HAVING GROWN UP WITH A CULINARY PASSION on an island with a glorious supply of the ocean’s freshest catches, I am, without question, a seafood addict. It is only natural then that I have spent most of my life living in coastal cities—New York, Los Angeles and New Haven—since leaving home. (I first landed in Paris as a student during a season when the air seemed perfumed, so I have forgiven it for not curbing my longing for the sea.) With a coastline of 18,000 kilometers lining an area of 9.6 million square kilometers, China’s expansive coastal cities have historically produced a vast number of writers, politicians and thinkers who were open to foreign influences. And today, nautical journeys are calling those Chinese who are eager to venture out of their geographical and cultural confines. Inevitably, they find their way to the Atlantic shore. From Hudson to the Hamptons, New York is blessed with opportunities for sailing and yachting of which one could only dream. One would do well to cherish the precious long summer days ahead by exploring Manhattan’s seasonal fashions and al fresco dining. New York and Long Island—in an era not too far removed from our own—served as the backdrop for The Great Gatsby, the F. Scott Fitzgerald’s classic that Baz Luhrmann recently adapted for the silver screen. His remake reinterprets the Roaring 1920s’ U.S. Modernist sensibilities through costume designer Catherine Martin’s collaborations with Tiffany, Prada and Brooks Brothers. On April 17, I attended the Gatsby party thrown by Tiffany at its Fifth Avenue flagship store’s Jazz-Age salon. Gatsby is not only a cautionary tale about a cracked American dream; it’s also about the potential for reinventing one’s identity through style. Freedom, resourcefulness and richness—these are the magical qualities of a nautical life that I hope you will take away from our Summer 2013 issue.

WITH THE OFFICIAL SUPPORT OF YUE MAGAZINE, Lang Lang staged a rousing concert at Carnegie Hall on June 3 to benefit students from his International Music Foundation. Alec Baldwin presided over the event, while Joshua Bell, John Legend, and Johnson Zhongxin Li—a nine year-old pianist—each took a turn performing alongside Lang. The concert was followed by a dinner with the artists, at 10 on the Park at the Time Warner Center. The evening was an extreme success, raising $1.25 million for the Foundation. SUMMER 2013 | 21

While Vera Wang received the prestigious Geoffrey Beene Lifetime Achievement Award, Philip Lim won Accessories Designer of the Year for his 3.1 Philip Lim collection, and Public School founders Dao-Yi Chow and Maxwell Osborne received the Swarovski Award for Menswear. Winner of the 2011 Accessories Designer of the Year Award, Alexander Wang, received two nominations. Hillary Clinton presented Oscar de la Renta the Eleanor Lambert Founder’s Award for his work and contributions to the field. YUE magazine publisher Chiu-Ti Jansen also broke ground by being the first and only representative of the Chinese media to ever be granted access to the evening’s red carpet coverage. Jansen interviewed Lim and both Wangs—Vera and Alexander—in attendance for Phoenix TV and Phoenix Fashion.

Chinese supermodels Liu Wen, Sun Feifei, Shu Pei, Ming Xi and Bonnie Chen had the rare opportunity to walk in their native country in the unprecedented fashion presentations. The day prior to the fashion shows, U.S. Ambassador to China Gary Locke and his wife Mona Lee Locke welcomed the design teams and program hosts with a cocktail reception at their Beijing residence, followed by a dinner hosted by Vogue China’s Editor-inChief Angelica Cheung at the sleek 1949 Hidden City complex. The two-day event is part of the CFDA/Vogue “Americans in China” initiative, generously underwritten by Silas Chou, which launched in 2012 with a mission to introduce U.S. design talent to the blooming Chinese luxury market. Jack McCollough and Lazaro Hernandez, the duo behind Proenza Schouler that won CFDA’s 2013 Womenswear Designer of the Year, gushed that “the trip was an incredible opportunity to spend some time in Beijing and be immersed in Chinese culture.” Clearly, the “Americans in China” program has fostered more than fashion exchange. Chiu-Ti Jansen, Publisher of YUE Magazine, interviewed participating designers for Phoenix Fashion and attended all festivities as a special guest.

