AMSTERDAM 750: A PROUD MILESTONE

Amsterdam is turning a venerable 750 years old this year and the whole city is celebrating! It’s an impressive milestone for a city that is always changing yet also cherishes its rich history. As an Amsterdammer born and raised, this celebration feels extra special to me. I love this city, and every neighbourhood has its own story to tell.

I live just outside Zuidas, a place where history and progress mingle every day.

Naturally, this 80th edition of Hello Zuidas is wholly devoted to this momentous anniversary. On the cover is Cor van Zadelhoff, a man who holds Amsterdam very dear. So much so, that he is donating a splendid scale model of our capital to the city – a permanent tribute to be displayed in WTC Amsterdam and a

gesture symbolising connection, vision and affection for his city.

In this issue we also bring you a series of inspiring interviews with individuals working on Amsterdam 750 in various capacities, with stories testifying to our city’s wealth of ideas, initiatives and history.

Finally, I want to send out a call for our next issue, centring on Living in Zuidas. If your organisation or company has anything of interest to share on this topic, we would love to hear from you!

AMSTERDAM IN 3D: A GIFT OF VISION AND CRAFTSMANSHIP

Cor van Zadelhoff on why he loves Amsterdam and Zuidas

In honour of Amsterdam’s 750-year history, real estate magnate Cor van Zadelhoff of brokerage firm Zadelhoff is presenting a special tribute to his beloved city: a seventy-square metre scale model, intricately constructed of 3D-printed parts. This extraordinary map of the entire city will be installed in the lobby of WTC in Zuidas. In our interview with him, Cor van Zadelhoff talked about his personal ties to Amsterdam, his views on urban development and what role Zuidas may play in the future city.

What significance does Amsterdam hold for you, personally and professionally?

“The answer to that is simple: it’s my city. After working all over the world, in 1970 our firm decided to phase out all international operations and end up with a single portfolio. That became Amsterdam, and I never regretted the choice. The personal and the professional are inextricable in that regard.”

What sparked the idea for this scale model of Amsterdam?

“A few years ago I was at the MIPIM real estate trade fair in Cannes – along with an Amsterdam alderman and the head of the city real estate company – where we saw several large models of cities like London and Paris. I said: we ought to make one of these for Amsterdam. In the run-up to the Amsterdam 750 celebration, I decided we’d present the city with a large scale model.”

How did the city respond?

“With great enthusiasm. The project was put on hold for a while due to Covid, but later they came back to us asking to revive the idea. Our foundation took up the initiative again and now the model is in the works. “

Who are involved in this project?

“Roberto Meyer is heading up the aesthetic side, overseeing some twenty 3D printers to create detailed replicas of every single building in Amsterdam. It will be a unique object. And the model also includes the city’s outskirts, making it approximately seventy square metres altogether.”

Why did you choose WTC in Zuidas as the location to display it?

“In the end, this was the most logical place. The city was considering some other locations initially, but WTC is publicly accessible, covered and

has enough space. Also, Zuidas is a vital modern-day link in the story of Amsterdam.”

Did you learn anything new about Amsterdam in the process of creating the model?

“I keep up with day-to-day city developments, so there were no real surprises. But the scale model does a good job of showing the potential for further densification within the city’s existing confines, which I think is an important insight.”

What led you to relocate your company to Zuidas?

“Before this, we occupied two villas on Dijsselhofplantsoen, where we were spread out across six floors, which wound up being pretty inefficient. This property in Zuidas is actually one of our own prior office developments. We’re on a single floor here, which is more transparent as well as more pleasant socially. It also frees up space for housing, as our old premises are being converted into homes.”

What role do you see Zuidas playing in Amsterdam’s 750-year story?

“Zuidas is the place for financials. I see Amsterdam as having five thematic

districts. There’s the centre, Noord, Oost, West and Zuid. Each should have its own function. Oost is for recreation, West for care services, Noord for administration and Zuid for business services. You don’t want to muddy those functions too much. Each district should remain distinctive.”

If asked to pick out one element of Zuidas in this scale model, what would it be?

“I’d go with the WTC and ABN AMRO. They have been the two major magnets in Zuidas – and are still immensely important. Given that, I hope the city will exercise restraint with ground lease prices. ABN AMRO once threatened to leave on account of the costs. Let’s not repeat those mistakes.”

You’ve also mentioned a smaller version of this scale model that could travel around. What’s the idea there?

“This scale model is too big to be easily transported, so we’re creating a smaller,

travel-size version that can be put on display at international trade fairs and presentations. That way, we can show the essence of Amsterdam worldwide.”

To conclude, what do you want your gift to accomplish?

“I hope it shows people what an extraordinary city Amsterdam is and how much potential it has. It’s a gift to the city, but also an invitation to look ahead. Amsterdam has been developing for 750 years already, and that’s something we should be proud of.”

BUILDING THE FUTURE

DESIGNING THE A10 ZUID IS ONE BIG PUZZLE

In the future, part of the A10 Zuid will disappear into a tunnel. Construction work will not start until 2027, but preparations are well under way. So, what’s going on behind the scenes? And what will the tunnel ultimately look like?

As soon as the contract for the construction of the tunnel was awarded to Van Hattum & Blankevoort – a division of VolkerWessels – in 2024, technical design manager Ralf van Leeuwen set to work in earnest. ‘Within the space of a few months, we’d put together a construction team, including people from Zuidasdok and VolkerWessels. The team combines the knowledge and expertise of two organisations. This is because building the tunnel in Zuidas is a highly complex process.’ In January 2025, the team began its most important task: creating a design for the tunnel. ‘We expect to have the preliminary design ready by the autumn.’ Once the preliminary design has been approved, this will be followed by work on a definitive design, which will add the final touches. By then, it will almost be 2027.

Concrete box

Although the period set aside for developing the tunnel design may appear

long, Van Leeuwen is quick to refute this. ‘Put simply, the tunnel is little more than a long concrete box. But how do you build that in the heart of Zuidas? It’s the fact that it’s such a busy environment that makes the design process so complicated. How do you create a construction pit just a few metres from existing office buildings and the A10 Zuid? Not forgetting that it’s next to a complete metro and railway station that has to stay open while the tunnel is being built!’

