At the outset of each project, we engage with the client and design team to evaluate green design options through a whole-life cost analysis, integrating sustainable solutions where feasible.

Passive strategies to reduce a building's energy demand (especially for heating, cooling, and lighting) are essential for achieving cost-effective, low energy buildings. As a partner of Derby City Council’s Employers for Enterprise (E4E), we provided Building Surveying work experience to T-Level students from Derby College Group (DCG). The students were based in our offices, worked on various ongoing projects at the College, and regularly visited site.

Following the experience, one student was offered a full-time position as a Building Surveyor and is now pursuing an apprenticeship through Nottingham Trent University.

Volunteered at South Wolds Academy to help assemble picnic benches made from 100% recycled plastic as part of a larger kitchen refurbishment project.

School Expansion & Refurbishment

We were initially appointed to expand and refurbish Thrussington C of E Primary School. The project provided the school with three additional classrooms, a library, an ICT room, and ancillary facilities.

More recently, we replaced an aging modular building with a purpose-built school hall, complete with kitchen facilities, storage rooms, and restrooms. We successfully secured funding for both projects from the DfE Condition Improvement Fund and oversaw the project through to completion, ensuring the new hall was thoughtfully designed to complement its surroundings within the conservation area.

New Sports Hall

We are appointed to deliver the construction of a new single storey multi-functional sports hall providing stateof-the-art space for sport, physical education, teaching space and community activities which also includes toilet facilities and changing rooms. The building will be an extension to the school building with a newly built entrance foyer/access link and built on the existing outdoor hard play area.

The building will comprise of a steel structure, external rainscreen cladding, single ply roof with new landscaping including access pathways and soft landscape areas and an external ground level air source heat pump enclosure.

Belper Sixth Form Extension

We were appointed to provide architectural services for the extension and refurbishment of Belper School and Sixth Form Centre. Work on the project included the construction of a first-floor extension over the existing sixth form centre and alterations to the ground floor space to provide additional teaching facilities for the school.

After analysing the school's operations, we recommended raising the new extension to the first floor above the sixth form block, avoiding expensive substructure and drainage work. The design repurposed existing storerooms for the connecting staircase, minimising demolition and rebuilding costs.

School Expansion Programme

We are appointed by Warwickshire County Council to undertake an expansion of Stratford upon Avon School, aimed at increasing capacity for pupils aged 11-18, from 1,700 to 2,050 places.

Previously, we expanded the school to create additional dining and extended kitchen spaces, doubling the size of the original dining area.

Building on this expansion, we are delivering full design services for three new three-story extensions at the front of the school to provide additional teaching spaces and expanded facilities for SEND students. It also features a new two-story studio and the refurbishment and reconfiguration of existing areas to create more classrooms.

External upgrades at the front of the school include a new access road for school and bus traffic, expanded parking, and increased bicycle spaces.

Additionally, the development of newly acquired land to the east, formerly used by Stratford upon Avon College for bus and car parking, will provide a MultiUse Games Area (MUGA) and outdoor play area.

Roof Replacement Programme

We were appointed by White Hills Park Trust to replace the roof at Springbank Academy. The deterioration was primarily due to the incorrect specification of the roof tiles, which were unsuitable for the building’s low pitch. We successfully secured CIF funding and managed the works through to completion.

The project entailed replacing 2300 sqm of roofing. In addition to the roofing covering replacement, the insulation throughout the entire roof was upgraded to ensure compliance with Part L of the Building Regulations, enhancing the building's energy efficiency.

Window Replacement Programme

We were appointed by Wyggeston and Queen Elizabeth I College to oversee the replacement of approximately 220 internal courtyard windows on the ‘R’ Building at the Regent Road campus in Leicester.

The building, constructed around 1926, holds local listing status, requiring a sensitive approach to the upgrade. The project involves replacing the original single-glazed painted timber windows with heritage range double-glazed aluminium windows, enhancing energy efficiency while preserving the character of the historic structure.

School Expansion Programme

YMD Boon was appointed by East Midlands Education Trust to undertake an expansion scheme at Castle Donington College, aimed at increasing capacity for pupils aged 11-16, from 600 to 750 places.

We provided full design services from preparing a RIBA Stage 2 report to secure funding, submitting for planning and overseeing the scheme through to completion.

The project was carried out in phases and included the construction of a single-story building with five classrooms, restrooms, and office spaces on the playground. To offset the playground space occupied by this new building, the playground was expanded. Additionally, an unused outdoor swimming pool area was transformed into a two-classroom science extension, creating a new focal point for the school.