ON JUNE 7, Chinese actress Gao Yuan Yuan arrived in Southern California to embark on a weeklong sojourn as the Golden State’s first Chinese tourism ambassador. “Gao is elegant, global and fashionable,” Lynn Carpenter, vice president of marketing for Visit California, explains to YUE. “We were looking for someone who could embody the California attitude and be an extension of our brand, and Gao was a natural fit. She is someone who is genuinely enthusiastic about experiencing all that California has to offer.” At 33, Gao remains one of the Chinese film industry’s go-to “it girls,” her name eternally linked with qingchun, loosely translated as “teen purity.” With an impressive roster of films and awards under her belt—including a starring role in the 58th Cannes Film Festival’s Prix de Jury film, Shanghai Dreams—Gao Yuan Yuan is known for roles that straddle the nexus of the relatable girl-next-door and the unapproachable xiannv, or “Chinese fairy.” Her groundbreaking interpretation of an iconic Chinese character, Zhou Zhiruo, in 2003’s The Heaven Sword and the Dragon Sabre propelled her to leading lady status. Since then, she has had an uninterrupted streak of commercial and critical successes.. From her scholarly upbringing by a Tsinghua-educated father to a practiced modesty rare among female stars, Gao’s embodiment of traditional Chinese virtues have shaped her wholesome public image and helped her to cultivate a solid fan base in mainland China, including 20 million-plus Weibo followers. These same qualities landed her squarely on the radar of Caroline Beteta, president of Visit California, in her search for a Chinese tourism ambassador. Tellingly, Gao brought her father and aunt along for the trip to the West Coast last month. “My father is already 75 years old! Yet he had a blast at Universal Studios,” Gao divulges. 以下,高圆圆与《约》分享了她对迪士尼,纽约和好莱坞的 感想。 《约》:第一次来加州是什么时候,还记得吗? 高圆圆: 第一次来加州是2010年2月,为美国加州Almonds商会拍 摄广告。来之前觉得加州是一个充满热情的地方,来了之后发 现,加州不光有它的热情,这还是一个充满温暖又多元化的地 方。你可以像沙滩上的人一样享受悠闲假日,也可以像好莱坞的 名人一样感受电影人的梦想天堂。 《约》:你和加州有什么共同点吗? 高圆圆: 要说共同特点,可能就是都和娱乐行业有关吧。我是电 影演员,而南加州娱乐产业比较发达,集聚了世界最具影响力的 影视制作公司。 《约》:那么这次来有什么新发现?新收获? 高圆圆: 这次的行程让我对加州有了更深的了解,我们在环球影 城感受到了不一样3D特技,身临其境的感觉很特别。 日程安排上整体都比较有惊喜,去了很多很特别的地方。比 如在迪士尼加州探险乐园的“飞跃加州”。 迪士尼到处都充斥着童话的气息,当晚也在迪士尼里面看 了非常震撼的灯光秀,当中串连了好多迪士尼的影片,非常值得 一看。另外,Cars Land也很精彩,仿佛融入了电影当中。 在 Napa Valley 的 Robert Mondavi 酒庄让我对于红酒的制 作工艺有了全新的理解,我们参观了整个酒庄,也品尝了红酒。

YUE: Do you remember your first time in California? GAO YUANYUAN: The first time that I visited California was in February 2010 for an Almond Board of California TV commercial shooting. Before I came, my impression of California was that it was simply a place full of passion, but after arriving here, I found that it’s also a place that’s full of warmth and diversity. You can enjoy a holiday on the beach or soak up the movie star dreamland that is Hollywood. YUE: What do you share in common with California? GY: The entertainment industry. I’m an actress, and the entertainment industry is so well-developed and advanced in southern California. All of the most influential movie production companies are here. YUE: And any new discoveries on this trip? GY: I feel like I have a deeper understanding of California after visiting. I had a very cool experience in Universal Studios, for example, with its 3-D special effects. The whole itinerary is full of nice surprises, and I got a chance to try many unique things, such the Soaring California ride in Disney’s California Adventure Park. In Disneyland, everything is fi lled with the magic of fairytale. We saw a splendid light show there that was well-worth the watch. The Cars Land ride is also marvelous—it makes you feel as if you’re in the movie. A tour that I took of the Robert Mondavi vineyard in Napa Valley provided a full-scale introduction to the winemaking process.

YUE: You currently reside in Beijing. Is there anything that you would want to bring back home from the U.S. ? GY: Probably the fresh air in California. (Giggles).