Beatrixpark and Buitenveldert cemetery

The construction team is currently working on an integrated design for two tunnels: for the northern and southern tunnel in the A10 Zuid - 1,100 and 1,000 m long respectively. The northern tunnel starts at Beatrixpark and goes all the way to the Buitenveldert cemetery. The southern tunnel starts at The Pulse of Amsterdam and ends at the Goed Genoeg Sports Park.

Space for greenery and track

The tunnel will be part of a widened A10 Zuid. Between the De Nieuwe Meer and Amstel junctions, there will be two additional lanes in both directions for traffic heading to Amsterdam. The tunnel’s construction will mean that there is around 100,000 sq. m. of extra space above ground. This will make it possible to extend Amsterdam Zuid station to create a public transport hub for metro, railway, tram and bus. There will be space for a third platform, with two additional railway tracks for international railway traffic. It will also improve quality of life in the city: there will be more public space and more greenery. There will also be less (noise) disruption and the air in the centre of Zuidas will be cleaner. According to the current schedule, the southern tunnel will be completed in 2034 and the northern tunnel in 2035.

GOLF AS GAME CHANGER

How Leading Nine is helping young women rise to the top

Barbara Peek, founder of Team Lapeek, is no stranger to the worlds of female leadership and networking on the green. Her latest initiative is Leading Nine, a unique programme for young professional women that combines leadership development with golfing skills. Participation is limited to fifty women in Zuidas. Barbara recently established offices at HOFF Amsterdam in WTC Amsterdam, a symbolic spot in Holland’s financial nerve centre. In our interview with her, Barbara told Hello Zuidas about the power of the golf course, the imperative for women in visible leadership and why Leading Nine is poised to make a difference.

From golf course to boardroom

Leading Nine is not a traditional leadership scheme. “The idea came out of my network of businesswomen,” Barbara explains. “I kept noticing the difficulty young women have in advancing to key positions, despite being ready to take on those roles. At the same time, I saw how the golf course often doubles as an informal boardroom where deals are made, relationships are cemented and trust is built. That’s still a blind spot for many women.”

Growth starts outside the comfort zone

According to Barbara, leadership is something that takes active practice. “In golf, you have to take risks, stay focused

and put yourself out there, making it a perfect arena for building leadership. But as well as learning to play golf, participants in Leading Nine also work on strategic insight, personal resilience and visibility. We combine sport with coaching, mentoring and networking, so all the things you need to stand your ground, both in and outside the workplace.”

A big part of the programme centres on connecting participants with influential mentors and allies. “Everyone is paired with a buddy, someone who’s a leader at their own organisation. In addition, we have dinners and training as well as networking sessions in and around Zuidas.

All this results in is visible, self-assured women who have powerful networks and the tools they need to advance.”

Next generation of leaders

Barbara wants Leading Nine to help make a change in corporate culture. “Leadership doesn’t have to be hard or hierarchical. It can be humane, unifying and resilient, and these are qualities that come naturally to many women. Now, we need to get those qualities into leadership.”

750 PEOPLE, ONE CITY a tribute to Amsterdam

Though I was born and raised in the southern Netherlands, during the course of my career Amsterdam has come to claim a place deep in my heart. I adore working here and the city feels alive with the energy of both future progress and history. So, I was honoured to be able to take part in a wonderful project – put together with my own son – celebrating our capital’s 750th anniversary: 750 people, one city.

A trio of stellar photographers – Michael Bouquet, Stefanie Swinkels and Alphons Nieuwenhuis – documented 750 Amsterdammers for this project. In colour and Rembrantesque light, as a tribute to the past. Or in powerful black and white à la Terry O’Neill, as a glimpse into the future. Accompanying each portrait is a personal quote in the shape of a wish for the city. My wish? Above all, that Amsterdam may continue to be the city I know and love: open and tolerant; a city that not only celebrates but also champions freedom and diversity.

This unsubsidised project came about through two and a half years of dedication and 106% crowdfunding via creative sector platform Voor de Kunst. The result is an impressive 600-page book, boasting 1,500 unique images and 750 powerful messages. Weight? 3.5 kilograms of serious Amsterdam craftsmanship.

De Nederlandsche Bank is hosting a public exhibition of the work in its city garden from 16 May to 11 July. The pictures are a tribute to what unites us, to our past, and to our future. CO-OFFICE BRINGS OFFICE PROPERTIES TO LIFE

What started as a small agency in Sloterdijk five years ago has since grown into an ambitious and successful flexible office concept in the Amsterdam office market. Co-founded by childhood friends and young entrepreneurs Michiel te Nijenhuis and Gijs van Dijk, Co-Office transforms buildings into vibrant workplaces with character. “We built the whole thing up ourselves, one step at a time, without big investors. That makes it extra special.”

Friendship as foundation

Michiel and Gijs had been friends since their secondary school days, but each entered real estate on his own – Gijs through a work placement at a flexible office provider, Michiel through the hotel industry, and later sales. The two stayed in touch, however. “When I started at

Sloterdijk, I actually said to Michiel: we’re going to do this together,” Gijs recalls. “A few long talks – and a few glasses of wine – later, Michiel agreed to join me.”

Starting up in Sloterdijk

Co-Office’s first project was in Sloterdijk, where they refurbished an old office block.

“The building had its share of challenges, but it was always full,” says Michiel. “We built good ties with property agents and learned a great deal.” Then the Covid crisis hit. “I thought: OK, game over. But the smaller office segment actually turned out to be the most crisis-proof.”

Expanding with vision

New locations rapidly followed, among them Bruggebouw, Adammium, Valley, Keynes, Herengracht and, most recently, iconic tower The Pulse. The pair approach each property on its own merits. “At Herengracht we honour the 500-year

history, whilst at The Pulse we really went for the wow factor with the design, flexibility and amenities like a cinema, supermarket and restaurant,” says Gijs. The blend of high-end design, a flexible approach and human scale set Co-Office apart in the sector. “Our customers tend to be companies of four to 24 people, with the type of enterprising mindset aligned to ours. We want people to grow within our walls.”

The Pulse

Their newest site, The Pulse in Amsterdam’s Zuidas, embodies everything Co-Office stands for. Here, Michiel and Gijs have combined superior design with flexibility and world-class hospitality. Michiel: “Organisations can lease office spaces from 20 m² to up to a whole wing, cleverly laid out and fully furnished. With amenities such as a cinema, a restaurant, a supermarket and panoramic views, The Pulse is more than a workplace, it’s a vibrant community in a building that encourages people to interact, grow and linger.”