Further site development is ongoing including the design and delivery of a purpose-built community gym, the expansion of the dining hall with internal modifications, and the installation of a full-size, floodlit 3G pitch to enhance sports facilities for both the college and the surrounding community.

Roof Replacement Programme

We were appointed by Bradgate Education Partnership to undertake a full roof replacement at Cobden Primary School, a Victorian-style building with dual-pitched slate roofs. The original slate coverings were in poor condition, with slumped insulation in the roof voids contributing to significant heat loss. Signs of water ingress across multiple areas confirmed the roof had reached end of life.

We secured CIF funding and managed the works through to completion. The existing slates were removed down to the rafters and a new roofing system was installed with reconstituted slates and upgraded insulation.

Relocation of Trust Head Office

We were appointed by Bradgate Education Partnership to relocate three single-story mobile classroom buildings from the grounds of Wreake Valley Academy and convert them into office spaces.

The project involved relocating three mobile classrooms from the rear to the front of the school. These units were repurposed as BEP’s administrative offices and clad in a durable, non-combustible system. New tarmac pathways were added, and interiors were fully refurbished with fresh decor, flooring, LED lighting, a full electrical rewire, and heating.

We were appointed by Queen Elizabeth’s Grammar School (QEGS) to provide architectural services to design and deliver an expansion of their teaching facilities and sports pavilion. The works included the redesign and expansion of an existing teaching building at the school’s Boothby Meadows site.

We avoided demolition of the existing building at Boothby Meadows and utilised both the existing foundations and the original building shell, resulting in minimising construction waste, the need for extensive excavation and the retention of the embodied carbon within the reused structure.

The new building features a ground-floor sports pavilion with four new changing rooms, match official and first aid areas, two classrooms, a new canteen and kitchen area as well as a new reception and office.

The first floor comprises seven new classrooms, study and break-out areas, office space, and an enclosed viewing area.

The new main entrance is clearly visible and easily accessible from the extended car park. The new multi-purpose area and viewing gallery provides panoramic views of the adjacent sports pitches.

School Expansion Programme

YMD Boon was appointed by Central Bedfordshire Council as Lead Consultant to provide multidisciplinary services for the design and delivery of a 2FE addition to the existing 5FE Edward Peake C of E Middle School.

The project involved the construction of a new teaching block, incorporating four classrooms and four science laboratories. A complex internal redesign introduced suspended classrooms within an existing double-height hall space, along with first-floor hanging extensions. Additionally, major refurbishments were undertaken to expand the capacity of the library, food technology, and music classrooms.

Further improvements included the refurbishment of SEN spaces, a quiet area, and a drama studio, which also serves the local community. To enhance accessibility and safety, a dedicated bus drop-off area was introduced, alongside the creation of new car parking facilities. The project also included upgrades to incoming utility services.

To ensure the school remained fully operational throughout construction, a carefully coordinated seven-phase approach was developed in collaboration with the Governors and local authority.

Science Building Replacement

We were appointed by Wigston Academies Trust to replace an aging science building at Wigston Academy. We successfully secured CIF funding and managed the works through to completion. The new building houses two science labs, two classrooms, and support spaces.

The building balances modern elements with features that complement the classic 1950s brickwork of Block A, while integrating cedar-clad sections in line with recent additions. To support local wildlife, two trees and a hedgerow were planted to create a natural corridor across the school grounds, along with four new nest boxes.

School Expansion Programme

YMD Boon was appointed by LIFE Academy Trust to undertake an expansion of Ibstock School, aimed at increasing capacity for pupils aged 11-16, from 725 to 900 places. We provided full design services from RIBA Stage 0-7.

The project involves constructing a single-storey extension to relocate the nursery, facilitating the demolition of the current nursery building. This will create space for a new two-storey facility housing six classrooms, a science lab, a multi-purpose teaching area, a drama studio/theatre, toilets, and ancillary spaces.

Additionally, we are incorporating under utilised parish land adjacent to the site to establish a new nursery drop-off area and dedicated staff parking, providing the nursery with its own access, separated from the main school.

To engage the community, we recently held a public consultation to discuss the project’s objectives and impacts. We have been appointed to oversee the works, and the scheme is currently in the planning stage.

North Leamington School | New SEND Building

New SEND Unit and Dining Hall Facilities

We were appointed by Northampton Primary Academy Trust (NPAT) to expand The Headlands Primary School’s

SEND Unit provision, ‘The Woodlands’, to accommodate 50 pupils across two phases.