《约》:在加州有什么最深刻难忘的瞬间想要 珍藏在记忆中呢? 高圆圆: 在距离 San Francisco 2 小时车程的 Napa 谷 Yountville 小镇,享受太阳落山后的宁 静与舒适。在这个遍地葡萄园的小镇,仿佛到处 能嗅到那醇香柔和的纳帕葡萄酒的香气。那个画 面太美了。

YUE: Did you have a memory from this trip that you will savor? GY: My favorite memory is of a drive that I took two hours’ north of San Francisco through Yountville in Napa Valley. It’s a tranquil town, and I got to see the sun set over it. When you’re in a town surrounded by vineyards like that, you feel as if you could smell the aroma of the wine everywhere, and it’s such a beautiful scene.

《约》:会带什么礼物回去? 高圆圆: 在迪士尼买了些童装给家里的侄女,也在 酒庄也买了红酒送给朋友。

YUE: Have you brought any gifts back to China? GY: I bought many children’s outfits at Disney for my niece! And some wine from the vineyards for my friends.

YUE: As a fashion icon, what are your favorite brands and style? When you travel, are you a shopaholic? GY: As a brand that I’ve worked with for a long time, Longchamp is one of my favorite brands. I like free-spirited styles that are natural and not restrained, allowing me to express myself. When I have a chance to go abroad, I am more occupied with interacting with and understanding a city through walking, seeing, and feeling.

《约》:作为一个中国女性的代表,在国际舞台出没时,有什么特 别注意的吗?

YUE: Is there anything you pay special attention to when you’re on the international stage,?

GY: I’ll let nature take its course, Hollywood is always a dream for actors, but I can’t force anything. If there’s a real chance for me to develop my career in Hollywood, I would definitely go for it.

《约》:最近关于高圆圆时尚风格佳评的文章处处既有,但自几 年前来过纽约时装周后,近年来都只参与米兰或巴黎,还会来 纽约参加么? 高圆圆:有机会还是会去纽约时装周的。纽约是名符其实的时尚 之都,文化气息浓郁。摩天大厦穿插着一个世纪以前的砖房、教 堂,历史沉淀的痕迹可以按图索骥寻找美国文化的魅力。不管是 漫步在布鲁克林,欣赏维多利亚式的老宅,享受悠闲;还是穿梭 在曼哈顿,欣赏完百老汇的音乐,感受时尚之都的魅力,都是我 所喜欢的生活方式。

GY: When I cooperate with an international team, I pay attention to how we are communicating. Because there are cultural differences and a language barrier, I have to try to minimize any change of misunderstanding. I also care about the image and behavior of my team because, after all, we represent China for many other people. YUE: Your personal style has been lauded profusely in media recently. You attended New York Fashion Week several years ago but have only attended shows in Milan and Paris since. Will you eventually hit up New York Fashion Week again? GY: I will certainly attend New York Fashion Week when my schedule allows. New York is truly a city of fashion and culture. It has everything from skyscrapers to century old-churches. The mark of history adds to the charm of American culture. Whether you’re leisurely strolling through Brooklyn and enjoying its old Victorianstyle houses or taking in a Broadway musical in Manhattan, you are experiencing the charm of the city of fashion. I love the New York lifestyle.