Sustainable growth, complete confidence

The two founders have grown Co-Office entirely on their own. “We reinvested

everything in the business. No investors, no shortcuts,” says Gijs. They did get the occasional input from expert advisers.

“By now, we know exactly who to call about what.” And that strategy has paid off, resulting in a strong reputation built largely by word of mouth.

Future with focus

Though expansion to London and other cities beckons, for the time being they’re staying focused on Amsterdam. “Starting

in a new city is practically like starting a new company,” Michiel explains, “and we want to keep our focus for now, doing what we do best: transforming buildings with potential into buzzing workplaces with excellent services.” As to their next dream? “First, to throw a great big party to celebrate this milestone,” Gijs laughs. “After that, we’ll see!”

HELLO PEOPLE GOT A MINUTE?

In this issue of Hello Zuidas magazine we’re paying tribute to a very special anniversary: Amsterdam’s 750 years. The Dutch capital has a rich history, characteristic neighbourhoods and a distinctive mix of people, stories and energy. But how do the people who work, live and commute here every day feel about the city? We asked the people of Zuidas: what’s your favourite spot in the Amsterdam? How would you describe the city in one word? And, perhaps most notably: do people realise that Amsterdam is celebrating its 750th anniversary this year?

“To me, Oud-West is hands down the prettiest part of Amsterdam. I lived there, for four years, on Jacob van Lennepkade, and that’s really where my heart is. I moved to the Schinkelbuurt recently, so sadly I don’t live there anymore. But it is calmer here. If I had to describe Amsterdam in one word, it would be: joie de vivre. Because there are always things to do.”

“To me, the word that defines Amsterdam is ‘Vondelpark’. The first thing that comes to mind is the cosmopolitan. It doesn’t feel Dutch because it’s incredibly diverse. Oud-Zuid is my favourite Amsterdam neighbourhood. It feels friendly and cosy, and because of the fun places to eat.”

“The word that describes Amsterdam for me is ‘open-minded’. As an expat, it’s really nice to live in an open-minded city where you can actually be yourself; to be free to do and be what makes you happy. I think it’s great that Amsterdam is organising such a big party.”

“To me, Amsterdam, in a word, is definitely ‘fun’! I love the city, especially in this nice weather. And, coming from Italy, I feel totally at home here. People are so nice and the work-life balance is really good. I’m also excited to hear that the city has existed for 750 years. Unfortunately, I’ll be missing the motorway party.”

“The word that really captures Amsterdam for me is ‘diverse’, because there are so many different cultures, ages and backgrounds here. You do have to enjoy the bustle of city life though.. I’d forgotten that the city is 750 years old this year. I’ve been looking forward to this celebration and all the festivities. It’s a once-in-a-lifetime event!”

BUILT. ENVIRONMENT ARCHITECTURE

Developed by Victory Group, through its Icon Real Estate brand and LMTD, Mahler 1 sets a new standard for human-centred architecture on the Zuidas. With its sculptural silhouette, open ground floor and green terraces, this forward-looking office building is designed to generate a positive impact for its users and the neighbourhood alike.

At 59 metres tall and with 25,500 m² of total floor area, Mahler 1 adds a distinctive new presence to the Zuidas. Yet its design is anything but monolithic. The base consists of stepped horizontal volumes that open onto the Gustav Mahlerplein, with transparent façades, planted terraces and inviting entrances that encourage interaction. “Mahler 1 was always supposed to be an open and welcoming office building,” says Stig Vesterager Gothelf, Senior Partner at architect 3XN. “We wanted to create something that connects with its surroundings, spatially, socially and visually.”

Inside, a big staircase links the spacious, two-storey entrance hall and 1,500 m2 of common spaces, accessed through a landmark, publicly accessible entrance hall. The interior is designed to encourage natural encounters between tenants, visitors and neighbours. It’s a building that contributes to the area at street level, both functionally and emotionally.

Sustainability is integrated throughout. The hybrid timber structure reduces embodied carbon. Vertical fins with

integrated solar panels are expected to generate around 370,000 kWh of clean energy per year, the equivalent of powering 140 Dutch households. This makes Mahler 1 a resilient and truly sustainable building, reducing dependence on Amsterdam’s power grid. Rainwater is collected and reused for watering the greenery, while underground thermal storage ensures efficient climate control year-round.

Seventeen green terraces, designed by Erik Dhont Landscape Architects, accommodate 72 native plant species and link to the ecological corridor along the Minervalaan, creating a vertical ecosystem in the heart of the city. “We wanted to design a building that breathes with the city, both literally and figuratively,” says Christian Veddeler, Head of 3XN Amsterdam.

Mahler 1 is scheduled for completion in 2027. It reflects the ambition of Icon Real Estate and LMTD to shape places that are not only commercially strong and environmentally smart, but that people truly enjoy.

“It’s a fantastic place to live, but parking’s a nightmare.”

After years of modelling and travelling the world, Folkert Slump, 25, recently decided to settle down in a place where career and the comforts of home come together: Zuidas! Though he has been living in brand-new building The Pulse for only a few months, he already feels right at home. With an eye for style, a love of sport and a no-nonsense outlook on life, Folkert’s been sharing on social media what it’s like to live and work in the country’s financial centre.

Can you tell us something about yourself? What do you do, and what brought you to Zuidas?

“My name is Folkert Slump, I’m 25 years old and I’ve lived in Zuidas for around two and half months, so am fairly new to the neighbourhood. I’m from Wassenaar originally and moved to Amsterdam seven years ago. First to Leidsestraat, then to De Pijp – the very busiest parts of Amsterdam. There came a point when I realised I needed more peace and quiet and a place of my own. I heard about a place here through the grapevine, so I registered and my number came up straightaway. Basically, I wound up here by chance.”

What is your favourite spot at home?

“I don’t have loads of space, but if we can talk corners, then the sofa’s my favourite spot. It’s nice and close to the window. In the mornings I deliberately don’t look at my phone and make myself a cappuccino, sit on the sofa and spend 15 minutes just looking out. That’s really the nicest part of my day, because from there you can see the Schiphol runway. After dark, the whole thing lights up and you see a procession of aeroplanes flying overhead.”

What spot in Zuidas do you visit most often?

