YMD Boon has extensive experience integrating netzero and sustainable practices into their designs, with a strong portfolio of low-carbon and carbon-neutral projects.

At the outset of each project, we engage with the client and design team to evaluate green design options through a whole-life cost analysis, integrating sustainable solutions where feasible.

Our team is skilled in designing and delivering costeffective, sustainable buildings. As a practice, we encourage our staff to minimise environmental impact through thoughtful design. Passive strategies to reduce a building's energy demand (especially for heating, cooling, and lighting) are essential for achieving cost-effective, low energy buildings. We follow a "fabric first" approach to enhance the performance of building materials and components.

We continually explore decarbonisation strategies to reduce energy demand and support the creation of cost-effective, low or zero-carbon buildings.

As a partner of Derby City Council’s Employers for Enterprise (E4E), we provided Building Surveying work experience to T-Level students from Derby College Group (DCG). The students were based in our offices, worked on various ongoing projects at the College, and regularly visited site.

Following the experience, one student was offered a full-time position as a Building Surveyor and is now pursuing an apprenticeship through Nottingham Trent University.

Volunteered at South Wolds Academy to help assemble picnic benches made from 100% recycled plastic as part of a larger kitchen refurbishment project.

Wigston Academy | New Science Building
We have a proven track record of successful CIF applications, securing millions of pounds for schools and Trusts across the UK.

Condition Improvement Fund (CIF) is an annual bidding round for eligible single academy trusts, smaller MATs, sixth-form colleges, and VA schools to apply for capital funding.

The priority for the fund is to address significant condition needs, keeping education provider buildings safe and in good working order. It is also available to support expansion projects where schools (rated Outstanding or Good by Ofsted) are over-subscribed.

At YMD Boon, we employ an experienced team of Funding Specialists, Chartered Building Surveyors and Chartered Architectural Technologists to ensure a fully effective service, from preparing high quality bids to managing the works thereafter.

Thrussington C of E Primary School | New School Hall

We will work with your school or Trust to identify potential building condition issues that would be supported by the Condition Improvement Fund funding stream. We advise and agree priorities that are most closely aligned with current CIF guidance to provide you with the greatest chance of success. Once these have been agreed, our in-house team will prepare the bids on your behalf and provide all the relevant information.

Once the bids are successful, YMD Boon will work with the school to move the schemes forward and deliver the building projects in a timely manner and within budget. We will manage the whole pre and post construction process with all costs including professional fees built into the approved bid. If we are unsuccessful in obtaining funding, no fees will be charged.

Projects Eligible for Funding

Due to the high demand for CIF funding, only schools that can demonstrate and evidence high project need are likely to be successful. The highest priority goes to projects addressing compliance and health & safety issues, including structural safety, fire protection systems, gas and electrical safety, emergency asbestos removal and critical replacements of coal and oil-fired boilers.

Advanced planning is critical to ensure that all surveys, tenders, project documents and supporting evidence are completed and submitted in time. At YMD Boon, we have secured funding on a diverse list of projects in recent years, including:

Step by Step Process

Stage 1: Review Academy Trusts’ existing portfolio, this includes visiting and assessing the school for potential CIF bid submissions and discuss with the schools Senior Leadership Team.

Stage 2: Carry out a detailed survey of the school, specific to the bid submission agreed, and involve Health & Safety Practitioners, Structural Engineers, M & E Consultants etc.

Stage 3: Liaise with school to gather supporting information and agree financial contribution.

Stage 4: Tender the projects for the bid submission.

Stage 5: Create CIF bid submission documents:

Project Need (Condition Reports & Third-party supporting evidence)

Project Planning (Proposed plans, Project Programme, Risk Register & Options Appraisal)

Value for Money (Compile evidence of competitive tendering exercise and cashflow)

Stage 6: Complete the online CIF bid forms on the ESFA portal on behalf of the Trust.

Stage 7: Forward tender reports to Academy for approval before issue of any formal instructions.

Stage 8: Appoint successful contractor and arrange Pre-start meeting with Academy and contractor to review the works, programme, finishes etc. prior to the works starting on site.

