My earliest memory in life dated back to when I was two years old. So I guess an interval of two years is a quick benchmark for registering self- awareness. As YUE celebrates its two-year journey, it is growing bigger—physically and psychologically. In a larger size, the re-designed YUE has extra room for luxurious display of the finest things in life. Starting September 2013, both YUE and its West Coast edition, formerly known as LUO, will share the same magazine title YUE. YUE’s East Coast edition will cover the unique experiences that New York and surrounding regions have to offer, while YUE’s West Coast edition will focus on the lifestyle of California and Las Vegas. We want the best of both worlds— a national brand with region-specific contents. We are constantly seeking to sharpen our edge in engaging our curious readers who develop fast-changing tastes. A strong national brand will further our name recognition among the Chinese luxury travelers who seek to bond with the alluring U.S. lifestyle. In addition, the magazine will adopt a new oversize format, dynamic layouts, expanded exclusive contents, and the powerful use of original photography to create the maximum impact. This September readers will also discover enhanced digital content with the magazine’s new iPad application.

In this Power Issue, we do not only ask: WHAT IS POWER? We also ask: WHAT IS POWER DRESSING? How does one dress to manifest power? During the summer, I had a fascinating conversation with one of China’s most influential performers and thinkers Zhou Libo when he visited New York City with his wife Hu Jie. For me, Zhou is a messenger of power and dreams because he transcends the customary and generic divides between many different art forms. I hope you will leaf through our spreads of insights and discover for yourself what power dressing means for you. For me, it is the confidence to power through a fast-changing world with fresh takes on the classics, whether I am in a T-shirt, in a miniskirt, in a fantasy gown, or in a pinstripe suit.

China Beauty Charity Fund (CBCF) hosted the inaugural China Fashion Night Gala on September 6, 2013 at Pierre Hotel. CBCF aims to foster international understanding through cultural and academic exchanges by providing grants to empower Chinese women to achieve equality, autonomy, and to fulfill their potential. China Fashion Night benefits the CBCF scholarship fund at Fashion Institute of Technology to help talented Chinese scholars who study design. It was a fabulous début for New York’s spring 2014 Fashion Week. On Wednesday, September 4, the Couture Council of The Museum at the Fashion Institute of Technology honored Michael Kors with its 2013 Couture Council Award for Artistry of Fashion with a splashy benefit luncheon at Lincoln Center’s David H. Koch Theater. Notable guests including Anna Wintour; Aerin Lauder; models Chanel Iman, Lily Aldridge, Alexandra Richards and Patti Hansen; actress Nina Arianda and many socialites such as Jamee Gregory and Harley VieraNewton. Of course, YUE Publisher Chiu-Ti Jansen was in attendance as a board member of the Couture Council and vice chair of the luncheon. Ms. Jansen wore a chic look from Mr. Kors' spring 2013 collection. At her table sat Yue-Sai Kan, the Emmy-winning television host and producer often referred to as "the Queen of the Middle Kingdom,” interior designer Geoffrey Bradfield, and Leszek Barwinski, Director of Lang Lang International Music Foundation. Guests enjoyed an elegant three-course meal as

Mr. Kors received his award from two-time Oscar winner Hilary Swank. Also celebrated at the luncheon was Kim Nguyen, a third-semester fashion design student from the Fashion Institute of Technology (FIT), who was named as the first recipient of the Michael Kors Endowed Scholarship. Mr. Kors donated $1 million to FIT to establish this endowed scholarship, to be awarded annually to a Fashion Design student who demonstrates exceptional talent in Fashion Design but whose educational endeavors are limited by financial constraints. All costs associated with a bachelor’s degree program at FIT are covered, as is a year of study at FIT’s program in Milan, Italy, at Politecnico di Milano. “I am excited to celebrate with Kim Nguyen, who is the first Michael Kors scholarship winner,” Mr. Kors told us in an exclusive interview afterwards. “Fashion is always about what’s next—and talent. She represents that beautifully.” Ms. Nguyen will also have the opportunity to intern at Michael Kors. 33

One of China's most well-established film director Wong Kar-wai made an appearance with his stars Zhang Ziyi and Tony Leung in New York City to celebrate the release of The Grandmaster on August 13. They were joined by high-profile figures including actor Samuel L.Jackson —— who claimed to be a fan of Wong, and notable designers such as Jason Wu, Anna Sui and Vivienne Tam. 9 On July 24, Asian CineVision presented the 36th Asian American International Film Festival in New York with 26 feature films and 44 short films for, by and about Asians and Asian Americans. The opening night screened the Chinese film LINSANITY. The presentation and gala that night was preceded by an exclusive VIP reception by the Asia Society to welcome LINSANITY’s Director Evan Jackson Leong and its producers as well as other distinguished guests including YUE's publisher Chiu-Ti Jansen. During the festival, Chinese films such as: Only Child, The Trail From Xinjiang, and Forgetting to Know You were presented along with nine Taiwan films.