“I’m at Joe & The Juice quite a lot – I really love that place. It’s big, you can sit for a while and there’s a mellow vibe. Being a people person, I worried at first I might get lonely here. But it’s always buzzy in there. I’m also a gym rat and TrainMore is situated literally underneath my building; a twenty second walk. After my morning coffee, I head down to the gym. It’s the ideal way to start the day.”

What do you hope the future will bring Zuidas?

“I’m very positive and happy about this spot. But, thinking practically, it would be nice to have a better parking system. I don’t need to park right outside the front

door, but something easier would be nice. Right now, there’s really not enough space to park. I was told there’s parking downstairs, but it’s really only for the office part.”

Do you plan to stay here for good?

“I can definitely see myself staying here for a while. I’d secretly hoped to get something a bit bigger though, so I could live here with my girlfriend. As it is, it’s too cramped. She hangs out here four days a week, but actually living together is tough. It would be awesome if I could get another place in this building, but I do want to stay on this exact side. Since living here, I’ve seen at least twenty other flats when other people moved out, and I know the view on this side of the building is the best there is.”

Provada is the premier annual event for real estate professionals from across the Netherlands; a place where ambitions, plans and partnerships converge. Relina Bulchandani on the strategic value of the new Edge Stadium office

With the official opening of their new office in Edge Stadium, Global company Salesforce – a tech company specialised in cloud-based customer relationship management software – is taking the next step in its global real estate strategy. According to Relina Bulchandani, executive vice president of Real Estate and Workplace Services, the location symbolises a new era in which humans and technology will be collaborating in sustainable and inclusive working environments.

Post-COVID workplace: symbol of innovation and connection

“This is the first lease we signed since the pandemic,” says Bulchandani. “We have arrived at an inflection point in terms of collaboration between humans and AI, and our new office was designed to enable that future.” Salesforce’s home base in Zuidas is more than just a workplace for the hundreds of people employed here. According to Bulchandani, “It’s also a hub for customers, partners and the community. We want it to be a place to innovate, co-create and jointly develop a new model of digital labour.”

Sustainability as a core value

Sustainability was paramount in the design and realisation of the Edge Stadium office. “Sustainability is one of our core values,” Bulchandani underlines, “and this location is one of our most sustainable worldwide.” The building utilises thermal energy storage to

achieve a seventy per cent reduction in energy consumption. It has solar panels, rainwater harvesting systems and an advanced building management system.

“Often, the most sustainable buildings are the ones already standing,” she notes. “This building was redeveloped in a future-focused, environmentally conscious way.” Sustainability doesn’t stop with the environment, however.

“We’re also concerned with social sustainability,” Bulchandani explains, “so we’re ensuring that spaces are accessible, with natural light, quiet areas and even mindfulness spaces. Connection and wellbeing are every bit as important.”

Reconceiving the physical office

In an era where hybrid working has become the norm, Salesforce sees physical offices as complementary to working from home. “We’ve learnt that people come to the office to collaborate, consult and meet,” Bulchandani

continues, “so we’ve created lots of meeting rooms and flexible zones.” The office also has ‘library zones’ for focused work, well-ventilated and well-lit call boxes, and even game rooms and terraces. “We wanted to create a working environment where people come of their own accord rather than feeling forced to,” Bulchandani says. “You have to make an effort to get people to want to come in.”

Amsterdam is

a strategic choice

Locating to Zuidas was a very deliberate choice, according to Bulchandani. “We wanted a location that attracts talent, is easy to get to and home to companies that share our philosophy. It should feel like a destination, not an obligation.”

Salesforce views this Amsterdam location as a model for its global network of more than ten major sites. “We’ll be taking what we learn here to other cities.”

“If you have the right managers, you have it all”

In a sector where workloads are heavy and labour in short supply, commercial cleaning service 1nergiek consistently scores top marks for employee engagement. This year, the company won the MTO Award for employee satisfaction for the fourth year running. It’s an achievement to be proud of – and they are, affirms managing director Laetitia Simonis. Speaking to us from the heart of Zuidas, she shared her vision on leadership, human-centric business and why a card can mean more than a bonus.

Cleaning with care

With a permanent workforce of 500 people plus 150 contract employees, 1nergiek is a major player in the facilities services arena. “We do much more than clean,” says Simonis. “We also offer reception, concierge and landscaping services, mainly for corporate clients, including a large number in Zuidas.” Asked about the secret to 1nergiek’s exceptional employee satisfaction, Simonis doesn’t miss a beat: “the line managers. If you have the right managers, you have it all. Then everything else just falls into place: engaged employees, satisfied customers and a stable organisation.”

Big impact in small ways

The engagement is in the details – in things like personal attention, freedom for individual initiative and earnest conversations. Employees have twiceyearly 15-minute meetings specifically to talk about whatever is on their minds, from work ambitions to private matters.

And if someone gets ill? “We send a handwritten card. Not a text message, not a rote email. Small things like that can really mean so much.” The company also organises tongue-in-cheek competitions to inspire a sense of ownership. “Like our ‘Come out of the utility closet’ campaign to see who had the nicest, tidiest utility cupboard. The winning team got to go out for dinner with the client.”

From cleaning service to springboard

Partnerships with social initiatives such as JINC are a natural fit, according to Simonis. “Young people don’t usually dream of a career in cleaning. But it’s a wonderful profession with room for growth. Through JINC, we are trying to create opportunities for young people who don’t have a network of their own. Just recently, we had a 14-year-old as our director for a day. She did an amazing job. I even learned some things from her!” Simonis continues, “Social sustainability shouldn’t be a marketing gimmick, but

something you live and breathe. It’s a shame when people are penalised for making a wrong choice or a misstep. Give them a chance to discover what suits them. That goes for us, too.”

Ambition with a heart 1nergiek is a flat organisation with a clear ambition: to grow to a revenue of 50 million. “But not at any cost. We are careful when selecting clients. If they don’t see our people as colleagues, then we’re not a good match.” Smiling, Simonis concludes modestly: “I don’t want to be an administrator. I want to tend and grow a thriving business, alongside and thanks to my people. And if it means somebody wants to call themselves a ‘Happy Manager’, then that’s what we’ll put on their business card. Why not? If it works, it works.”

DET’s Ibi Özcan and Timo Schuringa on energy markets, smart solutions and the power of collaboration

Dynamic Energy Trading (DET) is an ambitious new player in the energy sector that recently established offices in the Atrium in Zuidas. Commercial director Ibi Özcan and CEO Timo Schuringa told us about their mission and approach and what makes DET the ideal partner for companies looking to get ahead.

