Welcome to our biggest-ever issue of Hello Zuidas! While many readers were off enjoying hard-earned holidays, our editorial team was running on all cylinders. Living and Area Development is a trending topic in Zuidas. The district is expanding at a terrific pace, and our magazine is growing right alongside it.
This issue is packed with a rich mix of interviews, visions and inspiring stories from a wide range of players who are all doing their part to shape the future of this dynamic piece of Amsterdam. From project developers to residents and from architects to policymakers, their myriad voices make for a varied and colourful instalment of our magazine.

Margitte Verwoerdt on PAN Amsterdam: A LABYRINTH OF ART AND DISCOVERY
PAN Amsterdam, the country’s premier art, antiques and design fair, returns to RAI Amsterdam from 2 to 9 November. The fair draws approximately 45,000 visitors every year, all eager to admire and be inspired by the many thousands of exhibited objects. This is the fifth edition in which art advisor Margitte Verwoerdt is responsible for the programming, partnerships and events of the fair. Margitte has over 15 years experience as art historian in post-war and contemporary art working in diverse facets of the art world. She talked to us about what we can look forward to this year and why art matters – not only at fairs and museums, but in public spaces as well. A former resident of 900 Mahler, Margitte feels right at home in Zuidas.
What is your role at PAN Amsterdam, and how do you keep an art fair of this scale fresh year after year?
“PAN has been going strong for 38 years, but every year brings something new – a bold campaign image, a special museum in the spotlight and a different mix of exhibitors. My role is interacting with all the external partners such as museums, corporate partners and sponsors for whom I create special events. Programming is always the biggest challenge for me. We organise around forty talks, interviews and presentations over eight days! We showcase this all at the booth of the PAN Podium. Every day the programme is build around a certain topic such as photography, design, architecture, collecting and fashion.”
What can visitors expect from the upcoming editon?
“This year’s campaign image was designed by Splinter Chabot in collaboration with Studio Rive Roshan. Splinter sees PAN
as a labyrinth in which you want to get lost and where you're continually discovering new dimensions. This idea reflects the character of the fair very well, covering everything from Old Masters to contemporary art, jewellery, design and photography. “The eclectic character is the signature of PAN and this mix always creates new excitement for a broad audience to discover.”
You yourself lived for many years in 900 Mahler, one of the first residential building to go up in Zuidas. What was that like?
“It was amazing. I rented an appartment there intending to stay for only a while, but quickly fell in love with the area. The international feel of it, great transportation connections and the nearby parks and green zones make it a very attractive spot – and Zuidas is growing more vibrant and diverse.I have recently moved into a mid-century house, but still in the same neighbourhood.”
What is the value of art in public spaces, and specifically in Zuidas?
“Art enriches its surroundings, sparks conversation and connects people. More and more corporate collections in Zuidas are being opened to the public and I think that’s a wonderful development. AkzoNobel’s Art Space is a good example, and ABN AMRO and the VU Art Science Gallery are also great spaces to visit during a lunch break. There’s still so much unutilized space where art could be very meaningful. In the past I have created temporary murals around building sites which gave a positive impulse to the neighboring offices and people passing by.”
Is there an artwork in Zuidas that you particularly like? And, if so, why?
"Nicole Eisenman’s work outside the courthouse has an international appeal. She is an interesting an important artist. Her work can often have a critical approach on society, but this work is very symbolic in a approable way. The figure

holds an owl in its hand joined by an arrow and acorn. This symbolising wisdom, perseverance and protection against evil. I think there’s an interesting contrast between this playful sculpture and the formal architecture of the courthouse. Its funny how the figure bends down with its rear to the street and invites you to walk up and look in its hands."
What do you think of ARTZUID, the biennial sculpture trail in Oud-Zuid?
“It’s a brilliant initiative that literally injects colour into the neighbourhood. You see people strolling past, discussing the sculptures on summer evenings. ARTZUID also offers a valuable platform for Dutch artists. The support it receives from local residents and businesses is crucial, particularly now, with the strain that political cuts are putting on cultural initiatives. Such partnerships are becoming increasingly important.”
Last but not least, is there anything else you would like to share with Hello Zuidas readers?
“Absolutely: come to PAN Amsterdam! An artfair is a great way to explore alot of types of art in one place. If you’re interested in art but don’t know where to start: just be curious. It is also good to visit museums to discover your personal taste. Art is meant to be enjoyed, whether you’re a collector or simply want to learn more about the different disciplines. And if you want to take the next step and buy art for yourself or your company, you can seek advice and reach out for guidance to learn more about the art market or collecting!”

BUILDING THE FUTURE DUWO TO BUILD ‘STUDENT PALAZZO’
By 2027, the Innovation District Zuidas will have 127 new social rented apartments for students. Done in three different styles, to suit every phase of study. ‘When just starting out, students are still very eager to meet up with others.’