Can you imagine delivering a monologue, non-stop for 220 minutes to a crowd of 6,000 people aged from eight to 80? Zhou Libo, China’s top standup artist-comedian, did just that in June this year in Sydney, Australia. Seinfeld famously proclaimed in its opening episode to be a show about NOTHING. But everything Zhou Libo said on and off the stage has been about SOMETHING. At 46, Zhou is at the top of his game and still rising. As the founder of “Shanghai Style Clean Talk” (haipai qingkou), Zhou has reinvented traditional cross talk, story telling, witty skits, mime, singing, and dancing by interjecting social commentaries and historical remarks. Using Shanghai dialect and Mandarin, he freely flirts with political or social subjects that were often perceived to be borderline taboos. His signature shticks Banter for 30 Years (Xiaokan sanshi nian), Banter in Great Shanghai (Xiaokan da Shanghai) and I am Crazy about Money (Wowei caikuang) were the top-grossing live performances in Shanghai, drawing on average between 4,000 and 6,000 spectators per curtain call. Writer-Scholar Yu Qiuyu called him “a one-in-a-100-year wizard”. I recently caught up with Zhou and his wife during their visit to New York. Known for his independent streak, Zhou the quintessential solo performer insisted on having his wife Hu Jie by his side during the interview. Unlike most Chinese men of his generation, Zhou did not shy away from publicly displaying his affection for his wife. Hu Jie is a self-made, stainless steel home appliances business owner. She hails from Wen Zhou, a coastal town 226 miles from Shanghai that boasts the most venturesome and outward-looking entrepreneurs in China. “My family is very relevant. She ignited the rocket of my wisdom. . . My wife has given up almost everything for me, but we have become one . . . Now my wife is brilliant when it comes to applying her business management acumen to analyzing viewer ratings and programming. She has given me so much . . . ” The inseparable couple clearly shares the same values despite their contrasting demeanors: the outspoken Zhou and the reserved Hu.They have great respect for each other and both have great analytical minds, albeit expressed differently.

Zhou told me that these days, if you see an event with a “Zhou Libo and Hu Jie” billing, it is his performance with his wife’s cameo appearance. But a “Hu Jie and Zhou Libo” billing would mean a philanthropic activity that his wife spearheads. Since 2009, Zhou’s influence has mounted after he signed onto a few national TV shows. He hosted the Libo Weekly Show, became the creative director and the Dream Ambassador of the China Dream Talents Show, and played the Dream Ambassador in the Dancing My Life. Four compendiums of his personal, witty exegesis on Shanghai-based expressions and social phenomena, his own quotables, and lyrics (due out soon) have added author to his numerous achievements. Despite his outspoken manner, Zhou speaks and writes in a cryptic tonguetwister style that unfolds in multiple layers of meanings after you sink your mind into it. Polite conversations are not Zhou’s cup of tea. Speaking with Zhou takes a lot of confidence. Alternatively funny and sarcastic, he loves to tease his conversation partner. A keen observer of social dynamics, Zhou focuses more on the psychological underpinnings of human nature and its anthropological implications, than on gossipy trivia. Zhou’s conundrum-like pronouncements about life and human conditions subvert many of our common perceptions and pre-conceptions. They knock you out of your ordinary train of thought. They are cyphers that force us to think and rethink. Known by his fans (he had close to 37 million based on the number of followers of his Weibo, known as Chinese Twitter, as we went to print) as BoBo, Zhou was named by CNN as one of the people “Who Mattered Most in China” in 2009. In 2011, he delivered a speech at the Economic and Social Council of the United Nations.