Smart energy, sharp strategy

DET is active on two fronts: the trade in energy and commodities and the supply of energy to corporate customers. “We supply power and gas to offices, SMEs and agrarian businesses, among others,” Timo explains. “In addition to this, we also trade in energy, oil, natural gas and even gold.” The company has taken rapid flight since launching just over two years ago. “Early on we were mainly working

on getting the necessary licences and market access. Now we are delivering daily and growing fast.”

Solutions for a changing network

The energy transition comes with challenges. Grid congestion is one example. “We help companies negotiate limited capacity with things like battery packs and smart software,” says Ibi. “We offer real, comprehensive solutions,

from supply to storage to control.” DET’s one-stop-shop model sets it apart from other players. “We’re practically the only company to offer a combination of market access, supply and technology,” Timo confirms, “and we even build our own algorithms for things like smart solar panel and battery control.”

A network that moves with customers Ibi says DET works closely with independent energy advisers, “supporting them with products and revenue models and working together to build sustainable solutions for end customers.” DET’s team consists of 12 FTEs plus several consultants: “small, but agile,” in Timo’s words. “Communication is direct, we’re flexible and we can pivot quickly.”

Visibility in Zuidas

DET is ambitious to make its name in the Zuidas region. “There are many property owners here keen to make strides on sustainability,” says Ibi. “We can help them take the first step.” Timo concludes: “We’re already talking with several parties and are excited to show them what we have to offer.”

In May, Hello Zuidas hosted a member event with guided walking tours in Zuidas and along Minervalaan to admire artworks on the ARTZUID route. Groups departed from Club HOFF in WTC Amsterdam. Members enjoyed an exclusive talk by artist Micky Hoogendijk about her work THE ONES, displayed outside Tower Ten. The event closed with a festive gathering on Firebird Bar’s rooftop terrace on the 21st floor of Tower Ten.

FROM WINNER TO VENUE: DLA PIPER TO HOST 2025 ZUIDAS SUSTAINABILITY AWARD

Having completed a comprehensive renovation of Strawinskyhuis, law firm DLA Piper knows first-hand that sustainability and a future-proof workplace can go hand in hand. And its efforts were duly rewarded: with a Zuidas Sustainability Award in the ‘Buildings’ category in 2024. In a wonderful sequel to that win, this year’s award will be presented at Strawinskyhuis itself. The event will be held on 13 November.

More than a move

Though DLA Piper’s old premises already had an ‘A’ energy label, the firm was ambitious to do more. “We wanted not only a more efficient building but one aligned to our long-term vision,” explains Lex Oosterling, country managing partner for the Netherlands. “We achieved that ambition with the renovation of Strawinskyhuis, in the form of a major redevelopment of an existing building aimed at minimising emissions, maximising comfort and fully integrating ESG criteria.”

The result is a smart building with BREEAM Outstanding certification, solar panels, a thermal energy storage system and a rooftop garden with beehives. A WELL Platinum application is pending.

Sustainability first

A distinctive feature of the project was the close collaboration among participants. Architect Casper Schwarz came up with the design and Flow Real Estate and MEAG took care of realisation

and investment. Mobility and offices services were revised as well to put sustainability first. Among other things, the number of parking spaces was more than halved (from 120 to 45) and use of bicycles and public transport is now actively encouraged. E-bike to go has supplied ten electric bikes and employees have two shared electric cars at their disposal.

The building interior also aligns seamlessly with the firm’s sustainable vision. Organic caterer BaxterStory processes vegetable scraps into soup and reuses coffee grounds as a growing medium for herbs. Cleaning, hospitality and courier services are all vetted for ESG performance.

Community connection

DLA Piper is an active member of the Zuidas community and is as committed to social as to ecological engagement. It set up guided tours and informational meetings to involve area residents in the renovation. The firm has also joined Green Business Club and Hello Zuidas and hosts initiatives such as ‘ask-me-anything’ lunches with older and vulnerable people from Amsterdam. Oosterling: “Sustainability is about social connections, too.”

Engagement is high within the organisation itself as well: the office occupancy rate is up to 65 per cent and the firm’s high Leesman+ score on work environment and wellbeing testify that the building is a pleasant workplace, which in turn will help to attract and retain new and diverse talent.

Sharing the story

Strawinskyhuis’ renovation journey has been shared widely since work began in 2021. On trade platforms such as Advocatie and Mr. Online, on Zuidas.nl and also in the TV show Design Secrets, where architect Casper Schwarz discussed the transformation. DLA Piper itself actively documented the rebuild on social media and urges suppliers to share their contributions to the project in their own networks. “Sharing knowledge is crucial to accelerating the transition,” Oosterling underlines.

Not only that, the approach taken at Strawinskyhuis is scalable. From circular renovation to rethinking catering concepts and mobility policy, various project components can be applied or adapted elsewhere. In fact, that was precisely the intention. “We hope this project will inspire other organisations to raise the bar too.”

MOBILITY SHARED MOBILITY GAINING GROUND IN ZUIDAS

With space at a premium in Zuidas, mobility is becoming a question of efficiency, sustainability and smart use of space. Shared mobility is a key part of this equation. Since August 2024, project manager Josefien van Reeuwijk has been working on solutions. With four years’ spatial planning experience, she’s on a mission to build up shared mobility in Zuidas.

Zuidas expansion calls for smart solutions

Even as the roads and area around Amsterdam-Zuid station have become visibly busier, Zuidas has continued its transformation into a place where working, living and leisure come together. Mobility solutions are needed to maximise use of space while enhancing quality of life. Shared mobility is one concrete alternative to personal car use. As well as curbing automotive traffic, shared transport also frees up space for pedestrians, cyclists and public transportation, thus maintaining both area access and liveability.

Hub

network as launchpad for change

The Zuidflank Mobility Plan for long-term area accessibility (in Dutch: Mobiliteitsplan Zuidflank Duurzaam Bereikbaar) envisions a network of shared mobility hubs. These are physical locations clustering a range of modalities, including shared bikes, scooters and electric cars. In the 2025-2026 period, efforts will centre on building some twenty of these street-based hubs, starting pilots with building-based hubs and integrating shared mobility in new area developments. As surface-level space is limited, building-

based solutions such as multi-storey car parks are also actively being explored.

