BACKGROUND
Longtime Desmone employee Nancy Policicchio has worked on over a hundred residential projects. Most recently she was the project manager and lead designer for the 2500 Smallman units, one of which was named Pittsburgh Magazine’s Ultimate House. Her design scope ranges from small interior renovations to new construction of large-scale, high-end single family homes to condominiums and multi-family housing. “Residential architecture is very personal for each client and that’s what I love most about it,” she says.

Originally from Argentina, she graduated from the University of Mendoza with a Bachelor’s degree in Architecture and Urbanism, then went on to complete her Masters in Residential Design at the University of Buenos Aires. “I always knew that I wanted to design spaces for families,” she says. “I particularly enjoy the projects in which the client needs something very specific. You have to think harder and more creatively to come up with original ideas and solutions. It is extremely gratifying to know that a family is going to enjoy our design solution every day. It gives me an sense of accomplishment that compares to nothing
BACKGROUND
Mike joined our Residential Studio as a Senior Designer with over 20 years of experience. Originally from Eastlake, Ohio, Mike attended the University of Cincinnati and pursued a Bachelor Degree in Architecture. This experience developed his appreciation for the southwest and inspired him to move to Scottsdale, Arizona. Throughout his 14 years with an architecture firm in Arizona, Mike managed over 50 projects in a variety of styles. After 14 years out West, Mike decided to return back to the Pittsburgh region to be closer to his family.
Mike has always been excited to help grow the Residential Studio here at Desmone. Becoming an architect was never a question for Mike, “Since I was young; I would spend my free time creating floorplans and constructing blocks into buildings,” he says. One of the things Mike loves about residential work is that the experience is much more personal for the client. Mike goes above and beyond on all projects to ensure that his clients are happy in their home.

Kelsey is a Pittsburgh native who graduated from La Roche University in 2018 with a degree in Interior Design. Throughout her 5+ years at Desmone, Kelsey discovered her passion for residential design and has helped grow the department by bringing a skill set that is focused on the interiors of a home.


Kelsey has assisted on over 30 residentials projects, from new builds and highend condos to smaller bathroom and kitchen renovations. For Kelsey, design has always felt like more than just a career, “I made the decision to become a designer because I wanted to make a tangible difference in people’s lives” she says, “Helping people bring the vision for their home to life is such an honor, one that I don’t take lightly! These spaces will become the backdrop of family memories and it is such a joy to help create that dream space.”

The vision for this project was to redevelop an existing structure, a former 1950’s warehouse facility, without tearing it down. Eleven high-end homes were designed, and each is loaded with high-end amenities, incorporating a communal courtyard, as well as private patios. These homes encourage a sense of community while maintaining personal space.
The project is nestled in the heart of the Strip District, a vibrant mix of small and large businesses, sidewalk vendors, and restaurants. This area is where industrial and wholesale businesses merge with entrepreneurial, retail, and high-tech companies.




Pittsburgh Magazine’s Ultimate House 2016.
OVERVIEW
Unit #5 is a three-story residence in 2500 Smallman, a refurbished 1950s-era warehouse building in Pittsburgh’s historic Strip District. The clients sought to create a home that would combine the features and amenities of an upscale urban residence with the unique context provided by the overall building.

Entering the lower level from the motor court at the core of the building, one immediatly feels welcomed by the intimate scale spaces dressed in warm tones. The large floating staircase connects all three levels of the home within a soaring volume that accentuates the open nature of the design. Custom glass and stainless-steel railings were selected to provide a clean and modern feel.
In the middle level, large folding glass walls blur the line between indoor and outdoor, allowing natural light to pour inside, and create a large space with a continuum from the great room to the patio when folded open.
The third level of this home cradles the master suite, which receives plenty of sun light and features rich, natural materials, providing a serene ambiance. This level enjoys a view of the home’s green roof over the second floor, private patio, balcony, and a boardwalk, located at the spine of the building, that serves as a communal connection between all 11 units in this building.

This condo unit is within our 2500 Smallman project. The residence includes two bedrooms, one full bath, a living room, office and two-car garage on the lower level. On the upper level there is the dining room, great room, lounge area, kitchen, and the primary suite that features two closets.
The client wanted a space that was warm, inviting, and friendly - which we believe reflects the personality of those living there. We utilized warm and natural materials to achieve this aesthetic and feel.

