YMD Boon has extensive experience integrating netzero and sustainable practices into their designs, with a strong portfolio of low-carbon and carbon-neutral projects.

At the outset of each project, we engage with the client and design team to evaluate green design options through a whole-life cost analysis, integrating sustainable solutions where feasible.

Our team is skilled in designing and delivering costeffective, sustainable buildings. As a practice, we encourage our staff to minimise environmental impact through thoughtful design. Passive strategies to reduce a building's energy demand (especially for heating, cooling, and lighting) are essential for achieving cost-effective, low energy buildings. We follow a "fabric first" approach to enhance the performance of building materials and components.

As a partner of Derby City Council’s Employers for Enterprise (E4E), we provided Building Surveying work experience to T-Level students from Derby College Group (DCG). The students were based in our offices, worked on various ongoing projects at the College, and regularly visited site.

Following the experience, one student was offered a full-time position as a Building Surveyor and is now pursuing an apprenticeship through Nottingham Trent University.

Volunteered at South Wolds Academy to help assemble picnic benches made from 100% recycled plastic as part of a larger kitchen refurbishment project.

Animal Care Refurbishment

We were appointed by SMB College Group to refurbish and repurpose two buildings, creating high-quality Animal Care facilities for their new T-Level programme at Brooksby Campus in Leicestershire.

Our team helped the college secure T Level Capital Funding and led the design and delivery of the project after approval. The project included additional teaching spaces, expanded welfare and collaboration areas, and specialised facilities for reptiles, tortoises, cats, rodents, amphibians, exotics, and outdoor enclosures, all tailored for animal care curriculum needs.

Decarbonisation Programme

We assisted SMB College Group in securing Public Sector Decarbonisation Scheme (PSDS) funding to improve building efficiency and reduce carbon emissions at Brooksby Campus in Leicestershire. We complied an options appraisal that considered landscape and visual impacts, nature conservation, historic environment, highway network and access, environmental, residential and engineering and technical feasibility. Once funding was approved, we replaced the existing oil-fired boilers with a combined Air Source – Water Source Heat Pump and upgraded the old and leaking district heating system. The site is bounded to the north by the River Wreake and Network Rail train line, and to the south by a church and accompanying Grade II Listed setting.

Bricklaying, Plumbing & New Joinery Centre

We were appointed by SMB College Group to assist with their application to secure funding for an IoT provision at their Stephenson Campus. The project included combining four classrooms on the first floor into a Plumbing Centre. A raised access floor and 32 number plumbing bays were provided as part of the scheme.

Once this was completed the existing Plumbing Centre converted into Bricklaying and Joinery workshops. All M&E installations were upgraded and adjusted to suite the new function. As part of this scheme, we replaced one of the curtain walling panels with metal roller shutter to provide a wider access to the space.

East Midlands IoT Centre

East Midlands IoT Centre

We were appointed by Derby College Group (DCG) as lead consultant to design and deliver Derby College Group’s new IOT centre at their Round House Campus in Derby. We helped secure DfE funding for the project, which includes an extension to the Stephenson Building with offices, classrooms, labs, a VR room, workshops, café, and welfare facilities. The buildings are located next to the railway and is also adjacent to a Grade II* listed building – The Engine Shed. early engagement with the planning department and the conservation officer resulted in capturing their concerns and requirements early and resulted in close liaison and negotiations with the heritage consultant.

One of the main criteria for the IOT Centre is to create a distinctive and prominent identity for the IoT to raise the profile of the IoT initiative and assist in attracting learners and employer partners. The identity should be prestigious and consistent with the DfE’s branding for Institutes of Technology.

The design of the new centre therefore not only had to be sympathetic to its surroundings and in line with the existing architectural approach but also had to be striking to create the visual impact required by the DFE.

Automotive Vehicle Training Facilities

We were appointed by Derby College Group (DCG) as lead consultant to design and deliver new purpose-built automotive training facilities. We helped secure £3.5m in funding from the DfE Post-16 Capacity Fund, and after approval, we were tasked with developing the design and delivering the project. The three-storey, 1150m² building will include high-quality classrooms, high-level lifts, and a double workshop, located behind the Stephenson Building at the Roundhouse site. In line with DCG’s sustainability goals, the workshop will aim for net-zero carbon emissions, utilising air-source heat pumps, thermal materials, and solar panels.