“A PosadMaxwan integration study shows that adding further street-based hubs will be near-impossible in the long term. This underscores the imperative of timely investment in building-based solutions, such as internal car parks, and learning from pilots.”

Making shared mobility everyday practice

More and more of Zuidas is relying on shared mobility. OV bikes are used almost round the clock and shared cars are a go-to for out-of-city business rides. In short, shared mobility is becoming a well-known and valued part of the mobility landscape. Clustering providers at central locations will help keep streets looking tidy and ensure the offering is clearly organised and easy to use, improving access for area residents, visitors and workers. Going forward, the challenge will be to initiate pilots in a timely fashion, with room to learn and improve. The end result will be a futureready network of building-based hubs.

Amsterdam has existed for 750 years. Why do you feel this anniversary is about more than just reflecting on that past?

“It’s definitely a moment to reflect on the city’s rich history, but to me the real value lies in looking ahead. Amsterdam is in constant flux. The city’s true strength lies in energy of its inhabitants. We want everyone to leave their mark on this year.”

What is your personal connection with the city and how has this influenced your view of this milestone?

“I was born and raised in Amsterdam, like generations before me, so this city is in my DNA. What strikes me is the sense of solidarity among Amsterdammers. Whether you’ve lived here for ages or only just arrived, we are building the future together, and that makes this anniversary extra special.”

What is your organisation, Stichting Amsterdam 750, doing to ensure everyone in Amsterdam feels recognised and involved?

“From the very start, we decided on a personal approach. We went into neighbourhoods and asked people for their ideas and invited them to participate. We wanted to lower the threshold so everyone would feel welcome, including people who tend to get left out. This anniversary belongs to everyone.”

As a financial district, how does Zuidas fit into this anniversary year?

“Zuidas is more than a financial district; it’s a place of tremendous possibility. The awareness that enterprises are part of this city is growing. We’re inviting businesses not only to invest, but to also actually connect with their local communities.”

Looking ahead, what do you hope that people – and businesses – in Amsterdam will take away from this celebration?

“I’m hoping for more connection and collaboration. That people will see how much we can do if we turn to each other. Companies can play a major role, not only economically but also socially and culturally. The future of Amsterdam is ours to shape together.”

Running to the future: how TCS connects tech, talent and teamwork

This year the TCS Amsterdam Marathon is celebrating its fiftieth edition. Tata Consultancy Services (TCS) has been the event’s proud principal sponsor for the past 15 years. According to Josu Devasia, country head at TCS Netherlands, the marathon is about so much more than just sport – it’s also about health, innovation, connections and societal impact.

What makes this partnership special for TCS?

“Our connection with running started back with Natarajan Chandrasekaran, our former CEO and now chairman of Tata Group. He felt our tech company wasn’t paying enough attention to health. He had taken up running for himself and this led to an idea to use sponsorships to inspire people to lead healthier lifestyles. The Amsterdam Marathon was our first international event, and the Netherlands has been our prime testing ground for new ideas ever since. It’s also a very symbolic partnership for us because of this, connecting our employees, customers and partners on a human level.”

How does TCS use technology to make the event better year on year?

“Technology is in our DNA. We introduce innovations every year to improve the experience for both runners and spectators. The TCS Marathon app is the most visible one, but we do a lot of other things too. For example, our ‘Run Puck’ lets us predict in real time when runners will finish, based on pace and conditions, and our ‘Digital Heart’, built on digital twin technology, provides personal training and race strategy advice. All of this makes the marathon smarter and more inclusive.”

TCS has offices in the Symphony Tower in Zuidas. What does this location represent for you?

“Zuidas is our strategic heart. We’ve been active in the Netherlands for 33 years now, with Amsterdam as our home base. It’s where not only our customers like ABN AMRO and AkzoNobel are, but also partners such as Google, and even competitors, so it’s a rich ecosystem. The location is also a huge draw for talent. I’ve lived and worked here for twenty years and have really seen Zuidas transform into a buzzing and energetic place.”

TCS invests in local talent. What does this mean in practice?

“We used to look abroad to recruit talent, because tech professionals were in short supply in Holland. But these days we make a point of cultivating local talent and leadership. We want people to build careers here at TCS. Our visibility in Zuidas helps and demonstrates that we’re nearby and offer good prospects.”

What’s the idea behind TCS Paceport in Zuidas?

“So many organisations are stuck in routines. Paceport is a place where customers can shake off day-to-day practice. You have also signed up to run. What’s your goal this year?

“I usually do the half-marathon. Last year, I ran with the Dutch prime minister Schoof. He was 67 and finished in under two hours, which is awe-inspiring! If he enters again this year, we’ll run it together. If not, I might do the full marathon. More than anything, I see it as a day where the whole city comes together, cutting across all backgrounds. Running together, laughing together and making memories to last a lifetime.”

Final question: what would you like to tell our readers?

“The marathon is more than a sport, it’s a platform for inclusion, health and social impact. We’re running with a team of visually impaired runners, for instance, as well as supporting causes such as the Amsterdam UMC. This year we’re also leading a team of refugee participants on the road to a new future. As we see it, progress is really only meaningful if everyone is a part of it.”

From law student at VU Amsterdam to real estate lawyer at Loyens & Loeff, Timo Huisman has built his career in the heart of Zuidas. These days, he is both a member of the management team at his firm’s Hourglass office and serves on the Supervisory Board of Hello Zuidas. We spoke to him about what motivates him, legal challenges in the district and the power of connection.

Timo’s active involvement in Zuidas began during his time as a law student at VU Amsterdam. “I studied at VU, my grandparents lived around the corner and I’ve been working in Zuidas for years now. A lot of my roots lie here, you might say,” he reflects. “Because of that long history, I’ve been able to see the area evolve into a multifunctional urban hub, and I’m glad to be involved in that.”

His commitment to the district is reflected not only in his work at Loyens & Loeff, where he specialises in real estate law and project development, but also through his role on the Supervisory Board of Hello Zuidas. “These roles complement each other very well. I’m involved in multiple construction projects in Zuidas, and through my work I get to see how the area is growing day by day - which is valuable in my supervisory role. Within the Board, my focus is on ‘liveability’, which is one of the pillars of the Hello Zuidas programme.”