In fact, the designs that the shop developed during that time were kept quiet under the country’s Military Secrets Act until the brand was acquired by the Richemont Group in 1997. Now in its ninth season, the Panerai Classic Yachts Challenge celebrates the company’s century-long maritime legacy and has been described as the leading annual international circuit for both vintage and classic sailing craft today. Over the course of ten events last year, the challenge drew more than 600 entries and some of the most important yachts from sailing history. This year’s series began in Antigua and Barbuda in April and has since moved the Mediterranean. The North American leg of the circuit will open in Nantucket, Massachusetts on August 9. SEA THE STRIPES STRIPES Breton stripes have a storied history. Napoleon’s victories determined the stripe count (21), Mme. Bardot made it glamorous, Picasso made it bohemian and Jean-Paul Gaultier has ensured that its relevance today. The Breton stripes or marinière— navy on a white background—were originally established as the official uniform for seamen in Brittany by the 27th of March 1858 Act of French law. In more modern times, this pattern has expanded and been tweaked in a variety of ways for the savvy fashion consumer, but the original concept and aesthetic remains. Oscar de la Renta featured horizontal stripes on his couture for summer 2013, as did Christian Dior, Michael Kors and Marc Jacobs. In Milan, Dolce & Gabbana sent out a bevy of Sicilian striped outfits—perfect for a daytime sail off Porto Cervo or dinner at Villa D’Este in Lago di Como. During the day, let your stripes run wild in color on top, but keep the rest of your look simple and understated. Neutrals and pastels pair nicely with striped blazers and skirts. THE SUN SCORCHES, the beaches beckon, and the rosé is chilled. At least in an ideal world, the warmer months are marked by increased leisure, outdoor adventures and social gatherings. Before I arrived for the men’s shows in Milan last summer, I took a brief pause in Como, Italy, where the lake lifestyle is refined yet relaxed. I ended up on the water round the clock! Over the next few days in the humid heat of Milan, we saw how the world’s leading menswear brands were interpreting cool, casual elegance for the warmer months. To me, one big winner was designer Thomas Maier, who focused on relaxed earthen pullovers, tunics and lightweight cotton loungewear in his show for Bottega Veneta. On the louder end, there was Frida Giannini for Gucci, whose models rocked suits and loafers in splashy ‘80s monochrome colors. Or Christopher Bailey, for Burberry, whose metallic trench coats truly had editors talking. Tropical prints and themes dominated the catwalk at Ermenegildo Zegna, Calvin Klein Collection, Dolce & Gabbana’s Sicilian fare, and Kean Etro’s paisley-fueled collection for Etro, which was noticeably British colonial.

Then there was Donatella Versace’s gladiator-wrestler situation: barely-there, gilded sportswear and excess. Linens, Egyptian cottons and crisp silks were woven in a variety of jacket-and-pants numbers on the Milanese runway. Giorgio Armani knows fabrics and comfortable elegance like no other, and it showed in perfectly tailored looks that seemed as if the models had just disembarked from a private yacht in Beaulieu-sur-Mer and with calm affluence. Inspired by Signore Armani’s theme, I skipped Paris and fled to Portofino for seaside fun at Hotel Splendido. From then on, the classic theme stuck. This summer, we explore nautical trends and how to comfortably style yourself from the pool to the party. AY, AY, SAILOR From the iconic pull marinière to the perfect pair of swim trunks, daytime beach and sailing outfits should be where your personality shines through. Prints are the best way to achieve this. Parke & Ronen, Vineyard Vines, and Paul Smith offer lively swimwear options in numerous prints, many of which can be personalized. Out of the water, a fun and unlikely twist on smart nautical daywear was exemplified in Scott Sternberg’s collection for Band of Outsiders: cleverly traditional yet youthfully French. Match a colorful tee-shirt with stonewashed chinos for a walk on the beach or go more athletic, with Michael Bastian for Gant’s Galapagosthemed surf pieces. Sunwear protection is essential for long days spent in the outdoors. After protecting your skin with SPF sunscreen, be sure to protect your eyes as well. Make sure you have a pair of shades for sports and leisure and another for more snazzy occasions. While wayfarers and aviators styles are always de rigueur, we’re giving the “pilot” lenses a go. These materials keep you chill and generally travel well for weekend getaways. Another trend is the short suit, as seen at Armani and Z Zegna, which certainly offers more breathability than a regular suit without marginalizing one’s style. Pair your formal suit with cozy non-scuff boat shoes, leather or suede gunnisons, loafers or driving mocs, and a brightly hued paisley or striped tie. When it comes to less fanciful soirées, trade in your blazer for a lightweight scarf, shawl-collar sweater or cardigan. Those craving a bit more modernity should investigate Jil Sander or Prada’s twobutton suiting with notched lapels. A personal favorite from Paris that couldn’t have been more befitting for waterside merriment was the sleek aesthetic of Dior Homme. SAY YOU’RE A CHINESE HIGH SCHOOL STUDENT getting ready to prepare your college applications. You’re determined to go to an elite school in the U.S., but don’t want to limit your options by applying anywhere early decision. At the same time, you’ve heard that your GPA and TOEFL scores aren’t quite up to the standard of the best American universities, at least if you apply as part of the regular-decision applicant pool. All of this has left you a bit hopeless, and you’re not sure what to do now. It turns out that there may be another way in.