Bricklaying & Construction Centre Refurbishment

We were appointed by Derby College Group (DCG) to undertake a significant refurbishment of their bricklaying workshop at the Ilkeston Campus. The project also involved transforming the existing plumbing workshops into a dedicated bricklaying centre to enhance the College’s offerings. The scope of work included dismantling the existing workshops, installing new flooring, constructing a brick-cutting room, refurbishing the walls, and fitting a new pen mixer and conveyor belt. We supported the College by securing funding and delivering design and tender documentation, enabling the works to be completed promptly. The upgraded bricklaying centre now provides state-of-the-art facilities for the College.

Hair & Beauty Department Refurbishment

We were appointed by Derby College Group (DCG) as lead consultant to refurbish and reconfigure the first and ground floors of the Stephenson Building to accommodate T Level Hair & Beauty. This included reconfiguring two large rooms, relocating Beauty to the ground floor, and consolidating hairdressing on the first floor, enhancing the efficiency and use of resources.

We were appointed by Derby College Group (DCG) to secure Public Sector Decarbonisation Scheme (PSDS) funding through Salix Finance to improve building efficiency and reduce carbon emissions. Following the successful approval of funding, we facilitated the implementation of heat decarbonisation measures. These included replacing coal-fired boilers with air source heat pumps, installing insulated roof coverings, upgrading to double-glazed windows and doors, introducing centralised low-carbon heating systems, and improving energy efficiency through LED lighting, enhanced insulation, and modernised controls.

YMD Boon is proud to support Boston’s regeneration and levelling up efforts. Collaborating closely with Boston College, our team developed a 10-year masterplan and helped secure Boston Town Deal funding to enhance local assets. A key project in the masterplan is The Mayflower, a versatile learning, business, and community space at Boston College. Designed to connect the college with the local community, The Mayflower will offer a digital hub, adult learning programs, business incubation spaces, a hair and beauty salon, a café, conference and meeting facilities, classrooms, and higher education spaces. YMD Boon is appointed to design and deliver this impactful project.

Rochford Campus Masterplanning

We were appointed by Boston College to develop a masterplan and 10-year project pipeline, assessing their assets and utilisation across campuses. We identified an opportunity to optimise their SEND provision by relocating it from an unsuitable, repurposed care home to an underutilised student accommodation building. This freed the site for a new, state-of-the-art education facility.

We created options and sketches to enable the college to apply for Towns Fund and worked closely with senior management to prepare a business case showcasing the project’s wider community and regional benefits.

Care CoRE Centre

We were appointed to provide architectural services for the Care Centre of Regional Excellence (Care CoRE) development at Boston College. This project involved refurbishing and transforming existing classrooms into a state-of-the-art mock hospital ward and a fully equipped working flat designed to replicate supported living, complete with a kitchen, bathroom, and bedroom. Additional works included re-roofing, window replacements, and the installation of a lift. The Care CoRE serves as an innovative and versatile training hub for the sector, dedicated to preparing the future workforce while being recognised as a Centre of Regional Excellence for training and professional development in the local community.

Green Skills Academy, Wisbech Campus

We have been appointed to develop the College of West Anglia’s concept proposals for the new Green Skills Academy at their Wisbech Campus. The Green Skills Academy will have a footprint of 979 sqm and a gross internal floor area of approximately 1,315 sqm. The concept for the Green Skills Academy building is to provide new teaching workshops and studios to support developing skills required for ‘Green’ industries and technologies as net zero moves forward. The facility will contain 3 teaching workshops, material storage bays and ancillary areas on the ground floor and a multi-use teaching studio, office and further ancillary areas on the first floor.

East Midlands IoT Centre

We were appointed by University of Derby to provide architectural services for the development of their new East Midlands IoT centre. This project involved a transformation of their existing Enterprise Centre, previously a conference facility, into a cutting-edge Institution of Technology centre. This comprehensive overhaul encompassed substantial remodelling and refurbishment to create state-of-the-art computer laboratories, teaching areas, collaborative zones, and informal learning spaces. In collaboration with the University, we played a pivotal role in securing funding from the Department for Education. Our team was committed to ensuring that the design of the IoT Centre would be distinctive and prominently aligned with the Department for Education's branding.

Major Refurbishment and Remodelling

We were appointed by the University of Derby to design and deliver the internal refurbishment and remodelling across the campus over a summer period.