Supporting children aged 4-11 with ASD and SLCN, the project involved reconfiguring three classrooms into two larger spaces with play areas, dining facilities, and essential amenities. We later added further teaching spaces, widened corridors, and created a Family Support Office. Additionally, we transformed unused toilets into a soft play breakout area, upgraded staff and pupil toilets, established a SENCo meeting room, and increased storage.

We have been appointed by Warwickshire County Council to design and deliver new purpose-built SEND facilities at North Leamington School and Alcester Academy, creating dedicated spaces that support the integration of SEND students into the wider school community.

Both facilities will accommodate 24 SEND pupils and 8 staff members, featuring two classrooms, a teaching room, a therapeutic area, a calm area, WCs and other essential amenities.

Secondary Alternative Provision (AP) School

We were appointed by Great Schools Trust to convert an existing office building into a new secondary alternative provision school - King's Leadership Academy Phoenix - located in Wavertree, Liverpool.

The school provides AP SEND places for pupils across Liverpool with specialist teaching provision. The accommodation includes teaching, ICT, science labs, food tech, art, therapy and counselling spaces to support the student needs, in addition secure external break-out spaces have been provided including a MUGA, hard and soft informal spaces.

The design development carefully considered the needs of the students and staff in particular with respect to the fit of the room's specialist equipment. Security of staff and students was a particular consideration with respect to the design and provision of CCTV and access control throughout the building so it can be safely managed. Externally, new security fence to the site perimeter will be installed with access controlled vehicular and pedestrian access gates.

The design of the upper floor also leaves undeveloped space for future further expansion of King’s Phoenix should need be determined.

New SEND Building

We were appointed by Derby Diocesan Academy Trust (DDAT) to deliver a new purpose-built SEND Unit for Arboretum Primary School, providing specialist support for up to 8 pupils. This dedicated facility was specifically designed to meet the children’s needs, replacing the inadequate provision within the main school block. The project included general teaching spaces, a quiet sensory room and an enclosed external safe play area. YMD Boon successfully overcame planning challenges to ensure a smooth delivery, on time and within budget, adhering to a strict programme.

Leicester City Council SEND Programme

We were appointed by Leicester City Council to provide architectural services to assess options for new SEND Sixth Form provisions at three schools in Leicester. This includes expanding Nether Hall School, a special school for 133 pupils aged 4-19, to create a new standalone sixth form facility, as well as developing new standalone SEND sixth form provisions at the Lansdowne Centre and Ellesmere School.

Following initial engagement with key stakeholders, we prepared option appraisals and design concepts to create a RIBA Stage 2 Report, ready for planning submission.

London Borough of Harrow Council SEND Programme

We are currently working with London Borough of Harrow Council to assist them with the design and delivery of five SEND schemes across the borough:

• Shaftesbury High School: A two-storey extension and internal refurbishments to support pupils with moderate to severe learning difficulties, including new teaching areas, sensory rooms, and meeting spaces.

• Grange Primary School: Refurbishment to create an ARMS unit for 12 SEND pupils with MLD and/or ASD, featuring classrooms, sensory rooms, and soft play areas.

• Stanburn Primary School: Repurposing of spaces to establish a specialist provision for 12 pupils with MLD and/or ASD, ensuring level access and access to outdoor play areas.

• Pinner Wood Primary School: Ongoing refurbishment and remodelling of 3 areas to create a specialist provision for 12 pupils with MLD and/or ASD.

• Weald Rise Primary School: Remodelling of four classes to accommodate 24 pupils with severe and complex learning difficulties and/or autism, with minimal disruption to existing pupils and futureproofing for potential changes.

Internal Alterations to Create Alternative Provision Unit

We were appointed by Lionheart Educational Trust to undertake alterations to an existing building to create a stand-alone alternative provision unit at Castle Rock School.

Working closely with the trust, school and contractor to provide a comprehensive design with suitable sized teaching spaces for a variety of different subjects.

The design ensured controlled movement of pupils throughout the building, with an access control system securing every door, whilst maintaining clear evacuation in the event of a fire. Although studwork walls were need for loading within the existing building, plywood patressing was added to both sides of all walls ensuring a robust and sturdy construction. Ceiling treatments were specified to ensure secure spaces were not compromised. Furniture design incorporated robust fittings, with anti-tamper handles.

Screens and vision panels were located to numerous walls, allowing monitoring from classrooms to corridors and vice versa. The introduction of a walkthrough metal detector and a bespoke designed secure reception hatch further safeguarded the occupants of the finished building.