Fresh out of secondary school, students often move into rooms in shared houses, as they begin their new adventure together. Of course, these rooms preferably need to be affordable. And according to Frans-Pieter de Jong from the DUWO housing corporation, that can be quite a problem. ‘Student rooms aren’t independent homes, which means it’s not possible to apply for housing benefit. So, although it may be great all living together like that, it makes the rooms relatively expensive.’ DUWO came up with a solution: small apartments named STING. It stands for Students-IN-a-Group.
Sociable and affordable
On the top three floors of the 30 m high block of housing, there will be 42 of these STING apartments. Measuring just 18 square metres, they are hardly spacious, but this is offset by the large communal space complete with kitchen on the same floor. They also have their own bathroom and mini-kitchen, and their own address, which means it is possible to apply for housing benefit. De Jong: ‘An attractive rent combined with the sociability of a student house – it’s the best of both worlds.’
Balance
While the STING is perfect for students who are just starting out, the larger Studettes (18-24 sq. m.) and Studios (at least 24 sq. m.) are more suited to Bachelor’s and Master’s students respectively. This is based on the idea that students have an increasing need for independence and space as they progress towards graduation.
Buzzing downstairs
The bottom floor, at street level, might even be buzzing with activity. To enable this, Mei architects and planners have designed a multifunctional space, with room for such facilities as a launderette and bicycle storage. It will also include a commercial area that could be used in various ways, for example as a ‘bike bar’, where you can have your bike repaired.
The urban look
The architects have also come up with a plan for the exterior. The closer you get to the front of the building, the more refined it appears to be. According to architect Geert Krusemann, the idea was borrowed from the Italian architect Carlo Scarpa. ‘From a distance, all you can see

is a building, a big rectangular shape on the ground. Slightly closer up, you can see how refined the material on the façades really is. And once you’re face-to-face with it, you suddenly notice all kinds of unusual details, in the glazed ceramic tiles, for example. During the design process, we always had the idea of the famous Italian city palaces in the back of our minds. You might even say it’s set to be a real student palazzo.’
Planning
Construction work is expected to start early 2026. Completion is likely to follow in the first quarter of 2027. By then, the building will also have a name, possibly chosen in a competition organised by DUWO housing corporation.

The future is co-living
Amsterdam is bursting at the seams. It’s the place where everyone wants to be, work, and live. Meanwhile, we’re facing a serious housing shortage. Solution? Having the courage to rethink how we do housing. If we go on building the same way we have for decades – for the classic family or young singletons – we’re going to hit a wall.
The future is co-living. No longer the niche preserve of hip young digital nomads, co-living opens up prospects across a range of segments: from first-timers to young professionals to international workers to seniors who don’t want to sit in some isolated flat outside town. More and more of us are living alone for longer periods of time, but it doesn’t mean we want to be lonely.
Here in Zuidas, we already have a strong residential concept for students: Student Experience Why not elaborate on this idea to serve a wider target group? Say, a ‘Living Experience’, where first-timers, expats and active seniors can all live under one roof? With shared kitchens and workspaces and a community manager to keep everyone connected.
Older people could live independently for longer and younger ones would be able to find an affordable home, plus a network to go with it. And, it would keep the city alive. Area development should be about more than bricks and mortar, after all – it should be about people, too. About mixing functions, generations and amenities in courageous ways that make sense.
So, what’s the future of urban housing? Co-living, folks.

What features should we keep, and what could convince them to settle down here? A lively street scene with more cafés and restaurants, room for recreation, affordable homes and a neighbourhood where families can feel at home were all mentioned, painting a future in which living, working and leisure are truly intertwined.

“What I’d like to see in five to ten years is that Zuidas is geared to cater to everyone. That it’s easy to get around, safe to cycle and people actually have room to stow their bikes. With everything running smoothly and hassle free. What’s really important to keep is the connectivity; the easy transfers between metro and train. And the recreation and green spaces, nice spots to eat and to just sit and relax – those are not allowed to go. What would convince me to live here? Affordable homes. It’s difficult to find anything here now, and there’s very little around for young people. Finding work here is no problem, though. That’s sorted.”

That it continues to be a dynamic place, where people don’t just come to work, but with room for creativity and nice restaurants and cafés, too. A place with interesting things to do, like popups and original concepts. What should stay is the mix of functions. You have housing, jobs, dining all brought together here, and that gives it character. This square with restaurants is a nice example, and it would be a shame if it went.”
“I hope that in five to ten years’ time Zuidas will be a place that’s buzzing, not only with commuter traffic but people who live here and are enjoying the area. A bustling street with coffee bars, people out for a stroll and striking up conversations, outside working hours, too. What we need to keep, is the energy of the people who come here to get things done. That mix of working hard and playing afterwards is part of what defines Zuidas. What would convince me to live here?
More families and kids outside. Some more playfulness and life, alongside the offices. Once that’s in balance, it will feel like a place to come home to.”

I might want to come live here if there was a real synergy between living, working and leisure. A kind of mini-city, so you needn’t go into town for everything.”