Zhou and Hu were married on December 20, 2010 in a ceremony attended by the who’s who in the entertainment and cultural worlds in China. The next day, Zhou unveiled Haipai Qingkou Charity Foundation with the seed funding of RMB 36.69 million yuan (equivalent of USD$5.5 million at the then exchange rate) from the couple’s and friends’ contributions. This included RMB 3.24 million yuan that the couple received as wedding gifts. In the wake of the earthquake in Ya’an, Sichuan this April, Zhou and Hu donated more than RMB two million yuan for the rescue and relief efforts. Zhou did not think there was anything particularly noble about their deed: “In this world helping others is risky . . . so is being helped. The key is your motivation . . . We are involved in charities for a very simple reason — we don’t consider ourselves noble — we are doing these for our own redemption: redemption of our ‘sins’.” Zhou believes that all successes in this world come with a price tag. The opportunities and resources in this world are limited. One person’s rise means another person’s fall. Rather than apologizing for one’s success at the expense of others, Zhou wants to give back to society. They do not desire any media attention because giving is an integral part of their daily lives. Hu told me that despite the risk involved in helping others, she would not hesitate a second when she sees someone in need of help. Having made China’s runaway economic growth and its accompanying fascination with material things his subject of study, Zhou told me that one cannot completely negate the material world. Instead of complaining about the inequality of income distribution, he thinks that it’s more constructive to try to succeed and then share wealth. Zhou also took the view that in China as well as in the West, a lot of discontent over material accumulation is based on unfair comparison among people. 41

Hu chimed in with her experience in the business world: a person’s own responsibility increases in tandem with material success. After one reaches out to help the needy, one can learn about the difficult lives of others and the relativity of happiness. Zhou’s stage persona is striking in his uncompromisingly sleek style: high-gloss hair with pronounced side parting, sometimes accompanied by a hipster hat and a smart suit accentuated with a bow tie with an Old Shanghai flair. In addition to custom tailoring, the go-to brand for Zhou’s signature look is Armani, like the black-on-black camp shirt and wide-leg pants that Zhou wore at the interview. “My wife has styled all of my stage outfits,” Zhou explained. “Given his age,” Hu explained, “a mature look is more befitting.” “What do you mean by 'given my age’?” Zhou interjected, as if to complain that his wife made him sound older than he actually was. Hu laughed: “A young person also has age.”Zhou soon raised his left leg in a jesting motion. They were sharing a moment of childlike playfulness, which characterized their interactions throughout the interview. Zhou has already appeared in several TV drama series and movies. Liu Wen recently became the first Asian in Forbes’ top 10 list of the world's highest-paid models, reaching fifth place with $4.3 million in earnings, just behind supermodel Kate Moss. Liu is the leading edge of Chinese models’ entrée to elite runways, such as New York Fashion Week, whereas an unassuming 21-year-old — wearing jeans, a black tank top and boots — offered a vivacious greeting. “Hello, I'm Mengmeng!” the short-hair young model said with almost tomboyish look. Mengmeng, who said now she can freely walk into a pub in New York since she turned the legal drinking age earlier this summer, is as much a fan of quiet nights as she is of parties and the new dresses they require. She loves the performance of Marlon Brando in The Godfather, enjoys watching The Big Bang Theory with her American boyfriend, John, who attended Peking University. She has thought about her post-modeling career (she would like to learn jewelry appraisal in New York) and is comfortable discussing economics with me. You might think she could do more than being merely a model. Under her first contract with Chinese agency Long Teng Models, she took part in this year’s International Modeling and Talent Association competition (the event has produced previous success stories such as Hollywood stars Eva Longoria and Katie Holmes) but kept her expectations in check. Days before the show, her career got a major boost when she was asked to sign with New York-based Fusion Models, giving her time in the spotlight at the September edition of Fashion Week. Mengmeng, trained as a professional model, can talk all day about fashion and power dressing."I always like edgy style. It gives me invisible confidence with a heightened aura." When she attends events, she favors contoured dresses, sharp-pointed or rivet-studded shoes, and a leather jacket, which combine in her view as symbols of power. Although her career has gotten off to a fast start since she arrived in New York two months ago, the young model knows she has a long way to go before achieving sustained impact in the industry, like Wen. She understands the need for hard work in order to adapt to — and thrive in — fashion's high echelon. Right now, her biggest challenge is improving her English. “I'm still not confident when I go to a restaurant. It is difficult to read the menu," admitted Mengmeng, whose efforts to clear the language barrier include watching downloaded videos in English every night.