Data taken from various universities’ Common Data Set, a survey taken and made public by many schools throughout the country, indicates that several well-known, top-tier American undergrad programs accepted transfer students at a higher rate than first-time, first-year students who applied during the same academic year. At certain schools, this phenomenon can be observed on a consistent basis over the course of the past two or three years.† Thus, applicants may improve their odds of getting into specific schools if they apply as a transfer student rather than via regular decision. Furthermore, given the criteria for admitting transfers and the fact that attending school in the U.S. is sure to improve anyone’s English, certain Chinese students would do well to consider attending a somewhat less selective university in hopes of changing schools at a later date.

Prospects for Transferring A comparison of recent transfer and regular-decision acceptance rates at the top thirty universities in the U.S. has yielded some intriguing findings. For each of the past three academic years, Cornell University has admitted a larger percentage of transfers than regular-decision applicants—20.6 percent and 16.6 percent, respectively, last year. The same has been the case at Brown University for each of the past two years when the school has made its Common Data Set public; for 2011-2012, Brown accepted 11.2 percent of its transfers and 8.9 percent of applicants who applied through regular decision. Each of the past three years also saw this trend at Vanderbilt University (tied for seventeenth place on U.S. News’ National University Rankings) and the University of North Carolina at Chapel Hill (in thirtieth place). At the former school, transfers were—if you can believe it—about twice as likely to be accepted as first-time, firstyear applicants for each of the last three consecutive academic years.

Factors in Transfer Admission Decisions About one-third of all college students in the U.S. are now expected to transfer at least once before completing their degree.* The fact that transferring is so prevalent today should give you a sense of how acceptable the practice has become. In China, students looking to transfer between universities must retake their college entrance exams in order to do so. In the States, however, only 7.3 percent of postsecondary institutions rated standardized test scores (as on the SAT or ACT) a factor of “considerable importance” in the transfer admissions process.* This news bodes particularly well for the vast number of Chinese applicants who cite their test scores as an area in need of improvement. What is more influential in their decision is a student’s GPA at their current university.* It follows that Chinese students with weaker TOEFL scores, SAT scores or high school GPAs may improve their chances of getting into a top-tier school like Cornell or Brown by showing that they can succeed at a somewhat less selective American college. In fact, according to Deborah Shames, a transfer admissions advisor for Kaplan Education Foundation, standardized test scores and high school GPA are given less and less weight the longer students have been out of high school.** Students whose test scores or high school grades would count strongly against the rest of their application might then fare better the longer they hold off on switching schools. After college GPA, the next most important factors that figure into the transfer admission process are their essay or writing sample and letters of recommendation.* And as simple as it may sound, most American universities will look favorably upon any Chinese student who has already been studying in the U.S. for some time. They assume—as CEO of Golden Bridge Education, Inc. (a consulting firm for Chinese students pursuing higher education in the U.S.), James Gao, noted—that these students must have some kind of handle on English from having been immersed in the language. “After one semester or one year,” he said, “their English is better—they’ve been speaking it and hearing it.” Thus, for Chinese students who need to brush up on their ability to write and speak in English, attending school in the U.S. for any period of time is quite likely to prove fruitful.

Other Considerations for Potential Transfers U.S. News advises that potential transfer students seek out personnel known as “transfer credit evaluators” at different schools in order to determine if and how credits from their previous school would transfer to the new institution.

In addition, transfer applicants should be wary of saying anything negative about their last school. Instead, they should try to speak positively and give specific, tangible examples when discussing their reasons for transferring.** Most schools’ Common Data Sets—which can easily be found online—offer a great deal of useful information for potential transfer students, including admission criteria and freshman class profi les. Generally speaking, the better informed students are, the more they will improve their chances of admission and the more they can be sure that they are picking the school that fits them best. So don’t think you’re going to be forever condemned to your safety school if that’s the only place where you’re accepted at first. THE AMERICAN NAUTICAL LIFESTYLE can be witnessed in all its glory on the coast of Hyanis Port, Nantucket, Martha’s Vineyard, and a few other select locales in the Northeast United States that have garnered a reputation for harboring WASPs (i.e., the landed American cultural group frequently affiliated with old money and prep schools). Telltale signifiers of this lifestyle are “Nantucket red” shorts, Vineyard Vines polos, and all things pastel or critter print. John F. Kennedy—the last Chief of State to own a presidential yacht—is often regarded as the tradition’s progenitor. Today, pictures of Jackie O, JFK Jr., and Caroline Kennedy leisurely reclining on the hull of the small sailboat Victura (the boat that JFK received from his parents on his fifteenth birthday) are relics from an era of innocence long lost to the annals of American history. Once a hallmark of American prep tradition, the nautical style is now evolving into a global phenomenon. Sailing is on the rise off the coasts of China as a younger, wealthier generation of Chinese has taken an interest in the seafaring lifestyle. Their newfound hobby has been matched by a proliferation of marinas and yachting clubs in China. And more yachting in China has been a boon for yacht manufacturers around the world; the Shandong Heavy Industry Group recently purchased the most notable Italian yacht manufacturer, Ferretti Group. Last August, a group of Chinese yacht media convened at various coastal towns around Maine for the state’s tenth annual lobster boat races. The reporters there sought to connect with brands and learn about boat manufacturers in the area. SUMMER 2013 | 73