ZADELHOFF IS BUILDING THE CITY OF TOMORROW
From Slotervaart to Zuidas: inclusive, sustainable area development is powering ahead

Zadelhoff Development has made a commitment to delivering future-proof housing in and around Amsterdam. With projects such as Slotervaart, Mookly, The Harmony and Kronenburg, the firm is playing an instrumental role in providing housing for various groups, from young first-time buyers to expats and families.
New vibe in Slotervaart
On the site of what used to be the Slotervaart hospital, a vibrant urban district is taking shape. Mookly: living at Bellavistapark
Mookly is a project that is being developed at the edge of Amsterdam’s Bellavistapark by Zadelhoff, in collaboration with Wonam. The building will comprise 246 mid-range rental and 35 owner-occupied homes. Sustainable and compact, the units are designed for urbanites who want the best of both worlds. The park-side location provides a tranquil setting that’s within easy reach of the nearby city centre. The owner-occupied homes will be available for sale. The Harmony: a mix use project on Zuidas At Amsterdam Zuidas, Zadelhoff will develop The Harmony, a mixed-use project comprising The Canyon and The Coast. The development will include office space, residential units and commercial areas.In The Canyon, housing association Rochdale will offer 63 social housing units, while The Coast will feature 85 mid-rent apartments. This mix will offer a diverse and open residential environment close to amenities and public transport.
Short stay in Amstelveen
Zadelhoff Development is also active in the short-stay market. In Kronenburg in Amstelveen, work is currently underway on a complex comprising 400 short-stay units and around 1,000 m² of commercial space. This project caters to knowledge workers from around the world who are residing in Amsterdam temporarily. The location offers connectivity, comfort and amenities all in one package.

After living in Oud-West for four years, Burcin Oral decided she wanted something quieter and closer to her job as a lawyer at Eversheds Sutherland in the World Trade Center. She found it last year in the Xavier building in Zuidas. The move felt like coming home, she says. Her light-filled flat with a large balcony gives her the peaceful haven she needs after a busy working day.


Could you tell us something about yourself? What do you do, and what brought you to Zuidas?
“My name is Burcin Oral, I’m 32 years old and I have been a lawyer with Eversheds Sutherland, here in Zuidas, for seven years. I’m from Rotterdam originally and moved to Amsterdam around four years ago. I started out living in Oud-West, but at a certain point, I wanted something quieter and closer to work. That’s when I came across this apartment, and bingo! It’s literally a five-minute walk to my office, which is so nice.”
What is your favourite spot at home?
“My lounge area, for sure. Daylight is super important to me and this place gets so much natural light. It’s lovely to sit there with a book when the sunlight’s coming in. It’s a light, quiet and comfy spot, ideal for relaxing after a long workday or watching a series at weekends. And when I have friends over, we sit on the balcony with snacks and wine. The balcony is another big plus, great for lying in the sun on warm
days, and you have complete privacy from your neighbours.”
Where in Zuidas do you go to most?
“That would definitely be Clubsportive. I haven’t been a member that long, but I go several times a week. Partly for health, partly to balance out my love of food. There’s a great atmosphere and it’s so close that I can easily go even after work or during weekends. I also regularly enjoy after-work drinks around the Zuidas with colleagues. And at weekends I like to grab a juice at Joe & The Juice.”
Can you see yourself staying here?
“For now, yes. The mix of living, working and relaxing in one place perfectly suits my lifestyle. The streets are clean and it’s very quiet here; you’d never know there was a motorway close by. I like going into town on the weekends for some more action, but at the end of the day this is where I can really unwind. Plus, I’m at the office so much, just because it’s so near – almost an extension of my house!”

Yvette Watson is a seasoned sustainable entrepreneur. Her company PHI Factory supports organisations to achieve their sustainable and circular ambitions and challenges market players to strive for actual systemic change. Her gamified learning platform The 2B Collective is a community tool, designed to activate large groups of people to think and act sustainably.
Maurits Groen
Maurits Groen joined the judging panel for the Zuidas Sustainability Award in 2024. A decades-long advocate for climate, energy and the circular economy, the role fits him perfectly. As an entrepreneur and sustainability consultant, Groen was among the architects of such initiatives as WakaWaka and Kipster. His work on behalf of the award underscores his mission to make sustainability the new normal.

Margreet van Gastel

Margreet van Gastel chairs the Heat Advisory Committee (Ministry of Economic Affairs and Climate/Netherlands Enterprise Agency) and is a supervisory board member of the national Green Business Club. A bridgebuilder committed to getting results, she unites potential partners to make real progress towards a sustainable future.

Victor Nieuwenhuizen is an MA student completing his degree in Curating Art and Cultures at VU Amsterdam/UvA this year. He was also on the award’s judging panel last year, representing the VU Green Office. His focus is on sustainability, social justice and other contemporary issues.

COL OURFUL OPEN-AIR GALLERY ON MAURICE RAVELLAAN


Now on view on Maurice Ravellaan is the street art exhibition Building Connections, an art project recently launched by STRAAT Agency in Zuidas, to transform 120 metres of construction hoarding along the new road into a vibrant open-air gallery.
The agency, which is part of STRAAT Museum, was commissioned by the Amsterdam Zuid and Zuidas districts to develop this collaborative project with nine renowned street artists from the Netherlands and abroad.
More colour and life in Zuidas
Each artist focused on a particular theme, such as hope, the future, the past, experiences, community, unity or acceptance. The initiative brings colour and life to Maurice Ravellaan, a new road that runs parallel to the future Ravel residential quarter, where some 1,350 affordable family homes are currently under construction.
Bridging people, place and purpose
STRAAT Agency describe their mission as being: “to use art to bridge people, place and purpose. We humanise the urban environment by means of colourful artworks. This vibrant street art boosts interaction and creativity in Zuidas.”
During the festive opening ceremony, Alderwoman for Art and Culture
Touria Meliani underlined the value of art in the public space.
The works will remain on view on the construction hoarding along Maurice Ravellaan, opposite the Amsterdam Football Club (AFC), for approximately three years.
This colourful exhibition injects Zuidas with some welcome creative energy and is free to visit, so be sure to check it out!

