Erie Court and Bolivar Road.

The lower floors would be primarily parking and resident amenities with the chance with upper floors looking over the cemetery and towards the ballpark. The front of the building would sit along the Bolivar Road sidewalk while the back of the building would be broken up, potentially allowing different views for residents.

The Ashby at South Hills Village Station is an award-winning, 330,000 SF multi-family development in the South Hills of Pittsburgh. The 300-unit building is packed with amenities which include a heated saltwater pool, clubroom, business center, cyber café, fitness center and yoga studio. Residents can park in one of the 25 single-vehicle subsurface parking garages or the adjacent public transit parking garage, connected to the Ashby by an open air pedestrian bridge. Our combined history of success with multi-family projects and strategy of integrated collaboration provided the foundation to successfully deliver abstract and material programmatic goals for the Ashby. Together, we quickly resolved issues and worked in conjunction to meet the needs and budget requirements of the project.

The project is to add 2 stories to an existing 2 story school building. The south and west wings were designed by Sharove, Friedman and Rosenberg and and built in 1950-1953. From its initial construction in 1905 until the doors closed in 1992, the St. Matthew’s church is a building rich with history. After being vacant for 10+ years, Desmone was able to create a reuse strategy of the structure while successfully overcoming the zoning, code and planning challenges.

The design team was able to maximize the living spaces, protect the integrity of the church’s architectural character and engineer a belowgrade parking solution. The Matthew’s Lofts project combines important historic elements with modern, high-end living in this vibrant neighborhood.

About 20 minutes north of downtown Pittsburgh, the McKnight Road Apartments consist of four residential buildings and one clubhouse. Their location is ideal with privacy from the main road and the connection to trails for outdoor activities. The development consists of 270 apartment units and the clubhouse featuring a sizeable gym space, management offices, entertainment space, a kitchenette, and a deck area with a pool and grilling amenities.

The overall concept of the project was to bridge the gap between suburban and urbam living. A casual and comfortable feel but with pops of color and excitement that you’d find in the city. Construction has been ongoing since the end of 2022, and is projected to be completed in 2023.

2 Doughboy Square.

OVERVIEW

Two Doughboy Square, the former Pennsylvania National Bank Building, has been the home to Desmone since 1993. When Desmone relocated its offices to the Lawrenceville neighborhood, at a time it had fallen into an economic depression as a result of manufacturing decline. Slated for demolition, Desmone renovated and then occupied the historic Pennsylvania National Bank building (erected 1902) while partnering with local economic development corporations to assist in the revival of the surrounding community.

Nearly 30 years later, Lawrenceville has rebounded into a thriving cultural, economic, and inclusive neighborhood. After outgrowing the original 7,500 square foot headquarters, as a result of growth, Desmone planned a 15,000 SF office addition and renovation to the historic bank building. The progress of the Lawrenceville neighborhood, and Desmone’s commitment to design that helps people thrive, made the pursuit of WELL Gold Certification was a natural fit. The Desmone’s office location in Pittsburgh embodies the region’s ability to remake and revitalize itself.

Two Doughboy Square is the first WELL Certified Gold building in Pittsburgh and one of just six WELL Certified spaces in Pennsylvania.

Created through seven years of rigorous research and development working with leading physicians, scientists, and industry professionals, the WELL Building Standard is a performance-based certification system that marries best practices in design and construction with evidence-based scientific research. Two Doughboy Square earned the distinction based on seven categories of building performance — Air, Water, Light, Nourishment, Fitness, Comfort, and Mind.

OVERVIEW

Desmone worked with a private developer to design a one of a kind, Class A corporate office park at WestRidge. WestRidge is a new 1,000 acre development along Interstate 79 in a rural area near Morgantown, West Virginia.

Desmone first master planned the site with a plan to develop three multitenant office buildings with 350 parking spaces. After completion of Master planning, Desmone developed a strategy to construct three sister buildings which would attract Class A office tenants, the intention was to provide an attractive, modern look that maximized natural daylighting while incorporating natural materials to fit in with the rural nature of the project.

The result is a modern design with expansive glass curtain wall, wood look extruded aluminum siding and limestone wainscoting. The building design coupled with spectacular landscape design creates an atmosphere that cannot be found elsewhere in West Virginia.

