or relocate to a new location. It’s a very special feeling. And what’s beautiful is: so far, they work everywhere. So that speaks of the universal power of this work. The figures have no colour, no gender, no nationality. Anyone can identify with them.” This issue of Hello Zuidas is about talent. How would you characterise your talent? “For me, it’s all about intuition, having the courage to trust your gut. Everything I make springs from a sort of ‘unconscious lake’, as I call it, somewhere between dream and daydream. I’ve always been driven to tell stories, be it through acting, photography or sculpture. My talent is rooted in sensing undercurrents and translating them into something tangible. But you also need vision, and most of all perseverance. And a little boldness helps too; my mum always said ‘fortune favours the bold’.” Lastly, what is your wish for Zuidas on the art and culture front? “More space, literally and figuratively. I think Zuidas is a place with massive potential for integrating art into everyday life. It needn’t always be big and complex. Sometimes it’s the small things that can shift your perspective, reset your thinking. I hope companies will come to see that art isn’t just something to gaze at, but also something with the ability to connect, enrich and advance. Not only in the moment, but for the generation after you.”

American magazine Forbes recently published a piece about Micky’s sculpture outside the World Trade Center Amsterdam. You can read the full article here:

THE POWER OF COMMUNITY For people with sedentary office jobs in Amsterdam’s Zuidas, staying active and socially connected is vital. Long days seated at our desks are a recipe for stress and inactivity, and this makes a strong community invaluable. As an entrepreneur, I know the importance of keeping fit. The fact that my work demands so much energy and focus is also the reason why it’s so essential to make time to unwind and exercise. This is exactly what I found at the Moeke Spijkstra Wielerclub. This cycling club has more than 200 members – professionals and entrepreneurs – many of whom work in Zuidas. We share not only a passion for cycling, but also an ambition to work hard and achieve success. Yet, what makes Moeke truly special, is the bond between members. When we get on our bicycles each week, it’s not just about racking up miles, but above all, it’s about being together. During our rides we share experiences, trade ideas and occasionally even talk business. And afterwards we have a coffee, laugh at each other’s stories and feel the power of true connection. Another thing that makes Moeke so valuable is that it’s a way to team up to support worthy causes. Such as ‘the Hollandse 100’, a duathlon pairing a 10 km skate with a 90 km cycle, in which we helped to raise more than €38,000 to fund the fight against lymphoma. This testifies that Moeke is not only a sport club, but also a social club that gives back to society. The Moeke Spijkstra Wielerclub is proof that fitness is about more than exercise alone: it’s about having fun together, motivating each other and making a difference for others. And it is this, on our bikes and in life, that keeps us powering ahead.

Hello People

HELLO PEOPLE

GOT A MINUTE?

In this edition of Hello Zuidas magazine, we shine a special spotlight on the theme of talent. What do people on the Zuidas think about talent? We often think of talent as something you’re born with – a natural ability or gift. But talent is so much more than that. It’s also the willingness to learn, the drive to keep developing yourself, and the courage to seize opportunities with both hands. In a dynamic environment like the Zuidas, where ambition and expertise come together, we asked ourselves: what truly drives talent? How do you recognize it, how can you nurture it – and what can you do to help it grow even further?

Anette van Beeren NS employee “What I wish I’d done differently, in hindsight, is make more time for myself. I always worked very hard – basically eight days a week. Now that I’m a bit older, I think I should have done things differently, and done more what I enjoy in my spare time. Having always worked so hard also gave me a lot, but looking back, I spent all my time working and didn’t enjoy my friends, spare time and family enough. So, my advice would definitely be: make sure to have enough time for yourself. Do stuff you enjoy. You can always work later. But it felt really important to me at the time. I still work a lot, but not as much as before. Now it’s 36 hours, tops.”

16

Hello People

Timothy Oroh Sales professional “To someone just starting their career, I would say: keep dreaming big and overestimate yourself. You’ll discover your limits soon enough. Never underestimate yourself and never try to reason out what your real limits are. Never let the external world confine you. My own valuable talent is an ability to maintain a certain degree of focus and really take care that my internal dialogue is sound. And to never let negative thoughts intrude.”

Luke Mackie Strategic operations manager at Valenture Institute “My advice would be to actively listen to people. I recently started a new job in customer service and training. I’ve learnt that, in the training world, there’s a distinction between saying ‘I have conveyed something’ and asking ‘Have people actually learned something?’ I spent my first week working on truly listening and understanding whether people have learned something. What I’d also advise younger talents is: be honest with yourself. Never do anything just because you think it expected of you. It’s good to embrace your insecurities, to let yourself be as you are, to fail and to discover what actually suits you. You’ll get there in the end.”