Mengmeng is among a growing number of young Chinese models availing themselves a chance to boost their careers from New York. For a young girl who's just in her early 20s, it takes time for her to gain more opportunities and experience beofre she fulfills her dreams, but we have every reason to believe New York will help her make great strides with its fashion magic. Wang Weilin, 25, from Dandong in Liaoning province, has a unique oriental face. Tall and slightly tan, she has almond-shaped eyes and curls that cascade over the shoulder. It looks nearly natural but slightly wild, unassertive but impressive. Weilin also came to compete in the IMTA, where she won the top prize in the adult female model category. She also placed first in three categories: runway, jeans and makeup. By many accounts, she dazzled attendees at this year’s event. To Weilin, dressing for power is really about allowing her inner qualities, such as self-esteem and élan, to come through. That way, audiences respond to the aesthetics of what she’s wearing without losing sight of her uniqueness. Outstanding designers including Vera Wang, Jason Wu and Alexander Wang have drawn inspiration from their Chinese heritage to reach the pinnacle of success in international fashion, ushering in new talent as well. On the runway, we hope to see more hard-working Chinese models such as Liu Wen imprint Chinese style with both power and beauty in their own way. 51

One of the most interesting trends to observe and watch develop over the past few seasons, is the way that men's wear and tailoring has influenced the designs of women's ready-to-wear. While one could certainly point to Coco Chanel's garçonne aesthetic or Christian Dior's sharp "new look," the trend today is modern and more pronounced. Raf Simons for Christian Dior reinterpreted Monsieur Dior's new look this season with astounding results. The cooler, more youthful lady-like silhouettes were more playful. The waist was either belted or came with a peplum. Asymmetry and houndstooth prints had a more edgy, playful element to them. Aside from the dresses, Dior's collection had to-die-for, sophisticated coats, perhaps the most important element to add to a women's wardrobe. Some of my favorite runway shows were fueled by incredible outerwear. Giambattista Valli's crystal embellishments, especially on a mint evening coat, were breathtaking and perfect for a woman with a mission. Even more elegant was look No. 38 from Ralph Lauren Collection’s show, where a full-length velvet black coat with delicate embroidered accents, came sauntering down the runway. More modern was a Russian-styled military coat in sheeny black leather topped with an oversized Mongolian lamb collar. It was exciting to experience Alexander Wang's fall 2013 show, where he proved with aplomb that he was ready to up the ante and offer sumptuous mohair coats and fur accessories. Now that he has been lauded for his first collection for Balenciaga as creative director, all eyes remain on him. 65

In New York, Michael Kors showed post-modern sportswear in royal blue, hunter orange, camo, and black ideal for the ski slopes of Gstaad, Aspen or St. Moritz. Stella McCartney dreams up clothes that every woman would want to wear: practical, tailored and flattering. Her grey, modern outerwear for fall was no exception. Marni's show in Milan felt more refined and ladylike with fitted looks in tweed and British checks; a few had fur romantically draped down the side. Haider Ackermann's floor length coats resembled medieval military garb re-spun with a romantic, gothic vibe. His remarkable attention to proportions and tailoring make him a true winner for fall. He also threw in plenty of plaid and tweed. Masculine prints and British-inspired suiting were two other tasteful trends this season. From Calvin Klein Collection's tweed dresses that were straight out of WWII chic to the collections of Lanvin, Rag & Bone and Comme des Garçons-- all featured traditional plaid checks in modern silhouettes. Nothing impresses me more or seems more covetable than Hermès collections. Season after season they conjure effortless, polished style that is exquisitely fabricated. The collection of this season used saturated, moody colors in astonishingly costly leather, calfskin, fur, cashmere, and wool. It's the dynamic look to invest in. This fall, we investigate three autumn trends that are for femme fatale power dressing. From the unabashedly masculine and strong, to clothes that communicate prowess in structure, fit, or color. This autumn, it's all about evoking smart confidence from the executive floor to that important fall gala.