The project consisted of:

• Total refurbishment and upgrade of five laboratories. We carried out a complete strip-out, removal of associated M&E services, refurbishment of these spaces and installation of new lab equipment.

• Total refurbishment and alteration of two floors, conversion of existing cellular offices to form three teaching spaces. The project involved the complete redesign of two floors to move away from cramped and poor quality cellular offices to provide a larger “sharedspace” for 120 people.

• Total refurbishment and conversion of 14 rooms, as well as upgrading and providing a digital media hub and ICT facilities. The main lobby area was also re-modelled and existing external doors were replaced as part of the works.

Due to the speed of the programme, our overall approach was to ’get it right, first time, every time’. By organising workshops with the stakeholders and presenting schemes in a 3D format and by agreeing room data sheets, finishes and FF&E simultaneously the layouts were signed-off by the client team within quickly and efficiently ensuring packages could be procured to meet the delivery programme. The projects were all completed within the timescales agreed with minimal disruption to the client.

Bioscience Tissue Culture Laboratory Refurbishment

We were appointed by Nottingham Trent University to provide architectural services for the refurbishment of the 2-storey T-Block within the Erasmus Darwin building. The goal was to convert the existing teaching spaces into specialised facilities, supporting the University’s commitment to cutting-edge medical technologies research and development. The new Centre houses state-of-the-art PCL2 (Containment Level 2) laboratories, facilitating a broad spectrum of bioscience and medical research with a focus on cell culture tissue. Each floor features 56 fixed laboratory benches, additional support lab space, and specialist equipment, with a total capacity of 124 users throughout the building.

Ceremonial Hall & Music School

Ceremonial Hall & Music School

We were appointed by Nottingham Trent University to design and deliver a scheme for conversion of a Grade II listed building into ceremonial hall. The project also included the demolition of the existing extension and construction of a new music school and a bar and restaurant. The original building, most recently used as a synagogue, was constructed in 1854 to designs by Thomas Stimpson and a large rear extension was added in 1976. The historic features were restored with respect and modern features carefully integrated to ensure it works perfectly for its prime use as a Graduation Hall. The scheme achieved BREEAM ‘Excellent’ for the new build and for the refurbishment of the Grade II listed building.

Roof & Window Replacement

We have been appointed by Nottingham Trent University to provide architectural services to facilitate the design of the replacement works of the 1970s Bonington Building, located at the City Campus.

This project involves replacing the windows, part of the roof and undertaking minor façade works. The Bonington Building is home to NTU's School of Art & Design.

Student Accommodation Refurbishment

We were appointed by University of London to provide architectural services for upgrading and remodelling of their student residential apartments across London. Using Revit software, we provided 3D models and walkthroughs at different stages of the design process to engage with key stakeholders and to achieve sign-offs in a timely manner.

Working closely with the conservation officer, approval for the proposed changes and modifications to the listed buildings was obtained. The project delivers student accommodation that enhances comfort, study and recreation experience.

Zero Carbon Translation Centre

We have been appointed by University of Nottingham to provide architectural and lead designer services for a Zero Carbon Translation Centre. This centre will unite the Hybrid Propulsion System (HPS) with UON’s industry partners to accelerate research and development in zero-carbon technologies. Primarily focused on testing in the automotive, aerospace, and nautical industries, the facility will also include welfare and amenity spaces. A key feature of the project is its direct connection to the adjacent engineering building, enabling seamless movement of personnel and integration of services. Extraction and ventilation to the facility are crucial as the use of Hydrogen and Nitrogen (amongst other gases) are planned.

We support the University of Cambridge’s Estates Division with external project management support and building surveying consultancy. The projects are broadly planned preventative maintenance (PPM) and refurbishment schemes, covering areas such as teaching, research, laboratory, office and residential properties.

These projects can vary from £50,000 to £250,000. Projects we have been involved in through this framework include the renewal of defective rainwater goods on a Grade II listed building and remediation of damp issues within the faculty block and basement of a Grade I listed museum building.

BIM & Visualisation

YMD Boon has extensive experience in Building Information Management (BIM), ensuring efficient project delivery through intelligent digital processes. In the early concept phase, we produce high-quality 3D visualisations and walkthroughs to help clients quickly grasp design ideas and spatial arrangements. These tools enable clear communication and informed decisionmaking from the outset.