Francisco Etayo Experienced senior consultant at Management Solutions “What I would like to tell young professionals is to pro-actively pursue opportunities beyond the tasks they’re originally assigned. For instance, by actively participating in meetings or looking over the shoulders of management. I realised that I’m naturally inclined to keep myself in the background, but now I’ve seen how much value there is in demonstrating visible involvement and initiative. That’s something I had to grow into and want to continue developing.”

“A smaller home, but a richer life.” After divorcing from her husband nine years ago, Michelle went to live in Amsterdam-West. Eventually she decided to trade in her spacious home for a cosy, light-filled flat in the Xavier building on Gustav Mahlerlaan, where she’s also closer to her daughter, who lives on Stadionweg. Michelle’s days are occupied giving chair yoga classes to seniors at the Alzheimer’s café, helping her daughter in her cabinet shop and leading a busy social and active life, together with her faithful pooch Jothem.

ADELHEID KORTEKAAS BRINGS AWARENESS INTO BLOOM

Zuidas will be enhanced by a number of monumental sculptures this summer during ARTZUID 2025. In Amaliapark, artist Adelheid Kortekaas is presenting four flower sculptures inviting reflection, contemplation and connection. Her work embodies the poetic message that people are like flowers, growing towards the light. 26

Art

Flora Breemer, portfolio holder for art and culture at Amsterdam Zuid District: “It is our wish to make the Zuidas a place not only for work, but also for living. A place where people don’t just pass through, but truly feel at home. This aligns with our ambition to incorporate more art. The temporary addition of the artwork. The Ones I by Micky Hoogendijk at the entrance of the World Trade Center Amsterdam brings this ambition to life. We are delighted that. The Ones I will remain on the Zuidas until the end of February 2026. I find it a warm and inviting artwork that challenges the sometimes overwhelming architecture of the Zuidas.” You can read the interview with Micky about her artwork at the beginning of Adelheid & Huub Kortekaas

The company’s ‘Buy One, Give One’ model makes these products available to communities in need, including refugee camps and remote settlements. Going green doesn’t have to cost the Earth! Another notch on Groen’s belt is Kipster, a poultry business premised on eco- and animal-friendly egg production. “Our aim with Kipster is to make sustainable and affordable quality available to everyone,” Groen explains. “Lidl was willing to take the plunge and support our plan and is our long-term partner now. We started out with five farms in the Netherlands and four in the US, and soon we’ll be expanding in Europe. Our goal isn’t to create a poultry empire, but to show there’s another way. That going green doesn’t have to cost the Earth!” The company’s impact is huge: a recent crowdfunding campaign raised 3.5 million euros to finance the expansion. 2025 Zuidas Sustainability Award Innovative developments

Huub Nelis is executive board chair of MBO College Zuid, a senior secondary vocational school on the outskirts of Zuidas, directly opposite RAI. The school enrols over 4,000 students, all working to build their skills in any of fifteen different professional training programmes, ranging from law to HRM and from fashion to dance. According to Huub, practical talent deserves to be valued more highly: “Companies in Zuidas are looking for people who are smart and resourceful. We have those people walking through our doors every day.” He says MBO students’ practical experience, creativity and flexibility are essential to the future of Zuidas – a setting where the orientation tends to be theoretical and academic. Stronger collaboration between education and business in the form of work placements, guest lectures and joint projects can help forge a new generation of professionals who are both thinkers and doers. It all starts with recognising their talent.

YOUNG TALENTS ON ZUIDAS

The property world is always in flux and Zuidas illustrates this well. For this issue, we talked to four talented young real estate professionals about their careers up until now and their views on developments in this distinctive part of Amsterdam. We posed two questions: can you tell us something about your career so far? And: what is your take on developments in Zuidas? Their stories give a nice personal glimpse into these young talents’ ambitions, challenges and opportunities. Caroline van Duren Occupier Services associate at Savills “I came to Savills as a graduate trainee in 2019 and got the opportunity to gain experience in Amsterdam and London. I joined the firm full-time before graduating at Hotelschool The Hague and advanced to Associate Occupier Services. My focus is on strategic occupier consultancy, so advising office occupiers on their work environment and leases. In 2023 I started doing the MSRE programme at the Amsterdam School of Real Estate, which I’ll complete in May 2025. Zuidas is continuing to develop, with projects like the redevelopment of Zuid station and construction of the A10 tunnel. Access is increasingly vital, driven by sustainability goals and the CSRD, which is fueling the demand for sustainable offices in well-connected locations. However, supply remains limited. Activity outside business hours is also a concern, but mixed-use projects like The Pulse and Mahler 1 are helping to make the district more dynamic.”