PREPPY PUNK "You need ideas to be subversive," designer Dame Vivienne Westwood told me in an exclusive for Document Journal, before the Metropolitan Museum of Art début of its Costume Institute exhibit on punk's influence on style. It's not just because of influential Met Gala's theme, either. Before then, Milan's and Paris runways were bursting with the strong theme: distressed tartan plaids, leather pants with zippers, torn embellishments and graffiti patterns. There was a sharp masculine edge to many of the clothes, but some were considerably more playful and garçonne. Look no further than Junya Wanatabe and Versace's rock & roll aesthetic, Jean Paul Gaultier and Givenchy's opulent leather pieces, Chanel's elegant tweed coats and chain-link, or Hedi Sliman for Saint Laurent -- which was all L.A. hipster punk. Embracing the pop art side of punk are downtown brands such as Moschino and J.W. Anderson. PURE PASTEL Most style mavens push pastels into the back of their closet for autumn. Thankfully, due to the genius of the collections of Céline, Pucci, and Proenza Schouler, pastels, especially on luxurious outerwear, are an excellent tone for this season. Highly structured coats in cashmere, fine wool, alpaca, exotic leathers, and camel hair emote a powerful, yet elegant image. Craven, Mugler, and Louis Vuitton also incorporated cotton candy hues in their winter 2014 collections that were as sensual as they were delicate and graceful. FABULOUS FALL FURS Fur continues to be both relevant and inspiring in the world of luxury fashion. The trend that was most interesting was the shorter coat or mini jacket, as opposed to a full-length coat. It's a tad more modern, but still reflects the provocative refinement that an impeccably cut fur coat can emit. Balenciaga, Valentino, Marc Jacobs, and Lanvin all featured this trend with a variety of lighter colored cropped coats. 67

The winter fashion week schedule always officially begins in Milan with Ermenegildo Zegna, which for spring 2014 will have Stefano Pilati at the helm. It was detail-oriented, exquisitely fabricated fashion that incorporated the brands exclusive silk blends and Spazzolino techniques. This in turn has forged a confident, signature style for the Zegna man that epitomizes metropolitan power dressing at its very core. Giorgio Armani still sets the bar high for immaculately tailored dressing that cries clout. His suits and formal wear for fall 2013 sauntered down the runway in dark tones of satin, cashmere, and wool. The commanding elegance was subtle and Mr. Armani's visions received a well-earned applause from attendees. He knows how to take a successful man with classic taste and update him, adding a touch of seductive self-assurance. Brioni's top-notch painstaking sartorial finesse and unbeatable materials resulted in one of the most refined collections. The tartan references and luxe fur and leather detailing seemed right on trend. A similar strength in dressing can be seen with the “Emperor of Fashion� across the pond, Ralph Lauren. His typical town meets country, golden age suiting focused on browns, olives, and earthen tones. The double-breasted, tailored suits demand respect and authority.

I rather enjoyed the daringly bright hues of hunter orange that popped up in the collections of Armani, Michael Kors, Etro, Oliver Spencer, Issey Miyake, and Paul Smith. There were dollops of the shade on pants and paneled, artsy sweaters. Z Zegna tweaked the shade to a more ocher blend that matched its runway of woodchips. The fine knitwear and coats were textured. Somewhere wandering in the woods, perhaps in mountainous Asia, was Etro's man. Lastly, who can resist those psychedelic evening and smoking jackets and robes in floral silk and satin at Louis Vuitton? Cigars and Cognac in Courchevel anyone? Trend or no trend, this fall is all about audacious fashion that is as comfortable as it is sophisticated. If you follow that path, the end result won’t be anything but pure power.

BEATLES MANIA We were first reminded that it was the Beatles' 50th anniversary this year at a presentation for Bloomingdales, which has created an exclusive capsule collection that will feature customized and handselected suiting and accessories that play with the Abbey Road theme. Think slender fit, '60s suits, plenty of British check prints, and jazzy London hues. Ted Baker London has some excellent options in store. On the runway, Versace showed tartans and plaids with a rockabilly sensibility. Thom Browne put an Americana twist to his silk and wool tartan and plaid signatures that were ornately absurd, yet classic and astonishingly constructed.

SOMETHING NOIR Nothing makes a stronger statement than black outerwear and suiting. Black is always a staple in every wardrobe. By pairing with something louder or adding a sheeny texture or detailing, you can create a look that’s reserved yet imposing. In Paris, Ann Demeulemeester's urbane tunics, cape jackets, and waistcoats with rounded edges in black boasted modern tailoring and were tastefully paired with cream and white sweaters and shirts. Givenchy's winter couture dependably hovers around this color scheme. For this season there were exposed gridiron stitching details and leather touches, as well as jersey and onyx cashmere suits. Calvin Klein Collection's techno fabrics and treated leathers or croc suiting and tops were nearly all produced in jet black-some with gloss.