From student to colleague at Baker McKenzie thanks to VU mentorship programme

Renée Kagie and Kirsten Buning met through Vrije Universiteit Amsterdam’s mentorship programme, VU Professional Companion, which specifically targets students from multicultural backgrounds, matching them with alumni working in their field of study. This programma is not limited to Consultancy, Business Development and Communication, but also extends to the legal field, where a growing number of mentors are coming from law firms. In fact, this year we aim to have 50 mentors from the legal sector alone. Mentors can specify their area of legal expertise and indicate which type of law student (with specific legal master’s degrees) they would like to mentor. The students, in turn, can select the type of mentor they wish to be paired with.
In their case, what started as an educational exchange of experiences, grew into a professional working relationship at law firm Baker McKenzie. Renée is a business development adviser with the firm, who signed up to become a programme mentor. Kirsten, who was a student at the time, is now her colleague. Their story speaks to the power of mentorship and shows how personal guidance can smooth the step from academia to business, even within the legal sector.
Meeting through mentorship
Renée joined Baker McKenzie as a business development, marketing and communication adviser eight months ago.
“I describe my job as supporting lawyers in the realm of business development, in other words, everything to do with attracting and retaining clients.” Kirsten recently came on board as a Business Development Support Associate.“I take care of smaller but important tasks that others may not have time for, helping to reduce workloads.” Renée and Kirsten met through VU Amsterdam’s mentorship programme. Set up by Associate Professor Yvette Taminiau, the programme aims to

lessen the gap between academia and practice by matching students with alumni working in the corporate world.
From connection to job
Both women hold master’s degrees from VU Amsterdam. “The course of study is broadly based, and this programme offered a simple way to connect with someone working in the field – someone I could ask about what it’s really like,” Kirsten explains. Renée became a mentor because she believes in the importance of sharing her own experience. “When I first started working, I had no idea what it would entail either. I hoped to pass on some of my insights this way.” The match proved a great success, because the firm almost immediately offered Kirsten a job as a Business Development Support Associate. Renée: “As it happens, we were looking for someone to support the team, and I could tell she was exactly who we needed.”
VU mentorship programme
“The mentorship itself takes around six months and is flexible in how it’s set up.
“For some of our students, Zuidas can come across as a closed bulwark and that world can feel ‘out of reach’ if they have no network to help out. At the same time, Zuidas needs diversity. Firms are keen to snap up talent and diversity is good for business. Working in a diverse team is also simply more enjoyable. By partnering with Zuidas, we’re creating a win-win situation: we’re reducing inequality of opportunities by bringing Zuidas closer to the university, while also enlarging the prospects of professionals in Zuidas through the principle of reverse mentoring.”

Students and mentors meet in person at least three times, ideally including once in the workplace, and there are also joint meetings with other pairs. It doesn’t take much time, but it does create a space for you to build a valuable relationship,” says Renée. Matches are made on the basis of a short personality test and academic background. “You already have the same frame of reference and a similar way of thinking about organisations and work,” Kirsten says.
Win-win for students and companies
“We’re both hugely enthusiastic about the mentorship programme and wouldn’t hesitate recommending it to other students and firms. It’s an excellent way to build your network and gain practical experience without actually having to apply for a job somewhere,” Kirsten says. “It’s valuable not only for the mentee, but, for the person mentoring,” Renée adds. “Mentoring teaches you valuable supervisory skills, offers insightful feedback from your mentee, and provides a truly inspiring opportunity to exchange experiences with someone at a different stage in their career.”
“The mentorship programme can be invaluable to students who might be interested in working in the Zuidas area and who would like to learn how current employees have approached this process. It is a fun and accessible way to further strengthen the contact and collaboration between VU Amsterdam and the Zuidas. I am delighted that law students can also benefit from Yvette’s project!”

Still, with over 28,000 homes mainly in the midmarket rental sector, Vesteda is among the country’s leading housing investors. Behind the scenes, the organisation is always working hard to achieve quality, innovation and social impact. The company’s new ‘Open Door’ employer branding campaign offers an inside look at what this entails. Vesteda HR Director Renée Verhulst and Corporate Recruiter Elianne Snijdewind tell us more about the impetus for the campaign, what makes Vesteda a unique employer and how the company is finding and retaining talent in today’s competitive market.

“The Open Door campaign came out of a deliberate process,” Renée explains. “We started with an internal employee survey into what makes Vesteda a nice place to work. The same things kept coming up: the open culture, room for initiative and the emphasis on collaboration and responsibility. To us, the value of these things is self-evident – an ‘open door’, as you’d

“ Urban living calls for choices and smart collaboration”