“The Chinese don’t really know what’s out there. They don’t know about all the different companies that make these beautiful boats,” Sarah Fawles, Director of Marketing at Morris Yachts, shares with YUE. “One of our Asian clients comes back to Maine every year as a sort of pilgrimage to the company,” Fawles divulged. Asian customers in the market for high-end yachts are drawn to companies like Morris that combine the history and narrative of a family-owned business with a reputation for superb craftsmanship. Chinese customers want to buy into a brand, not just a product. Many of the Chinese who are purchasing powerboats and yachts are doing so as a business investment. Chinese businessmen ostensibly demonstrate wealth and taste today by entertaining clients and sealing deals on their boats. Perhaps harking back to a time when treaties were signed on warships, the boat has become a common stage for the modern-day power-play business deal. It screams of hubris and accomplishment. And among other advantages, to be able to speak of the American heritage of a boat produced by a historic, family-run business in New England allows businessmen from China to demonstrate their grasp of the Western market. The onus is still on Chinese consumers to seek out niche American yacht manufacturers. Yacht companies are keeping close watch on Chinese purchasing habits and are tailoring their investment strategies to match. Many Chinese today are discovering American yacht companies on trips they’re making to the U.S. for business and tours of prospective schools for their children. And with slumping real estate prices in China, property developers are looking to yacht clubs as a promising investment. Chinese billionaire Wang Dafu, chairman of property developer Visun Group, is in the midst of a major pivot to refocus his business on the development of high-end yacht clubs. “I spend 80 percent of my effort in the yacht business, but I make 20 percent of my money out of it,” he said. “In the future, the ratio will be reversed.” Now there are over ninety yacht clubs in China, and the number continues to rise.

As regulations continue to fall and more waters open up for recreational boating in China, no one doubts the potential for explosive growth in the luxury yacht market. The number of high-net-worth individuals is comparable to that of the U.K., but there are only about 1,500 yachts in China, as compared to 600,000 in the U.K. With Chinese luxury consumption on the steady rise, all industries have been tailoring their products to the Chinese consumer; boat developers attuned to their customer’s predilection for highest quality finishes are beginning to seek the details that cater to this clientele. While Chinese want the fine leather and craftsmanship of Italy, they also appreciate personal touches like deluxe mahjong tables or expansive karaoke parlors. Some benefits of yacht ownership are universal. Boat races such as Massachusetts’ Figawi, a race from the port of Hyanis to the island of Nantucket, have become something akin to a national holiday for the prep set in America. Boat owners travel from all over the East Coast to participate, and aspiring boat owners congregate on the beaches for “tent parties” to get a glimpse of the picturesque, panoramic view as hundreds of sailboats enter the harbor. In the Hamptons, it’s no longer enough to just own property. To escape the hoi polloi that descends during the summer, residents host yacht parties just off the coast. If your yacht happens to be the size of a battle ship, just parking it can clue people into your status. Russian oligarch Roman Abramovich parked his $1.5 billion, 168-meter yacht Eclipse along the wharf next to the Armory Art Show. Many attendees seemed more intent on photographing the yacht’s two helipads and onboard submarine than on purchasing paintings next door. New Yorkers who might be similarly inclined should be sure to check out the city’s North Cove Marina in Battery Park City at the southern tip of Manhattan. Often referred to as “Monaco on the Hudson,” North Cove allows visitors the option of enjoying brunch or wine aboard a schooner or taking a simple sail around the New York Harbor and Statue of Liberty. “When people come across North Cove for the first time, they say, ‘Wow!’,” said North Cove Commodore Michael Fortenbraugh. Those interested in purchasing a yacht should seek out a yacht broker who can provide information about a wide variety of yachts. Potential buyers should ask their brokers about what kind of size, motor, and amenities would make the most sense for them after deciding how they would use it. SUMMER 2013 | 75