Shortly after construction had begun on building one, it was fully leased to the law firm Steptoe & Johnson which then spurred the beginning of development for Building two which is subsequently partially leased by MVB Financial Corporation.

Desmone was a part of each of the tenant fit-out designs for the above mentioned tenants.

Bechtel Plant Machinery Inc.

OVERVIEW

Over several years and four phases of renovatio and new construction, we designed a 90,000 sf addition to a previous renovation and addition we completed for BPMI. Continued growth of BPMI’s staff caused a need for additional workspace, training space and amenities. Focus on the seamless building and appearance and focus on the staff well-being became the inspirations for the design of the project.

Building onto an existing facility, we wanted to match and continue the facade materials to seamlessly blend the new addition into the existing. The addition was to include a new main entrance and security check point for the building that was to have a strong presence and be apparent that it was the entry.

The interior was to be modern and inviting, not only adding additional work space for growth, but to increase the amount of space dedicated to staff’s needs and well-being while at work.

Staff amenities include a full-service cafeteria with seating for more than 200 people. Adjacent to the cafeteria are private dining areas, an out door seating area with pavilion and yard for activities as well as a sundry and coffee bar. Also, for the health of the staff a large fitness center and exterior walking trail was designed into the project.

Also provided for staff interaction and improvement, were 31 conference rooms of various size and a large auditorium that could be broken into three smaller spaces.

OVERVIEW

Motional, an autonomous vehicle company was operating out of three separate buildings. The goal in moving to Mill 19 was to consolidate all 200 engineers under one roof. Aptiv is one of three tenants in the three-story structure constructed under the steel skeleton of Mill 19, a former bar mill. Relocation to Mill 19 gives them the opportunity to potentially double the size of that team in the coming years, so potentially to go from 200 here to up to 400 engineers.

The scope of this project was to complete an interior renovation into an ideal space for this company. To ensure a successful outcome it was important to work with multiple teams to create an environment that fosters collaboration and rapid workplace demands. The space includes multiple conference spaces, intriguing graphics and an open office area which includes workstations, open collaboration booths, phone rooms, various huddle and meeting rooms, and a snack grab-n-go.

Beyond the workstations is a large kitchen, catering community station, and social lounge to support office mobility and camaraderie among employees. It was important for the space to promote an atmosphere where employees can continue to transform the future of transportation worldwide.

Allegheny Petroleum, a manufacturer of lubricants and fuel additives with 5 locations, has experienced growth in its organization. This meant the team kept adding to its manufacturing space in Wilmerding when it needed more office space. Eventually, there was no more room to create, and they began looking at other options. Ultimately, they opted to renovate an office building in Monroeville.

Throughout the process, the project team kept in regular communication with Allegheny Petroleum and worked diligently toward project success.

Allegheny Petroleum wanted an office their team would be proud of –one that would improve the experience for everyone from their team to customers to suppliers. With the project now complete, they are proud to say that’s just what they got.

Desmone completed the 30,000 SF Agile Center of Excellence in Morgantown for technology giant Leidos, a Fortune 500 company that handles everything from biometrics to business support services. Leidos partners with West Virginia University to drive innovation and develop the company’s workforce for the future.

This integrated office campus will allow Leidos to continue expanding its high-tech presence in North Central West Virginia.Desmone and the WestRidge development team worked hand-in-hand with Leidos to design a custom, built-to-suit campus to serve as a recruitment tool for the millennial talent needed to support their recently awarded long-term federal contracts, including a $364 million engineering contract with Morgantown’s National Energy Technology Laboratory and a $100 million project with the National Oceanic and Atmospheric Administration’s operation facility in Fairmont.

The ultramodern building will feature expansive windows; high, open ceilings; polished concrete floors; a pool table, and even a caffeine bar – while outside amenities include a walking trail, spacious patio, and basketball court.

As the company was moving its Global Headquarters to a new location within the city, the aesthetic of the space had to reflect the future of Kennametal. Through finish materials, extensive branding opportunities, and furniture selection, we were able to help Kennametal creatively imagine their new space. We took ourselves out of the equation and allowed for the brand of Kennametal to speak to the interior space.

“Strength in Numbers” Alloy 26 is a cutting edge 50,000 square-foot coworking space located in Allegheny Commons on the North Side of Pittsburgh. The over-arching goal of this project was to help our local entrepreneurs thrive.