Friso de Zeeuw is an authority on area development. As a legal expert and emeritus professor of area development at TU Delft, he’s had a front-row seat to innumerable urban projects. He is knowledgeable about the opportunities and sticking points of high-density urban housing development in places like Zuidas.
High costs and vertical anonymity
“Areas such as Zuidas face some specific challenges when it comes to residential use,” Friso says. “First off, you’re dealing mostly with high-rises, and construction of anything over six storeys is always expensive. Land prices in such areas are also high. Taken together, this makes developing affordable homes more challenging.” And sometimes, Friso says, it also means making choices. “Affordable development often requires subsidies, but since those aren’t always available, you may have to opt for higher-cost housing that’s more aligned to the economic reality of a place like Zuidas.” Another issue is the liveability of urban high-rises and what Friso calls the risk of ‘vertical anonymity’. “People drive into their underground car park, take the elevator up to their flat and don’t really interact with anyone. This results in a kind of gated community, particularly in residential buildings with no communal facilities. And yet, interaction is precisely what cities need.”
Active frontage is key
Liveability is a crucial factor not only inside buildings, but also at street level. “A major issue in Zuidas is how to shape a pleasant living environment, as opposed to a windswept office park,” Friso continues. “This starts with buildings’ ground floor frontage. Having restaurants, shops and cultural amenities animates a location. However, there’s a financial flip side, which is that functions like this tend to generate much lower rents than, for example, office space.” The city could do something about this, he says: “You can leverage the ground lease conditions or

environmental plan towards particular ground floor functions. In some instances, a building’s base level is operated separately from the commercial areas above it via a different company. This ensures space is reserved for amenities that can make the area more attractive.”
Environment and Planning Act no game changer
And what about the new Environment and Planning Act?
According to Friso, it won’t change much for residential development in areas like Zuidas. “It’s primarily a procedural law. It says something about how to make and implement plans, but nothing about the economic or financial side of area development. The Environment Act has little impact on the big issues we’re talking about here.”
Balance and flexibility
Finally, Friso highlights the tension between flexibility and stability. “You want to keep buildings flexible enough to repurpose them down the line, but at the same time you need to formalise functions like active ground floor frontage. Otherwise, it will just turn into an anonymous environment. Parking is also an ongoing concern, even in well-connected areas like Zuidas. “Though good public transport allows you to reduce parking provisions, people living in these high-end locations will often still want a car or two, and you have to give this serious weight.” His advice? “‘Be realistic about costs, make sure government and market players are working together and be bold enough to make choices. That’s the only way to build a liveable city that’s ready for the future.”

Get ready to strap on your cleats, because on Friday 19 September it’s time again for the Zuidas Cup: Hello Zuidas and SV RAP are once again organising the one and only football tournament for companies and organisations in Zuidas! Previous editions were a resounding success and this year promises to be bigger and better than ever.
Matches will be half-pitch, with teams of seven grouped between men’s teams and mixed teams. As always, this year’s event will be raising money for charity. Tournament proceeds will go to Spieren voor Spieren, a foundation that advocates for children with muscular disorders. They are also the designated charity of this year’s radio 3FM Serious Request Glazen Huis Christmas fundraising campaign, which we’re delighted to be ‘kicking off’ early.

“Zuidas coming into its own as a place to live”
As commercial manager of Asset & Property Management at Savills, Cindy Kuipers has seen Zuidas rapidly transform from a prime business district into a multifaceted location, where living, working and leisure are increasingly intertwined. She says she feels privileged to be contributing to these changes and to the business district’s rapid rise as a popular place to live.
From business district to vibrant urban neighbourhood
“What I personally love is how the balance in Zuidas is slowly tipping from workplace to residential area,” reflects Cindy Kuipers. “It used to be all offices here, but there are more and more residential and mixed-use buildings now. The area is coming alive and this is especially noticeable after office hours. That said, I think there’s room for more cultural and social amenities. Projects like The Pulse, a mixed-use building that we have recently added to our property management portfolio, is a brilliant addition, featuring facilities such as a cinema. Amenities like these make an area attracive, future-proof, and vibrant, even after working hours.”
Demand for high-end and diversity
As a commercial manager, Cindy detects some clear trends in local housing demand.
“It’s still mostly high-end. Lots of expats and young professionals are keen to live in Zuidas and most are looking for wellconnected, compact, and move-in ready homes. But with the new municipal midand social rental housing requirements, a more interesting mix is starting to emerge, and that’s bringing more diversity to Zuidas. In time, anyone will be able to find a home here, and that’s a very positive development, if you ask me.”
Prioritising sustainability and liveability
Added to this, Cindy says sustainability and liveability are factors all new residential developments in Zuidas have to contend with. “Every newly constructed building nowadays is virtually energy-neutral. Think TES systems, solar panels, green roofs. The Pulse even has a rooftop forest on the
eighth floor, complete with trees and winding paths, which is quite unique in an area like the Zuidas. There’s also a big push towards shared mobility, such as car sharing, as a way to achieve sustainability, convenience and liveability in Zuidas.” Though not all of these green areas are public – the rooftop forest is for office users only, for example – Cindy argues they still add value. “They add up to a nicer environment and show that Zuidas isn’t all work and no play.”
Big challenges remain
Despite these positive developments, the coming years will bring considerable challenges. “Space is scarce, of course, and meanwhile the need for affordable housing and the costs of construction remain high. Delivering quality housing stock and maintaining diversity will be an ongoing challenge. Also, Zuidas is still under development, for example with work on the tunnelling of the motorway and construction of the Brittenpassage. However, this dynamism is also the thing that makes working here so wonderful.”