The Chinese yachting industry has a long way to go before the coast along the South China Sea begins to resemble Cape Cod or Cannes. Yet as a younger generation of Chinese grows up around marinas, the similarities will undoubtedly accelerate. For now, though, being a connoisseur of the nautical life in China remains a status symbol in itself, an appropriation of a Western idyll that most people—even in America—cannot reach.

PRESIDENT OF HALSTEAD PROPERTY Diane Ramirez has been working in residential real estate for 39 years. She has worked in New York City for nearly her entire career and has accomplished much in that time. She currently serves on both the Department of State Real Estate Board—to which she was appointed by the governor three years ago—and the Real Estate Board of New York (REBNY). From 2003 to 2007, she co-chaired the REBNY’s Board of Directors of the Residential Division and ultimately received the organization’s Henry Forster Award in commemoration of her achievements in both real estate and as a philanthropist. (Ramirez and her husband Sam have been longstanding supporters of the Valerie Fund, a New Jersey-based organization for children affl icted with cancer.) YUE Magazine recently spoke to Ramirez about her advice for Chinese buyers, Halstead’s success, and her love of charitable work. YUE: Chinese real estate investments have been booming in the United States, and Chinese buyers are purchasing and investing in some of the most luxurious properties in New York City. As president and co-founder of Halstead Property, how do you think Chinese clients are influencing the real estate market? How is Halstead tailoring its services to the needs of Chinese investors? RAMIREZ: The most important thing about the real estate market in New York right now is the low level of inventory and the increased demand for well-priced property. It’s a healthy market overall, and we are finding that the Chinese buyers are exploring not just Manhattan but also properties in the other boroughs, including Brooklyn. YUE: Under your leadership, Halstead has grown well beyond its original goal of three storefront offices to more than 25 (with at least 1,000 agents!) throughout the tri-state area. What are the secrets to your success? RAMIREZ: Since founding the company nearly 30 years ago, we have always looked at expansion in all different types of markets. It is imperative that Halstead Property expands in the smartest way possible—we strive to find markets and locations that will complement our growing business and existing offices. Under the direction of Terra Holdings, our parent company, we have been able to identify some of the best opportunities to grow Halstead in the most strategic way possible from the Hamptons to Connecticut to Brooklyn. I am very proud of our now 27 offices throughout New York, Connecticut and New Jersey—and we keep strategically growing! YUE: Your dedication to charity and philanthropy includes contributions to sectors both inside and out of the real estate community. What first sparked your interest in philanthropy? What about it do you find most rewarding? RAMIREZ: I was taught from an early age to help your neighbor and that charity often begins at home. I come from a large family where we took care of each other, and our extended family included our neighbors and our community. This notion has never left me, and I have tried to instill this in my children. Now my grandchildren and I enjoy watching them all give back. My charity interests have always grown from someone or something near to my heart— an organization that helped a dear friend with their son’s successful battle with cancer, supporting our own real estate community by helping to raise money for the Members in Need charity or just a willingness to teach or hopefully set a good example for all the hardworking agents in our community. I try to start each day with an awareness and an openness to give or share in whatever small way I can. SOME OF THE BEST UNIVERSITIES in the United States are located in vibrant cities like New York and Los Angeles. Of course, these schools offer housing for international students, but dorms are often small and shared among several students. As a parent, it is worthwhile to consider an off-campus house or apartment as both an accommodation for your child and a long-term investment. One Chinese mother recently dropped $6.5 million on an apartment in One57, a luxurious 75-story skyskraper on West 57th Street, in anticipation of her toddler’s eventual need for an off-campus apartment. Although planning that far in advance may sound a bit extreme, more and more students in urban centers like New York are moving off-campus. “Student housing and meal plans—as well as tuition—are not as price-friendly as they used to be,” said Morgan Graham, a real estate broker at Miron Properties. “Families fi nd better prospects for future fi nancial gains by purchasing off-campus housing.” “Parents are ultimately looking for sound investments—something that will grow in value in the burgeoning market or, at least, a property that will sustain its holding in the real estate market,” he explained.