Stage 9: Oversee the works on site as Contract Administrator reviewing works progress, programme and quality of workmanship on the Academy’s behalf.

Stage 10: Handover the project successfully and ensure O & M documentation and snagging works are carried out.

CIF Case Study Examples

Science Building Replacement

We were appointed by Wigston Academies Trust to prepare a successful CIF bid to replace an aging science building at Wigston Academy. The new building houses two science labs, two classrooms, and support spaces.

The building balances modern elements with features that complement the classic 1950s brickwork of Block A, while integrating cedar-clad sections in line with recent additions. To support local wildlife, two trees and a hedgerow were planted to create a natural corridor across the school grounds, along with four new nest boxes.

Safeguarding Improvements

We were appointed by Fosse Multi Academy Trust to prepare a successful CIF bid for safeguarding improvements at Wellesbourne CE Primary School. We managed the project through to completion.

Works included the installation of anti-climb security fencing, automated access-controlled gates, and an intercom system to monitor and control access. These measures improved site security, reduced the risk of unauthorised access, and provided a safe, compliant environment for pupils and staff.

Boiler Replacement

We were appointed by St George’s Academy in Sleaford, Lincolnshire to prepare a successful CIF bid to replace failing boilers and mechanical systems. The school had experienced ongoing heating issues, leading to block closures. The existing boilers were heavily corroded and leaking. We managed the project through to completion.

We managed the project through to completion, installing high-efficiency condensing boilers, new controls, pumps, valves, and flue systems. The upgraded system now provides reliable, energy-efficient heating, complies with Building Regulations, and reduces maintenance costs.

New Modular Classroom

We were appointed by RISE Multi Academy Trust to prepare a successful CIF bid to replace a deteriorating mobile classroom with a new modular EYFS classroom at Loughborough C of E Primary School. We managed the project through to completion.

The building features cedar cladding, anthracite grey aluminium windows and doors, and includes a classroom, kitchenette, toilets, store, and accessible WC. The new layout was designed to avoid impacting existing sports facilities, while the removal of the old unit created additional play space.

Flat Roof Replacement

We were appointed by Learn Academies Trust (LearnAT) to prepare a successful CIF bid for roof replacement works at Blaby Stokes C of E Primary School. The school was at risk of partial closure due to extensive roof leaks, widespread mould, and visible deterioration. We managed the project through to completion.

The works involved replacing approximately 1,065m² of roofing across three areas, upgrading insulation, replacing 31 roof lanterns, and installing new fascias. The project was delivered on time and within budget, with minimal disruption to staff and pupils.

Roof Replacement

We were appointed by Keystone Academy Trust to prepare a successful CIF bid for roof replacement works at Gedney Church End Primary School. The school was experiencing leaks from both flat and pitched roofs due to defective structures, rooflights, and poor detailing. We managed the project through to completion.

The project involved replacing and upgrading the slate pitched roofs, installing a new insulated flat roof, and fitting new rooflights to improve weatherproofing and energy efficiency.

BIM & Visualisation

YMD Boon has extensive experience in Building Information Management (BIM), ensuring efficient project delivery through intelligent digital processes. In the early concept phase, we produce high-quality 3D visualisations and walkthroughs to help clients quickly grasp design ideas and spatial arrangements. These tools enable clear communication and informed decisionmaking from the outset.

Throughout detailed design and construction, we use BIM as a collaborative platform, allowing seamless coordination between consultants and clients. By identifying and resolving potential clashes early, we minimise errors, reduce rework, and optimise construction sequencing, leading to significant cost and time savings. Our BIM services enable us to explore energy-efficient strategies, assess environmental impacts, and optimise building performance to meet the highest sustainability standards.

Principal Designer, Building Safety Act & CDM

We regularly and successfully undertake the roles of Principal Designer, Principal Designer under the Building Safety Act, and CDM Advisor. This expertise ensures we deliver comprehensive safety oversight throughout the design and construction phases, prioritising regulatory compliance, risk management, and client satisfaction.