For this instalment of Coffee break with, powered by TopBrewer, we sat down at the coffee bar with Sipke Feenstra, co-founder of HOFF Offices Amsterdam, and Mattijs Kaak, co-founder of Ditt Officemakers. Both based in Zuidas, the two men have known each other for years. Their partnership was born not in the boardroom, but on the golf course: “It was an appalling game,” Sipke laughs, “but also the beginning of a long partnership.”
Working in five-star style
The guru of flexible work and meeting solutions, Sipke and his business partners opened HOFF Offices Amsterdam in the World Trade Center Amsterdam in 2023 as an office concept offering a five-star hotel experience. Mattijs was asked to pitch some ideas for the interiors and design of the guest experience. “We wanted wide hallways, an art collection, a luxury bar, spacious suites,” Sipke says. Mattijs explains: “People tend to stay longer and feel more of a bond if a place feels like it’s theirs.”
Thinking like a hotel

According to Sipke and Mattijs, HOFF Offices owes its success to its distinctive spin on the office concept. That is, they think like a hotel. Mattijs: “By this we mean thinking holistically about the experience from the moment a guest comes up to the building down to the tiniest details inside. Sipke: “A concierge, large common rooms and our garden atrium with a ‘conference tower’ all help create a space that’s not just about working, but where people really feel welcome.”
And coffee? A must.
“You can have the best office ever,” Sipke says, “but if the coffee machine’s not working, everyone’s in a bad mood.” Mattijs adds, “People are also much more critical about their coffee these days and expect different varieties of milk. Old-fashioned black filter coffee just doesn’t cut it anymore.”

Following the success of last year’s inaugural event, on Saturday 6 September George Gershwinplein will once more be transformed into a magical openair cinema. This second edition of Cinema in Zuidas promises to be another sensational film night, set against the backdrop of Zuidas’ imposing skyline.
The organisers – local resident Tony Wijntuin, Hello Zuidas, the Amsterdam City Council and Studio Meiboom – hope this event will unite residents, students and visitors in this fast-growing part of the city. “Last year, we saw how a film night can bring people together. This year’s event will be even bigger and more fun,” promises organiser Tony Wijntuin.
Free film night for all Cinema in Zuidas is free for residents of Zuidas, Buitenveldert and AmsterdamZuid – and anyone else who fancies a cinematic night out. The square will be transformed into an intimate open-air cinema with a large screen, comfortable beach chairs, lantern lighting and a relaxed bring-your-own-food-and-drinks
vibe. Snacks and drinks will also be available to purchase from surrounding establishments, but there is no obligation to buy anything.

This year, Zuidas’ newest cinema, Cinema The Pulse, will once again offer the première film free of charge in cooperation with film distributor Cineart. The film to be screened is a surprise, but, like last year’s En Fanfare, is sure to be a crowd-pleaser.

BLACK ACHIEVEMENT MONTH

Elvira, can you briefly introduce yourself? Who are you?
I am a child development specialist and psychologist, and began my career in education. From there, I went on to hold various leadership posts in the care and welfare sector, before taking a deliberate step into active politics.
Over the course of 16 years, I worked in a variety of political capacities, including as city councillor in Amsterdam, district council chair for Amsterdam-Zuidoost and provincial executive for Noord-Holland.
Following my political career, I went to work as an interim director at a number of different organisations. Currently, I’m active mainly as a consultant, coach/sparring partner and mediator. I’m also a supervisory board member and am regularly asked to speak on issues around inclusion, gender, inequality in opportunity, social safety at work and governance.
What significance does Black Achievement Month hold for you, personally?
The historical context of the Afro diaspora in this country has received a great deal of attention in recent years, and rightly so. I think it’s important to also focus on the achievements, the success stories and role models within these communities. Nominating role models in the realms of culture, science and enterprise has a galvanising effect on the community.
Performances and debates highlighting the Afro diaspora and its deep, often complex relationship with the Netherlands can give voice to a rich spectrum of perspectives. Perspectives that chafe, that clash, that open our eyes. And it’s out of this tension that something new can arise: insights which not only confront, but

also connect. That’s how we are building bridges between past and future, between stories demanding to be heard and a society that’s willing to listen.
Why are partnerships with organisations like Hello Zuidas important for BAM?
We’ve made some valuable connections with partners, cultural institutions, the business community and city administrations in recent years, and more knowledge is being shared as a result. We are very excited about our partnership with Hello Zuidas.