This home uniquely draws from a traditional country home style, but takes on a modern twist. The interior design has a modern, clean, and open concept to make the space livable and delightful. Large windows and walls painted with soft, light colors bring in natural light in a way that makes the space feel welcoming.

One feature that stands out in the main living area is a custom floating fireplace. This fireplace sits between the living room and the formal reading room, separating the spaces for privacy, but links the two spaces together.
Since cooking is very important to the client, the kitchen was carefully designed to fit the client’s needs. In order to be able to entertain guests while simultaneously cooking, the kitchen opens up into the breakfast room, and that is connected directly to the great room.
Although the layout is far from a traditional home layout, the space is still warm and inviting, and echoes tradition while being designed to fit the specific personality of the client.

The house has an open concept to fulfill the couple’s passion for entertaining. Large windows are used to bring the natural light of the outdoors into the home. The home feels warm and inviting for the many guests. Functionality was essential in reconfiguring the rooms to accommodate the different schedules of the owners.
The master suite is complete with a double master closet and master bath with a double vanity, soaking tub, and shower. Due to the stunning site for this home, the plan organically follows the contours of the hillside to take advantage of southeast/west views. Local ledge rock, which has been collected and stacked to create massive walls, provides definitive spatial separations in a strong design statement. This is echoed in the massive finished stone fireplaces, Western Red Cedar beams, and roof deck.

The home manages to feel warm and natural with material, such as stone, cherry wood, and copper cladding, while also using crisp and modern details. Throughout the home, floors are finished in hand hewn cherry and slate pavers.

Spaces fan outward to accept the sunlight of southern windows, as well as featuring clerestory windows for more privacy. Copper is used as a rain screen and for the roof; its dark color carries through to the fixtures, such as the spa and tub, and is reflected in the bronze hardware throughout.
This home works to blur the boundary between inside and outside, making it a truly special space.

This 1,800-square foot guest house captures the cozy, rustic and honest feeling of a true log cabin through the log cabin architectural style. The home uses wood siding, stone piers, and a stone fireplace to echo nature, and features a large front porch so guests can engage with nature.

Upon entering the house from the expansive sun porch, guests are immediately greeted by a timeless wood-burning stone fireplace in the living room. This room feel truly magical when the warm glow from the fireplace bounces off the warm wood clad walls and stone tile floors.
Cathedral ceilings with exposed beams, slate and hardwood floors and comfortable furniture compliment the rustic feel throughout the structure.
Although the project is new construction, the ultimate goal is to create an old-world mountain feel to make guests feel transported to a different time. However, the house is fully equipped with the comforts of modern day technology, incorporating energy efficient design features and amenities. Our team also assisted with the design of custom furniture.

Our clients were looking to have a sleek and modern kitchen. They wanted the design to be top of the line with the latest market technology in the market at the time. featuring a design with clean lines and a minimalist style.

This custom kitchen features a 10-foot-wide waterfall island in the center of the space that allows for members of the family to gather. The island is a central point of the kitchen that creates balance and symmetry with the other amenities of the kitchen. The floor to ceiling pantry located towards the back of the island gives the kitchen a heightened appearance.
The materials complement each other nicely, with a clear stained maple hardwood floor, dark stained wood cabinets, leather finish granite countertops, and stainless-steel appliances and plumbing fixtures. The kitchen also features 4” recessed ceiling lights, as well as integrated LED under-cabinet lights.
Despite the simplicity and clean lines, every part of the kitchen comes together with meticulously detailed connections that subtly define the space.

This cool newly remodeled home is the perfect space for entertaining guests of all ages. The space has a sleek and modern design that responds to the owners personality. Although the space has one general function, the whole space is divided into two distinct areas. One area, which contains a ping pong table and an entertainment system, is a warmer and cozier space, finished with high pile carpeting and comfortable furniture for lounging.
The second area, which contains the billiards table, has a cooler vibe, finished with a dark stain hard wood flooring, and uses real stone cladding for accent walls. This area also uses mood lighting, creating a light box over the pool table, and uses accent lighting to highlight the stone walls.

BEDROOM
The owner’s goal was to provide a bedroom for their teenage son that would reflect his personality and interest in sports. The program included a sleeping area, study area with built-in desk along the window, and a lounge area. The room has a masculine feel that is elegant, yet fun and youthful. The space features some amenities to make the room more comfortable, such as ample storage space in the closet as well as custom designed built in shelving system. The natural wood, grey concrete walls and black lineal accents and custom built-in furniture create a cool and dynamic space while the floor plan allows for flexibility so their son will be able to grow and adapt the room as time progresses.