SPACE GALATTICA Anne Clark’s “Our Darkness” thundered loudly at Kris van Assche’s show from Dior Homme. The look here was post-modern space; marvelously minimalistic and sharply constructed. Dior’s suits, sweaters and coats were arranged in flanks of steel, bleu marine and black and had zipper, geometric, and silver embellishments. Also channeling the modernist galactic sportswear was Mugler, which used techno fabrics in acidic hues that couldn’t be any more intrepid. We’ll call it power dressing for the celestial battlefield.

With Suri in tow, Katie Holmes is a fixture in the downtown New York scene. From veteran to relative newcomer, we can observe another side of the celebrity beauty movement in Jason Wu. He partnered with Lancôme and launched a 15-piece collection that includes eye shadow palettes, dark navy mascara, multiple red lipsticks and a variety of nail colors. Released this September, this collection has generated buzz with the kind of sensation that accompanies his fashion. Finally, we rejoice this year at the release of Marc Jacobs’ 122-piece beauty collection. Inspired by a black lacquer coffee table, the packaging is immediately sleek and impactful. Hollywood, contrary to conventional wisdom, is not located in Los Angeles. Geographically, of course, it is. But Hollywood is also an industry, a state of mind and an art form. Its reach spans continents, and its pervasive influence has the ability to launch careers, spawn products and fashions, and transform entire cultures. Since 2004 an all-star cast of its dream makers has been gathering in downtown New York—specifically at the Costas Kondylis–designed One Morton Square. With its widescreen Technicolor views of the Hudson River and the costly price of admission to its extravagant apartments, this $200 million development has been a magnet for marquee names such as Mary-Kate and Ashley Olsen, Mike Myers, Daniel Radcliffe, Amy Poehler and her husband Will Arnett, Matthew Broderick and Sarah Jessica Parker. Call it Hollywood-onHudson. Appropriately, this dazzling pied-à-terre, at eye level with the river, unfolds like a sequence of scenes in a high-concept motion picture. Our leading man here is Oliver Stone. Though it was, of course, a co-production, this movie was actually directed by Bradfield. “He hit pretty closely at the beginning,” affirms Stone of his designer. “Geoffrey is a man after my own heart.” “How could one not be somewhat intimidated working for a largerthan-life Oscar winning director?” thought Bradfield with some concern. “Anyone who could envision the entire city of ancient Babylon and achieve it on-screen would have high expectations.” He needn’t have concerned himself, since both men understand innately what it means to have a unique vision. We get our establishing shot just inside the front door. “I wanted it to register immediately that this was the home of a movie mogul,” explains Bradfield, who introduced iconic posters from Stone’s many films in the entrance hall. These visual cues do what Hollywood does best, which is to set the tone for an absorbing, all encompassing illusion. Beyond the entrance hall, the set Bradfield designed educes the thriving commercial and leisure life of the famous river outside the windows by incorporating subtle nautical themes: the rug’s looping rope motifs, custom fabric shades that mimic the current-driven waves, red cherrywood floors that recall the immaculately swabbed deck of a yacht. Front and center in the living room is Strict Decision by the Spanish art duo Manolo Cáceres and José Luis Miranda. The artists are known for appropriating 1960s imagery of Chinese Communist propaganda without irony (“as they were meant to be viewed,” Cáceres has said). This particular work comes from their “Panta Rei” series, which, Cáceres has explained, are “staged realities” that present their idealized proletarians against a crimson curtain. Despite the artists’ stated ingenuous intentions, the curtain transmits layer upon layer of meaning: it was a frequent element in the work of Zurbarán, Velázquez and Titian (who was also famously fond of red), so it references great

