With summer more than halfway over, Wyndham Hill continues to promote community through our annual Summer Monthly Food Trucks. August is our last official Summer Food Truck Event. We hope each of you can enjoy some delicious local food and great company. Tables and chairs will be set out, so families can gather and mingle with fellow neighbors Be sure to stop by the HOA Lost and Found Table If you may have left an item at the pool, chances are, we might have it! Some items will be held back and will need to be claimed via description

Your Wyndham Hill HOA Pool/Clubhouse Committee and Board have made strides to continue providing a fun and safe pool area for our residents to enjoy.

Earlier this year, a new camera system was installed. With 8 different cameras, the board can now monitor and report trespassers and vandals, as well as identify those who do not follow our community pool rules It is important to continue to report violations, so proper actions can be implemented It takes many eyes to continue to keep our pool open and safe If you see something, say something If you don't feel comfortable confronting people, you can report any incident to our community manager, Allen Bartz

You can also feel safer at night, now that all the pool and parking lot lights for the clubhouse have been changed out to LED lights. Not only does this provide brighter light, but will also provide energy savings as well.

No Glass in pool - broken glass will cause the pool to be closed, drained, cleaned and refilled If glass is brought into the pool, your pool key will be deactivated Individuals found responsible for broken glass will be charged the full cost for maintenance You must always use your pool key card to access the pool, even if a different family enters before you. Do not open the gate for anyone who does not have a pool key card with them. Pool Rules are posted at the pool. Violations can result in the loss of pool privileges, financial penalties or legal action

You may have noticed some emergency vehicles and construction on the Southeast side of the community, along the emergency access road. In May, the FFFD Fire Chief, Jeremy Young, met with residents and board members to share information on the brand new station that will be built east

of Copper

The current emergency access road will no longer be accessible to residents of Wyndham Hill. FFFD will be closing this exit road and adding a gate for fire department use only. It was encouraged by Chief Young, that residents speak with Town of Frederick representatives and the CDG Developer, to request the two work together to complete the road and allow access to the I-25 frontage road

With Station #5, we can anticipate an ISO-1 rating, achieving a 5 1/2 minute call time, by 2028, which will result in lower insurance rates.

COMMUNITY LANDSCAPING UPDATES COMMUNITY LANDSCAPING UPDATES

Your HOA Board is working diligently to address the concerns surrounding Aggregate Blvd and our Clubhouse grass area. Both have been at the top of our priority list and we have been checking in daily on both projects.

Initially the work to improve Aggregate Blvd was stalled due to the amount of rain we were receiving. However, as the rain subsided, the work did not progress. The board took notice and requested a meeting with the maintenance owner.

On July 26, work restarted on Aggregate Blvd, removing all of the weeds and dead plants/trees. The following day, work began on installing a new drip line and weed barrier. We were told this work would be completed by the end of that day so that rock could be laid out and the project could be completed The board noticed certain items were not following the contracted agreement and requested an immediate inspection with the contractor to make sure everything is correct before completion The meeting went well and we are eager to see the Aggregate Blvd project completed within the next 2 weeks, as long as weather allows It is important to note that rain will delay progress up to 1 additional day per day it rains due to limitations of equipment and ability to get certain supplies

We were also made aware of a system issue involving the clubhouse grass area The controller and wiring to the sprinkler system no longer works and the grass can only be watered by manually turning the system on and off.

You may have noticed some dredging around the Clubhouse grass area. This is one of the many steps necessary to correct the controller and sprinkler system that was initially installed. We were informed that as long as nothing unexpected comes up (weather or unexpected complications), the work should also be completed within 2 weeks. We will continue to provide updated information regarding both projects and appreciate everyone ' s patience and understanding as we have and will continue to navigate through these bumps in the road.

Board and Town Hall Meetings are held each month, alternating between the two

Town Hall Meetings provide residents the opportunity to discuss concerns and observations of things happening within our community Board Meetings are meetings where decisions are made and effectively communicated to Wyndham Hill residents

Town Hall Meetings are held the 2nd Tuesday every other month at 7pm.

Board Meetings dates will differ availability and will be announced via MSI emails and notifications when set

Our annual budget ratification meeting will be held in December

TOWN OF FREDERICK TOWN OF FREDERICK COMPREHENSIVE PLAN COMPREHENSIVE PLAN

The town of Frederick is currently working on the completion of a new Comprehensive Plan and a new Downtown Plan for the community The comprehensive Plan sets the roadmap for Frederick for future development, parks and open space, improvements to roads, trails and other transportation, and other topics, for the next 10 to 20 years. As the name indicates, the Downtown Plan will identify improvements and strategies to strengthen Frederick's historic Downtown

The town of Frederick is working to gather input from as many as people as possible and has asked our residents to complete a quick few minute survey, which will remain open through August 15.

Under the Community Pages, select Design Review Request Instructions Review all information on page Access Online Forms "CLICK HERE" Select Design Review Request Fill out form, upload any necessary items, check I understand and agree, then submit.

It is each homeowner's responsibility to obtain construction permits as required by the Town of Frederick prior to beginning work.