Alloy 26 is located in the heart of “Nova Place” on Pittsburgh’s North Side. The history of Nova Place is one that can be found in many cities across the US. Built in the 1950’s, this complex, once called Allegheny Center, was created to revitalize Pittsburgh’s historic Allegheny City.

The complex housed 2 professional buildings, 4 high rise apartment buildings, and eventually a shopping mall. By the 1990’s many of the mall’s stores were closing and the mall began to transform into an office complex, but building never fully regained its identity as an active center for commerce.

With the introduction of Alloy 26 into the mall building, the plan is to harbor Pittsburgh’s burgeoning high tech entrepreneur and creative community in their early stages of development so they can eventually grow an move into other areas of Nova Place. Alloy 26 thus becomes the source for future regeneration for the complex.

OVERVIEW

Tech Forge is a multi-tenant office and light-industrial building constructed on a former industrial site.

Desmone completed this speculative office, research and development / manufacturing buidling with the Regional Industrial Development Corporation of Southwestern Pennsylvania (RIDC). RIDC is a privately funded non-profit serving the Pittsburgh metropolitan area to focus on a regional approach to economic development primarily through managing and rehabilitating area heavy industrial sites and business parks for modern tenants.

The project is located in the Lawrenceville section of the City of Pittsburgh, which is a hot spot for high-tech robotic companies, is on a brownfield site of the former Heppenstall Steel Mill. RIDC’s desire was to create a multi-tenant speculative facility which would attract high tech robotic companies. In order to do so, it was determined that sustainable design, tenant amenities, a modern look and daylighting in both the office and high bay R&D areas would be a priority.

The result is a modern high-tech stainless steel and aluminum facade which screams High-Tech while providing energy efficiency, large ribbon windows maximizing natural light and large shared green roof deck which reduces storm-water run off and urban heat island effect while providing a secure outdoor tenant amentiy.

Before completion of construction, the facility was fully leased by two robotics companies, Aurora Innovation and Caterpillar Automation specializing in the research and development of vehicle and heavy equipment automation.

A global specialty packaging pioneer, CCL is the largest label company in the world and provides innovative solutions to the Home & Personal Care, Premium Food & Beverage, Healthcare & Specialty, Automotive & Durables and Consumer markets worldwide.

This project included the design of a new office and manufacturing facility for CCL Industries at Beauty Park in New Albany Ohio.

The new facility at 76,000 square feet includes office, lab warehouse, and manufacturing space to house four Gallus eight color presses and three tube extrusion lines. Desmone Architects has completed numerous light industrial projects for CCL in Hermitage Pennsylvania where we expanded their existing facility from 140,000 SF to 350,000 SF including renovating their office spaces as well as a 45,000 SF addition to their facility in Strongsville, Ohio.

Desmone Architects completed the fit-out of the 14,000 square feet of lab and office space for the CCL Label New Albany project as well. The design of the interior space was very important to CCL for employee retention in a very competitive job market. The incorporation of a space that was inviting to work at was as important as the design and layout of the manufacturing area. The office space boasts a cast in place concrete spiral staircase that leads to a mezzanine which provides a lounge like environment for meeting and collaborating. The incorporation of warm wood tones contrasting the neutral gray carpeting and concrete create an industrial feel the mimics the manufacturing area.

Carnegie Robotics.

We partnered with RIDC and Carnegie Robotics to transform a building in Pittsburgh’s Lawrenceville neighborhood into a world-class robotics innovation and production facility.

The former Heppenstall Steel Mill once located in the Lawrenceville section of Pittsburgh once forged countless axels, shafts and propellers from 1889 until 1979. After 30 years of the site being defunct, the majority of the site was demolished however, one building remained - a 29,000 square foot high-bay building with heavy cranes. Carnegie Robotics wanted a space that could not be duplicated in new construction.

While minimal changes were made to the exterior of the building, converting an ex-factory building into a high-tech robotics facility brings unexpected conditions and hurdles, but from the start, the design team truly understood the problems they were trying to solve when transforming this building.

The design team added more windows for offices and fiberglass roof panels to allow light to filter into the building. A new “building within a building” was then constructed, containing three 8,000-square-foot levels. The result is a blend of old large-scale industrial space with highly functional tech space and a large degree of flexibility.