Western painting; it is the color of the Communist Revolution as well as a screen that could be concealing the reality; and it could represent, in this particular environment, the smoke-and-mirror magic of theater, the forerunner of Stone’s own genre. Strict Decision is also, unapologetically, Pop Art. “Although Chinese propaganda images do not belong in our culture,” acknowledged Cáceres, “a fabricated media reality is a very Warholian conceit that is part of modern life.” And what is most film but fabricated reality? So, in his selection of this one work to dominate the room, Bradfield has eloquently conflated the fabricated reality of both painting and film. Bradfield also operates like a projectionist of Stone’s personality by supplying a mise-en-scène that develops his main character. Stone has spent much time in Asia, beginning with a tour of duty in Vietnam. The East is a subject he returns to again and again in his directing (Platoon, Born on the Fourth of July) and producing (Joy Luck Club, Heaven & Earth). It also happens that his wife is Korean. So, in addition to the Chinese subject matter of Strict Decision, it is natural to see a Japanese bronze vase in the entry hall, a 10th-century Japanese Buddha in the living room, 19th-century Burmese Buddha hands atop Stone’s dining table, 19th-century Japanese guardian lions in the study and other artifacts of Asian civilizations. In the master bedroom, an atypically tame George Condo painting fills one wall. Condo is known for appropriating stylistic techniques and subject matter from Old Masters and reinterpreting them in sometimes wildly contorted ways. It is as if, wrote the art critic Jerry Saltz, Condo is “giving people a sense of being in on some art world in-jokes about styles, traditions, kitsch and appropriation.” Another Chinese character, equally thick with high-low Pop Art messages, plays a humorous supporting role in the study. Welcome Welcome by the Luo brothers— Weidong, Weiguo and Weibing— presents the image of a laughing baby holding a can of Coke instead of its bottle. He sits on one of those Styrofoam containers that hold Big Macs and Quarter Pounders at McDonald’s chains throughout the globe. The point is clear: our inculcation into popular culture begins in infancy. And, increasingly, the products of that culture are American in origin, but orbit as quickly around the world as American movies do, irremediably stirring up and altering the beliefs and values of myriad civilizations. Finally, the Luo brothers’ baby seems to watch a battle between Cowboys and Indians depicted in a canvas by Mark Lawrence. The idea of this child viewing the most American of movie genres, the Western, is funny and ironic. It is as though Bradfield is daring his audience not to crack a smile. After all, no matter how many subtexts these works present to us, in the end, they give us pleasure in the same way a screen kiss makes us swoon. As Warhol observed, “Pop Art is a way of liking things.” 83

CEO of The Marketing Directors, Adrienne Albert, is renowned for her marketing and sales as a real estate expert. She earned her Master of Architecture degree from MIT and later founded The Marketing Directors in 1980. Her company specializes in marketing new residential real estate developments. The firm works with buyers ranging from Canada to the Tri-state area. Adrienne has marketed and sold over 30 billion dollars in residential sales. She has not only received countless awards and titles over the last 29 years, but has also served as chair for many different committees. In 2009, the National Association of Home Builders’ National Sales and Marketing Council named her a Legend of Residential Marketing. She is the first woman to have received this prestigious award. YUE Magazine conducted an interview with her about the success of her company and her perspective on Chinese buyers. YUE: As CEO of The Marketing Directors, how has your company changed since it began? In what ways has it transformed? ALBERT: Our mission is unchanged: to provide the best marketing and sales services to developers of residential properties. Our service has only improved since our start in 1980. We have expanded geographically as well as now representing a wider range of product types. We have expanded to respond to a global market.

YUE: Since your company is located in the US, how do you reach out to international buyers or how do they find you? ALBERT: We rely on several strategies.The first and foremost is internet advertising. Google advertising is a great tool for us. For example, at The Residences at Palmer Square in Princeton, New Jersey, we advertise specifically on Google China. Of the 6500 viewers to our website, almost 5000 of them came from Google China. We’ve had “visitors” from 311 different cities/ towns in China and, of our overall website visits, China (Zh-Cn) shows up as the #2 language spoken after English. It clearly works! Secondly, publications such as YUE Magazine have been a good means to create awareness abroad in print. We have tried inflight advertising. Lately, we have been doing more direct business, but brokers are a powerful source of buyers in the greater New York market. Lastly, we establish relationships with brokers who market our properties in China. We also go to Beijing to meet with estate groups to help them better understand the US market.

YUE: Given the huge increase in international buyers these past few years, what do you foresee in the buying activity in big US cities such as Los Angeles or New York in the next 5 to 10 years? ALBERT: New York has always been attractive to an international buyer. Los Angeles is now entering that circle as well. As long as there are wealthy people around the world, owning property in the US will be attractive as a safe haven for investment, as a second home destination, and as a place to raise a family for generations to come. Currently, both NY and LA real estate are undervalued compared to other world-class cities. For the next few years, it will continue to be so and to represent a good value for the overseas investor.