Connective force

With Amsterdam celebrating its 750th anniversary, 2025 is a momentous year. Timo says this milestone gives his role an added dimension. “In the past 15 years, Hello Zuidas played a major role in shaping local accessibility and mobility,

sustainability, safety and security and liveability. It feels great to be contributing to this during an anniversary year. Zuidas is a fullyfledged city district now, with its own rhythm and identity.”

Timo sees Zuidas’ development as dovetailing with the broader history of Amsterdam: “Where historically Amsterdam was known for its mercantile spirit and international character, Zuidas is a modern-day extension of that, having rapidly become the financial and legal heart of the Netherlands - as well as a place to live and share knowledge.”

Legal challenges

Timo notes that it’s precisely this mix of housing, working and international business that raises interesting legal and governance questions in Zuidas. “One of the main challenges is balancing rapid economic development with sustainable and inclusive growth,” he explains. “Legally, issues like public-private cooperation, energy, climate adaptation and ESG regulations are becoming ever more important. Good governance requires the municipality, developers and residents to collaborate effectively. Zuidas needs innovative structures and a flexible approach to enable that.”

Looking ahead

Timo encourages anyone keen to get involved in the city to take the long view. “Amsterdam’s strength is its ability to connect people, ideas and interests,” he says. “Zuidas presents a unique opportunity to give shape to those connections in a way that creates both economic and social value. My advice? Work together, be transparent and have the courage to innovate. Only then can we build a city that’s ready for the future.”

Floor Sjerp and Anne Meijerhoven on Zadelhoff’s Boelelaan relocation and what makes Zuidas great

With a long track record in the development, redevelopment and ownership of exceptional properties in the Amsterdam region, Zadelhoff relocated to De Boelelaan last year – to one of its own buildings. The location comfortably accommodates the team while also offering space for gathering, collaboration and planning for the future. In our conversation with them, Floor and Anne shared their enthusiasm about the move and being based in this dynamic part of Zuidas.

Relocating was an obvious choice, according to Anne. “We wanted to bring all Zadelhoff’s teams – development, management, brokerage – together in one place, and this is perfect for that.” Floor agrees about the added value: “The atmosphere is open and inviting. INCLUSIVITY 25: LET’S CELEBRATE TOGETHER DIVERSITY & INCLUSION

On Tuesday 30 September, all of Zuidas will be celebrating together, learning together and working together for a more inclusive future, during Inclusivity 25: Let’s Celebrate Together. This successful annual event rallies professionals, organisations and changemakers to put inclusivity into workplace practice. Among the speakers this year is none other than ‘American Netherlander’ Greg Shapiro, a familiar face at Boom Chicago, who’s known for his razor-sharp wit and self-deprecating sense of humour. As the event’s quiz master, Greg will be challenging the audience on questions of inclusivity. We sat down with Greg to talk about his own integration journey, his culture shock and how humour can forge connections without excluding anybody.

Greg, can you briefly introduce yourself? Who are you?

Usually I just say I’m Greg Shapiro, ‘the American Netherlander’, which is the title I’ve given myself. I came here from Chicago to work with the Boom Chicago Theater, and was one of the founding members. I arrived in the Netherlands in 1994, supposedly for one summer. Thirty-plus years later, I’m still here. Came for work, stayed for love, as we internationals and expats say. I’m married to Inez, who’s Dutch, and we have two children together. We could have lived in Chicago, but in the end there was always just more work here. I got my second passport in 2004, so I’ve also been Dutch since then. I still do my best to be well-integrated and to only speak Dutch and not switch over to English/ American. But it’s tough sometimes, especially in the beginning when you’re trying to learn the language, because the Dutch are inclined to be helpful and switch to English. For example, I’m a member of a homeowners’ association and I’m the only one there with an American accent, so another member wanted to speak English to me. I had to say thanks, but no, because it only makes it difficult for everyone else. They’d all have to adapt to me, which doesn’t feel right.

And what was your first culture shock when you came to the Netherlands? I came straight to Amsterdam - this was in 1994. That same year, Pulp Fiction by Quentin Tarantino came out. Tarantino wrote the script of the film in Amsterdam. During my studies, I’d learned about Rembrandt, Van Gogh, the Dutch Golden Age, and Anne Frank. I had this image of faded glory, and it didn’t quite match what I found. But on the other hand, I was immediately struck by how modern everything was - I hadn’t expected that at all. Then suddenly, in 1994, you walk through the sliding doors at Schiphol and there’s a Burger King. Did you know it’s the largest Burger King in the world? Something I still find quite odd are those underground rubbish containers that you open with a card. And I’ve never really understood those toilets with the little shelf where you can see your own feces - I just can’t get used to that!

You’ll be the quiz master at ‘Inclusivity 25’. Do you think humour should always be inclusive? Or is it okay to be abrasive sometimes? What’s your view?

That’s a very good question! In the comedy world, it’s always about ‘punching up, punching down’. To give an example, during a Trump campaign event in Madison Square Garden in 2024 there was this American comedian, Tony Hinchcliffe, who made some jokes basically roasting Puerto Rico, which had just come out of a hurricane. He called it an “island of garbage” and the people stupid. So that’s a real example of punching down. It was totally out of bounds. Making jokes about yourself and what you know is fine, but you shouldn’t be out to hurt other people. That’s not what comedy is about, if you ask me.

During Inclusivity 25, there will also be questions for the audience. Are there any that spring to mind?

The big elephant in the room right now is American politics. With Trump as president, diversity, equity and inclusion (DE&I) are being wiped off the map. This is also affecting the rest of the world, including the Netherlands and Amsterdam, to some extent. There are American organisations based here as well, so my question is: what do we think about this? How should we deal with it now? How should we deal with it going forward?

One in five Dutch companies harmed by cyberattacks in 2024

One in five Dutch companies suffered harm caused by cyberattacks in 2024. Among large corporations, that number rises to three in ten. The most common form of harm was financial loss, followed by loss of customer data and disrupted operations.These are some of the findings from a cybersecurity survey that ABN AMRO and MWM2 conducted among 788 businesses. Almost every one of the organisations surveyed reported having been hit by a cyber incident at one time or another. Nevertheless, they remain confident in their own resilience against digital breaches, particularly smaller businesses. Their focus is chiefly on prevention such as antivirus software and firewalls. However, they fall short on proactive measures to detect cyberattacks and recover from hacks. ABN AMRO describes this as concerning, given how quickly the financial losses can accumulate, added by the possible strategic risk if the company loses its customers’ trust or if its intellectual property is stolen.