Ultimately, the Carnegie Robotics needed space to design, build and test its products. The success of this project accomplishes that. Since moving into their new home, Carnegie Robotics has won clients, recruited new employees, and continues to do the great work they do.

OVERVIEW

This 200,000 square foot speculative warehouse building was designed and completed in 2017. The project which is a Butler Pre-Engineered Metal Building has an 80 foot clear span by 56 foot bay which was chosen because of it being the most economical to construct.

The facility also includes at grade and truck height loading docks, a 30,000 square foot secured storage area, 30 foot bay height and 2,000 square foot office and break room area.

The building is currently being utilized as a storage, fabrication and lay down yard for the new Shell Petrochemical Cracker Plant being constructed in Beaver Pennsylvania.

This new production facility accommodates the expanding needs of ProMinent Fluid Controls, an international manufacturer of components and systems in the field of fluid handling and also a reliable partner for water treatment. Located in RIDC Park West, the new development occupies approximately 6 acres adjacent to ProMinent’s existing 47,000 square foot facility. The new facility will have a two-story 5,600 square foot office component that will serve the 15,000 square foot high-bay production area with the opportunity for 35,000 square feet of future expansion. The facility is positioned on the challenging site to maximize building area and to minimize grading and retaining walls. The angular shape of the office building was derived to accentuate the entry area, orient the glazed facade perpendicular and centered on Mercantile Drive so it is visible upon vehicular approach and to juxtapose the office against the box shape of the high-bay production building beyond

Desmone Architects completed the fit-out of the 5,600 square feet of office space for the Prominent Fluid Controls project as well. The design of the interior space was modern but simple incorporating neutral tones for corporate look utilizing Prominent’s corporate colors. The space included private offices, work stations, break rooms, shop locker rooms, and conference center.

The Ensinger Group is engaged in the development and manufacture of compounds, semi-finished products, technical parts, composite materials and profiles made of engineering and high-performance plastics who is headquartered in Germany, but has facilities across the globe. Completed in 2019 as phase 1 of this overall facility, this project included 40 acres of site development including 500,000 cubic yards of excavation, overhead utility relocation and infrastructure extension to the site as well as a new 60,000 square foot building which will be utilized for warehousing, shipping and receiving.

The facility, which is conventional steel on cassions and grade beams, has a 90 foot long clear span with crane rails and a 40 foot high bay which will be used as their extrusion hall manufacturing area in the future. The facility also includes a mezzanine for shipping o ffices, restrooms, data center as well as the electrical infrastructure for the future expansion. Desmone previously completed master planning for the entire new North American Headquarters which consists of a 300,000 square foot facility for offices, manufacturing, warehousing, shipping an receiving.

Baker Hughes Company is an international industrial service company and one of the world’s largest oil field services companies. The company provides the oil and gas industry with products and services for oil drilling, formation evaluation, completion, production and reservoir consulting. The new Baker Hughes site includes a 55,000 sq. ft. office/workshop building, a separate 4,300 sq. ft. radioactive and explosives storage warehouse, and over 180,000 sq. ft. of outdoor yard storage. The facility accommodates over 7 multi-ton cranes and other equipment, laboratories, hazardous storage and workshops. The exterior design maximizes the visual impact of the main building from the highway while shielding the service areas from view. Working on a Design/Build team with the General Contractor has provided many opportunities to make the project as economical and efficient as possible, given regular changes in project scope and program requirements.

Desmone completed a total facility renovation and addition for Miller Industries in Hermitage Pennsylvania. Miller who is the manufacturer and world leader in towing and recovery equipment with brands Century, Vulcan, Chevron, and Holmes was consolidating two of their facilities into one location.

The project included renovation of existing offices , renovation of the existing 80,000 square foot facility plus a 150,000 square foot PEMB manufacturing addition. Also included was the renovation of an existing 20,000 square foot industrial building to act as their sales and delivery facility.

Details of the project included raw material and welding/fabrication stations including welding exhaust & grinding dust recovery systems, design of two new media blasting booths, 4 paint booths and three drying booths along with a crane rail system to allow for easy movement of materials through the media blasting and painting process. Thirteen overhead cranes throughout the facility were also included in the project.