HOMES WITH THE POOREST ENERGY LABELS LAG BEHIND IN
ENERGY TRANSITION
• Dutch housing market must comply with EU energy-efficiency rules before 2030
• Current progress suggests that EPBD targets will be met
• Slow renovation of lowest-rated homes poses risk to successful transition
Dutch housing market in energy transition
The Dutch housing market appears to be on track to meet European energy-efficiency targets, ABN AMRO reports in its most recent housing market monitor theme publication, providing an update on the energy transition in the Dutch housing market (Woningmarktmonitor, published in Dutch). According to an analysis of energy labels over time, in which ABN AMRO also projects energy use through to 2030 in three different scenarios, average household energy consumption in the Netherlands has fallen by more than seven percent since 2020. In the baseline scenario, ABN AMRO expects the current trend to lead to an average consumption of 164 kWh per m² per year by 2030, a drop of 17.8 percent compared to 2020. This puts the Netherlands on track to meet the target set out in the European Energy Performance of Buildings Directive (EPBD), which will be incorporated into national law in 2026. The EPBD requires member states to substantially reduce average energy use across their housing stock, with a particular focus on the lowest-rated homes. However, the bank’s projection shows that the share of such lower-performance labels remains consistent across every scenario, putting achievement of the targets at risk. High renovation costs are part of the problem, but so is the fact that many such homes are occupied by lower-income households with less knowledge about sustainability.
Heat network connection costs an ongoing hurdle
The Netherlands aims to renovate 2.5 million homes by 2030, split between 1 million rental and 1.5 million owner-occupied properties. All homes with energy label G (from 2027) and label F or lower (from 2030) must be upgraded to at least label C. Government measures to achieve this centre on insulation, heat pumps and expanding collective heat networks. Much of the progress so far has come from strict requirements for new builds and sustainability upgrades in existing stock. For example,
new homes are no longer built with a gas connection and the proportion of older homes with poor energy labels is steadily declining. All the same, recent policy changes have slowed the pace of progress. The government has scrapped plans to make hybrid heat pumps mandatory from 2026, and the net metering scheme for solar panels will be definitively terminated in 2027. Expansion of heat networks remains central to the Dutch strategy, as they reduce CO2 emissions and ease pressure on the electricity grid. Around 500,000 households were connected in 2024 and the goal is to double this figure by 2030. However, high connection costs remain a barrier, prompting consideration of additional measures such as subsidies and price caps.
Lowest-rated homes falling behind
Despite the progress, renovating homes with an F or G label continues to present a major challenge. “Overall, Dutch housing stock performs well in terms of energy efficiency,” observes Mike Langen, senior housing market economist at ABN AMRO. “However, when we look at homeowners’ subsidy applications and the pace of upgrades, we see momentum slowing. These homes are often technically complex or economically unattractive to retrofit, especially for owners with limited means. This is concerning, because the rules state that half the overall efficiency gain must come from the lowest-rated homes. This share of the housing stock risks falling behind, making it harder to meet the EU goals. Targeted renovation could not only help to achieve climate goals but also significantly lower homeowners’ monthly energy bills. The government will need to step up its measures to support these households.”

On Friday 27 June, Zuidas came together for the Summer Party 2025: a fabulous summer evening filled with fun and entertainment. The event featured a line-up of live acts and boogielicious beats by our favourite Blauwe Engel DJs. Guests enjoyed tasty drinks and nibbles and got into the festive groove while dancing the night away. Hello Zuidas members gathered at the exclusive VIP table. The event was held on Zuidplein and hosted, as always, by WTCafé De Blauwe Engel.




GVB and tunnel construction team working to keep Zuidas accessible and future-proof MOBILITY
In an area where construction works are ongoing, accessibility is never a given. Rather, it takes preparation, coordination and cooperation. During a recent Zuidas Accessibility Task Force meeting, GVB and the tunnel construction team discussed what is being done to keep Zuidas accessible during the works. The speakers were Peter Tigchelaar on behalf of GVB, and Sanne van den Eijkhof from Zuidasdok and Ralf van Leeuwen from VolkerWessels,representing the tunnel construction team.

Peter Tigchelaar discussed GVB’s involvement in and around Zuidas, which has seen commuter volumes surge in recent years. The public transport company plays an active role in temporary and permanent traffic measures in Amsterdam, such as the coordination of traffic lights, configuration of alternate routes and organisation of replacement transport whenever tram or metro lines are temporarily out of service. Such efforts are helping to keep Zuidas accessible during infrastructural works. GVB is also looking ahead. A new transportation plan will be taking effect in 2026, with provisions for changes to public transport lines and infrastructure, in order to accommodate expected growth in use. It also anticipates the situation in 2035. How should public transport be organised in future? Far off as that feels, it’s actually around the corner by infrastructure project standards, and the question is particularly relevant for the area around Amsterdam Zuid Station, with its mix of housing and workplaces and international transport links.
Building in a dynamic city
Construction of the tunnels underneath the A10 motorway is essential to create space for a new bus and tram station. In the summer of 2027, the A10 will be temporarily moved towards the railway tracks, to make room for the works. The project commissioner and contractor are working together in the construction team, which currently consists of around three hundred people. By implementing a phased approach, with
careful coordination and consideration of safety factors, the area can largely remain in use during the works. The provisional design should be ready by late 2025, with the definitive version and requisite permits to follow. Outdoor site preparation will commence in 2027, including the moving of cables and pipes and a 3D area scan. The north tunnel has drawn some political attention, but it’s expected that the design of both tunnels will go ahead as planned.
Changes visible from 2027
Outdoor works will kick off in 2027, when the tunnel works will become visible for the local community. Area users should plan for temporary changes to their normal routes and public transport connections. Zuidasdok will draw up a schedule in coordination with other projects, aiming to plan works at suitable times, in order to minimise local disruptions. A complicating factor is that, due to space constraints along the A10’s north side, the tunnel cannot be built all in one go and must be completed in two stages. To limit risks for the area, the construction team have deliberately opted for tried-and-tested safe building methods.
It was clear from the meeting that ongoing coordination, flexibility and long-term thinking are vital to keep Zuidas accessible. The coordinated efforts of GVB, Zuidasdok and other involved parties will ensure continued local access, even as Zuidas works on building the future.