Principal Designer

We have professional staff trained to undertake the role of Principal Designer, and all Design staff are trained to fulfil their duties under the Construction (Design and Management) Regulations. Our Principal Designers are responsible for planning, managing and monitoring the co-ordination of the health and safety aspects of the design.

Building Safety Act

Under the Building Safety Act, we ensure designs comply with safety regulations, particularly fire safety and structural integrity. We maintain detailed documentation, manage risks with other professionals, and ensure buildings meet safety standards while communicating transparently with clients and stakeholders.

Construction (Design & Management) Advisor

Our dedicated CDM Advisor works closely with our team to ensure H&S risks are identified and addressed from the outset. They offer well-informed advice and training on construction design processes, risk mitigation, best practice H&S application and current legislation. They assist in eradicating foreseeable H&S risks or, if full mitigation is not possible, taking steps to reduce the risk to create cost-effective solutions that never compromise quality or safety.

Masterplanning & Placemaking

We offer masterplanning, placemaking and strategic planning services, focusing on long-term, flexible visions for client assets. We analyse land use, building connections, and surrounding environments, working closely with clients, key stakeholders and wider community. We provide costed feasibility studies and phased plans based on the feed-back of consultations to optimise asset development, attract investment, and ensure effective upgrades or replacements.

Building Surveying

Our experienced Building Surveying team provides expert advice and tailored solutions across both the public and private sectors, successfully delivering projects of all sizes. We specialise in the development, restoration, and maintenance of existing buildings, as well as the conservation of historic and listed structures.

Recognising the vital role of funding in project viability, we support clients in navigating key funding streams to secure financial support. Our expertise ensures that projects, whether focused on essential repairs, enhancements, or sustainability initiatives, are effectively planned and executed.

We provide a full suite of services, including project management, contract administration, design and specification, feasibility studies, and site supervision. Our building consultancy services encompass condition surveys, dilapidation assessments, pre-acquisition and residential surveys, measured surveys, party wall matters, and building defect analysis. Through strategic planning, we advise on estate management, planning regulations, decarbonisation strategies, sustainability initiatives, and the conservation of listed buildings.

Thermal Imaging & Drone Surveys

Where access is limited or restricted, our surveys are delivered using drone technology. YMD Boon employ in-house drone operators who work under the direction of YMD Boon Chartered Building Surveyors. These drone surveys can be used for condition assessment or thermal imaging.

Drones significantly reduce the amount of time needed on site and the requirement for hire of powered access or scaffolding is eliminated. Some areas of roofs may be completely inaccessible by traditional methods and fragile and ageing roofs may present serious health and safety risks if accessed. The use of drones eliminates these risks and challenges.

Funding Support

Primary & Secondary School Funding

We consistently complete around 80 Condition Improvement Fund (CIF) bids each year and have maintained long-term partnerships with many of our clients, having been involved with CIF since its inception. We are one of the leading CIF consultants in the East Midlands, securing 36% of all successful bids in this area in 2024/25. In addition, we currently partner with 14 MATs to support the prioritisation, coordination, planning, and delivery of their School Condition Allocation (SCA) funding. By assessing the current condition and future needs of school buildings, we can produce comprehensive reports that help Trusts maximise their investment in capital improvements.

Further Education Funding

We support clients in securing grants through Post-16 Capacity Fund, T-Level Capital Fund and Institute of Technology Fund. We have partnered with FE colleges to secure over £20m in funding for new, expansion and refurbishment schemes in the last 5 years.

Decarbonisation & Energy Efficiency Funding

We assist public sector organisations secure government decarbonisation funding. We have recently assisted two FE colleges in obtaining £6m through the Public Sector Decarbonisation Scheme (PSDS) to support heat decarbonisation and energy efficiency improvements across their campuses.

Local Authority Funding

We work in partnership with local authorities to secure Levelling Up and Towns Fund grants to support capital investment projects aimed at 'levelling up' regions. Recently, we worked alongside Boston Borough Council and Boston College to secure £12.45 million through the Boston Town Deal.