Throughout detailed design and construction, we use BIM as a collaborative platform, allowing seamless coordination between consultants and clients. By identifying and resolving potential clashes early, we minimise errors, reduce rework, and optimise construction sequencing, leading to significant cost and time savings. Our BIM services enable us to explore energy-efficient strategies, assess environmental impacts, and optimise building performance to meet the highest sustainability standards.

Principal Designer, Building Safety Act & CDM

We regularly and successfully undertake the roles of Principal Designer, Principal Designer under the Building Safety Act, and CDM Advisor. This expertise ensures we deliver comprehensive safety oversight throughout the design and construction phases, prioritising regulatory compliance, risk management, and client satisfaction.

Principal Designer

We have professional staff trained to undertake the role of Principal Designer, and all Design staff are trained to fulfil their duties under the Construction (Design and Management) Regulations. Our Principal Designers are responsible for planning, managing and monitoring the co-ordination of the health and safety aspects of the design.

Building Safety Act

Under the Building Safety Act, we ensure designs comply with safety regulations, particularly fire safety and structural integrity. Construction (Design & Management) Advisor

Our dedicated CDM Advisor works closely with our team to ensure H&S risks are identified and addressed from the outset. They offer well-informed advice and training on construction design processes, risk mitigation, best practice H&S application and current legislation. They assist in eradicating foreseeable H&S risks or, if full mitigation is not possible, taking steps to reduce the risk to create cost-effective solutions that never compromise quality or safety.

Masterplanning & Placemaking

We offer masterplanning, placemaking and strategic planning services, focusing on long-term, flexible visions for client assets. We analyse land use, building connections, and surrounding environments, working closely with clients, key stakeholders and wider community. We provide costed feasibility studies and phased plans based on the feed-back of consultations to optimise asset development, attract investment, and ensure effective upgrades or replacements.

Building Surveying

Our experienced Building Surveying team provides expert advice and tailored solutions across both the public and private sectors, successfully delivering projects of all sizes. We specialise in the development, restoration, and maintenance of existing buildings, as well as the conservation of historic and listed structures.

Recognising the vital role of funding in project viability, we support clients in navigating key funding streams to secure financial support. Our expertise ensures that projects, whether focused on essential repairs, enhancements, or sustainability initiatives, are effectively planned and executed.

We provide a full suite of services, including project management, contract administration, design and specification, feasibility studies, and site supervision. Our building consultancy services encompass condition surveys, dilapidation assessments, pre-acquisition and residential surveys, measured surveys, party wall matters, and building defect analysis. Through strategic planning, we advise on estate management, planning regulations, decarbonisation strategies, sustainability initiatives, and the conservation of listed buildings.

Thermal Imaging & Drone Surveys

Where access is limited or restricted, our surveys are delivered using drone technology. YMD Boon employ in-house drone operators who work under the direction of YMD Boon Chartered Building Surveyors. These drone surveys can be used for condition assessment or thermal imaging.

Drones largely reduce the amount of time needed on site and the requirement for hire of powered access or scaffolding is eliminated. Some areas of roofs may be completely inaccessible by traditional methods and fragile and ageing roofs may present serious health and safety risks if accessed. The use of drones eliminates these risks and challenges.

Funding Support

Primary & Secondary School Funding

We consistently complete around 80 Condition Improvement Fund (CIF) bids each year and have maintained long-term partnerships with many of our clients, having been involved with CIF since its inception. We are one of the leading CIF consultants in the East Midlands, securing 36% of all successful bids in this area in 2024/25. In addition, we currently partner with 14 MATs to support the prioritisation, coordination, planning, and delivery of their School Condition Allocation (SCA) funding. By assessing the current condition and future needs of school buildings, we produce comprehensive reports that help Trusts maximise their investment in capital improvements.

Further Education Funding

We support clients in securing grants through Post-16 Capacity Fund, T-Level Capital Fund and Institute of Technology Fund. We have partnered with FE colleges to secure over £20m in funding for new, expansion and refurbishment schemes in recent years.

Decarbonisation & Energy Efficiency Funding

We help public sector organisations secure government decarbonisation funding. We have recently assisted two FE colleges in obtaining £6m through the Public Sector Decarbonisation Scheme (PSDS) to support heat decarbonisation and energy efficiency improvements across their campuses.

Local Authority Funding

We assist local authorities in securing Levelling Up and Towns Fund grants to support capital investment projects aimed at 'levelling up' regions. Recently, we helped Boston Borough Council and Boston College secure £12.45 million through the Boston Town Deal.