YUE: Given the regulations of co-op buildings, what should buyers consider? ALBERT: Buyers should carefully read the rules and regulations of a condo or a co-op before they buy. Generally speaking, co-ops are corporations and you don’t buy real property; you buy shares in the co-op corporation. The co-op might require a certain portion of the purchase price in cash, so it may limit the amount a buyer can finance. This usually is not the case in the purchase of a condominium. The co-op might limit the ability to rent the home to a 3rd party. A condominium usually does not. There are real differences between buying a co-op and a condominium and it is important for the buyer to know the differences and decide if they are comfortable moving forward with these restrictions.

The summer selling and buying real estate season came to an end and YUE Magazine spoke with a few brokers to find out what the latest trends are in the market. The trends extend from increased interest in the EB-5 program to purchasing investment properties near elite institutions. The National Association of Realtors recently published a report noting that international buyers purchased $68.2 billion over the course of twelve months in March 2013. The report also noted that China was second to Canada in the amount of international buyers purchasing properties in the United States. EB-5 INVESTMENT PROGRAM The EB-5 program is a known secret. The program, under the Citizenship and Immigration Services’ Immigrant Investor Program, was created to attract investors with the possibility of a green card for investments over $1,000,000, or as little as $500,000 in high unemployment areas. The real estate market, both commercial and residential, tanked in 2008 and led to an attraction in foreign investments. The liquidity offered through the EB-5 program led a lot of borrowers to seek foreign investments over traditional loans, which were often sparse and strictly regulated. The Chinese submarket was particularly interested, especially since the Chinese market continued to grow throughout the recession in the United States and Europe, and Chinese investors poured billions into the United States.

Reports by the New York Times have noted that applications have quadrupled in 2011 from 2009 and that investments have helped several projects including manufacturing, resorts, and shipyards. In particular, a building in Midtown Manhattan received $750 million through the EB-5 program. A ski resort in Vermont also received over $17.5 million through the EB-5 program as a result of the decrease in value of the United States Dollar against foreign currencies, spurring investment. The Brooklyn Navy Yard also received its fair share of funding from investors through the program, landing nearly $40 million dollars to renovate the 18-story and 1 million square foot industrial building on the property, as Crain’s reported. “The EB-5 program is extremely popular,” noted Adrienne Albert of The Marketing Directors. “It is especially a viable option for high net worth Chinese investors.”

PRINCETON MARKET “This is a surprise to me. I didn’t think Princeton had international attraction,” added Ms. Albert. “Our project, Palmer Square Residences, is not a typical suburban project. We did not think it would appeal to a foreign buyer, but four of our dozen prospects are Chinese.” Princeton, most notably known for the location of Princeton University, also includes a popular and urban downtown, similar to other cities like Northwestern University in Evanston, Illinois. The area also houses campuses for many corporations like Johnson & Johnson, attracting international businessmen in addition to those seeking higher education for their children.

THE SHEFFIELD ON 57TH STREET 57th Street in Midtown is among the most sought after addresses in Manhattan. One57, the residential tower standing at 1,004 feet tall, has appealed to a Chinese clientele. “Chinese buyers are looking for condominiums, preferably in new construction, that are fully wired, have plenty of security, fitness center, lounge and business center,” added Stephen Larkin, a broker at Corcoran Group. The building, which spans 75 floors, is marketed as 90 floors to appeal to Chinese buyers that want to live in on an 80-89th floor, as the 8 number is a symbol of luck for Chinese buyers. “Feng Shui is very important,” said Tina Yang, a broker at Bond. “In addition to the number 8, Chinese do not like the number 4.” The Sheffield, however, has also received interest from Chinese buyers. “It was a great opportunity,” added Ms. Albert. “It was a conversion from a rental, so it had great appeal. I suspected much of that comes from its proximity to the park, transportation, and the unbelievably good views.” “Many Chinese were interested,” she added.

CHINESE INVESTMENTS IN THE FUTURE Given the slow recovery of the real estate market in the United States, much is left to be desired in foreign investments over the next few years. “Prices are rising and land costs have gone up dizzyingly fast,” explained Ms. Albert. “Last November, land was about $400 per square foot, and now it is about $700 per square foot. That increase will have to be translated in the end product. All of these new projects have to be higher than the previous ones and the ones on the market.” “The big obstacle for foreign buyers is financing. Financing is difficult for non-US residents. Some creditors lend, but it might be more expensive. But that’s the only obstacle and it can be done.”