The home underwent a complete remodel that included adding two wings to the home, doubling the space for a new and improved kitchen. The kitchen was very large and traditional with English and French influences.
The custom cabinetry has two finishes, driftwood and mocha, and extends all the way to the ceiling, packing 1,400 cubic feet of storage into this room. The semi-transparent stain on the cabinetry allows you to see the fine figuring in the cherry wood. High-end paneled appliances give this room a very elegant feel that was important to the owners.
Decorative embellishments are found throughout the space, especially in the ceiling treatment with its slightly coffered look and laser carvings. It is set over the large island work area, which has an upper seating area to accommodate family or guests.
The space is completed with a butler’s pantry, laundry and mudroom, allowing for the clients to have a fully functioning space with all their needed amenities.

Desmone has designed many wine cellars for various homes. Although many of these cellars have some similarities in their design, each is designed uniquely to fit its own home and the needs and preferences of the owners.

Most of these cellars use similar materials, including stone, brick, cork flooring, leather accents, concrete surfaces, copper details and wood. However, each of these materials are used in unique ways to fit the style of both the client and the rest of the home. The spaces each have a fine attention to detail when it comes to the materiality, giving each cellar a special character.
Low lighting is used in most of the cellars to add to the cozy atmosphere. Each fixture, however, is selected to embellish the individual design of the various cellars.
Most of the cellars feature custom shelving to hold the wine bottles, and typically include two or three different shelving styles per cellar, allowing the owners to have flexibility in the organization of the wine. Beyond shelving for the wine, all of these homes have additional shelving and drawers for other alcoholic beverages such as champagne and liquor.

The natural stone makes the home feel as though it is nestled into the hillside, and rustic wood detailing gives the exterior a warm, personal touch. Lighter stone paired with a darker wood compliments the tones from the stone and allows the home to blend in with its natural surroundings.

This condo was designed to be sleek and modern, with clean lines and cool tones. The home overall focuses on accenting the windows which bring in natural light into this amazing space.
Black windows and operable glass walls contrast with the white walls and gives the home and overall contemporary style. The windows have also been designed and placed in areas to create interesting lighting effects, such as hidden clerestory windows.
The black trim also creates an industrial contemporary style that carries on to other locations in the home. For example, the custom primary shower doors are framed in black powder coat aluminum, creating a unique feature. The home also features a custom steel-clad fireplace in the living room, which gives the space personality.
To add more to the space, the home also features several unique lighting fixtures and lighting controls throughout the space. These were all hand selected to create the perfect modern space with an industrial and city feel.

This residence is a contemporary rowhome located just outside of Downtown Pittsburgh in the Northside neighborhood of Deutschtown. It combines the owner’s respect and appreciation of traditional neighborhood architecture with their love of clean lines and modern design. Each element - from the overall organization to the objects within - tells the story of their family and how we choose to live.
The home’s interior layout is ordered around their daily activities. The formal entry and public spaces are located on the busier street side, while personal spaces are located on the rear to maximize access to natural light and the privacy of the exterior courtyard. The kitchen, dining and living areas are arranged in an open floor plan to maximize efficiency and sense of space. The stair is located at the heart of the home and serves as both a feature object and connecting space. The large skylight and custom light fixture at the top of the stairwell ensure that light always reaches the center of the long and narrow floor plan. Mechanical equipment and ductwork are carefully centralized to minimize intrusions within each space and increase energy efficiency.

The owners had a dream to renovate their home into a space where they could entertain their large family. They needed a space that would facilitate gatherings. They envisioned an inviting spacious environment while providing a bright, airy atmosphere to reflect the hospitality they hold dear to their hearts.

It was a top priority to ensure that the newly added 460 square-foot allseason room would blend into the interior of the home to provide a modern feel, and give the impression that the addition was always a part of the contextual part of the property. To accomplish this we used new finishes that matched existing ones or complemented them well.