New threats emerging as geopolitical tensions increase

The playing field is becoming even more complex with the emergence of new threats, such as generative AI and deepfakes. And geopolitically motivated attacks continue unabated. Even so, there is a wide gap between the risks companies perceive from such attacks and the real danger. This is a concern, explains TMT Sector Banker Julia Krauwer of ABN AMRO. “Geopolitical tensions are triggering cyber incidents, including in the Netherlands. State actors target companies’ digital supply chains, often collaborating with cybercriminals. Authoritarian regimes are using digital methods to create chaos and weaken Europe. They seek out specific targets – such as critical infrastructure and healthcare – and insinuate themselves through weaker links in the supply chain. That is why it is so important for every organisation to take its share in the responsibility for our collective digital resilience. Despite this, only nine percent of all companies regard state actors as a serious threat.”

Companies not properly prepared for new European rules

The recent NIS2 Directive and the new Cyber Resilience Act are intended, at the European level, to improve the cyber resilience of essential sectors. NIS2 sets out various obligations for companies, including in terms of risk management, incident reporting and supply chain responsibility. However, this Directive is still largely

unknown. Krauwer explains, “Only two thirds of large corporations are aware of the NIS2 rules, and fewer than half know of all SMEs. Although many SMEs are too small to be in scope for compliance with NIS2, they might be faced with the rules indirectly. For example, they could be unprepared for questions about their cybersecurity from customers that do fall within scope of the rules. Many companies also still have to take the final steps to become compliant. It is vital that they do this, since the legislation will come into effect by the third quarter of this year.”

Financial support and advice for companies

This is confirmed by ABN AMRO Information Security Risk Officer Richard Verbrugge. “With large companies having better security in place, it is becoming increasingly common for cybercriminals to target SMEs. Unfortunately, many of those SMEs are not fully aware of the risks. A cyberattack could affect not only their company, for instance, but also its suppliers and in some cases the entire supply chain.” ABN AMRO supports businesses that want to improve their digital resilience. For example, the bank helps them to protect their data, privacy and transactions so that they can do business safely. The bank also hosts webinars for corporate clients, shares information on its website, offers special insurance and works with its cybersecurity partner MMOX to advise companies about improving their cybersecurity.

PROVADA 2025 recap: three days of real estate inspiration

YET ZUIDAS RUN

On 13 June 2025, Zuidas provided the backdrop for the annual Yet Zuidas Run – and what a brilliant edition it was! Hundreds of professionals strapped on their running shoes and gathered for a friendly athletic evening of team spirit, healthy competition and fun. With a route cutting straight through the busy heart of Zuidas, the event got off to an enthusiastic start and finished with a festive touch. Whether in it for fun or to clock a personal best, everyone contributed to an unforgettable run.

The Netherlands’ largest real estate trade fair, PROVADA, was held at RAI Amsterdam from 17 through 19 June 2025. With over 230 exhibitors and more than 27,000 visitors, this is the premier annual meeting place for real estate professionals. The fair offered a varied line-up of inspiring keynotes, in-depth debates and innovative stands. The focus this year was on sustainability, housing and digitalisation, with sessions including a debate about housing stock expansion and discussions on the use of circular materials for CO2 reduction.

Jos Brölmann’s Amsterdam: Tussen verleden en toekomst

Jos Brölmann has created a new painting: An Amsterdam Composition (100×100 cm) presents an imagined cityscape where the canal houses of the Golden Bend meet the modern towers of the Zuidas. This composition connects past and present, highlighting Amsterdam’s enduring spirit of entrepreneurship, architecture, and innovation-a visual balance between tradition and future.

SUMMER CELEBRATION at Zuidplein during the Blauwe Engel Summer Party 2025

On Friday 27 June, Zuidplein was transformed into the vibrant heart of the Zuidas for the annual Summer Celebration hosted by WTCafé De Blauwe Engel. From drinks to delicious bites, live music to summery entertainment it all came together for a festive Friday afternoon social. Under the soft evening sun, visitors soaked up the sultry atmosphere, cheerful conversations, and high-energy performances. Entry was free, the mood was lively, and the drinks were ice-cold. A perfect way to wrap up the workweek – and the ideal kick-off to summer on the Zuidas!

Zuidas is best known for being Amsterdam’s business district, chock-a-block with skyscrapers and scores of offices. More recently, however, the district has grown into a veritable urban neighbourhood and a great place to live and hang out. Many businesses have also discovered Zuidas, and with their arrival, the district has added a wide range of services and amenities, including shops, schools, fitness centres and places to drink and dine. Powering each of these establishments are entrepreneurs and employees with their own special, personal stories that we’re eager to share with you.

CORPORATE TIKTOKKER

Who’s the woman behind those colourful clips about life in Zuidas? Suzanne Verhees joined ABN AMRO as a digital content expert five years ago. Now, in addition to her career in the financial sector, she’s also a familiar face on TikTok. Her relatable and candid stories about working in the corporate world are striking a chord in Zuidas.

What brought you to Zuidas?

“Five years ago, I was workingat a company in Eindhoven while living in Amsterdam. My job was in the financial services sector, but I wanted to find something inspiring near here. In Zuidas, basically. I applied for this opening at ABN AMRO the minute it came up.”

Did you start TikTokking straightaway?

“No, I only started during the past year and a half. I wanted to offer an inside look at corporate life: what’s the appeal? How do people at these big organisations behave?

It started out poking fun at Zuidas, but I noticed that it resonated. Now, I mostly show what it’s like to be a young woman working in this sort of setting.”

Does working in Zuidas mean working in a men’s world? What’s your take on this?

“Five years ago I would have said yes, it’s absolutely male-dominated. But I’m seeing changes. There are more women in senior positions, including where I work. However, men still outnumber women. As a woman, you have to be more assertive.

It’s a good thing that the balance is shifting, but we’re not there yet.”

What sort of content do you create and who are your followers?

“I mainly target young, universityeducated women between the ages of 20 and 35 who are just starting, or want to advance in, their careers. My content is about work, from getting promoted to what to wear to a performance appraisal. Besides that, I also post about corporate fashion and lifestyle. In the beginning, I thought: who’s going to watch this? But now I get messages from women who are applying for jobs because of my videos. That’s the whole reason I’m doing this: to inspire people!”