Reading Festival Returns to Amsterdam for Second Edition During Children’s Book Week

Following a highly successful debut, the Reading Festival (Leesfestival) will return for its second edition, kicking off on Wednesday, October 1, 2025, during the nationally celebrated Children’s Book Week. For a vibrant one-and-a-half weeks, Amsterdam will come alive with activities dedicated to reading and the power of language.
Organized by children’s poet Scipio Schippers, Care and Welfare teacher Helen Küp, and Hello Zuidas member Chantal Geuzinge of Art of Hospitality, the Reading Festival is a charitable initiative supporting children in Amsterdam who live below the poverty line.
“Our mission is to make reading even more fun, boost literacy skills, and raise
vital funds for children in need,” says the organizing team. “We work closely with the SINA Foundation – ‘Samen Is Niet Alleen’ (Together Is Not Alone) and receive strong support from committed community partners.”
Last year’s festival opened at Kindercampus Zuidas with a spectacular “book dance” and raised nearly €12,000
in just 1.5 weeks. This year, organizers aim to surpass that total to reach and support even more children.
Why it matters
In Amsterdam, one in five children grows up in poverty. Many lack access to books or language-rich activities at home. The Reading Festival seeks to change that— bringing stories and literacy to life through playful, inspiring events while shining a spotlight on the urgent need for equal opportunities in education.
What’s on in 2025
From a festive launch at OBA Oosterdok to a grand finale at Theater De Krakeling, the festival will host events in every district of the city—including the Zuidas. At each event, a well-known Dutch personality will read aloud to children. The full program will be announced in September on www.leesfestival.nl.

Gershwinplein
Gershwinplein turned tropical during the sizzling Latin Fest hosted by Hello Zuidas on Friday 4 July. We enjoyed live music, sensational dance acts and the irresistible aromas of Latin American street food during a sun-soaked day and on into the night, dancing with colourful cocktails in hand. From salsa to merengue, the whole square pulsed to the festive rhythms, and the mellow summer mood, friendly faces and hot Latin Vibes briefly made Gershwinplein feel like a piece of Havana in Zuidas.

At the top of the World Trade Center Amsterdam, on the 22nd floor of Tower Ten, Firebird is an intimate rooftop bar with a contemporary design and classical nod to composer Igor Stravinsky. Every Wednesday, Thursday and Friday from 4pm, the bartender serves the best cocktails while guests enjoy stellar views of Zuidas and the setting sun. ZUIDAS RESTAURANT BOLENIUS CLOSES AFTER 15 YEARS
Bolenius restaurant brought an amazing run of 15 years to a memorable close with three ‘Sultry Summer Evenings’ in Zuidas on 24, 25 and 26 July. Diners were treated to a surprise menu showcasing familiar Bolenius classics, and sommelier Jop put together a special selection of wines for the occasion, with pairings to augment the menu. The dinners offered Bolenius patrons a chance to experience their favourite flavours in Zuidas one last time. Fortunately, we haven’t had to go without Chef Luc Kusters’ culinary creations for long: the restaurant has since opened Bolenius Rembrandtpark, a new location in lush green surroundings.
Zuidas is best known for being Amsterdam’s business district, chock-a-block with skyscrapers and scores of offices. More recently, however, the district has grown into a veritable urban neighbourhood and a great place to live and hang out. Many businesses have also discovered Zuidas, and with their arrival, the district has added a wide range of services and amenities, including shops, schools, fitness centres and places to drink and dine. Powering each of these establishments are entrepreneurs and employees with their own special, personal stories that we’re eager to share with you.

BROODBAAS
A familiar face to anyone who scores a sandwich in Zuidas from time to time is David Price, better known as the Broodbaas – aka the ‘boss of bread’ – at his eponymous sandwich shop in the World Trade Center Amsterdam, part of Vermaat Groep. With his infectious energy, positive outlook and attentiveness to every customer, David has become a fixture in the daily routines of much of the office crowd.
How did you get to be the Broodbaas?
“I started out, way back, working in a casino as a croupier, which I did for 15 years. From there, I rolled into food services. After some detours and travels, I wound up sending an open application to Vermaat, and was accepted within a day. Now, I’ve been working at this location for almost two years, and our team have gone from 30 to 350 sandwiches daily.”
What else would you like to achieve as the bread boss?
“I want more. I want to be successful, but, for me, it’s also about volume. We’re currently at around 350 sandwiches a day, but if we optimise work flow, 400 may be achievable. That’s pretty much the limit. I’m also dreaming of opening a

second location, maybe across from here. Not necessarily because I want to grow for the sake of growing, but because I’m good at creating something new. I’m not a manager – I’m a builder.”
What was your best experience with a customer?
“What really stuck with me was a visit from the executives at Vermaat. They arrived with a delegation and declared me ‘the best decision we ever made’. It was emotional. I also lots of get compliments from my regulars. People recognise me, know my name. I’m still loving that.”
What’s the secret to Broodbaas’ success?
“A couple things. We’re always open. First thing I do when I come in is open the gates, announcing: ‘We’re alive!’. Besides that, the products we use are of exceptionally high quality. All our products are fresh. Our sandwiches are generously filled. Price is a factor, too. But above all, hospitality. People come here not just for sandwiches, but because of the energy. To take a breather from the endless cc’s and deadlines; for a warm welcome, a smile and a sincere ‘how’s it going?’ That’s our added value.”