This home is situated on a narrow lot with a wash easement running along one side and employs a linear design of 5 “boxes” (Garage, Utility, Living, Master Suite and Guest Suite) that step down the gently sloping site. Each box is articulated with different stucco colors and some with metal reveals to accentuate the low, horizontal nature of the design. They are connected by single-loaded hallways with floor to ceiling glass, providing a connection to outdoor courtyards and landscape. Corner windows and multi-slide door systems add to that indoor-outdoor connection. The “warm contemporary” design employs a large palette of materials including wood, stone, steel, stucco, and honed concrete block. A cupola adds indirect light to the kitchen and the living room doors open to a covered patio and negative edge pool. The home also features a rooftop patio with a fireplace that sits over the garage and offers 360° views of the surrounding mountains and desert landscape.
The home was featured in the 2014 “Dream Homes” issue of Phoenix Home & Garden magazine and was also a part of their annual “Palette of Homes” tour.

Set on a large irrigated lot, this 4 bedroom home was designed to evoke the agricultural history of the area. Although built in whole, the home was designed to appear as a conglomeration of gabled, brick outbuildings that were connected over time by lower sloping metal shed roofs. The main living volume is articulated with salvaged barn beams, giving the “original” home a unique depth and aged character. The “double-h” shaped floorplan allows many rooms to receive natural light on 3 sides. Large folding doors open the kitchen to an outdoor living room and the rear yard which features a raised pool and detached guest house / pool cabana. The master suite hallway incorporates brick flooring, a brick wall, barn doors and wood beams to give the illusion of an old covered porch that has been converted to interior space.
The home was featured in, and on the cover of, the September 2017 issue of Phoenix Home & Garden magazine and was also a part of their annual “Palette of Homes” tour .

The exterior of this home was designed as a craftsman style farm house to fit into the neighborhood context, while the interior was done in a contemporary shaker style. The new house was woven around mature trees that were present on the fifty-year-old site, giving the house a feeling of having existed for decades. The first floor includes a master suite with a sitting room, 3 children’s rooms, living room, dining room, family room and a large kitchen with a butler’s pantry that connects to a child’s study room. An office off the hallway can be hidden behind motorized bookcases that pocket into the walls. The second floor features another office that doubles as a guest room with a bed that pulls out of the wall. The basement includes a theater room, full bath and ample storage. All three floors are connected by a stair and an elevator. Other unique features include a dog-washing station and a fenced-in cat patio for this family of pet lovers. The porte-cochere conceals an auto court for the 6-car garage and a side entry.

The family goes to Miami in the winter, so their Pennsylvania house is just a part-time residence. They wanted a traditional style home with lots of natural light coming in to make it feel comfortable and warm. They also need the space for when they have family gatherings and grandkid sleepovers.
The kitchen features ustom cabinetry, high-end paneled appliances, handmade tiles, custom iron work, quartz and marble countertops, and top of the line plumbing fixtures. All of these details make it a feature spot within the residence.

This project is a full gut renovation to a three level home in the suburbs. We took the roof off of the house to build another level and completely renovate the lower level. Where there were once bedrooms, we created a large open gathering space on the first floor for family and friends, a wine cellar. and a game room. It’s the perfect home for the kids and grandkids to come visit during the holidays.
On the new upper level there are three suites to accommodate the client’s sons when they visit, each with closets and private baths. The primary suite is spacious and features a double shower with top of the line plumbing fixtures.

This project was a full gut renovation of a double unit apartment building in Oakland. The client’s wanted to renovate all the finishes, lighting, and cabinetry throughout the entire space. One of their other goals was to open up the dining room and enlarge the wife’s closet space. The entire project scope included the master suite, in-suite bathroom, his and hers closets, 3 extra bedrooms, 2 full bathrooms, a powder room, den, kitchen with a breakfast nook, dining room, great room, laundry and two balconies.

The design is modern and warm, which we believe fits the personality of the owners very well. Construction to finalize this project took under 6 months and now they are loving their renovated home.

OVERVIEW
This project consists of designing a new Carriage House and Horse Barn on an existing 13.5-acre plot of land in Mars Pennsylvania. The proposed Carriage House is a three-story structure that attaches the main existing residence by a new breezeway.
The first and second floors are a spacious garage which houses the client’s collection of cars and farming equipment. This also includes a service bay area with a two-post car lift. The third floor is designed to be used as a guest quarters with full amenities. The overall feel and look of the proposed structure will play off the verbiage and style of the existing residential home.

The horse barn is the second and smaller structure on the same lot as the carriage house. The first floor of the barn has four stalls for the horses, a washing area, full laundry facilities, and a tack room where they store all their riding equipment.