Pien Voogd NVM registered real estate agent at Eefje Voogd Makelaardij CBRE “I was born and raised in Amsterdam-Zuid and have been working in real estate for over eight years. As an NVM registered real estate agent at Eefje Voogd Makelaardij, I assist people with buying and selling existing homes. I also advocate for the industry, including as founder and chair of MVA Young Professionals from the Makelaarsvereniging van Amsterdam and as a board member of the Activities and Education Committee. Having grown up in the vicinity of Zuidas, I have seen the neighbourhood change from a sandy field to a busy urban district. Now I live on the edge of Buitenveldert and Eefje Voogd Makelaardij is well known for new developments throughout the years in the area, including the future Nobu Residences Park Meadows. My mission is to help young home-seekers navigate the Amsterdam housing market and build lasting relationships that contribute to their residential journey.”

Jules Molenschot Advisory & Transaction Offices consultant at CBRE “After completing my time at the youth academy and spending a year and a half with the first team of NAC Breda, I decided to pursue a career in real estate. As part of my Real Estate degree, I completed an internship at CBRE in the Advisory & Transactions Offices department in Amsterdam, which sparked my interest in the office market. Following this internship, I continued my journey with CBRE as a working student in the office team in Utrecht, where I wrote my thesis on the redevelopment of outdated office buildings into a mixed-use concept. In mid-2023, I transitioned to a full-time role in the Valuation Team. While I gained valuable insights into valuation methods and market analysis across various sectors, I found myself missing the commercial and dynamic aspects of transactions. Now, I am back at A&T Offices Amsterdam, where I am involved in the developments on the office market, attracting potential tenants and advising real estate developers and investors on optimizing their proposition(s). The Zuidas serves as an exciting landscape in this context, evolving from a monofunctional business district into a vibrant city hub featuring iconic buildings like Valley and innovative projects such as The Pulse and Mahler 1. The integration of work, living and recreation brings all kinds of opportunities and challenges for investors, developers, and users alike.”

Lucijana Cvitanic Project lead at Arcadis Nederland My career started with a degree in construction engineering and after that I broadened my horizons with a Master’s in international construction project management in the UK, which I completed with distinction. I did an internship at Arcadis as a student and now I work as a project lead in the real estate and project management team in the Netherlands. What drives me is being able to combine strategic thinking with practical project implementation. I advise large property investors on acquisitions and development projects and also lead multidisciplinary project teams and oversee projects from design to completion. To me, Zuidas is an inspiring place, a dynamic part of the city where ambition, innovation and urban development come together. Being passionate about real estate and the dynamic energy of Zuidas, not to mention fancy cars, I feel right at home here. It’s a place where visions are being brought to life and where the future of urban housing and working is taking shape. Just the kind of challenge that keeps me going! 41

COMMUNITY BUILDING AT STEPSTONE: HOW RESIDENTS ARE SHAPING LIFE IN ZUIDAS Bowien Post & Channah Osinga

Stepstone by Lieven de Key is the first social housing tower in Zuidas exclusively for young people. With a cut-off age of 28, the building is home to a diverse mix of cultural and social backgrounds. Most residents have jobs, including some part-time students, and are living on their own for the first time since leaving the parental nest. Hello Zuidas sat down with Stepstone residents and community builders Bowien Post and Channah Osinga to get their story.

MOBILITY

Amsterdam-Haarlemmermeer public transport project:

investing in tomorrow’s mobility

Zuidas is developing at a rapid pace. Expansion of housing, offices and amenities, plus road works and the renovation of Amsterdam Zuid station, are all impinging on area access. The Amsterdam-Haarlemmermeer public transport (OVAH) project is looking ahead and exploring five alternative scenarios for a new high-quality public transport service, connecting Amsterdam Zuid, Schiphol Airport and Hoofddorp. Marja Ruigrok, alderman in Haarlemmermeer and vice chair of the Amsterdam Transport Region, and Arend van Dijk, project director of the OVAH MIRT (Dutch national planning framework) exploration, say: “This project is imperative to keep the area accessible going forward, both locally and nationally. ZUIDAS BUSINESS BOXING 2025: AN EVENING OF STRENGTH AND STYLE On Saturday 24 May 2025, Amsterdam’s Apollohal was transformed into the stage for Zuidas Business Boxing Part V, “The Golden Edition.” After four months of intense preparation, ambitious professionals stepped into the ring for an unforgettable boxing experience.Guided by the energetic presentation of Jeroen Post and three-time K1 World Champion Remy Bonjasky, the bouts were judged by an expert panel consisting of Thom Harinck, Ilonka Elmont and Bert Kops. The evening brought together athletic performance and stylish entertainment, as participants pushed their physical limits while raising funds for a charitable cause.

Meet The...

Zuidas is best known for being Amsterdam’s business district, chock-a-block with skyscrapers and scores of offices. More recently, however, the district has grown into a veritable urban neighbourhood and a great place to live and hang out. Many businesses have also discovered Zuidas, and with their arrival, the district has added a wide range of services and amenities, including shops, schools, fitness centres and places to drink and dine. Powering each of these establishments are entrepreneurs and employees with their own special, personal stories that we’re eager to share with you.