Throughout detailed design and construction, we use BIM as a collaborative platform, allowing seamless coordination between consultants and clients. Principal Designer, Building Safety Act & CDM

We regularly and successfully undertake the roles of Principal Designer, Principal Designer under the Building Safety Act, and CDM Advisor. This expertise ensures we deliver comprehensive safety oversight throughout the design and construction phases, prioritising regulatory compliance, risk management, and client satisfaction.

Principal Designer

We have professional staff trained to undertake the role of Principal Designer, and all Design staff are trained to fulfil their duties under the Construction (Design and Management) Regulations. Our Principal Designers are responsible for planning, managing and monitoring the co-ordination of the health and safety aspects of the design.

Building Safety Act

Under the Building Safety Act, we ensure designs comply with safety regulations, particularly fire safety and structural integrity. We maintain detailed documentation, manage risks with other professionals, and ensure buildings meet safety standards while communicating transparently with clients and stakeholders.

Construction (Design & Management) Advisor

Our dedicated CDM Advisor works closely with our team to ensure H&S risks are identified and addressed from the outset. They offer well-informed advice and training on construction design processes, risk mitigation, best practice H&S application and current legislation. They assist in eradicating foreseeable H&S risks or, if full mitigation is not possible, taking steps to reduce the risk to create cost-effective solutions that never compromise quality or safety.

Masterplanning & Placemaking

We offer masterplanning, placemaking and strategic planning services, focusing on long-term, flexible visions for client assets. We analyse land use, building connections, and surrounding environments, working closely with clients, key stakeholders and wider community. We provide costed feasibility studies and phased plans based on the feed-back of consultations to optimise asset development, attract investment, and ensure effective upgrades or replacements.

Building Surveying

Our experienced Building Surveying team provides expert advice and tailored solutions across both the public and private sectors, successfully delivering projects of all sizes. We specialise in the development, restoration, and maintenance of existing buildings, as well as the conservation of historic and listed structures.

Recognising the vital role of funding in project viability, we support clients in navigating key funding streams to secure financial support. Our expertise ensures that projects, whether focused on essential repairs, enhancements, or sustainability initiatives, are effectively planned and executed.

We provide a full suite of services, including project management, contract administration, design and specification, feasibility studies, and site supervision. Our building consultancy services encompass condition surveys, dilapidation assessments, pre-acquisition and residential surveys, measured surveys, party wall matters, and building defect analysis. Through strategic planning, we advise on estate management, planning regulations, decarbonisation strategies, sustainability initiatives, and the conservation of listed buildings.

Thermal Imaging & Drone Surveys

Where access is limited or restricted, our surveys are delivered using drone technology. YMD Boon employ in-house drone operators who work under the direction of YMD Boon Chartered Building Surveyors. These drone surveys can be used for condition assessment or thermal imaging.

Drones significantly reduce the amount of time needed on site and the requirement for hire of powered access or scaffolding is eliminated. Some areas of roofs may be completely inaccessible by traditional methods and fragile and ageing roofs may present serious health and safety risks if accessed. The use of drones eliminates these risks and challenges.

Funding Support

Primary & Secondary School Funding

We consistently complete around 80 Condition Improvement Fund (CIF) bids each year and have maintained long-term partnerships with many of our clients, having been involved with CIF since its inception. We are one of the leading CIF consultants in the East Midlands, securing 36% of all successful bids in this area in 2024/25. In addition, we currently partner with 14 MATs to support the prioritisation, coordination, planning, and delivery of their School Condition Allocation (SCA) funding. By assessing the current condition and future needs of school buildings, we can produce comprehensive reports that help Trusts maximise their investment in capital improvements.

Further Education Funding

We support clients in securing grants through Post-16 Capacity Fund, T-Level Capital Fund and Institute of Technology Fund. We have partnered with FE colleges to secure over £20m in funding for new, expansion and refurbishment schemes in the last 5 years.

Decarbonisation & Energy Efficiency Funding

We assist public sector organisations secure government decarbonisation funding. We have recently assisted two FE colleges in obtaining £6m through the Public Sector Decarbonisation Scheme (PSDS) to support heat decarbonisation and energy efficiency improvements across their campuses.

Local Authority Funding

We work in partnership with local authorities to secure Levelling Up and Towns Fund grants to support capital investment projects aimed at 'levelling up' regions. Recently, we worked alongside Boston Borough Council and Boston College to secure £12.45 million through the Boston Town Deal.