LOCATION, LOCATION, LOCATION With more than a dozen colleges to be found in Manhattan, it would seem as if any space in the area would be well-suited for a student living in the city. And yet no parent wants their child traveling for more than an hour to class every morning (and this is, in fact, the grim reality of the situation), so it is important to know which neighborhoods are closest to certain schools. A Corcoran Group associate, Stephen Larkin, recommended housing options on the Upper West Side for Columbia University students and Greenwich Village for those attending New York University (NYU). Graham noted that the areas around Riverside Drive, NYU, and Central Park have been trending lately. Because Riverside Drive is particularly close to Columbia and Fordham University’s Lincoln Center Campus, housing in that area makes sense for students at either school. At the same time, the areas around NYU are also conducive to students commuting to the New School and Cooper Union.

Since New York is also a desirable city for non-students, properties purchased well in advance of a child’s future need for college housing could be made to serve other purposes in the meantime and afterward. Karen Kelley, a senior vice president and associate broker at the Corcoran group, said, “They want to invest in property that upon their son or daughter’s graduation—if they don’t stay on—can be fl ipped, leased or maintained as a pied-à-terre.”

“Location is a key factor,” said Michael Chen, director of Asian market development and real estate agent at Bond New York, “but a good layout and nice future returns are just as important.” Chen holds a background in fi nance and works to ensure that his buyers are not only providing a safe apartment for their children, but also one that will retain its value over time. “Often post-grads fi nd internships and jobs within our great city, so purchasing as opposed to renting is a fi nancially beneficial solution in the long-term,” said Graham. “In one scenario, a client had planned to sell the unit upon their child’s graduation, but the apartment quickly became a graduation present due to its increased value,” he added. Graham further noted that the average price paid as of late ranges from $500,000 to $1 million and are typically all-cash transactions. “Our fi rm has noticed an upswing in the foreign luxury market over 2013, as the market continues to rebound,” he said.

WATCH OUT FOR CO-OPS Referring to cooperative (“co-op”) apartments, Tina Yang, a broker for Bond New York, offered the following advice to Chinese buyers: “Please be sure to understand what a co-op is. If you don’t, have your broker explain it to you before blindly viewing apartments. The price and apartment style of a co-op unit tend to attract one’s attention, yet the rules and regulations of a co-op do not fit Chinese people’s style at all. It’s easy to get confused.” While purchasing a condominium amounts to owning the property, buying into a co-op means owning a share in the co-op corporation. Co-ops also typically cost less, but have higher maintenance fees and strict rules regarding subleases. The less stringent regulations for subleasing that one fi nds with condos allow owners the option of renting it out after their child graduates.

It is tempting to forgo a broker because of the expense, but even more important to understand what is actually being purchased and ensure that the apartment in which your child might eventually live is actually a safe space. Potential buyers should remember that the real estate market in New York is nothing like what it is in other parts of the country. “These are high-priced investments, and tapping into a personable resource who is knowledgeable about the local market is quite prudent,” Morgan said. “We are here beating our feet everyday and are aware of what our clients need for now and the future. Manhattan speaks to us, and we enjoy letting our clients know what its saying.”

Ms. Kelley added that Chinese buyers are usually looking for condominiums, and, preferably, newly constructed ones that are fully wired and feature ample security and centers for both business and fitness. Richard Nassimi, director of sales at The Residences of W New York Downtown, said, “A large percentage of the purchases in the W Downtown Residences are from foreigners,” estimating that perhaps more than 60 to 65 percent of his buyers hail from mainland China. “They are mainly looking for one-bedroom apartments for various reasons: they are a good size, accommodating, and easy to fi nd a tenant for if they decide to rent later on,” he noted.

Chinese director Chen Shi-Zheng will bring his stage production, Monkey: Journey to the West, to the Lincoln Center Festival next month. The family-friendly 90-minute show takes its plot from Journey to the West, a 16thcentury folktale by Wu Cheng’en.’ In Shi-Zheng’s version, the traditional story is presented in a fantastic, novel way that is probably not what audiences are expecting.
